An Exploratory Study on the Influence of the Factor of Residents' Participation and Conflict on Housing Satisfaction in a Social-Mix Housing Complex (Social-Mix 단지에서의 입주자 참여 및 갈등이 주거만족에 미치는 영향에 대한 탐색적 연구)

  • Such factors as living space, living environments, etc. are considered to have influence on housing satisfaction. Recently, increased residents' participation and residents' conflict in apartment management emerge as the important factors to influence it. They are more important in a social-mix housing complex of sales apartment and rental apartment, which is provided as a part of social mix. Therefore, a study hypothesis is established with a study model based on the precedent studies. The results from investigation the hypothesis are; First, the factor of living environment has meaningful influence on the factors of residents' participation and conflict. Second, residents' participation and conflict significantly affect housing satisfaction. Third, the factor of residents' participation shows a full mediated effect, and the factor of residents' conflict, a partial mediated effect. This study has a meaning as an exploratory one to identify a variable of residents' participation and conflict in social-mix apartment complex, and to verify their influence on houisng satisfaction empirically.

The Effects of Apartment Facility Maintenance on the Residential Satisfaction of Residents (아파트 시설물 유지관리가 입주자의 주거만족도에 미치는 영향)

  • This study suggests a solution regarding the effects of apartment facility maintenance and fire safety facility maintenance on the residential satisfaction of residents. The results are as follows. Firstly, facility maintenance had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more breakdowns there were in the facilities. This revealed that when maintenance staff neglect the residents' complaints due to the repetitive aspect of their jobs, there was a negative effect on residential satisfaction; therefore, residential satisfaction must be increased by maintaining the facilities well and training support for maintenance staff. Secondly, fire safety facilities had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more malfunctions there were in the fire safety facilities and the more replacements there were in fire fighting equipment. This revealed the importance of safety and the fact that the apartment heavily relies on fire safety facilities because there may be a low awareness regarding safety; therefore, maintenance staff must lower the damage from fire safety facilities and to increase the residential satisafaction of residents. Lastly, there needs to be repetitive training and education for residents regarding fire fighting and evacuating in accordance with the fire fighting plan as a means to strengthen residents' safety awareness.

Physical Aspects and Community Conditions of 'Dagagu' Housing and Tenant's Perception of the Quality of Housing (다가구 매입 임대주택 입주자 주거 실태 및 의식조사)

  • As a new way of stabilizing the housing for the urban poor, the Korean government proposed 'Dagagu' Housing Purchase and Public Rental Program (DPPRP) and implemented a pilot program in 2004. The purpose of this study was to find out whether DPPRP could be an alternative measure to solve the housing problems facing the urban poor. Physical aspects and community conditions of 'Dagagu' housing purchased by the government will be evaluated. The changes in the tenants' perception of the quality of housing after moving in the current dwellings will be studied. 46 households were temporarily selected, who moved in the purchased public rental housing in 5 districts (DPPRP pilot area). And among them, 32 households were designated as the final subjects, which could do the interview. The surveyors made door-to-door visits to tenants' houses and conducted in-depth interview by using a questionnaire The effects of 'Dagagu' Housing Purchase and Public Rental Program can be summarized according to housing environment aspects and economic aspects as follows: After moving in the public rental housing, the respondents saw improvements in overall housing environment and were satisfied with the current housing. According to a survey on the rental fee before and after moving in public rental housing, the rental fee of the latter had greatly declined. Given that the quality of previous housing was inferior to the current housing, the lessened rental burden was very meaningful.

Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building (초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

Issues and Perception on Management Fee and Rental Payment Overdue of Permanent Rental Housing Residents (영구임대주택 입주자의 관리비 및 임대료 체납 실태와 의식)

  • Permanent rental housing, the construction of which was strongly financed by the central government, is regarded as a social housing for those who fall within the lowest income bracket. Differing from "public rental housing", offered to tenants for sale after a five year rental period, this type of housing is intended for rental use on a long-tenn basis. At present, about 190,000 permanent rental housing units exist in Korea. According to a statistics, 15.6% of its residents did not pay their management fee and rental payment in 4 or more months in 2005, which places stress on the housing management. Based on the "eviction condition" stipulated in the tenancy agreement for permanent rental housing, a householder owning assets or a vehicle which is not used as his means of living, who is overdue with his management fee and rental payment for a long time, may be evicted from the house. However, there are many conflicts and problems between administrators/housing managers and residents in the process of enforcing this regulation. The purpose of this study is to explore the key issues associated with the present situation and the reasons why so many management fee and rental payment for permanent rental housing are overdue. For the purpose of research, data were collected from 10,990 permanent rental housing residents nationwide via a questionnaire survey in February 2007. One third of the respondents had an experience of more than 2 months overdue since they have moved in current residence. For further analysis, the respondents were divided into three groups, based on their working ability. The major finding showed that the group of respondents who have working ability required a more practical plan, such as employment, to have a sustainable life, while the other group of no labor force indicated a need for more housing allowance from the government. To suggest more specific alternatives for the subject of housing payment overdue, further comparison study should be performed between the residents of permanent rental housing and other low income tenants in private housing sector.

A Study on Role and Function of Management Office and Resident Perception of Permanent Public Rental Housing from the Perspective of Social Welfare (사회복지적 차원의 관리사무소 업무와 운영실태에 대한 연구;영구임대주택 단지내 관리사무소와 입주자의 의식 비교)

  • In recent, the concept of management is emphasizing the aspects of social welfare, especially in permanent public rental housing that most of the residents are very low income households. Although the quality of service for the residents of permanent public rental housing was improved comparatively, it still needs to continually change in response to the needs of residents. To figure out the better way of supporting the service for the residents of permanent public rental housing, this study examined the role and function of management office and the residents' perception. Two types of survey questionnaire (residents/staffs of management office) were developed for the research purpose. A sample of 89 management office staffs and 111 residents were used for the data analysis. The result showed that both of residents and management office staffs recognized the need for the participation of residents in management process.

  • Since the 1960s, though there were brisk supply in apartment housing, there were no preparation in standard for to extend the life(durability) of apartment housing by maintaining the $social{\cdot}physical$ aspect of apartment housing, and in standard maintenance system. So problem such as facilities safety and residence environment has occurred. Like the condition written above, efficient usage of housing resource by the maintenance of apartment housings in a state of great urgency. In service aspect of apartment housing, establishment of accurate long term repair plan and estimate of repair appropriation fund can prevent housing's fast-deterioration. But to the performers of the maintenance, like house managers and the tenants at the subject building has little awareness of necessity in establishment of accurate long term repair plan and accumulation of repair appropriation fund. Unestablishment of long term repair plan arises problem such as approval of repair appropriation fund's unreasonable accumulation. Hence, for the utmost performance of apartment housing and to extend the economic life of a building, the method of establishment of long term repair plan and estimate of repair appropriation fund on reliable basis is to be proposed.
