Currently, reconstruction and remodeling are conducted to improve the performance of aged housing. Recently reconstruction has caused many problems such as wastes generation, wasting resources and real estate speculation, remodeling is drawing attention. Accordingly, remodeling business for aged housings gradually increasing, but the use of scheduling method not considering characteristics of remodeling deters construction in some construction types. Especially, in case of dismantling construction, the dismantling is delayed since the scheduling method not considering characteristics of remodeling is used. In case of remodeling, dismantling construction is ahead of other processes, if the dismantling construction is delayed, whole construction will be delayed and if speedy construction is conducted, the costs for remodeling will increase. Furthermore, existing remodeling for aged housing has been for rahmen(crossbeam and pillar) structure apartments, but since most apartments to be remodeled are wall-slab structure where dismantling takes a lot of weight, it is highly possible the dismantling construction is delayed. Thus, this paper is to establish scheduling method for the dismantling construction reflecting characteristic of remodeling to prevent delay of dismantling construction for remodeling of aged housing with wall-slab structure.
This study, presents the details of a propulsion system for a systematic approach to the remodeling of rural villages as part of the pilot project that will be implemented in 2013. Studies on remodeling rural villages have focused mainly on various concepts of remodeling purposes and functions, and on the size and allocation standards of the facilities, such as rural houses, village rest areas, or public facilities. Thus, research is required on the establishment of a plan to restructure rural spaces and suggestions regarding the standards applicable at the local sites. This study employed an upward access system to prepare for the remodeling project and encourage the local residents' participation. As a result, the local residents voluntarily participated in drawing up a comprehensive plan for the village maintenance settings and forms, and for making the arrangements, by discussing the pros and cons of the plan, or through the forum. Based on this result, the local government examined the project in terms of its specifics, size, timing, budgetary appropriation, and anticipated results in order to implement the project, and also provided aid from the field experts to review the plan for the space and facility plans, and the legal system to establish the remodeling plan for the rural villages. Thus, this study attempts to contribute toward improving the quality of the rural villager's lives through a comprehensive remodeling of the whole rural village, not through an individual remodeling method.
Remodeling is urgent as the number of closed factories in the industrial complex increases due to the long-term economic decline. Accordingly, the government is promoting the remodeling of a closed-up factory as one of the industrial complex restructuring projects underway to restore the competitiveness of aging industrial complexes. The purpose of this study in to analyze the feasibility of remodeling of 4 closed-up factory in an industrial complex. In details, this study analyzes the factories that need to be remodeled with the reasonable grounds, and suggests in what order and manner the remodeling should proceed. The data were collected from literature review and on site field survey. As a result of the study, the feasibility of remodeling was recognized in all four closed factories, but Factory A was found to require a more detailed rental attraction plan and management operation plan. The final conclusions were verified through working-level meetings and experts' advise.

Due to economic or environmental reasons, green remodeling projects for old buildings are being actively carried out. Meanwhile, in the process of performing the green remodeling, the plan of green remodeling including passive and active elements has been decided based on the subjective experience and knowledge of engineers currently. Therefore, in this study, an ontology-based green remodeling decision-making support model, which can analyze the properties of old buildings and suggest appropriate remodeling plans, was established. In the developed model, once the basic properties of a building are entered, an appropriate remodeling plan composed of passive and active elements can be provided. By utilizing the results developed through the research, it is expected that it will be possible to support decision-making on more objective and appropriate remodeling alternatives development through web-based meta data search in accordance with the accumulation in remodeling cases.

This paper presents a scheduling technique that reflects various constraints in remodeling project of inhabited condition. The remodeling project of inhabited condition is required more detailed planning and control due to claims by noise, vibration, dust, smells, limited lift capacity, and limited temporary stock area. Because of the constraints, complexity in scheduling is increased and earlier completion is required to reduce the possibility of safety and environment accidents. Especially, in case of inhabited condition, the scheduling should be linked day-time/night-time/weekend work. This paper proposes a structured scheduling technique to incorporate those constraints in remodeling of inhabited condition. This scheduling technique considers not only remodeling process but also dismantling, newly-construction, and residents movement. Process expression method using MS-Project also presented to keep connectivity with existing scheduling system.
There are diverse barriers such as limits to space, time, economy, technology, institution, and etc. in remodeling construction compared to new construction and it needs to overcome such limits. Consequently, for effective performance of construction, planning and application fit for remodeling characteristics shall be made available in time and various studies into remodeling for each construction category are necessary to achieve this. Taking these into account this study conducted research of the followings to draw out necessary steps for planning and application of fire protection facilities in remodeling, to overcome various barriers that may arise during any project operations, and to provide useful materials for construction of reasonable and effective fire protection system.

Demolition work is a precedence activity that is performed earlier than other remodeling activities. And demolition work is one of the critical path activities. So, demolition work is needed for systematic plan and management. However, contractors of the remodeling project established a rough plan and did not consider recycling wastes, safety of workers and structural stable of building. To improve this problem, a eco-friend process model of remodeling project is needed to be established. The process model is composed of five phases; 1) survey and analysis of general condition of demolition work, 2) prepare documents of demolition work 3) establishing demolition work plan, 4) demolition and inspection, 5) post-demolition management. Especially, demolition documents are based on establishing WBS, selecting the equipment and method, waste management and structure reinforcement. A process model of eco-friend demolition work is developed by using IDEF0 method.
