The Effect of Parental Financial Support and Housing Loan on Newlyweds' Housing Tenure (부모의 경제적 지원과 주택자금대출이 신혼부부의 주택점유형태에 미치는 영향)

  • This study aimed to empirically analyze the factors that influence newlyweds' housing tenure. For this, a questionnaire survey was conducted among newlyweds living nationwide who had been married for 5 years or less and were under the age of 40. The results of the survey were empirically analyzed by applying various variables. With regard to parental financial support among the factors influencing newlyweds' housing tenure, the analysis results showed that the probability of owner occupancy was high among the households with parental financial support than among those with none, and the larger the size of the parental financial support was, the higher the probability that the newlyweds owned the house they were occupying. As for the housing loan variable, it was found that the probability of owner occupancy was high among the newlyweds with a housing loan than among those with none, and the larger the amount of the newlyweds' housing loan was, the higher the probability that they owned the house they were occupying. As opposed to what is generally recognized, however, the survey showed that the higher the ratio of dual earners is, the lower the owner occupancy probability due to the probability of job transition, etc. In addition, it was found that the probability of owner occupancy for the newlyweds living in Seoul was lower than that for the newlyweds living in other regions in South Korea. Accordingly, this study showed that appropriate levels of parental economic indicators should also be reflected in the stable housing support and loan policies for newlyweds in the context that the succession to their parents' fortunes is generalized.

A Study on the Factors Affecting Newlyweds' Birth Plan - Focused on Newlyweds' housing and residential area characteristics using HLM - (신혼부부의 출산계획에 영향을 미치는 요인에 관한 연구 - HLM을 활용한 신혼부부의 주거특성과 지역특성을 중심으로)

  • This study focused on low fertility and population decline which threaten national competitiveness. Therefore, a comprehensive analysis was attempted on the impact of housing characteristics and residential area characteristics of newlyweds on their birth plan. To this end, the hierarchical linear model(HLM) was implemented using '2016 Korea Newlyweds' Housing Survey' data. The main findings of this study are as follows. First, the birth plan of newlyweds is affected not only by housing characteristics, but also residential area characteristics such as the average housing price, average private education expenses and the number of local child centers. Second, the use of housing loans and the housing tenure have an interaction effect with the average housing price and the number of local child centers among the residential area characteristics. In other words, the use of housing loans has a negative effect on the birth plan if the housing price is high in the area, and being renter household has a positive effect on the birth plan if the number of local child centers is high in the area. These findings suggest that governmental effort to raise the birthrate of newlyweds should take into account their housing characteristics as wells as residential area characteristics.

  • The purpose of this study is to identify determinants of economic aid regarding housing and cost of living for the newly-married households. This study applied the binary logit model to figure out the determinants of economic aid from their parents for the households. With utilizing the Newly-Married Housing Survey data in 2015, this study found that housing characteristics and level of housing expenditure leads to the economic aid from their parents. In particular, the housing price and transportation condition increase probability the financial aid from parents when the newly-married household starts their housing career. In addition, this study found that the items of housing expenditure increase the probability of economic aid for their cost of living. To improve the independence of newly-married household, the government should adopt the housing policy for stable housing price and alleviate the burden of housing expenditure. The significance of this study is analyzing the economic aid from their parents on newly-married household regarding housing economic issues and suggest the policy for independence of living from their parents.

Analysis of Newly Married Couples' Financial Position and Divorce: Focusing on the Household Debt (신혼가구의 재무상태와 이혼 : 부채를 중심으로)

  • This study aims to examine how newly married couple's financial position influence the decision of divorce by using data from the Korea Labor and Income Panel Study (KLIPS). In particular, we closely examine the period between marriage and divorce for the households married since 2000. As a measure of household financial position, we focus on hosing debts because it can be considered as one of the most important factors for newly married couples. The key findings are as follows. First of all, age for marriage, age gaps between husband and wife and education level have a vital influence on the decision of divorce. In addition, in general, the household debts have decisive and negative effects on the future divorce decision. Especially, not only high absolute amount of debt but also high relative debt to household total income bring about a decision of divorce. The findings of this study suggest that systematic debt relief policies for newly married couples would be needed to build healthy family.

  • The purpose of this study is to explore empirically the effects of the residential environments and housing consciousness on the housing tenure choice of newlyweds in the Seoul metropolitan region. Regarding the results of the empirical analysis, firstly, not only the household's attributes and housing characteristics but also the residential environments and housing consciousness were significant factors on housing tenure choice. Secondly, as a household considers worse housing quality and better environmental quality surrounding the housing, the household chose Cheonsei housing more often than owner-occupied housing. On the other hand, as a household reviews only better living condition, the selection probability of monthly rent was higher. Thirdly, as a household regards that the housing investment value was more important, the choice probability of owner-occupied housing was higher than that of other tenure types.

Geographical Discrepancies in Residential Outcomes and Housing Expenditure of Young Married Couples in Chonsei Housing (전세 거주 청년 부부가구의 지역 간 거주환경과 주거비 차이)

  • This research aims to investigate the socio-demographic, financial, and housing statuses of young married couples in Chonsei housing and to analyze the determinants of their residential environment quality and housing expenditure in four districts - Seoul and Gyeonggi-Incheon Area(GIA) of the Seoul Metropolitan Area(SMA), and metropolises and non-metropolises of non-SMA. From the 2020 Korean Housing Survey(KHS), this cross-sectional analysis examined a sample of 691 households, and the findings revealed that most were headed by college-educated, salaried male workers aged 31 years old. While childless dual-earner couples were common in Seoul, single-income families of three were prevalent in non-SMA. The financial status of the couples in Seoul was a lot better than in the other three areas, particularly much higher in Chonsei deposit and total asset value. Further, many lived in a three-bedroom apartment unit sized 60m2 and bigger, using a Chonsei loan. Regardless of areas, almost all the households spent a very low portion of their living expenses and income on housing costs. However, dual-earner families positively increased borrowing capacity, which improves the household's financial position that is likely to lead to equity increment in a volatile asset market in the long run. The statistical results indicated that residential environment assessment was influenced by neighborhood quality and housing expenditure was affected by housing size in Seoul, urban amenities in GIA and householder's gender in non-metropolises. Thus, this research proposes that strong measures be considered to mitigate housing inequality embedded in geographical and socio-economic disparities.

Housing Need and Demand Assessment: Focused on Public Housing Development Projects (공공주택 사업지구의 수요평가모델 구축 연구)

  • This study proposes a new housing need and demand assessment model centering on small-scale housing development projects and happy house development projects that reflected the recent changes in rental and small sized apartment centered public housing policies and development paradigms. The housing need and demand assessment model of public housing development projects consists of quantitative evaluation factors such as potential need indicator and demand pressure indicator and qualitative evaluation factors such as local condition indicator. The potential need indicators of small sized housing development projects are calculated by subtracting the stock of already-supplied constructed rental and purchased rental housings from the potential quantity of need drawn from the small regions such as -eup, -myeon, and -dong. In the potential need indicators of happy house development projects, the potential need is calculated from those who are expected to receive a happy house in the unit of -si, -gun, and -gu. In small-sized housing development projects, demand pressure indictors are the number and the proportion of those who opened a subscription deposit, the number of those who received basic livelihood security and the number of those who were patriots and veterans. The demand pressure indicators of the happy house development projects are stock ratio of small-sized houses, rate of rise in housing rent price, level of housing rent price, and rate of monthly rent house.
