The mixed-use development project like urban regeneration project has been enforced with long period and participation of various stakeholders. For this character, lots of risk could be occurred during the process of project and the project's success or failure depends on the risk management. So the process of identifying and responding to risks in urban regeneration projects should be followed systemically The risk identification phase is the first step to identify risk factors and define risk's character. One of the risk identification methods, the checklist, is the most practical and well-known one. This study suggests the check list that devide risks classified by stakeholders through analyzing tasks of stakeholders and drawing risks. This kind of checklist which handles risk factors classified by stakeholders is an easy tool to identify risks and expected to be effective to find risks for various stakeholders and themselves in the urban regeneration projects.

This paper attempts to reveal the relationships between IT capacity, SCM risk management factors and Business Performance. According to precedent studies, Our study analysed 153 cases from Korean companies which perform a supply chian risk management and then developed a structural equation model. As a result of the model test, this empirical study found that IT Infrastructure have a positively significant influence on companies' IT application and risk management. Second, there was a positive relationship between IT application and Business performance. Last and foremost, SCM risk management affects positively on Business performance. From this study, we found that investment in IT infrastructure will increase Business performance via raising risk management level, but there was less relationship between IT application level and that of risk management. For further study should be conducted for discovering effective practice factors of risk management.

The construction project is largely exposed to much more risk events over the project life cycle due to its complexity and size than the other industries. Therefore, the construction risk management process to identify and response the risk events is not only performing acutely but also proceeding systematically. The risk identification phase in the risk management process is to identify various risk events and define its characteristics. At this phase, the risk identification system is very useful tool to identify every possible risk events in the project. This study shows some problems of the existing risk identification system and proposes the modified risk identification system based on the project phases and the contract bodies, and also suggests partial but more enough detailed risk checklists to be implemented in the actual risk identification phase than any other existing risk breakdown systems to be examined at this study.

The city refreshing development projects in the domestic recently have been performed under leading of public institution laying stress on new city and existing urban district. These development projects are still staying in safety control level despite risk factor management at preliminary estimation stage has been more important factor to success and add value creation. Understanding inaccurately about various risk analysis techniques that can analyze risk factors and the insufficient application of step that can analysis technique s could make projects more difficult. Therefore, this research suggests the more effective methods for risk analysis that can control the risks in the pre-project evaluation stage.

This paper aims to evaluate the importance of risk factors at each stage of real estate development projects, and to propose risk management plans. For this purpose, possible risk factors at each stage of real estate development projects are extracted through previous studies, questionnaire survey by real estate experts is conducted next. And finally, the importance of risk factors at each stage evaluated using the AHP method. The results of this study are as follows. First, according to the results of evaluating the risk factors by main categories, planning risks in predevelopment stage, licensing risks in developing preparation stage, and cash flow risk in development stage are appreciated as most important risks. Second, according to the results by sub categories, changes in consumer preferences in pre-development stage, contracts and licensing-related work in developing preparation stage, bankruptcy of developers and construction companies in development stage, and compensation for any kinds of accidents in management and operation stage are appreciated as most important risks. Third, the major risk management plans at each stage based on the analysis results are suggested.

본 논문은 도로투자 사업성분석시 사업주체의 현금흐름을 결정하는 항목들을 고정값(Deterministic Value)이 아닌 확률적으로 추정함으로써, 사업의 재무적 변동으로 인한 위험도를 민간사업자의 견지에서 사업성분석과정에 내재화하는 모형을 개발하는 것이다. 즉, 확률적 비용추정기법으로 국소적으로 활용되던 위험도분석을 재무모형에 내재화함으로써 사업의 재무적 변동을 보다 포괄적으로 분석할 수 있는 틀을 제공한다. 본 연구에서는 몬테카를로 시뮬레이션기법을 이용한 위험도분석(Risk Analysis)을 적용하여 사업성 평가지표와 비용의 확률밀도함수(Probability Density Function : PDF), 누적확률분포함수(Cumulative Distribution Function : CDF)를 산출하고, 그 결과로 해당 사업의 위험도를 고려하여 사업성을 평가한다. 이 모형은 사업의 모든 변동요인을 복합적으로 추정하여 사업기간 내 사업주체의 현금흐름을 분석할 수 있다. 따라서 사업주체는 효용에 따라 합리적인 위험도 관리 목표값(Target Value)을 선정하고, 사업의 위험도를 고려하여 건설비, 예비비를 결정할 수 있다. 본 연구에서 정립된 모형을 서울외곽순환고속도로(일산-퇴계원 구간)와 대전당진고속도로를 대상으로 사례분석을 수행하였다. 그 결과, 대전당진고속도로의 경우 사업성이 없으며, 서울외곽순환고속도로의 경우, 일부 위험도 발생변수를 합리적으로 관리한다면, 사업성이 충분한 것으로 분석되었다. 본 사례분석은 사업의 위험도를 반영한 사업성분석 방법으로 우리나라 민자유치대상고속도로의 사업성분석의 하나의 지침이 될 것이다.

본 연구는 공공부문의 정보화사업 추진 시 발생되는 다양한 위험에 대해 발주자 입장의 의사결정자, 관리자 및 개발자 등의 세분화된 관점을 정의한다. 이를 기반으로 위험식별과 위험대응, 위험대응과 정보축적을 하나의 흐름으로 관리하여 고품질의 정보가 축적되고 정보 그 자체가 자산화 되어 재활용되는 폐루프 시스템(Closed Loop System)을 구축함으로써, 정보화 사업에 발생되는 많은 위험 요인을 효과적으로 식별하고, 효율적으로 대응할 수 있는 정보인프라를 구축하고 축적 및 공유하여 많은 위험요인에 대해 제한된 정보자원으로 효과적인 대응이 가능한 정보화 사업에서의 위험관리 방법을 제공하는데 있다.

Recently, the urban regeneration project has been performed actively at home and abroad. The stake-holders in urban regeneration project are various and complicated, and has large scale during a long life period. Also they show the characteristics of a mega-project and most mixed-use form. Therefore, the urban regeneration has a lot of potential risk factors from project beginning to completion. It means they need efficient and continuous risk management in terms of performance measurement. But the current domestic construction project does not reflect risk management in view of performance measurement. This study proposes the risk management methodology by mapping risk factors with major performance indexes of the urban regeneration project.

Recently, the government is very active to secure the financial resources by inducement of the private investment in fulfilling an extension of the SOC facilities. One of the reasons that the private investors hesitate to put money into the private finance projects, however, is the lack of knowledges about various risks to be possibly incurred during the project execution. This research was performed as one of the preparation works in order for a A engineering company to act as a prime contractor of the project management service in the private finance project, and finally developed the risk factor dictionary as a new concept to satisfy the requirement of a A company and overcome a limit of the existing risk checklists. Although the risk factor dictionary looks like the only simplified table to be the risk factors identified in three dimensions, the impacts and response strategies expressed in narrative and multi-items, and the responsible parties indicated, it has great meanings to get a lot of direct and indirect accomplishments over the simplified table during the development process.
