Improvement of Quantity Take-Off and BoQ through the LOD Criteria Analysis of BIM Models (BIM 모델 표현 수준(LOD) 분석을 통한 내역체계 개선방안 연구)

  • Recently, BIM has been actively introduced in construction projects. In particular, the introduction of BIM in cost estimating process is expected to improve the accuracy and efficiency of the cost estimate. However, the quantity calculation and BoQ documents preparation process still require manual work. Although the BIM model may support quantification process, it is still problematic that the level of detail of the model must be very detailed to meet the items in BoQ. To address this, it is necessary to analyse the LOD criteria and to analyze the extent to which quantity can be computed according to the level of detail in the BIM model. For the analysis of LOD-based work items, the work item grades were divided into A,B, and C. In this study, the ratio and cost of each item that can be calculated at the LOD level in the detailed design phase are reviewed for each type of work, and the method for improving the quantity calculation using BIM is proposed. In the LOD 300 stage(Detailed design stage), the largest number of items in the class B, the major improvement class, are window and glass work. In addition, the most expensive type of work was analyzed by reinforced concrete work. In the future, it is necessary to suggest appropriate improvement way for items with high item ratios and items with high cost ratios. The results of this study are expected to be used as a BIM-based cost estimation or as basic data for improving the current BoQ system.

  • The rough design information is only available from BIM(Building Information Model) based schematic design. So, it is difficult to obtain sufficient information for generating BOQ. Like 2D design, there are some problems that the results are depend on what the choice of cost estimator. However, the most research of BIM based cost estimation are focus on quantity takeoff, the consideration of work item for generating BOQ is insufficient. Therefore, this paper present automatic inference process of work items in a BOQ using ontology. The proposed process and ontology is validated through applying tiling construction. If the proposed process is utilized, it is expected the basis of developing generation method for consistent BOQ by resolving intervention of cost estimator's arbitrary decision.

  • 내역입찰제도 개선, 적격심사항목 보완, 적격심사 이행관리계획 미준수 업체 제재사유 추가, 정정공고 근거규정 마련 등을 주요 골자로 하는 국가계약법 시행령 및 시행규칙이 제.개정되어 지난 10월 10부터 시행에 들어갔다. 개정된 시행규칙은 1억원 미만 소규모 공사는 물량내역서가 계약서에 포함되지 않아 발주기관의 물량산정 오류시 설계변경이 불가능해 소규모 공사에서 경제적 피해가 많이 발생되어 민원이 제기됨에 따라 우리협회는 재정경제부에 "1억원 미만 소규모 공사도 계약서에 물량내역서가 포함되도록" 건의한 결과 우리협회의 의견이 반영되었다.

관리비 분쟁, 이해관계 복잡해 해결 쉽지 않아

  • 아파트나 상가, 빌딩 등을 사용할 경우 관리비 고지서를 받게 된다. 이때 관리비 내역을 일일이 따져 보기보다는 크게 개의치 않고 납부할 때가 많다. 하지만 일부 사건의 경우 이해하기 힘든 항목이 관리비 내역에 포함돼 분쟁이 발생하기도 한다. 일단 소송이 들어오면 여러 사람들의 이해관계까 얽혀 있어 해결이 쉽지 않고 번거롭다. 공동주택과 상가 건물 등의 관리비 책정 및 납부에 대한 법률적인 내용을 살펴보자.

Determining Major Items of Scheduled Maintenance for Apartment through Case Data: Focused on Improving the Establishment Standard for Long-term Repair Program (사례 데이터 분석을 통한 공동주택 계획수선 주요 항목 도출: 법령 상의 장기수선계획 수립기준 현실화를 중심으로)

  • The long-term repair program is significant as the execution standard for apartment in repair construction, and provides the basis for effective facility management through appropriation reserve and preventive maintenance. Considering its importance, the government legislates the items, cycle, and ratio for long-term repair. However, the frequent changes, controversies on repair, and difficulties in using appropriation reserve are caused as the items have not been revised on time reflecting up-to-date construction technologies. In order to resolve these problems, it is required to improve the standard by evaluating the appropriateness of repair items throughout the analysis of actual conditions. This study aims to suggest the revision plan for the criteria with the major items based on the status identified by the actual long-term repair programs and historical repair construction data. To do this, the adoption ratios of items to program are reviewed by collecting the real cases of the long-term repair programs. Developing improvement plan was approached in two ways such as "exclusion method" deleting minimum unnecessary items and "selection method" sorting out items with high adoption ratio and evidence of repair in a positive manner. Aa a result, the major items were identified as 118 items and 73 items by exclusion method and selection method respectively from the current 147 items. The outcomes of this study are expected to contribute enhancing the practicality of the standard in that the regulation for long-term repair program should periodically reflect the status of currently applied construction methods and materials.

  • In construction management, BoQ(Bill of Quantities) has been commonly used for the cost estimation. However, many problems have been recognized about the work items used in the BoQ that could be varied by the experience and knowledge of the estimators or the project. Also, there are lots of work items that have to be written in BoQ even though the cost proportion of those items is relatively lower than the others. In this study we consider the way how to organize optimally the work items through the analysis of case. The results of this study could be useful for improving the efficiency of preparing construction BoQ and conducting Quantity take-off in our construction management practices.

Estimation Method of Waste Amount from Materials to Develop Generation Rates of Construction Waste in New Apartment Construction Sites: Focused on Bill of Quantities for Architectural Works (신축아파트 현장의 건설폐기물 발생원단위 개발을 위한 자재별 폐기물 수량 예측 방법: 건축공사 내역서의 투입 물량을 중심으로)

  • The amount of new apartment construction has been trending upward in 3~4% each year since 11% increase in 2002. Currently, in public apartment construction sites under separate delivery system for construction waste processing, the significant difference between estimated quantity for contract and actual amount frequently causes severe controversy among project participants. Many factors such as poor environmental management, inadequate contractual amount are assumed to influence the above problem, and the requirement to revise existing generation rates, the key criteria applied in estimating the quantities of waste, is increasing. Most of generation rates were established in early 2000's, and have difficulty in reflecting the changes from new materials and technologies accordingly. Therefore, this study aims to clarify the types of construction waste for each trade and the forecast method as preliminary work in order to develop more accurate generation rates for construction waste in new construction. To achieve this purpose, the architectural bills of quantities in ten apartment projects executed during 2010~2013 were collected, and the possible waste types and reasonable material loss ratio for each item from temporary works to owner-supplying material area were defined and compared through the workshops and interviews with the experts and on-site environmental managers. The results of this study will contribute to establishing the categories of construction waste for construction trades and proper generation rates by the indirect estimation method in new apartment construction in the follow-up study.

  • Modular construction is one of the arising issues in the Korean construction industry due to shorter construction period and higher productivity on site. It is also expected that modular construction market would expand rapidly because of increasing demand of small houses by nuclear families and eco-friendly construction. However modular construction cases have been limited in Korea because of little demand in the market and the construction prices are even higher that the regular reinforced concrete methods. Even worse, because there is no standard bill of services exists in the industry, it may lead to the risk of construction expenses. So, the purpose of this study is focused on the development of bill of services which reflects characteristics and process of modular construction. In order to do this, the concepts and process of modular construction, WBS and CBS are analyzed. Analyses of the case studies and experts interview were executed so that proper principles for organizing bill of service of modular construction is established. Finally according to the 3 steps of modular construction, factory manufacturing, on-site modular construction and on-site general construction, the standard bill of services were suggested with the related coding system.

Development of Construction Cost Model through the Analysis of Critical Work Items (코스트 중요항목 분석을 통한 공사비 예측모델 연구)

  • In construction project planning and control, a cost model performs a critical role such as cost determination on a contract stage and cost tracing. The model can maximize owner's profit and value within the project budget and optimize cost management works on overall construction implementation stages. A BoQ(Bill of Quantities) generally adopted in a unit price contract has been applied as an important tool for cost control and forecast. However a previous cost model based on the BoQ has shown limitations in that it requires too detailed information and heavy manpower on cost management and difficulty in keeping relationship with construction planning, scheduling and progress management. The each cost items and unit prices which constitute of construction works are individually very important management factors but the relative weight for each items and prices have a difference on the contents and conditions of each conditions of each construction works. In consideration of this structural mechanism of cost determination, this research is aimed at examining the critical factors affecting the construction cost determination and propose and verify a new cost forecasting model which is more simple and efficient and also keeps the accuracy of cost management.
