Relation Analysis Between REITs and Construction Business, Real Estate Business, and Stock Market (리츠와 건설경기, 부동산경기, 주식시장과의 관계 분석)

  • Even though REITs (Real Estate Investment Trusts) are listed on the stock market, REITs have characteristics that allow them to invest in real estate and financing for real estate development. Therefore REITs is related with stock market and construction business and real estate business. Using time-series analysis, this study analyzed REITs in relation to construction businesses, real estate businesses, and the stock market, and derived influence factor of REITs. We used the VAR (vector auto-regression) and the VECM (vector error correction model) for the time-series analysis. This study classified three steps in the analysis. First, we performed the time-series analysis between REITs and construction KOSPI(The Korea composite stock price index) and the result showed that construction KOSPI influenced REITs. Second, we analyzed the relationship between REITs and construction commencement area of the coincident construction composite index, office index and housing price index in real estate business indexes. REITs and the housing price index influence each other, although there is no causal relationship between them. Third, we analyzed the relationship between REITs and the construction permit area of the leading construction composite index. The construction permit area is influenced by REITs, although there is no causal relationship between these two indexes, REITs influenced the stock market and housing price indexes and the construction permit area of the leading composite index in construction businesses, but exerted a relatively small influence in construction starts coincident with the composite office indexes in this study.

  • This study explored the police organizational health diagnosis index development. and the ultimate purpose of this study is to suggest the ways for the police to develop the police organizational health diagnosis index and then to raise the organizational effectiveness. A police organizational health diagnosis index comprises three categories; Organizational Behavior, Group Behavior, and Individual Behavior. A Organizational Behavior questionnaire comprises five categories; Organizational Structure, Organizational atmosphere, Environmental Compliance, Transformational Leadership, and Communication & decision-making. Secondly, A Group Behavior questionnaire comprises five categories; How to manage the personnel, Conflict management style, Group cohesion, Vision and Strategy, and Community-oriented & shared responsibility. Thirdly, An Individual Behavior questionnaire comprises five categories; Job Motivation, work-related factors, Trust, Vitality, and Organizational Cynicism. This author expects this study to contribute to the development of an adequate measuring instrument of the police organizational health diagnosis index.

Estimating occupied university classroom acoustical parameters from unoccupied values (대학 강의실의 공석 시 측정값을 이용한 만석 시 음향지표의 예측)

  • This paper proposes a simple procedure for estimating the acoustical parameter values in an occupied classroom from measurements in the unoccupied classroom. The total sound absorption in an unoccupied classroom can be calculated from measured reverberation times in the room. The expected occupied absorption can be calculated using equation that was obtained in a previous study (Choi, 2016) by fitting a linear regression line to a plot of total occupied absorption versus the corresponding unoccupied total absorption values measured in 12 university classrooms. The ratios of occupied-to-unoccupied sound absorption are used to predict increments in the values of acoustical parameters when occupants are added to the rooms. Occupied values of acoustical parameters can be estimated from unoccupied values and the change in total room absorption due to adding occupants.

  • The purpose of this study is to analyze the quality of life and provide an objective evaluation, and differentiated according to the local population for the realization of the quality of life policies are intended to provide baseline data. This study analyzed to the Development of Quality of Life indicators and weights for age differences in the quality of life, first to select the literature and previous studies analyzing the primary evaluation criteria. Second, the final evaluation of professional conduct FGI indicators are derived. Third, experts will conduct analysis to target weights.   • This study is to define the hemodiafiltration treatment compliance indicators and discriminate standards for hemodiafiltration patients and development of hemodiafiltration treatment compliance measurement-convergent form. Date was collected from 300 on-line hemodiafiltration patients. To verify the hemodiafiltration treatment compliance indicators and discriminate standards, used construct validity and content validity by clinical professional group. Discriminant ability of 3 indicators-interdialysis weight gain rate(IWGR), serum phosphate level, rate of self change of total hemodiafiltration treatment time(SCR-HEFTT)- is 95.6%(wilks ramda=.256, p=.002). And hemodiafiltration treatment compliance measurement-convergent form has 91.7% discriminant accuracy. Hemodiafiltration treatment compliance is important that nurses can aware pre-stage of complication and give appropriate nursing intervention. Also this measurement can be used for foundation data of the nursing intervention development that prevent dialysis patient's complication.

A Study on the Attractions Evaluative Systems of Gyeongju Historic Heritage Sites (경주역사유적지구의 흡인력 평가지표 선정 연구)

  • This study is an evaluation index development research based on Gyeongju Historic Heritage Sites to identify the attractive Properties of Gyeongju, which decided to competitiveness of the historical city. We got the export Indicator candidate groups by the literature reviews and UNESCO, ICOMOS, and 49 Indicator candidate groups had been selected. In the end, we chose 42 attraction indexes in charm of the cultural heritage side, Cultural heritage tourism resources Side, Restraining force Heritage tourism Side three aspects based on the analysis of Importance(M), Standard deviation(SD), Content Validity Ratio(CVR), Agreement, convergence by using Delphi Technique. We can determine these indicators will be useful basic information, for improving the city's historic attractions. In the future, used these indicators as a basis for Attractions effectiveness evaluation of Gyeongju, Through which the attractions of Gyeongju can be re-recognized.

A Study on Development of Diagnostic Index for Rural Areas (농촌지역 진단지표 개발에 관한 연구)

  • Initiatives for balanced growth are centered on urban centers and strictly based upon focused areas and quantitative economics, and thus have rather facilitated the urbanization while deteriorating rural areas' competitiveness. Although huge supports have been made by the central government to address this issue, the effects are very low, due to the limitation of top-down approaches. Recently, however, the demand of differentiated policies for rural communities increases while the necessity of diagnostic index tailored for individual municipalities is also highlighted. The present study investigates diagnostic indices discussed in the preceding studies and derives optimum ones suitable for rural area evaluation. To this end, an index pool was constructed and a set of indices was developed through experts interview and factor analysis. It is expected that the indices help planners effectively diagnose rural areas, and contribute to expand the applicability of 'Customized Diagnostic Technologies.'

On the Relationship between Evaluation Indexes and Firms' Performance: An Empirical Study on Venture Firms in Korea (중소벤처기업성과와 국내 지원기관들의 평가지표간의 상관관계에 관한 실증연구)

  • Previous studies have shown that the ex-ante financial ratios, mainly used by financial institutions for loan evaluation purpose, are related to the ex-post finn's performance of venture firm's. The main objective of this study is to examine whether non-financial variables such as 'technology', 'marketability', and 'other business indexes' have extra explanatory power in forecasting the ex-post firm's performance of small and medium size venture firm's in Korea. The implications and results of this study are expected to be useful in loan evaluation, investment decision and internal management decisions of venture firms. Among small and medium sized manufacturing firms funded in the year of 1999 through 2005, 416 firms are selected for our analysis. The relationship between evaluation indexes and firm's success/failure is investigated using binary logistic regression analysis and factor analysis with an aid of SPSS program. The summarized results are as follows. First, current evaluation model, used for loan evaluation purpose for small and medium size manufacturing firms show the same discriminatory power as previous prediction model. Second, among the tested additional variables, significant indices are 'technological capability of CEO', 'managerial capability of CEO', and 'business feasibility'. Third, while previous studies on evaluation structure had 3 factors, this study showed that valuation's structure has 6 factors.

A Study on the Landscape Attractions Evaluative Systems of Gyeongju Historic Heritage Sites (경주 역사유적지구 매력성 평가지표 개발 연구)

  • This study is an evaluation index development research based on the Gyeongju Historic Heritage Sites to identify the attractive properties of Gyeongju that have helped determine the competitiveness of this historical city. Through literature reviews on these attractive factors of historic urban landscape, the Vienna memos(UNESCO, 2005) and the International Cultural Tourism Charter(ICOMOS, 1999), two professional investigations were conducted following a backup group of attraction indexes that had been received prior. In the end, 22 attraction indexes were chosen in the Urban Historical and Cultural area, the Heritage Resources area, and the Urban Environment area with three aspects based on the analysis of Importance(M), Standard deviation(SD), Content Validity Ratio(CVR), Agreement, and convergence. These indicators will be useful basic information for improving the city's historic charms. In the future, these indicators can be used as a basis for evaluating the characteristic charms of Gyeongju, through which the charm of Gyeongju can be re-recognized.

  • Conjunctive use of surface and ground water has drawn much attention as a promising means to solve water shortage problems. Characterized by its maximum utilization of regional resources and environmental friendliness, conjunctive use is expected to contribute to the integrated water resources management in the coming era. This paper examines the applicability of the methodology for conjunctive use developed in the companion paper (this issue). The method consists of the entire process of conjunctive use, including site assessment using analytic hierarchy process, management scenario development based on drought analysis, and evaluation of benefits obtained. Sokcho City was chosen as the study area, and the application of derived operation scenarios for surface and subsurface reservoirs revealed that water of 4.9∼7.4 million cubic meters a year can be attainable additionally. The developed methodology enables one to devise management schemes and to quantify their effectiveness, which makes the method useful for water resources planners as well as practitioners.
