A Study on the Locational Characteristics of Commercial Facilities (상업시설 입지특성에 관한 연구)

  • The purpose of this paper is to research the locational characteristics of commercial land use. So this study deals with the realation between land use pattern and the factors which influence commercial land use. To perform this purpose we choose Apgujung-Dong as a case study area which is specially characterized as fashion street. Commercial facilities are spreading into the inner residential areas in Apgujung-Dong. To raise the efficency accuracy of research, informations of lands and buildings are analysed with EXCEL, ARC/INFO, SPSS The results are : (1) The characteristics of lots and buildings in Apgujung-Dong are different in kinds of commercial facilities. (2) The floor where commercial facilities are to locate varies with functions. (3) Commercial land use pattern is influenced by lot size, building size and story, accessibility, adjacent land use, etc. (4) QS is a useful tool in relation with urban land use analysis.

A Model of Location Decisions of Natural Gas Filling Station Considering Spatial Coverage and Travel Cost (공간적 접근성 및 통행비용을 고려한 천연가스 충전소 최적 입지선정 모형)

  • This study proposes a facility location model in consideration of spatial coverage and travel cost as an effort to make objective and effective decisions of natural gas filling stations. The proposed model is developed for fixed stations and consists of two stages. The first stage employs a heuristic algorithm to find a set of locations which satisfy the spatial coverage constraints determined by the maximum travel distance between the filling stations and bus depots. In the second stage, the optimal location of filling stations is determined based on the minimum travel cost estimated by using a modified transportation problem as well as the construction and maintenance costs of the filling stations. The applicability of the model is analyzed through finding the optimal location of filling stations for the city of Anyang, a typical medium-sized city in metropolitan Seoul, based on the demand of natural gas buses. This study is expected to help promote the spread of natural gas buses by providing a starting point of a objective and reasonable methodological perspective to address the filling station location problem.

Analysis of Residential Location Preference Factors by Characteristics of Households in the Case of Seoul Metropolitan Area Households : Comparative Analysis with the Case of Daegu·Gyeongbuk Households (수도권 가구의 가구특성별 주거입지 선호요인 분석 - 대구·경북 가구사례와의 비교분석 -)

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

Reliable Hub Location Problems and Network Design (신뢰성에 기반한 허브 입지 모델과 네트워크 디자인)

  • The hub and spoke network is a critical network-based infrastructure that is widely applied in current transportation and telecommunications systems, including Internets, air transportation networks and highway systems. This main idea of hub location models is to construct a network system which achieves the economy of scale of flows. The main purpose of this study is to introduce new hub location problems that take into account network reliability. Two standard models based on assignment schemes are proposed, and a minimum threshold model is provided as an extension in terms of hub network design. The reliability and interaction potentials of 15 nodes in the U.S. are used to examine model behaviors. According to the type of models and reliability, hubs, and minimum threshold levels, relationships among the flow economy of scale, network costs, and network resiliency are analyzed.

  • This study proposes a new site selection model which reflects integrated opinions of several groups and identifies sites through objectivity of selection procedure. The proposed model consists of two parts, Analytic Hierarchy Process(AHP) and Geographic Information(GIS). This model was applied to Seocho-gu in Seoul. First, library site selection criteria were determined through literature study. Hierarchical relationship based on the questionnaire was determined and refined to be suited to Seocho-gu case. A survey was conducted with three groups, namely, library users, librarians, and public worker. A few inconsistent answers to the survey questionnaire were excluded and the relative importance of each criterion was measured. Next, an overlay method was used and the relative importance was used as a weight for selecting candidates. This process excluded the areas where a library was unable to be built, for example, rivers, military areas, other restricted areas by law, etc. and resulted in seventy-five sites. Five groups of candidates were identified according to the similarity of criteria. Finally, four groups, after eliminating one lowly fitted group, were determined.

The Locational Characteristics of Cultural Industries : The Case of the Record Industry in Korea (문화산업의 입지적 특성 분석: 음반산업을 중심으로)

  • The record industry, which consists of the cultural industries, has been deeply interrelated with the innovations of the science and the technologies. In Korea, the record industry has been developed dramatically since the late 1980s, and thus it has formed a huge business, and has also brought a lot of accompanying economical effects. The record industry is constituted with four circulation steps such as producing, manufacturing, wholesaling and retailing, which follow the different locational orients, respectively. The purpose oi this study is to investigate the locational characteristics of each step. Because of the shortage of the data, this study based on the direct data from field studies, interviews, and surveys, as well as the existing document data. The results of this research are summarized as following: the record industry shows strong concentrations in Seoul and the surrounding areas. It also shows the spatial linkage with other industries that are necessary for the production, advertisement, and sales of records. The locations of the record producers are affected by the location of broadcasting stations. Therefore, they are concentrate in Kangnam and Yeouido, where many broadcasting stations are located.

  • 기후변화가 산업단지에 미치는 영향은 지자체에까지 확산될 수 있으며 물리적, 경제적인 영향이 미쳐지므로 어떠한 물리적, 경제적 변수에 의해 산업단지의 피해가 초래되는지 규명될 필요가 있다. 따라서 본 연구는 국가 산업단지를 대상으로 산업단지 및 입지 시군구의 물리적, 경제적 특성을 기반으로 한 기후변화 취약성 평가를 수행하고 산업단지 입지에 영향을 미치는 시간, 공간별 극한기후를 규명하고자 하였다. 산업단지의 극한기후에 의한 취약성은 IPCC에서 제안한 상향식 취약성 평가 방법을 따라 분석되었으며 전력요구도, 위험지역유무 등 단지의 물리적 입지조건과 입지 지자체의 기반시설 현황, 지자체와 산업단지의 경제적 특성 등이 평가 기준으로 연구되었다. 기후노출, 민감도, 적응 능력의 항목별 가중치와 항목내 변수들의 가중치 분석에 AHP가 적용되었다. 본 연구는 홍수, 가뭄, 혹서, 혹한, 해수면상승에 대해 취약 입지 시군구를 밝혔고 홍수와 가뭄, 혹서와 혹한별로 대비되는 취약성 결과가 나옴을 고찰하였다. 또한, 각 극한기후별로 적응능력 함양이 시급한 시군구를 밝혀 지자체 차원의 노력이 필요한 시군구를 규명하였다. 서울시 금천구는 산업단지 입지에 가장 취약한 지역으로 나타났으며 홍수, 혹한에서 높은 취약성을 보임이 분석되었다. 한편, 극한기후의 발생에도 불구하고 전반적으로 낮은 취약성을 보인 산업단지 입지 지자체는 광주광역시, 전라북도 익산, 제주시 등으로 분석되었다. 따라서 본 연구는 산업단지의 업종에 따라 적합하지 않은 입지 지역을 규명하였으며 향후 산업단지 입지의 잠재 기후변화 영향을 고려한 의사결정을 지원할 수 있다.

Emergence and Locational Characteristics of Exurban Housing (전원주택의 출현과 입지적 특성)

  • 1990년대에 들어와 전원주택시장은 급격하게 성장했다. 대도시 주민의 전원지향 이주와 전원주택시장의 급성장을 초래한 사회경제적 배경은 소비주체의 생활양식 변화, 건설자본의 사업환경 변화에 대한 대응, 국가의 법적·제도적 지원과 밀접한 관련성을 가진다. 실제로, 수도권지역에서 전원주택은 경관이 수려하고 자연환경이 잘 보존된 한강축, 접근성이 양호한 고속도로축, 일산 신도시에서 파주로 나아가는 북방축 등 세축을 따라 뚜렷한 성장세를 보인다. 그러므로 대도시 주민이 선호하는 전원주택의 주요 입지적 속성은 자연환경과 접근성이라 할 수 있다.

Location Selection and Evaluation of Education and Research Facilities in Large City (대도시 교육연구시설의 입지선정 및 평가에 관한 연구)

  • The purpose of this study is to suggest the elements that need to be taken into consideration in urban planning to determine the optimal location of education and research facilities based on the knowledge-based industry in a large Korean city. In this study, we conducted an analysis and evaluation of the locational conditions and elements of education and research facilities as the important functions for regional economic revitalization and urban balance development. For this purpose, the relevant concepts and patterns of education and research facilities were reviewed as a theoretical research endeavor, and their locational conditions and elements were surveyed based on the existing research. The planning directions and some lessons for determining the location of the facilities are suggested through the analysis of the evaluation method according to the selection of the location. The results of this study are expected to act as guidelines for the optimal location selection of education and research facilities in large Korean cities in the era of the fourth industrial revolution.

Analysis of the Regional Disparity and Optimal Location of Living SOC - Focused on Core Living Facilities (생활SOC의 지역 간 격차와 최적입지 분석 - 생활거점시설을 중심으로)

  • Local governments should try to resolve the inequality of living SOC (Social Overhead Capital) and construct spatial information on the location of living SOCs and optimal locations. This study analyzed the accessibility, equity, and optimal location of the living SOC, considering the research needs related to the living SOC. The target facility is core living facilities(a public library, a park, a culture center, and a public daycare center). The analysis area is Suwon city in Gyeonggi province, and the base year of the analysis is 2020. The study calculated accessibility per population in a microscopic neighborhood living area(200m×200m). The Gini coefficient was used to identify the regional disparity in accessibility among Dong regions. The optimal location was explored with the Maximal Covering Location Problem theory. As a result, spatial accessibility of facilities except for public daycare centers revealed a large gap between regions. Areas with excellent accessibility also showed significant variations in the facilities. The regional disparity in living SOC was the largest in culture centers, followed by parks, public daycare centers, and public libraries. The optimal locations for public libraries, parks, and culture centers are concentrated in the old downtown, while those of public daycare centers are found throughout Suwon city. The results of this study are the crucial contents of spatial planning for SOC supply in local governments. Therefore, follow-up studies will be able to refer to the analysis structure and results of the study.
