Elements and Actual Condition of Apartment Unit Remodeling - By In-depth Interviews on Residents and Specialists of Interior Design Companies - (아파트 단위주거의 리모델링 요소와 현황 - 인테리어디자인업체 실무자와 거주자 심층면접을 통하여 -)

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

  • As a result of rapid aging speed in our society, it is necessary to supply a lot of housing for older people in near future. When we think that high portion of residence in rental housing complex composed of small units is the elderly, the housing units in those apartments have to be designed for the physical, mental, social, and economical conditions of elderly people who lives in such a residential complex. Considering these living conditions of the elderly, this study proposes a remodeling prototype of a living unit for older people in rental housing complex. For the research of this topic, various characteristics of the elderly and the environmental requirements for them firstly have been analysed from the literature survey and the interviews with two residents living in a rental apartment. And the design considerations for each space of the housing unit such as entrance, living room, bed room, bath room, and so forth have been explored. Based on the design guidelines above, the remodeling plan of a housing unit for older people has been propose as a result of this study.

  • The purpose of this study was to investigate the remodeling of apartments according to the area type and size in order to provide some information for the future plans for more consumer-friendly dwelling units. To achieve this goal, quantitative data analyses was employed. The sample was a total of 100 apartments analysed on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x 2-test on the actual remodeling behaviors according to the area type and size of apartments. For the future research case studies recommended small, medium, and large sizes of apartments respectively through interviews, actual surveys, and questionnaires on remodeling behavior, interior design, and interior atmosphere according to the area type and size of apartments.

  • After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.

  • Technology based civilization has made a sustained advancement, resulting in economic growth and material prosperity. The outcome was the beginning of environmental destruction. Especially, in regard to construction, it has been recognized as a key culprit for pollution. As such, the construction industry has recently shown interest in the environment, as it has been applying environment friendly method of construction and reducing wastes. As the number of old common housing increases in our country, reconstruction and remodeling are implemented as a means of improvement. However, it can be said that remodeling is the inevitable option because of cost and environmental problems associated with reconstruction. As part of its feature, remodeling work is preceded by removal work. And, removal work inevitably creates construction wastes. Treatment of wastes that takes into consideration environmental aspects is important and for this, removal work that is based on environment friendly remodeling to ensure selective separation must be implemented. Yet, a removal work based on environment friendly remodeling has a lower level of output compared to existing methods. Because remodeling work by its nature has a post construction work which proceeds after it, securing work efficiency is important as the removal work is a critical path activity. Thus, the present study improves the work process of a removal work that is based on environment friendly remodeling so that it becomes a work process that includes work efficiency. For this, as a case study, old common housing has been selected, and a TACT process has been developed which is based on data acquired from environment friendly removal work. And, this study develops an optimal TACT process which is based on environment friendly remodeling by conducting a simulation for a 15 floor apartment.

Improvements in the Business Process Model for the Aged Apartment Remodeling Project - In Case of the Number of Units Increased - (노후 공동주택 세대수 증가형 리모델링의 사업프로세스 개선)

  • As the number of units increased by vertical extension is recently allowed according to the Housing Law, the aged apartment remodeling projects using the same allowed method are pursued in several apartment complex located in Bundang and Pyungchon. However, progress of the projects is not advanced due to uncertainty of the process. Therefore, the purpose of this study is to improve a business process model for the aged apartment remodeling in case of the number of units are increased for the remodeling union to pursue the remodeling project easily. In order to improve the process model, requirements for the Housing Act are analyzed, the existing process model is developed based upon the requirements, uncertainty of the existing process is examined and a to be process model is proposed to eliminate the uncertainty. Many architects and engineers are consulted to discuss the uncertainty and process model. This model will help the Government to reform the Housing Act and remodeling unions to pursue the aged apartment remodeling.

A Study on the Feasibility of the Apartment Remodeling in the Provinces -Focusing on S Apartment in Daejeon City- (지방도시 공동주택의 리모델링 타당성 연구 -대전광역시 S 아파트를 중심으로-)

  • The purpose of this study is to provide the feasibility of apartment remodeling types in DaeJeon City. This study was conducted by survey for the residents' perceptions of the apartment remodeling. In addition, this study estimated the cost according to remodeling types by comparing it with that other apartments in DaeJeon City. By doing so, this study evaluated the feasibility of remodeling. The results of this study are as follows: 1. Not only the level of the residents' perception but also the intention of apartment remodeling was high. 2. The cost of remodeling was similar to that of residents had answered at questionaire. Thus, the remodeling cost proven to be very reasonable. 3. The cost of horizontally expanding remodeling type was cheaper than that of moving within the same apartment complex or into the new apartment. The cost of others (duplex, expansion or reduction of household) are cheaper that of moving. But one of the difficulties in carrying out these types lies in the fact that the remodeling should be performed in the apartment complex or building. Accordingly, this study proposes that horizontally expanding remodeling type is more feasible in DaeJeon City.
