  • 아파트도 이름값을 하는 시대다. 아파트 브랜드가 시세와 분양가, 수요자들의 구매 의사 결정에 상당한 영향을 미치고 있다. 이에 따라 과거에 지어진 아파트에 거주하는 입주민들이 새롭게 바뀐 브랜드로 변경해달라는 소송이 잇따르고 있다. 이에 대한 판결 기준과 법적 근거 등에 대해 알아보도록 하자.

A Study on the Decision-making Factors of Living-in Idea into Unsold Apartment of Metropolitan Area (수도권 미분양아파트 구매의사결정 영향요인 분석)

  • The study figured out the preference factors which should be considered for investor on decision making of unsold apartment and analyzed by comparing the difference according to the type. Then, it investigated the preference factors through the previous studies to analyze the influence factor of decision making and demonstrated the effects through the PLS (Partial Least Squares) regression. In addition, it separated the target type to tenants and construction firms and carried out the survey for comparing the preference factors of investor type. The result of analysis found out that tenants emphasis on preference factors such as the internal factor (1.141), conditional relaxation (1.114), environment factor (1.107), social factor (1.048), external factor (1.030), educational environment factor (1.010) and etc. Then, construction firms emphasis on preference factors such as the social factor (1.401), environment factor (1.251), conditional relaxation (1.133) and etc. In addition, common preferences factors are the conditional relaxation, social factor, environment factor.

  • The purpose of this study was to find the characteristics of the housing needs of apartment purchasers in derision-making steps. The survey was took place from June to July, 2003 in the Daegu area. The data were collected from 1,187 married women using questionnaires and reponses were analyzed by SPSS Window Program. The results were as follows : 1. In the phase when housing problems are recognized the motives for moving were related to the floor space of the housing unit and the residential environment. 2. In the phase of acquiring information on apartments, the basis of the informations was mostly collected through conversations at model houses, from relatives, experts and real estate agents. 3. In the phase of considering alternative plans for apartment purchases, the factors considered were convenient interior space composition and educational environment for children. 4. In the phase of apartment purchase, the important factors was input from relatives and experts. 5. In the phase of post-purchase evaluation most discontent was related to privacy issues, interior space composition, and educational environment for children.

  • Recently there has been an apparent paradigm shift in housing market towards customer oriented approach. In the midst of increasing competition, there is indeed a need to better understand of customers, and to quickly respond to their individual needs and wants. In this background, this paper aims to show a scientific marketing approach in housing industries, and to provide general information on Japanese condominium housing market in terms of a brief historical overview and recent market situation. Results include that there exists an about twenty year time lag in the start of condominium housing supply in the private sector between Korea and Japan. Besides, more efforts should be paid to the diversity or locality of the supplied housing type or design, especially condominium apartments in Korea compared to those of Japan. Among others this paper emphasized on illustrating the actual applications of analysis on consumers' purchasing behavior and latent conscious coupled with some statistical techniques, which may lead marketers or decision makers to forecast more accurate customers demands.

  • The main purpose of this research is considering further marketing strategy to resolve unsold housing matters in private sectors through an analysis of preference factors for those housing customers. This study used one of the most widely-used research methods in marketing to figure out the preference factors for those customers and then it was categorized which factors are more or less important by conjoint analysis. According to the result, the home buyers for the unsold apartments were more paying attention some social and financial benefits for instance, a decline of housing price and a guarantee of housing securities rather than geographical conditions and residential environment before they make the decision to purchase a home. Secondly, they concerned some factors such as the most importance in location and geographical condition which were easy access to the transportation. Furthermore, a standard of eco-friendly apartment buildings was essential matter in residential environment. The third, those properties were on the stocks of unsold homes so they more tended to buy their houses with lower price than the terms and conditions of housing payment. Finally, it was explored that the most efficient way to promoting them through housing exhibitions or presentations as the PR strategy.

Developing Response Plan for the Direct Buying System for SME's Construction Materials based on the Analysis of Material Procurement Management Load: Focused on the Owner Providing Public Apartment Housing (지급자재 조달관리부담 평가에 기초한 중소기업 공사용자재 직접구매제도 대응방안: 공공아파트를 공급하는 발주자를 중심으로)

  • The Small and Medium Business Administration specified 123 construction materials mandatory to purchase directly and forced the public owners to provide the contractors with materials as required by related law. This study extensively reviewed various characteristics and management factors of the owner-providing materials consumed in the public apartment housing under Direct Buying System(DBS) from the public owner's perspective. Subsequently, the major managed materials were identified, and the proper response plan was developed along the material procurement process. The Procurement Management Load Indices (PMLI) of 43 materials were evaluated according to rating criteria with procurement path, project-specified level, user requirement level, supplier's responsibility, on-site work requirement, additional parts, and inspection standards. The tile and aluminum windows were classified in the group needing high-level procurement efforts to reduce the errors and ensure the efficiency. The accurate quantity estimation method, definite purchase details, management activity definition before and after production, additional quantity for rework, interference coordination were defined as the essential activities for effectively responding to DBS.

  • The term 'well-being' which becomes a popular trend in various industries has been introduced in the housing market as well. This trend could be understood as an emerging trend rooted to customers' preference for apartment enabling residents to live comfortably and healthy in 2000s. The housing industry has attempted to meet customers' requirements by presenting' well-being apartments' emphasizing healthy and natural-friendly aspects. For instance, suppliers in the industry has adopted master plans and unit plans to support well-being residence. In addition, they introduced less-toxic-emission materials to interior However, it has been unknown that customers in the housing market also agree to well-being functions presented by suppliers and, if then, which aspects they consider mon important In order to answer questions stated above, a research to investigate perceptions of potential customers in Busan towards well-being apartments is designed and this paper is a summarized result. Based on the real-world investigations, the important functions or concepts relevant to well-being apartments perceived by customers are defined and suppliers' approach to meet these Is presented.

  • This paper proposes an E-Commerce service that supports large quantities of food waste sales generated by collective residences, including apartments, to consumers in urban areas, such as livestock farmers, through online transactions. Unlike general E-Commerce, the proposed service uses a smart food waste bin equipped with an IoT-based sensor and communication module to automatically collect the location information of each apartment and the amount of food waste to be displayed in a specialized E-Commerce platform. The key of this system is to provide information and sell it to consumers. The smart food waste bin periodically delivers its current capacity and location using a weight sensor, GPS sensor and LoRa communication module to a cloud-based database to be used in web or mobile applications. The proposed E-Commerce service is expected to help resolve the food waste disposal problem and revitalize the local economy by linking with a service that delivers food waste from each apartment to a nearby location where the buyer is located.

  • The openness of residential space directly affecting lighting, view, and ventilation leads to the variation of open floor plan type in apartment construction project. This study intends to substantiate the effect to the apartment price by design property of open floor plan based on actual design information of apartment and price. The open floor plan type and associated design property, and actual transaction price of apartment have been considered as variables for analysis by the hedonic price function model and artificial neural networks model. Research findings indicate that the openness affects the price of apartment positively and the three sides open plan is the most preferred with the highest price. This study aims to provide the implication to the developer in planning and design stage of apartment and the purchaser seeking the suitable price by floor plan design.

  • The purpose of this study is to investigate the relationship between the residential satisfaction and the residential satisfaction in the residential environment. For this study, we analyzed the main factors of occupancy satisfaction by integrating previous studies on brand and housing and purchase intention, developing a research model based on the theoretical study on occupancy satisfaction, and establishing a research hypothesis. The results of this study are as follows: First, the relationship between first brand image and occupancy satisfaction is statistically significant. Second, the relationship between residential satisfaction and residential satisfaction is significant. In addition, the relationship with prices acting as parameters is analyzed to be somewhat significant. Therefore, this study is expected to provide not only useful information in the relationship between apartment supplier and consumer, but also provide basic information on similar research. However, due to limitations such as selection of control variables and analytical errors, future research should be conducted through development of more comprehensive and valid indicators.
