A Practical Study on the New Revenue Estimate Model Of SSM (국내 대형슈퍼의 개량확률모델에 관한 실증연구)

  • In the retail management, store location has an important influence like business skills. The reason for failure to selecting location is that the market analysis model is not popular in business field. It gets worse in supermarket industry. Currently, store developers are relying on simple statistics and the sixth sense as market analysis techniques. lt proves that the market analysis model is not distributed well in the field. This market analysis model can apply to medium and small business market using an existing market analysis model, broad market model. And its study outcome can be theorized as a result. Converse's new retail model can be used as to analyze junction market. Pareto_Huff model can also be used to compute shopping probability. To do so, this study can be divided into walking distance market and driving distance market as a model market. Also it examines industry type such as SM and SSM. By taking consumer survey, condition of consumers to select store will be counted in shopping probability so that it improves the objectivity and reliability. Through this process, derived study outcome can be a new estimated revenue model for practical application of selecting store location in large and medium-sized supermarket.

  • 최근 민간사업분야에서도 GIS를 응용하려는 시도가 많아지고 있다. 몇몇 도전적인 기업들은 수년 전부터 GIS를 도입하여 주요의사결정에 활용하고 있으며, 매년 GIS 활용도를 높여가고 있다. 실제 본 연구도 경쟁이 치열한 국내 할인점 시장에서 GIS 도입을 통해 근본적인 경쟁력 확보를 희망하는 기업의 경영과제를 해결하는 것으로 시작됐다. 이러한 기업들은 지역의 특성을 단편적으로 파악하는 것에 만족하지 않고 지역별로 어떠한 전략을 수립할 것인지에 대한 해법을 요구하며, 이를 통해 새로운 수요창출을 기대하고 있다. 매출을 높이는 것은 모든 기업의 주요 경영목표이다. 이러한 점을 고려할 때 GIS를 이용한 매출예측은 기업들에 큰 의미가 있다. 특히 백화점이나 할인점 등의 점포를 운영하는 기업들에는 객관적인 경영전략을 지원하는 도구로 활용할 수 있다. 그래서 단순한 예측 수준을 뛰어 넘어 매출 향상을 위한 방안 마련까지 요구되고 있다. 기존의 GIS를 이용한 매출예측은 특정 반경 내 인문사회적 통계자료를 추출하여 통계적 방법에 의해 매출을 추정하는 과정을 통해 이뤄진다. 이는 과거의 정보를 기반으로 현재를 진단하는 효율적인 방법이다. 하지만, 어떠한 전략으로 내일을 준비해야 하는지에 대한 해법을 제시하기에는 한계가 있다. 이러한 이유로 기존방법론은 예측에 대한 통계적 설명력이 높다 하더라도 기업들의 현장업무에서 활용되지 못하고 있다. GIS를 이용한 매출예측 방법이 기업활동에 활용되려면 과거의 매출정보를 기반으로 현재를 진단하는 역할, 지역별로 차별화된 마케팅 전략 수립, 국지적 단위의 시장 진단과 매출 향상 방안 등을 지원하여야 한다. 본 연구는 매출발생이 예상되는 지역의 경계를 설정하여 상권영역을 생성하는 방법론이 핵심이다. 다시 말해 예상되는 매출 영역을 폴리곤 단위로 추출한다는 것이다. 기업들에 어느 정도의 매출이 어떤 지역에서 발생할 것인지에 대한 정보를 제공하면 지역별 매출 향상을 위한 전략 마련이 가능하다. 수치만을 제공하는 매출 예측방법과 비교하면 구체적인 마케팅 활동을 지원할 수 있는 특징이 있다. 이러한 방법론은 기업의 마케팅 활동에 실질적인 도움을 줄 것으로 판단된다.

  • 소상공인 창업자들이 자금조달의 대부분을 은행 대출에 의존하고 있는 가운데 소규모 자금 조달을 필요로 하는 이들을 위해 핀테크 기반의 새로운 금융서비스를 통해 소상공인 창업자의 금융 공급을 확산할 필요가 있다. 이러한 환경 변화 패러다임에서 본 연구는 빅데이터와 핀테크 솔루션의 활용이 소상공인의 매출과 금융지원에 미치는 영향을 살펴보기 위해 실제로 공공과 민간의 상권빅데이터자료를 수집하여 분석을 수행하였다. 이를 통해 소상공인에 대한 금융혜택 증대를 위한 사업장의 매출증대 등 소상공인 창업자의 사업성 평가에 필요한 주요변수들을 상권빅데이터를 실증적으로 분석하여 효과성을 검증하는 것이 본 연구의 목적이다. 특히 자금의 대부분을 정책자금을 통해 조달하는 소상공인들이 일반 은행에서도 중소기업 대출의 하나로 비중 있게 이루어질 수 있도록 기존에 활용되지 못한 빅데이터 변수들을 탐색하여 소상공인의 경쟁력 향상을 위한 효율적인 금융지원이 가능함을 확인하고자 하였다. 본 연구에서는 소상공인 창업자의 대출 등 금융지원 확대를 위한 사업성 평가에 상권빅데이터의 활용 가능성이 있는지를 중심으로 문헌적 연구방법 연구와 실증적 분석을 병행하였다. 본 연구는 핀테크와 빅데이터의 활용이 향후 소상공인 자금 조달의 발전 방향이 어떻게 되어야하는지를 모색해야하며, 소상공인을 포함하는 중소기업 신용평가방식의 발전 방향을 구체적으로 모색되어야 할 시점임을 의미하고 있다.

Classifying and Characterizing the Types of Gentrified Commercial Districts Based on Sense of Place Using Big Data: Focusing on 14 Districts in Seoul (빅데이터를 활용한 젠트리피케이션 상권의 장소성 분류와 특성 분석 -서울시 14개 주요상권을 중심으로-)

  • This study aims to categorize the 14 major gentrified commercial areas of Seoul and analyze their characteristics based on their sense of place. To achieve this, we conducted hierarchical cluster analysis using text data collected from Naver Blog. We divided the districts into two dimensions: "experience" and "feature" and analyzed their characteristics using LDA (Latent Dirichlet Allocation) of the text data and statistical data collected from Seoul Open Data Square. As a result, we classified the commercial districts of Seoul into 5 categories: 'theater district,' 'traditional cultural district,' 'female-beauty district,' 'exclusive restaurant and medical district,' and 'trend-leading district.' The findings of this study are expected to provide valuable insights for policy-makers to develop more efficient and suitable commercial policies.

  • While most of the real estate information provided on the web is simply based on the information of the properties like addresses, locations, prices etc, this paper suggests methodologies for the development of a total information system of real estate which can provide, in an one-stop mode, value-added real estate information contents. The total information system of real estate designed in this paper includes a geological information system using a GIS, a property information system using photos and videos, a systemized legal consulting system, a web call center where customers can communicate with real estate experties on the web and lastly marketing analyses system using credit card data.

Analysis of the Changes in Urban Vitality Before and After the COVID-19 Outbreak: the Case of Commercial Districts in Seoul (COVID-19 발생 전·후의 사회적·경제적 활력 변화 연구 -서울시 상권을 대상으로-)

  • COVID-19 has had a detrimental effect on urban vibrancy, particularly in urban commercial districts. Against this backdrop, the goal of this study is to examine the changes in social and economic vitality in Seoul's commercial area before and after the COVID-19 outbreak, and to identify influential factors for the changes in vitality using multinomial logistic analysis. The following are the key findings derived from the study. First, an examination of the changes in the vitality of commercial districts by type revealed that the decline in economic vitality was greater than the decline in social vitality. Second, the greater the residential ratio, the less harmful the impact of COVID-19 on urban vibrancy. Third, unlike other types of commercial districts, traditional markets had a minor increase in credit card sales even though the floating population fell during the COVID-19 pandemic. Fourth, the accessibility of the subway did not play a positive role in reversing the decline in social and economic vitality caused by the pandemic in the commercial district of Seoul; rather, the accessibility of private automobiles contributed to the increase in social and economic vitality. These results imply that the development and activation of commercial areas accessible by non-motorized modes in the residential neighborhood are becoming crucial in the post pandemic era.

  • According to data released by the Covid 19 Self-Employed Emergency Response Committee, 95.6% of small business sales due to Covid 19 have decreased over the past two years, and the damage has further increased due to social distancing for quarantine. However, as all social distancing guidelines have rebeen lifted, and the commercial district has been revitalized, the Seoul Metropolitan Government is pushing for a project to foster local brand commercial districts so that small business owners or prospective founders who have closed their businesses due to the prolonged COVID-19. Therefore, this study propose the model that recommends alley commercial districts suitable for founders among the five alley commercial districts selected for the project to foster local brand commercial districts in Seoul. The Seoul Metropolitan Government's local brand alley commercial recommendation system recommends major population age groups and major industries in the commercial district by combining the population perspective model using Xgboost and the commercial district characteristic model using Decision Tree.

A Study on Determinants of Franchised Coffee Shop Rents (프랜차이즈 커피점의 상가임대료 결정요인에 관한 연구)

  • The study has analyzed the determinants of retail rents for the franchised coffee shop with the Multi-Regression analysis in Seoul. Central place, agglomeration, and demand-externality theories provide the basis for empirical models. The data used in this study consisted of 2,000 retail units in Seoul. As the results, the results show that coffee shop of retail sales per $3.3m^2$ and characteristic of retail trade-areas, and characteristic of coffee shop affects on the coffee shop's rents per $3.3m^2$. Coffee Shop's sales are the major determinant of coffee shop's rents. Also, coffee shop's goodwill per $3.3m^2$ and rental bond per $3.3m^2$ are positively correlated with a coffee shop's rents. Additionally, number of wholesale company and manufacturers in the retail trade-areas influences coffee shop's rent per $3.3m^2$. In summary, the study shows that coffee shop's brand identity, location and retail mix in the retail trade areas affects a coffee shop's rent per $3.3m^2$.

A Study of Sales Changes of Convenience Stores and Ratio Changes in the Composition of Business Types within Trading Areas of SSM (SSM 상권내의 업종 비율 변화와 편의점 매출액 변화에 대한 연구)

  • The fast expansion of super supermarket(SSM) in Korean retail industries has attracted serious social attentions and some types of regulations to slow down its growth are prepared. However, the regulations are hardly justified because they attempt to establish entry barriers which are not recommendable economic policy. Accordingly, the regulations should be justified at least on the basis of social and political causes. The study interprets the social and political causes as the effects of entry of SSM on trading ares where SSM is located. The study is distinguished from the past studies which focused only on intertype and intratype competition between retailers Another goal of the study is to complement the weakness of past studies and provide additional information to settle the issues. More closely, the study investigates the relationships between the changes in sales of convenience stores, which may be a surrogate measure of the viability of a local economy, and the changes in the composition of business types within 500m radius of a SSM. Further, the study investigates the effects of the establishment of SSM and the retail sales index on the sales of convenience stores. The study analyzed the panel data and adopts Swamy's random coefficient models. The results show that the effects of the establishment of SSM on the sales of convenience stores are not statistically significant. The relationship between the change in the portion of restaurants among the local business and the change in the sales of convenience stores is positive. On the other hand the relationship between the change in the portion of retailers in the composition of local businesses and the change in the sales of convenience stores is negative. In conclusion, even though any negative effects of the establishments of SSM on local economies are expected, as long as other types business especially restaurant businesses fill the space left by retailers, the net effect on the local economy may not be signification or even positive.

  • Commercial analysis has been used for a lot of reasons such as improving the distribution structure, operational cost savings. However, existing commercial assay system is mostly flow through the analysis of the population and the environment around the store. Therefore, in this paper, we design a path weighted data analysis system for efficient product arrangement. It is not applying the analysis method of the existing commercial sales center but the data analysis system applying the weight to the form of customers' paths in a store. In conjunction with the existing POS system, it provides effective product placement in department stores, such as supermarkets, convenience stores. To this end, a system that maximizes efficiency of product placement in stores, receiving path data, converting them into statistics data that apply the weight, and printing out them into a visualized monitering system for the manager to see was designed.
