국내 모듈러 건축 사례를 적용한 플로팅 건축물에서 모듈러 시스템 계획 방향

  • 플로팅 건축물은 현장 시공을 최소화해야할 필요성으로 인하여 모듈러 시스템과 같은 공업화 건축 시스템의 적용이 요구된다. 이 연구에서는 국내 모듈러 건축물 및 기술 현황에 대한 사례에서 플로팅 건축물 상부공간에서 모듈러 시스템을 적용하기 위한 고려 사항을 도출하였다. 그리고 플로팅 공공청사에서 모듈러 시스템을 적용하기 위한 기본적인 모듈러 계획 및 계획에서의 기본적인 고려 사항을 점검하였다.

  • 유럽에서 지어진 플로팅 건축물을 중심으로 상부 시설에 적용된 모듈러 시스템을 분석하여 이를 유형에 따라 분류하였다. 플로팅 건축 상부시설에서 모듈러 시스템 적용 유형은 단위 공간 모듈러를 적용하는 경우와 단위 건축물 모듈러를 적용하는 경우로 나누어 볼 수 있었고, 단위 공간 모듈러의 경우 동일 형태의 반복에 의한 유형과 서로 다른 형태의 결합에 의한 유형으로 구분될 수 있었다.

  • This study is about the case study on the application of modular system to the superstructure of floating architecture in Europe. There are many restraints in the onsite construction of floating architecture. Then, various industrialized construction methods are needed to reduce the portion of the onsite construction in floating architecture. Among the various industrialized construction methods, the modular system can be more suitable for floating architecture. At this background, this study analysed the European cases of the application of modular system and classified the types of applied modular system. As a result, this study could classify the three types of modular system, such as, building unit modular, space unit modular and planning concept modular, and define the characteristics of three types by comparing with each other.

  • Specification is an important document for securing safe construction and improving quality as well as the contract document. Currently, the specifications used in modular buildings in Korea are only the construction specification, and most of the contents are used by borrowing the standard specifications of the building, so the contents of the modular buildings can not be reflected and it is contents are similar to the guideline book. The current status of domestic specification for modular buildings is affecting the quality of modular buildings. Therefore, we analyze activity through monitoring the modular process of modular buildings and analyze systematically relationship by applying IDEF modeling with analyzed activity. As result this paper proposes a structure of special specification specialized in modular building through generalization. The major classifications were divided into three stages : factory construction, transportation, and on-site installation. The specification structure was divided into 32 types of construction items from the floor slab assembly of the factory production to the joint finish of the on site installation in accordance with the opinion of experts.

  • 플로팅 건축물은 현장 시공에 제약 조건이 발생할 가능성이 높아 현장 시공을 최소화할 필요가 있다. 이 연구에서는 현장 시공을 최소화할 수 있는 모듈러 설계를 플로팅 건축물 상부공간에 적용하기 위하여, 먼저 프로젝트 초기 단계에서의 고려 사항을 검토하였고, 소규모 레저용 플로팅 주거공간을 대상으로 모듈러 설계를 적용하는 방안을 시도하였다.

  • With the recent changes in building environments such as low-carbon green growth, there have been increasing demands for the new building system that is eco-friendly and can maximize efficiency such as the unit modular system. For the unit modular system, more than 80% of the whole process is carried out in the factory while in the field, mostly unit module assembling and finish work are done. Thus, the quality at the pre-construction stage when design and manufacturing are done determines the quality of the building as a whole. In the country, the unit modular method was first applied in 2003 to school buildings and has gradually expanded afterwards, but due to the lack of examples and related information as well as the small scale of modular manufacturers, its characteristics have not been sufficiently reflected in design, manufacturing and field constructions. This study, as an attempt to improve the design quality of unit modular buildings, points to the problem in manufacturing and field construction, compares and analyzes its causes, and suggests major points to be considered in the early stage of designing the unit modular buildings.

Development of Project Delivery System in Public Sector for Modular Building (모듈러 건축물의 특성을 반영한 공공발주 방식의 개발)

  • Recent research has been ongoing for modular buildings in the country and interest increases. However, the activation of modular building projects is obstructed in the construction industry. There are many reasons to identity for this obstruction but one issue should be focussed. Modular buildings require to change the existing construction production system to a new construction production system, which is factory production - transportation - erection. However, the existing project delivery system in the public sector could not be adapted for this new construction production system due to the obligation of multi prime contract use, such as electrical, communication, fire fighting contracts by Law. Therefore, modular buildings in the existing project delivery system are separately contracted by multi prime contracts and modular units composed of the buildings are contracted by an architectural prime contractor as a commodity. As results, construction costs are increased, potential quality problems are raised and the existing project delivery system is finally an obstacle not to maximize benefits of the modular buildings. In this paper, we propose a new project delivery system for the modular buildings to adapt then ew construction production system.

  • Modular construction is combined with manufacturing production process and conventional construction industry technique. Considering characteristic of modular construction production process, manufacturing facilities require indirect costs for utilities, equipment, and overall maintenance, which can affect modular units pricing. However, current modular construction cost classification is inadvertent to reflect the manufacturing overhead costs, because it is generally added as a percentage to sum of labor, material and equipment as it called in single cost pool used. This process is easy to estimate the total construction cost at the project starting points, but it brings on misunderstanding of project profit estimations by "cross subsidization phenomenon". To prevent this situation, in this research aims to provide modular construction overhead cost handling process at the detailed indirect cost calculation for manufacturing stage using Activity-Based Costing as one of the powerful method for overhead costs estimation and allocation. Using this research results, modular construction cost estimators have more detailed cost information of modular units and prevent to misallocate indirect costs. Also, it can be utilized to aid the understanding of the company's profit structure.

  • Modular Construction is a method, which factory-produced units are transferred to on-site and assembled to form complete buildings. It is expected that its demand will increase gradually. Because it has some advantages such as duration reduction, movement, reuse and environmental friendliness etc. For the Modular Construction to be introduced and applied, we needs the objective and reasonable performance criteria. This study presents the acoustic performance criteria of the modular building. For this one, this paper reviews legal standard related to performance, analyzes the performance evaluation and survey on pilot projects. The presented performance criteria can be specifically asked the demand by owner in a design guideline. In addition, it makes designer and general contractor accomplish target performance. Eventually, it can improve the performance of Modular Building.

  • 플로팅 건축물은 현장 시공을 최소화해야할 필요성으로 인하여 모듈러 시스템의 적용 가능성이 높다. 그러나 국내의 경우 모듈러 시스템을 적용한 사례가 적을 뿐만 아니라 모듈러 시스템의 시공과 관련된 가이드라인도 없다. 모듈러 시스템의 적용이 상대적으로 보편화된 국외 가이드라인 사례 연구를 통하여 플로팅 건축에서 모듈러 시스템 시공계획을 위한 시사점을 얻고자 하였다. 문헌자료 및 인터넷 자료 등의 검색을 통해 국외 가이드라인 사례를 수집하고 이를 분석하였다.
