A Study of the Fengshui Marketing Model in the Housing Industry (주택산업의 풍수마케팅 모형 정립에 관한 연구)

  • This paper aims to establish a Fengshui-based marketing model that companies engaged in selling dwelling spaces can utilize to increase their sales. The study is based on an investigation of appraisal statements and analysis techniques used in Fengshui. The Fengshui marketing model can be used for corporate advertising, sales promotions, public relations events, and for framing an overall marketing strategy according to changing consumer demand. As a sales promotion strategy, it can be used to influence consumer psychology and behavior. Although this study is limited to the all-pervasive advertising and marketing of houses by construction companies under installment plans, the Fengshui marketing method can also be used for the sale of store locations, space for product display, and so on. Initially, I analyze living spaces according to traditional Fengshui theory, and subsequently apply the modern method to study topographical space structures and geomagnetism disturbances. I present a standard form for writing the Fengshui appraisal statement based on the objective analytical method of Fengshui. With its shortcomings remedied, the appraisal statement can lead to high-quality advertising and increased valuations because it is based on objective data analysis and systematic evaluation of houses. In brief, I have designed the Fengshui marketing model as a sales promotion technique for the housing industry. I believe this study will contribute to the application of Fengshui in the housing industry's sales promotion efforts through high-quality advertising. Future research should evaluate Fengshui marketing in the housing industry based on case studies. Research questions to be addressed could include how Fengshui marketing has affected installment sales of houses and how Fengshui architectural practices affect general well-being. These studies would help propagate Fengshui marketing by validating its effectiveness. In addition, case studies should be undertaken to consider the practical applications of Fengshui marketing, how it can contribute to maximizing a company's image and profits, and how it can promote customer satisfaction.

  • Recently, the perception of Corporate Social Responsibility (CSR) has changed. Until now, corporate social responsibility has been recognized as a temporary means to improve the image of a company, but there is a growing recognition that it is a prerequisite for sustainable growth of the entity. Social responsibility of enterprises has altered according to the times and economic environment, and as the global value chain has become important, it has become a growth strategy for small and medium-sized exporters. Under these circumstances, CSR is increasingly an integral part of the activities of companies, and this is no exception for small and medium-sized enterprises. Nevertheless, Korean small businesses' CSR is still lacking, and so the case of Japan, where CSR has spread to small and medium-sized businesses despite the short period of time, is believed to give us policy implications. In the Japanese case, corporate social responsibility has been traditionally passed down by Omi merchants in the 17th century. The social responsibility of a company they thought was summed up by the so-called "sanspo-yoshi spirit" that is beneficial to sellers, benefits to buyers and helps society. Based on the case of Japan's CSR, which has been applied smoothly even to its small and medium-sized companies, this paper intends to suggest the following policy implications. First, the establishment and dissemination of a national long-term plan is necessary. Second, it is urgent for smaller businesses to introduce their strategic CSRs. Third, CSR, which does mutual cooperation between large and small businesses, should be pursued.

Analyses of Consumer Preferences and Perceptions Regarding Activation of Yacht Tourism Industry (요트관광산업의 활성화를 위한 소비자 선호도 및 인식도 조사)

  • The purpose of this study was to examine the preferences to yacht tourism and perceptions to importance of yacht tourism industry's activation strategies from consumers perspectives. In order to such a purpose, this study employed survey methodology with a total of 300 visitors to yacht facility and beach located in B metropolitan city. With 265 usable questionnaires, data collected were analyzed using descriptive statistics such as frequency, percentage, mean and standard deviation. Accordingly, following findings were derived from current study. First, 32% of participants had yacht tourism experiences and more than 64% of them had willing to purchase yacht tourism products in the future, which indicates optimistic increases in yacht tourism demand. In addition, amount of willingness to pay for yacht tourism was less than 100 thousand Won per day. Second, the most preferred product was a yacht training and experience program, and preferred time for yacht tourism was weekend and or vacation with the period of one day or one night and two days. The main motivation was to spend leisure time and enjoyment with accompanying persons of family or friend members. Third, consumers' restriction factors included high expenditures, time consuming and lack of various yacht tourism products but their selection attributes included low expenditures, associated tourism products and quality of yacht tourism products. Finally, the most important activation strategies included the development of yacht tourism products, building yacht tourism conditions and establishing marketing strategies, but the least important activation strategies from consumers views included policies, experts and facilities.

Accordingly, the transaction contract made by these also, the steady legal effect occurred by two or more parties by legal action which is the electronic agreement of expression. and it makes agreement improving corporate productivity and it can control the whole process such as contract documents and the actual buying store provision. Like this it has many benefits so, it suddenly rising as the new axis of economic activity area, it is a reality. In this change of era, with the establishment of electronic contracts, there are many problems are occurred to the expression of parties which is core of the contract on civil code so, the systematic legal composition is required. Thus, in this study will propose the reasonable improvements about the issue of electronic contract through the consideration.

The Locational Characteristics of Cultural Industries : The Case of the Record Industry in Korea (문화산업의 입지적 특성 분석: 음반산업을 중심으로)

  • The record industry, which consists of the cultural industries, has been deeply interrelated with the innovations of the science and the technologies. In Korea, the record industry has been developed dramatically since the late 1980s, and thus it has formed a huge business, and has also brought a lot of accompanying economical effects. The record industry is constituted with four circulation steps such as producing, manufacturing, wholesaling and retailing, which follow the different locational orients, respectively. The purpose oi this study is to investigate the locational characteristics of each step. Because of the shortage of the data, this study based on the direct data from field studies, interviews, and surveys, as well as the existing document data. The results of this research are summarized as following: the record industry shows strong concentrations in Seoul and the surrounding areas. It also shows the spatial linkage with other industries that are necessary for the production, advertisement, and sales of records. The locations of the record producers are affected by the location of broadcasting stations. Therefore, they are concentrate in Kangnam and Yeouido, where many broadcasting stations are located.

  • As strategies for creating profits are differentiated by the national economic system and development strategies related to firms' geographical scope, they depend on the spatial contexts and product characteristics. In this perspective, strategies for the profit creation of Korean textile and clothing FDI firms invested in Vietnam has involved in the geographical differentiations in accordance with the development path of transitional economies, changes in institutional environments and the characteristics of products. Therefore. the main purpose of this research is to identify the way in which they have their own identity in transitional economies by investigating business pattern, commodity chain and extra-firm relations, which are related to institutional dynamics in Vietnam. There are two main characteristics of Korean textile and clothing FDI firms in Vietnam. The first is that all business activities involved in the commodity chain of them from R&D to production is controlled by global retailer and distributors, which is the buyer-driven commodity chain and the typical commodity chain of the textile and clothing industry. The second could be defined as over- or unforced embeddedness into the institutional legacy of the Soviet system, because they have been incorporated into pre-existing networks based on reciprocal relations in Vietnam.

  • In line with the enhanced weight and variety of electronic commerce in business activities, new type of payment settlement and banking system which will enable to store, create and transfer values from the existing method of payment settlement is highly required. Cyber Banking system draws strong attention being the solution of there requirements. The existing Cyber Banking system has the difficulty of operation, administration, in addition to the problem of initial facility investment of big amount, resulted from the usage of the current business process. As the existing Cyber Bank system is unable to carry out the function of storing, creating, and transferring values due to the adoption conventional credit card system instead of the application of non-stop payment system between the seller and buyer. As a result, current Cyber Bank system still imply the deficiency of non-performing cash payment function on internet. This paper describes (1) an integrated application process, One Process One Input (OPOI) which is essential for software development of the Cyber Bank, (2) an application process of payment settlement system to be applied to the electronic commerce in Internet. And then, with these for a basis, (3) design and implementation of payment settlement system through CyberBank for Electronic Commerce. Consequently, by means of this suggested process, we could attempt to solve the problem of existing Cyber Bank system and further to explore the possibility of advanced Cyber Banking being the non-stop payment settlement system. The effectiveness of this suggested system has been practically confirmed.

  • This paper classifies factors that form Chinese contemporary art price which comes into the spotlight in the current fine art market and consider the characteristics that form price with Chinese art only. The data were analyzed applying hedonic price setting models which include market value as a dependent variable with the various characteristics that art includes as the individual factors. The result has found that Chinese contemporary art has the more effects on factors of artists than sales factors. The social factor is worthy of notice in that Chinese GDP jointly raised with the price of Chinese contemporary art. At this point that interest in and demand of Chinese contemporary art are higher, it is thought that the result of this study will raise comprehension and convincing purchase direction will be suggested to collectors.

  • The smartphone is the communication device that is the most personal to the user, and it keeps a lot of information related to the user and makes information communication with other devices. With these characteristics, forensics on smartphones are one of the most basic methods of investigation in criminal investigations, and have actually contributed to the settlement of the case by providing many clues. However, recently, it is designed to encrypt data stored as a social issue related to the protection of user's personal information, or to delete deleted data or to delete log data together. So, any solutions? In this paper, I try to find the answer from cloud data stored by smartphone user account. Cloud forensics should approach complementary relationships rather than smartphone forensics. There are a lot of data stored in the cloud that can be meaningfully used in the investigation. Online activity information of users, such as Internet usage, YouTube view, and contents purchase information, cloud service such as e-mail, cloud drive, and location information are the most representative data. These data can be unvaluable, but here are some important clues in various types of criminal investigations. In this paper, I propose a method to extract data from the google cloud so that the data can be used for investigation, and to utilize the extracted data for investigation. And it explains the role of the extracted artifacts in the actual investigation business through virtual cases and proves its value.

The Effect of Settlement Inclusivity on Older People's Mental Health (정주환경 포용성이 고령층의 정신건강에 미치는 효과)

  • This study aims to conceptualize the settlement inclusivity for overcoming social exclusion and the decline in quality of life of older people and to examine its effects on their mental health. The concept of the settlement inclusivity for older people focuses on the immediate environment around the place where they live. We proposed two domains for the conceptual framework; social domain that provides opportunities for community cohesion; spatial domain that provides security of residential area and access to basic services within walking distance. The social domain was represented by participation and interdependence, while the spatial domain by security and accessibility in the settlement inclusivity. Zero-inflated negative binomial regression model was constructed with 2017 National Survey of Older Koreans data to analyze the factors influencing depressive symptoms of older adults. The empirical results demonstrate that increased level of neighborhood network and social participation is associated with a decrease in the number of depressive symptoms. In addition, higher satisfaction in neighborhood environment and good accessibility to public transport/stores are associated with fewer depressive symptoms. Finally, housing condition and home ownership have a moderating effect on the relationship between social network/participation and depressive symptoms level, whereas they have no direct effects on depressive symptoms. This study demonstrates multi-dimensionally and mutually significant associations between settlement inclusivity and depressive symptoms for older people providing implications for urban planning and policies to improve mental well-being of older population.
