  • 정보통신 인프라를 운영하고 있는 조직은 주요 점보자산의 위형, 취약성 및 위험 분석.평가에 많은 관심이 고조되고 있다. 위험 분석.평가는 다수의 평가자(전문지식을 가진 평가자)의 주관적인 관점이 많이 작용하며 평가결과들 간에 평가 결과에 대한 문제를 야기 시킬 수 있다. 따라서 다수의 평가자들의 평가의견을 보다 효과적으로 결합(적용)할 수 있는 절차 및 방법이 요구된다. 본 논문에서는 분산 환경에서 다수의 평가자들의 평가의견을 집합개념 중 서로 다른 집합끼리의 합을 구하는 절차에서 착안하여 이를 적용한 실용적인 위험분석 방법론을 제시한다.

Development of Framework for Asset Management of Public Building (공공건축물의 자산관리 프레임워크 개발)

  • The budget for public buildings is expected to increase to their maintenance, and the systematic maintenance and sufficient budget are recognized as the important factors for building maintenance. In Korea, buildings are not systematically maintained due to the lack of manpower, expertise and basis of maintenance budget estimates. Compared with Australia where the facility maintenance is optimized through asset management, Korea has only passive maintenance systems that focus on regulations. The introduction of the systematic asset management is required to ensure the advanced building maintenance in Korea. In this study, the asset management processes for social infrastructure facilities in and out of Korea were analyzed, and the asset management framework for public buildings were established. The asset management procedure consisted of ordinary asset management procedure, selective asset value assessment. The framework in this study was developed focusing on the asset management task for public buildings and presented the detailed contents of each step. The application of this framework to the actual work will enable the systematic management of building's value and performance, and the efficient appropriation of the maintenance budget.

  • The most of domestic bridge has an used life under 30 years, Future maintenance budgets can be expected to increase. However, because of bridge maintenance budgets are limited, demand for asset management being performed to achieve required performance within available budget is increasing. To perform effective asset management of bridges should be made the best use of information to occur in all phase of construction project. Therefore, the development of system and DB is required to support asset management by effective information management. The objective of this study is the development of the BIM-based bridge asset management model. Through previous research survey, BIM capabilities and asset management components were established and mutual linkages were examined. Bridge asset management model was composed of alternate assessment model. In addition, BIM-based asset management model was performed case studies to verify feasibility and applicability. The proposed model can be applied to a current bridge maintenance procedures and supported to perform effective bridge maintenance tasks within a limited budget.

  • Currently, in Korea, due to the rapid aging and deterioration of facilities, the minimum Maintenance Level and Performance Level' of facilities are required by the 'Facility Safety Act' or 'Infrastructure Management Act'. Since infrastructure assets have a long lifespan and the pattern of deterioration over time is complex, it is very difficult to maintain infrastructure as 'minimum maintenance state' or 'minimum performance state' by the current way of management. 'Asset Management' shall be performed not only by a technical perspective, but also by an accounting perspective such as cost and asset value. However, due to lack of awareness of 'asset management' among stakeholder, only technical perspective management is being carried out in practice. In order to effectively manage infrastructure assets, complex consideration of various asset value factors such as budget and service as well as safety and durability are required. In this paper, we presented a theory to evaluate and quantify the road network value for efficient asset management of the road network. We also presented a method of simulation to apply the theory presented in this paper. Through simulation and the results derived from this study, it is possible to specify the budget for the future national asset management, and to optimize the strategy for the management of old road facilities.

  • Private banking, which is a part of the financial services industry, is an investment advisory business targeting high-net-worth individuals (HNWIs). The demand for asset management services, which isexpanding in the world market as well as in the Asia-Pacific region, is rapidly increasing in Korea as the low-growth, low-interest environment has stabilized. In Korea, the private banking business is ahead of growth, and the evaluation and compensation system of playing institutions remains a challenge. While the aging of the population increases the demand for services, the increasing competition and regulations have decreased the profit margins in the industry. In this paper, a business model is derived from a professional service quality model. Modular advisory services, value-proposition through sophisticated services, and investment expertise with increased clarity would help wealth management firms pursue their opportunities. By interviewing the experts of wealth management banks, this study constructsa business model with elements derived from a relevant literature review. The contribution of this research is to enable these institutions to understand the key factors affecting their financial performances, in order to improve them. This study is limited by one of the research models, and it will be necessary to conduct an empirical test in the future.

  • Public rental apartment is increasing due to the needs and changes of the times, but there is a lack of advancement in terms of management. As asset management in domestic buildings still remains unchanged from the concept of repair after failure or breakdown, social cost reduction is needed through the introduction of the concept of asset management. Therefore, the purpose of this study is to present the management indicators for public rental housing asset management by identifying the concepts of domestic public rental housing asset management and the existing evaluation indicators through the consideration of domestic and foreign literature. To this end, this study identified the management factors presented overseas and analyzed the repair cases and history of domestic public rental housing to present sustainable management indicators suitable for domestic conditions. Through this, this study presented the basic direction for the management of rental housing as a public good in the future.

  • 오늘날 기업 평가 및 실적예측에 있어 유형 자산 뿐 아니라 지식재산권과 같은 무형자산의 중요성이 대두되고 있다. 이에 따라 대표적인 무형자산 중 하나인 특허 정보를 활용하여 기업실적간의 상관관계에 관련된 연구들이 많이 행해지고 있다. 기존 연구들은 분석 기업의 출원 및 등록 수만을 고려하여 업종의 특성과 출원 및 등록된 특허의 질을 고려하지 않은 연구들이 많이 이루어졌다. 본 연구에서는 특허가 제약 분야에 속한 기업의 실적에 미치는 영향을 실증적으로 연구하기 위해 미국에 상장된 제약기업 30개를 대상으로 10년간의 특허 및 기업실적을 나타내는 시계열자료를 통해 실증적으로 분석하였다.

  • 기술경영의 패러다임은 기업경영을 기술의 가치를 강조하는 쪽으로 급속히 변화 시키고 있다. 기업이 고유한 기술에 대한 관리의 필요성이 대두됨에 따라 기업은 경쟁력을 높이는 한 방안으로 기술의 가지평가에 더 많은 관심을 쏟게 되었다. 기업에 적합한 포트폴리오를 작성하기 위래 선행되어야 할 작업으로써 고유기술에 대한 가치 평가를 시도하고 있는 것이다. 이를 위해서 기업들은 구체적인 기술평가 기반모형이 필요하게 되었으며, 본 연구에서는 다양한 산업 분야에 쉽게 응용될 수 있는 통합적 기술평가 기반 방법론을 제시하고자 한다.

The Brand Value of Place Names: Topics in Economic Geography (지명의 브랜드 가치: 경제지리학적 접근)

  • Motivated by the finding that place names are highly capable of acting as one of the most conspicuous brands in the economy, this study has explored the essential nature of the brand value of place names and has suggested possible methodology to evaluate this value. As the place name brand has multidimensional elements mirroring the attributes of place, its understanding should be framed in terms both of users of place names as a subject and of place as an object. In order to evaluate the brand value of place names, the possibility of adopting the concept of customer-based brand equity, which is centered on the perception and assessment of customers, has been reviewed and more detailed items of evaluation have been addressed. A few future research topics are suggested: the nature of brand value; its relevance to place identity; the influence of place marketing; the significance of exposing place names to the public; the effect of geographic indication on brand value; delineating the spatial boundary of geographic indication items.

  • 2004년 개발된 다차원홍수피해산정법(MD-FDA)은 홍수에 따른 경제적 피해를 추정하기 위한 기법으로서 그 동안 하천설계기준, 댐설계기준, KDI 예비타당성조사 지침 등에 반영되어 실무에서 활발히 사용 중이다. 그러나 그 동안 많은 연구에서 MD-FDA의 인벤토리 체계, 가용자료의 정밀성, 손상함수, 손실유형 범위와 관련한 개선이 요구되었으며, 최근에는 재난위기 관리 능력강화를 위한 "한국형 재난피해 예측 시스템" 개발의 필요성이 제기되면서 현재 다양한 분야의 전문가들이 재난손실과 관련한 많은 연구를 진행 중이다. 이에 본 연구는 국외 주요 홍수손실 예측 모델과 현재 국가차원에서 서비스되는 상세자료를 검토하여 일반건물(general building)의 홍수손실 평가 체계를 제시하고, 이와 연관된 세부요소 기술을 정립하였다. 우선, 지역 내 건물현황 및 특성정보가 참조가능한 자료를 바탕으로 일반건물의 유형을 분류하였고, 이밖에 건물손실 평가에서 주요 참고자료로 활용되는 인구, 종사자수 등의 사회 경제적 정보를 연계한 인벤토리 DB 구조를 설계하였다. 이로부터 구축되는 인벤토리 DB는 위치정보를 포함하는 공간자료이며, 손상(damage)과 손실(loss)을 평가하기 위한 건물특성 정보를 포함한다. 한편, 본 연구에서의 건물손실은 자산의 총가치를 기준으로 한 상대적 손상률(%)을 설명하는 손상함수를 기반으로 하기 때문에 감가상각을 고려한 건물의 완전대체비용(건물자산가치)가 정의되어야 한다. 이를 위해 본 연구는 최근 한국감정원에서 발간한 "건물신축단가표"와 "유형고정자산 내용연수표"를 바탕으로 손실평가에 필요한 요소기술을 정립하였다. 제시한 일련의 과정은 동두천시 신천 범람사례를 대상으로 적용하였고, 그 결과를 기존의 MD-FDA 결과와 비교하였다.
