A Study on Forecasting Model of the Apartment Price Behavior in Seoul (서울시 아파트 가격 행태 예측 모델에 관한 연구)

  • In this paper, the simulation model of house price is presented on the basis of pricing mechanism between the demand and the supply of apartments in seoul. The algorithm of house price simulation model for calculating the rate of price over time includes feedback control theory. The feedback control theory consists of stock variable, flow variable, auxiliary variable and constant variable. We suggest that the future price of apartment is simulated using mutual interaction variables which are demand, supply, price and parameters among them. In this paper we considers three items which include the behavior of apartment price index, the size of demand and supply, and the forecasting of the apartment price in the future economic scenarios. The proposed price simulation model could be used in public needs for developing a house price regulation policy using financial and non-financial aids. And the quantitative simulation model is to be applied in practice with more specific real data and Powersim Software modeling tool.

  • 본 연구는 인터넷 쇼핑몰의 전환장벽(Switching Barrier)과 E-Quality, 상호작용성(Interactivity), 신뢰성 (Trust)을 중심으로 고객충성도에 영향을 미치는 요인을 밝히고자 하였다. 전체 100명의 표본을 PLS(Partial Least Square)를 사용하여 구조모형 분석을 실시하였으며, 분석한 결과, EQ, 상호작용성, 신뢰성이 가상관계에 유의한 영향을 주고 있으며, 가상관계, 전환비용, 대안의 매력이 쇼핑몰에 대한 충성도에 유의한 영향을 주는 것으로 나타났다.

The Effect of Organizational Relations and Technology Factors on Logistics Performance of Logistics Firms (물류기업의 조직간 관계요인 및 기술요인이 물류성과에 미치는 영향)

  • This study The purpose of this study is to analyze the effect of relationship factors and technical factors on the logistics performance of logistics companies. As a result of the analysis, information sharing, mutual trust, and mutual benefit of the inter-organizational relationship factors as factors affecting the logistics performance were analyzed as the factors that positively influence the logistics performance. In the technology factor, IT infrastructure and technology reliability are analyzed as factors that positively influence logistics performance, but system operation capacity is analyzed as a factor that does not positively affect logistics performance. Based on the results of this analysis, it can be confirmed that logistics companies can maximize the logistics performance by mutual sharing of information, mutual benefit and trust, and it is also confirmed that technical reliability is also an important factor.

  • This study aims to investigate the relationship between service recovery justice, residual emotions, and customer behavior. It empirically verifies that low justice in service recovery affects residual emotions and, in turn, has an impact on customers' negative behaviors. Furthermore, this research distinguishes customer-brand relationship quality into emotional relationship quality and cognitive relationship quality and seeks to validate that the type of relationship quality may influence the extent to which the justice of recovery processes affects residual emotions. Data was collected through surveys, and hypotheses were tested using structural equation modeling. The research findings indicate that among the dimensions of service recovery justice, procedural justice and interactional justice significantly influence residual emotions. Moreover, residual emotions have a significant impact on both the intention to revisit and the intention to engage in negative word-of-mouth. In addition, the impact of distributive justice and procedural justice on residual emotions was found to be higher for cognitive relationship quality than emotional relationship quality, and the impact of interactional justice on residual emotions was found to be higher for emotional relationship quality than cognitive relationship quality.

Effects of B2B Transaction fairness Between Travel Agencies on Travel Franchisee's Relationship-orientation and Performance (여행사간 B2B 거래공정성이 가맹여행사의 관계지향성과 성과에 미치는 영향)

  • B2B2C distribution channel between travel agencies, the travel franchiser's fairness become a big issue. So this study examines the effects of B2B transaction fairness between travel agencies on relationship-orientation and travel franchisee's performance. The research results are as follows: First, the most influential factor on the franchisee's performance was found as relationship-orientation factor. Second, among the 3 variable factors of B2B transaction fairness, the most influential factor on the franchisee's relationship-orientation was found as interactional fairness. And procedural fairness was found as next. Third, distributive fairness and interactional fairness were found to have a significant effect on franchisee's financial performance. And distributive fairness and procedural fairness were found to have a significant effect on franchisee's non-financial competency. Conclusively, excellent employees of travel franchiser' are the most valuable factors in B2B2C transactions due to the nature of the travel industry where human services are valued above everything else.

  • The purpose of this study is to investigate the effect of vendor perceived equity on the performance of retailer-vendor relationship. The empirical study of 386 vendors identified the following results. First, retailers' ethical management positively influenced on vendors' perception on procedural justice and interactional equity, whereas boundary personnel's ethical management positively influenced only on interactional equity. Second, distributive equity was positively influenced by procedural equity and interactional equity. Third, the performance of retailer-vendor relationship was directly affected by distributive equity and interactional equity, whereas procedural equity indirectly influenced on the relationship via distributive equity.

  • 하천의 합류부는 물의 흐름에 변화가 생겨 수면 변화가 상류에 미치는 배수현상이 나타난다. 또한 한강과 평창강이 만나는 영월 지역의 경우 각 유역 면적이 비슷하기 때문에 홍수 사상에 따라 상호 배수 영향을 주어 수위에 영향을 준다. 그러므로 배수영향기간에는 하천 유량을 산정하는 기존 방법인 수위-유량관계곡선(stage-discharge relation curve)을 이용한 환산 유량은 실제 측정 유량과 차이가 있고, 연속적으로 유속을 직접 측정하여 얻은 유속과 평균유속 간의 관계를 이용한 지표유속법(index velocity method)의 적용에 대한 적절성을 검토할 필요가 있다. 본 연구에서는 강우 사상에 따른 영월군(영월대교) 지점, 영월군(팔괴교) 지점 간 기간별 상호 배수 영향을 검토하여 수위-유량관계곡선식 및 지표유속법을 비교·적용 하였고, 기간별 상하류 유량관계 및 총 유출량 분석을 실시하여 유량산정에 대한 적절성을 검토하였다. 배수 영향 발생 시 지표유속법을 이용하여 산정된 유량을 적용한 결과 상하류 유량 관계 및 총 유출량이 적절한 것으로 확인되었고, 배수 영향 기간에는 지표유속법을 활용하여 유량을 산정하는 것이 타당한 것으로 분석되었다.

  • 전자상거래의 급속한 발전 속에서 기업들은 세계적 시장에서 경쟁력을 지니기 위해 전자상거래를 이용하여 상품판매, 서비스 제공, 고객과 소통하고자 한다. 그러나, 기존의 연구들은 TAM 모형을 통한 상호관계나 선행관계에만 초점을 맞추고 있기 때문에 좀 더 확장한 모형이 필요하다. 본 연구에서는 상품정보와 서비스 제공수준은 소비자 행동에 영향을 미치는 중요한 요인이지만 연구가 충분치 못한 실정이다. 따라서 본 연구의 목적은 첫째, 상품정보제공수준과 서비스제공수준에 따른 소비자 태도 차이를 조망하고자 한다. 둘째, 기존에 연구가 미약하였던 상품정보제공수준 및 서비스제공수준과 기존에 인지된 가치, 인지된 위험, 구매의도와 구전의도간의 상호인과관계를 조망하고자 한다. 본 연구의 결과는 다음과 같다. 첫째, 상품정보제공수준과 서비스제공수준에 따라 소비자 태도 차이에는 차이가 있었다. 둘째, 상품정보제공수준과 서비스제공수준에 따라 소비자들이 인지된 가치, 인지된 위험, 구매의도, 구전효과에는 차이가 있었다. 셋째, 변수들간에 상호인과관계와 선행관계가 존재하였다. 상품정보제공수준과 서비스 제공수준은 인지된 가치와 인지된 위험에 각각 직접적인 영향을 미쳤다. 뿐만 아니라, 인지된 가치는 인지된 위험, 구매의도, 구전효과에, 인지된 위험은 구매의도와 구전효과에 직접적인 영향을 나타내었다.

The Effects of Early Childhood Teachers' Teaching Efficacy and Teaching Flow on Their Teacher-Child Interactions (유아교사의 교수효능감 및 교수몰입이 교사-유아상호작용에 미치는 영향)

  • The purpose of the study was to investigate the effects of early childhood teachers' teaching efficacy and teaching flow on their teacher-child interactions. The subjects were 386 early childhood teachers in Metropolitan area, South Korea. Subjects' teaching efficacy, teaching flow, and teacher-child interactions were measured using the self-reporting questionnaires. The collected data were analyzed with descriptive statistics, Pearson correlation analyses, and the analyses of multiple regression using SPSS 21.0. As results, early childhood teachers' teaching efficacy and teaching flow had significantly positive correlations with their teacher-child interactions. In addition, teaching efficacy and teaching flow had significantly positive effect on their teacher-child interactions.

Work-Familiy Interface and Organizational Outcomes in Female Managers: The Moderating Effects of Family-friendly Organizational Culture (여성관리자의 일-가정 상호관계와 조직성과: 가족친화적 조직문화의 조절효과 분석)

  • Work-family interface including work-family conflict and work-family enrichment has an effect on organizational performance such as job satisfaction and organizational commitment. This empirical research mainly investigated influence of family-friendly organizational culture on work-family interface and organizational performance. Three key variables apply for this research : work-family interface, organizational performance and family-friendly organizational culture. A total 750 questionnaire was collected from female managers in various companies for hypothesis testing. The empirical analysis shows that reducing work-family conflict and enhancing work-family enrichment positively contribute to job satisfaction and organizational commitment. The Family-friendly organizational culture plays a moderating role between work-family interface and organizational performance. As a result, the findings support the fact that family-friendly organizational culture impact on organizational performance through work-family balance.
