일본의 중심상점가 활성화

  • 중심시가지의 노후와와 교외개발의 메카니즘 속에서 일본의 중심시가지는 침체와 쇠퇴를 거듭하고 있으며, 이를 극복하기 위해 1998년부터 "중심 시가지에 대한 시가지 정비 개선 및 상업 등의 활성화의 일체적 주진에 관한 법률"에 근거하여 연간 1조엔의 예산을 편성하고 경제산업성등 관련 부처들과 TMO(Town Management Organization) 차원에서 총체적인 접근을 하고 있다. 이러한 중심상점가의 쇠퇴는 우리나라에서도 정도의 차이는 있지만 유사한 형태로 나타나고 있다. 이에 일본의 중심상점가를 살펴봄으로써 우리나라 주심상점가의 활성화 방향을 모색하는데 도움을 주고자 한다.

The effect of social support and resilience of middle-aged men and women on retirement readiness (신중년 남녀세대의 사회적지지와 회복탄력성이 노후준비도에 미치는 영향)

  • This study aims to examine the relative effects of social support and resilience on retirement readiness in the prudent male and female generations through hierarchical regression analysis. The results of the study first, As a result of verifying the difference between men and women in social support, resilience, and retirement readiness, there was a significant difference between the overall social support and the subvariables of emotional, intelligence, material, and retirement readiness, the physical. especially, Women had higher averages of social support, resilience, and retirement readiness than men. second, The relative impact of social support and resilience on retirement readiness is In model 1, men have family type, living conditions, and final education, and women have living conditions, average monthly income, In Model 2 and Model 3, both men and women showed the same trend. Model 2 shows living conditions, average monthly income, social support, Model 3 had a significant effect on living conditions, social support, and resilience. Namely, Both men and women recognized that social support and resilience had the greatest relative effect on retirement readiness, which was the main variable. Through this study, the middle-aged generation especially, It is significant in suggesting the need to find ways of social support for women and to increase resilience.

Older Parents with Disabled Adult Children in Later Life: Health and Welfare Needs (성인장애자녀를 돌보는 저소득 노인부모의 보건복지 욕구)

  • The purpose of this study is to explore and describe the health and welfare needs experienced by old parents living with disabled adult children, and to help generate research interest and public policy attention on this critical issue. For the purpose of this study, the survey was conducted with older parents who are living with dependent adult children with physical or mental disability. Among collected data for this study, data for 105 older parents were analyzed. The results showed that older parents have suffered with care responsibilities for their disabled adult children as well as special needs resulted from their old age. And older parents have little or even nothing prepared for later life because of lifetime economic, physical and social difficulties related to their disabled children. Also these difficulties had a significant impact on their idea of health and welfare needs in later life. It showed that older parents had mainly concerned and wanted to have the direct cash benefits and medical provisions but hardly recognised the importance of other services such as leisure activities. Preliminary suggestions of this study therefore may be helpful to improve the public policy approach in order to better serve older parents with disabled adult children in the coming aging society.

Modified indirect evaluation method for deterioration assessment of drinking water pipes (상수도 노후도 평가를 위한 수정 간접평가법)

  • In this study, a modified indirect evaluation method was developed to predict the deterioration level of water pipes. The accuracy of the modified method was verified by comparing it with the direct method. The weights of index were adjusted by reducing the weight of water quality corrosion, soil corrosion, lay depth and road type according to the importance of the existing evaluation factors and adding the weight of pipe thickness. In the results, the weight of pipe thickness was determined to be 0.1530. Comparing with the direct evaluation method, the accuracy of the modified indirect evaluation method increased by 31.03% compared to the indirect evaluation method. The modified indirect evaluation method will be able to select relatively old pipes more accurately and efficiently than the existing indirect evaluation method when prioritizing the improvement of old water pipes.

Effect of the Type of Apartment Management on Long-Term Repair Allowances and Common Management Fees : For Apartment Houses Subject to Mandatory Management Located in Busan (공동주택 관리형태가 장기수선충당금과 공용관리비에 미치는 영향 : 부산시 의무관리대상 공동주택을 대상으로)

  • Today, apartment houses account for a very high proportion of the types of residence. This study aims to present basic data for preparing a reasonable distribution plan by identifying factors considered in calculating the amount of collection of management fees. After reviewing previous studies on common management fees and long-term repair allowances, various data on apartment houses subject to mandatory management in Busan in 2020 were collected from the Apartment Management Information System to analyze the differences in influencing factors according to type of apartment management(self-governing management, consignment management). As a result of statistical analysis, the number of households and many construction elapsed periods had a negative(-) effect on long-term repair allowances, and many construction elapsed periods had a negative(-) effect on common management fees. In addition, the degree to which many construction elapsed periods had a negative(-) effect on long-term repair allowances and common management fees had less impact on consignment management than on self-governing management. And the long-term repair allowances were imposed less by consignment management, common management fees were charged less by self-governing management. The results of this study will serve as basic data for rational distribution of long-term repair allowances and common management fees to residents and managers of apartment houses subject to mandatory management in Busan.

  • As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregates, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is necessary to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing and deducing the core technology. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.

Effects of Old-age Income Level on Life Satisfaction: Focusing on Effects of the Relative Income of Reference Groups (노후 소득수준이 생활만족도에 미치는 영향: 준거집단의 상대소득 효과를 중심으로)

  • In this study, the author utilizes longitudinal data of the recent 12 years to verify whether the absolute versus relative income of old age has a significant effect on their life satisfaction of life. The findings of this study show that there is a significant difference in life satisfaction of old age according to respondents' relative income of three reference groups based on their asset quintile and residental area and education. In the correlation analysis using the cross-sectional data, the absolute and relative income level was closely related to the life satisfaction. In the panel regression analysis using the 12 years longitudinal data from the Korea National Labour Panel dataset, the income level of counterparts in those reference groups appeared highly significant in determining the level of life satisfaction of the elderly. However, some demographic variables such as age and marital status did not have a statistically significant effect in the long-term perspective. The income of reference groups in terms of asset levels, education and region as well as their own past life satisfaction level had a significant effect on the elders' life satisfaction determination. These results suggest that the relative income hypothesis in terms of life satisfaction among the elderly is more valid than the previous absolute income hypothesis.

A Study on the Status of Extension and Renovation of Aging Types and Performance Improvement in Rural Houses by Type - Based on 4 Villages in Jangheung-gun - (농어촌주택의 유형별 노후형태와 성능개선을 위한 증축 및 개보수 현황 분석 - 장흥군 4개 마을을 중심으로 -)

  • The purpose of this study, we tried to derive problems and implications for future improvement by analyzing the physical characteristics of extension and renovation to improve the settlement environment due to the old age of rural houses and understanding the current status of rural houses. In this study, literature research, prior research analysis, and field research were conducted to analyze the physical characteristics of rural housing retirement patterns and performance improvement. This study attempted to derive the current problems of rural housing and implications for future improvement by analyzing the physical characteristics of extension and renovation to improve the settlement environment in four villages near Jangdong-myeon, Jangheung-gun. The basic pension was the highest as a major source of income for householders in rural and fishing villages, because most of the four villages had a large number of elderly people who could not engage in agriculture. The proportion of residential and vacant houses over 30 years old was investigated to be high. As for the housing structure, it was analyzed that the higher the soil in the wood structure and wall material, and the higher the probability of vacant houses becoming vacant as the wood structure and wall material are cement blocks. An average of 20% of the space expansion was carried out to improve the residential environment of the target house. In terms of space composition ratio, 14% of individual spaces and 40.2% of common spaces accounted for the largest portion of houses with 45.8% of attached spaces, and among the attached spaces, the warehouse space, which is a storage space, was the largest and the largest number of extensions. In the target farming and fishing village houses, there was a lot of renovation of the roof due to leakage, and secondary repairs such as plating and floorboards were additionally carried out due to mold generation due to leakage. In addition, in order to solve the insulation problem, a double window replacement from a single window and an insulation material was added to the wall, resulting in a form of renovation using a material different from the existing wall material. Since durability due to aging is not guaranteed, a number of temporary repair cases have been confirmed by partial improvement.

An Analysis of Complex for a Parking Lot Expansion (주차장 확대를 위한 공동주택 단지특성 분석)

  • The number of vehicle has been increased due to growth of economy. Consequently, the needs for parking area has been increasing. there is a serious problem in aged-apartments. It result from observing a parking lot law at that times. That is the reason why residents demand parking lot expansion. Parking lot addition is being studied on a lots different standpoint to solve the present parking lot condition. Parking lot expansion is limited by housing complex characteristics. This study analyzed the housing complex characteristics of aged-apartment. It is analyzed that the number of house holders, distance between buildings, and level of site for finding housing complex characteristics. The result are as follows. the complex lower than 300 households is about 35% in the Number of households. The buildings which has a moving distance from 41m to 50 is nearly 23%. Them the 멕스둣 house located on the flat is 82%. This study will become a reference data for the parking lot expansion.

The Effect of Human Capital on Life Satisfaction of the Elderly (노인의 인적자본이 생활만족도에 미치는 영향)

  • This study tried to understand the effect of human capital of the elderly on life satisfaction. Data from the 8th KReIS additional survey were used for the study subjects, and the number of subjects was 1987. Descriptive statistics, t-test, ANOVA, and regression analysis were performed using SPSS 20.0. As a result, gender, age, education level, economic activity status, generational composition, spouse presence, and exercise type showed significant differences in life satisfaction. Life satisfaction and health status showed the highest positive (+) correlation, and monthly average income and education level showed the highest negative (-) correlation. As for human capital that affects life satisfaction, life satisfaction was higher in women than men, employed rather than unemployed, married generations, health, average monthly income, and regular exercise.
