A Study on the Pre-sale in Lots System of Apartment in the 1960s and 1970s - Through the Analysis of the Advertisements for Apartment Sale in Seoul - (1960-70년대 아파트 선분양시스템에 관한 연구 - 서울 아파트 분양공고 분석을 통해 -)

  • This study examined the apartment sale in lots system from 1960s to 1970s in Seoul from a historical perspective, with the focus on the concept and changes of pre-sale in lots system. By tracing back historical context and application of the system in that period through the analysis of the advertisements for apartment sale, we found out the hidden side of the apartment pre-sale in lots system from the public's point of view, and its impact and meaning on the formation of our current residential culture. In the 1960s and 1970s, the apartment sale in lots system based on the pre-sale in lots system formed strong seller's market and it has been the main reason for imposing the wrong residential awareness that led the public to recognize housing as a means of property growth. Even now, the current apartment sale in lots system remains to be a supplier-oriented one, and lots of people tend to regard housing as investment method. That is, this mechanism is not only still working but one of the fundamental causes of impoverishing our residential culture. It is necessary to reconsider the pre-sale in lots system and the apartment sale in lots system in relation to the public of housing.

Analysis of Determinant Factors of Apartment Price Considering the Spatial Distribution and Housing Attributes (공간지리적 요인과 주거특성을 고려한 공동주택 가격결정 분석)

  • Because local cities are different from large cities, they need to reflect their own characteristics of housing market. Thus in order to obtain useful implications for the establishing sound housing market in Jinju City, this paper investigated the characteristics of spatial distribution and determinant factors that affect apartment price in Jinju City. GIS representation of the apartments showed that most of old and small apartments were built in 'land readjustment project' areas executed in 1970s. On the contrary, new and large scale apartment complexes were built quite recently and distributed in the western and southern parts of the city. Next, in order to examine the factors which affect apartment price, this paper subtracted firstly several variables from the related studies. However in order to avoid multi-colinearity, variables were summarized by means of factor analysis. Then, setting apartment price as a dependant variable, 12 hedonic price models were established with 33 independent variables. As results, building age, floor area, accessibility to university and hospital, accessibility to arterial road, and stair-type building were turned out to be significant. These results will be used in making the supply and allocation plan of urban facilities and housing. Finally as conclusions this paper emphasized the need of periodic analysis of local housing market and establishing detailed housing information systems.

Developing Response Plan for the Direct Buying System for SME's Construction Materials based on the Analysis of Material Procurement Management Load: Focused on the Owner Providing Public Apartment Housing (지급자재 조달관리부담 평가에 기초한 중소기업 공사용자재 직접구매제도 대응방안: 공공아파트를 공급하는 발주자를 중심으로)

  • The Small and Medium Business Administration specified 123 construction materials mandatory to purchase directly and forced the public owners to provide the contractors with materials as required by related law. This study extensively reviewed various characteristics and management factors of the owner-providing materials consumed in the public apartment housing under Direct Buying System(DBS) from the public owner's perspective. Subsequently, the major managed materials were identified, and the proper response plan was developed along the material procurement process. The Procurement Management Load Indices (PMLI) of 43 materials were evaluated according to rating criteria with procurement path, project-specified level, user requirement level, supplier's responsibility, on-site work requirement, additional parts, and inspection standards. The tile and aluminum windows were classified in the group needing high-level procurement efforts to reduce the errors and ensure the efficiency. The accurate quantity estimation method, definite purchase details, management activity definition before and after production, additional quantity for rework, interference coordination were defined as the essential activities for effectively responding to DBS.

  • The purpose of this study is to investigate the relationship between the residential satisfaction and the residential satisfaction in the residential environment. For this study, we analyzed the main factors of occupancy satisfaction by integrating previous studies on brand and housing and purchase intention, developing a research model based on the theoretical study on occupancy satisfaction, and establishing a research hypothesis. The results of this study are as follows: First, the relationship between first brand image and occupancy satisfaction is statistically significant. Second, the relationship between residential satisfaction and residential satisfaction is significant. In addition, the relationship with prices acting as parameters is analyzed to be somewhat significant. Therefore, this study is expected to provide not only useful information in the relationship between apartment supplier and consumer, but also provide basic information on similar research. However, due to limitations such as selection of control variables and analytical errors, future research should be conducted through development of more comprehensive and valid indicators.

  • Rental housing complex is the complex built up for stable supply of residence for low income class and it offers significant implication to the Korean society in the residential welfare aspect, and as it has been the continuous subject of dispute and interest, such an issue has stirred significant interest on residential environment of low income class. It has made along with the residence history of Korea, but in the aspect of quality of life for low income class, there is a significant difference with generally supplied residence, and it ultimately continues with the disputes with the rights on quality of life for low income class. For this study, a total of six rental housing complexes were implemented with the field survey and it also had the survey on facility utility and physical environment. Use of facilities is influenced by the arrangement plan on physical environment of the complex, and in particular, it is influenced by the relationship of the main entry to the complex and surrounding complexes. In addition, following the level of design and facility plan of community space and it has confirmed the need to accommodate the request of users through securing the integrated function of community facilities.

Forecasting of Heat Demand in Winter Using Linear Regresson Models for Korea District Heating Corporation (한국지역난방공사의 겨울철 열수요 예측을 위한 선형회귀모형 개발)

  • In this paper, we propose an algorithm using linear regression model that forecasts the demand of heated water in winter. To supply heated water to apartments, stores and office buildings, Korea District Heating Corp.(KDHC) operates boilers including electric power generators. In order to operate facilities generating heated water economically, it is essential to forecast daily demand of heated water with accuracy. Analysis of history data of Kangnam Branch of KDHC in 2006 and 2007 reveals that heated water supply on previous day as well as temperature are the most important factors to forecast the daily demand of heated water. When calculated by the proposed regression model, mean absolute percentage error for the demand of heated water in winter of the year 2006 through 2009 does not exceed 3.87%.

  • This paper is about the Extra-High voltage distribution system in the customer's area. The power loss in the distribution system in the customer's area is disregarded and rarely managed so far. But, economically, this loss is not small quality to ignore. So, in this paper, we calculate the power loss of the Extra-High voltage distribution system in the customer's area by changing the locations of power transformer and other power facilities to decrease power loss in decreased secondary line length. And we also show the payback time of the proposed Extra-High voltage distribution system in the customer's area by simplified calculations.

  • 정부는 지난 5월 10일 '주택거래 정상화 및 서민 중산층 주거안정 지원방안'을 발표했다. 이번 지원방안은 주택시장 과열기에 도입했던 규제들을 정상화해 시장기능이 원활히 작동하도록 하는 한편 실수요자들의 내집 마련 지원을 확대하고 중소형 임대주책 공급 등 서민 주거안정을 강화하는 것이 핵심이다. 여기에는 $\bigtriangleup$강남 3구에 적용되던 투기지역 지정 해제 $\bigtriangleup$일반공공택지내 분양권 전매제한 기간 2년으로 단축 $\bigtriangleup$민영주택 재당첨 제한 사실상 전면 폐지 $\bigtriangleup$양도세 비과세 대상 주택보유기간 2년으로 단축$\bigtriangleup$2년 미만 보유주택에 부과하던 중과세 세율 부담 완화 등이 포함됐다. 또 자금지원과 중소 임대주택 공급확대를 위해 $\bigtriangleup$우대금리 보금자리론 지원대상 및 한도 확대 $\bigtriangleup$생애최초 주택구입자금 확대 $\bigtriangleup$동일인 대출보증 한도 증액 $\bigtriangleup$세대구분형 아파트 적용 범위 확대 $\bigtriangleup$2~3인용 도시형생활주택에 대한 주택기금 지원한도 증액 $\bigtriangleup$1대1 재건축 주택규모 제한 완화 등도 담겼다. 그러나 이번 대책에는 건설 부동산시장이 고대했던 DTI 규제 완환 방안은 가계부채 증가에 대한 우려 때문에, 취득세 추가 감면 조치는 지방자치단체 재정난에 대한 우려 때문에 포함되지 않았다.

  • This paper provides a fusion technology between a district cooling energy system and an environment conservation policy based on the energy savings and reusable cold energy resources. The district heating and cooling systems are very effective ways for an energy saving, a cost reduction and a safety control. It is necessary to equalize the energy savings and an environmental preservation policy for an improved human lift. A gasification process of a liquefied natural gas, cooling water from deep seawater and an ice water thermal storage system may produce a cold energy. A district cooling system is used to cool an apartment, office buildings and factory facilities with a cooling energy supply pipeline. LNG cooling energy will switch a conventional air-conditioning system, which is operated by on electrical energy and a Freon refrigerant. Coincident with significant clean energy and operating cost savings, LNG cold energy system owen radical reductions in an air-borne pollutant, $CO_2$ and the release of environmentally harmful refrigerants compared with that of the conventional air-conditioning system. This study provides useful information on the fusion technology of a LNG cold energy usage and energy savings, and environmental conservation.

  • The purpose of this study is to identify the differences between consumers and suppliers about the necessity and effectiveness of hand-tied bouquet packaging in a retail shop and consumer needs of floristry packaging for sustainable condition were surveyed and analyzed using questionnaire format. In the introduction, the understanding and sustainability of floristry design were considered. The questionnaire consisted of general purchasing type, packaging related items, and consumer and supplier profile. Consumers were middle class residents living on Mokdong apartment complex, a small number of consumers who aren't living on Mokdong and workers and suppliers were florists currently active nationwide. This study suggests an effective and strategic packaging direction that reflects consumer needs, focusing on the similarity and difference of their needs and it presents them as business models. The results of the future research are expected to be the basis for producing and distributing packaging design.
