Cost Performance Evaluation Framework through Analysis of Unstructured Construction Supervision Documents using Binomial Logistic Regression (비정형 공사감리문서 정보와 이항 로지스틱 회귀분석을 이용한 건축 현장 비용성과 평가 프레임워크 개발)

  • This research explores the potential of leveraging unstructured data from construction supervision documents, which contain detailed inspection insights from independent third-party monitors of building construction processes. With the evolution of analytical methodologies, such unstructured data has been recognized as a valuable source of information, offering diverse insights. The study introduces a framework designed to assess cost performance by applying advanced analytical methods to the unstructured data found in final construction supervision reports. Specifically, key phrases were identified using text mining and social network analysis techniques, and these phrases were then analyzed through binomial logistic regression to assess cost performance. The study found that predictions of cost performance based on unstructured data from supervision documents achieved an accuracy rate of approximately 73%. The findings of this research are anticipated to serve as a foundational resource for analyzing various forms of unstructured data generated within the construction sector in future projects.

  • Many contractors have overlooked the construction contract general conditions and it was a bad construction practice. Today, construction project is very complex and complicated. This requires a networked contract document and results in a complicated contract conflict hardly to be solved. Therefore, to reduce the construction dispute and to enhance construction practice, clarification of definition of Owner, several conditions to be revised, insertion of design supervision were suggested in this paper.

  • With the government plan to introduce a post-sale system to the Korean real estate market quickly becoming a reality, reformation of the supervision policy under the current pre-sale system is expected. The current supervision policy, designed to enhance the quality of houses and to prevent improper construction, was reinforced through the 'residential construction promotion act' and has been further revised as the 'residential law'. At this current time, the introduction of a post-sale system is expected to affect all aspects of residential construction, from the planning stages to overall conditions regarding the actual construction. Therefore, this research will illustrate several changes in the supervision policy that are expected to arise from the introduction of the post-sale system, focusing on areas of the policy that are presumed to be the most affected. The research will highlight problems under the current system, analyze any domestic supervision restrictions that have been regulated for post-sales that are currently effective, and suggestion methods of improvement in construction supervision system through SWOT analysis.

Crafting a Quality Performance Evaluation Model Leveraging Unstructured Data (비정형데이터를 활용한 건축현장 품질성과 평가 모델 개발)

  • The frequent occurrence of structural failures at building construction sites in Korea has underscored the critical role of rigorous oversight in the inspection and management of construction projects. As mandated by prevailing regulations and standards, onsite supervision by designated supervisors encompasses thorough documentation of construction quality, material standards, and the history of any reconstructions, among other factors. These reports, predominantly consisting of unstructured data, constitute approximately 80% of the data amassed at construction sites and serve as a comprehensive repository of quality-related information. This research introduces the SL-QPA model, which employs text mining techniques to preprocess supervision reports and establish a sentiment dictionary, thereby enabling the quantification of quality performance. The study's findings, demonstrating a statistically significant Pearson correlation between the quality performance scores derived from the SL-QPA model and various legally defined indicators, were substantiated through a one-way analysis of variance of the correlation coefficients. The SL-QPA model, as developed in this study, offers a supplementary approach to evaluating the quality performance of building construction projects. It holds the promise of enhancing quality inspection and management practices by harnessing the wealth of unstructured data generated throughout the lifecycle of construction projects.

  • 제출된 입찰서는 대부분 공개적으로 개봉하며, 입찰자의 명칭과 입찰금액이 함께 공표된다. 감리자는 입찰서가 산술적으로 정확한지, 요구된 자재 및 입찰문서의 조건에 부합하는지를 검토하고, 입찰자와 면담 등을 통해 입찰서의 평가를 완료한 후 발주자에게 낙찰(계약)수여에 관해 추천을 한다. 발주자는 낙찰된 입찰자에게 낙찰통지서(Letter of Award) 또는 낙찰(계약)의향서(Letter of Intent)를 발급해 시공자가 작업준비를 할 수 있게 한다. 낙찰통지서를 받은 시공자는 공사이행보증서(Performance Bond) 및 선수금 보증서(Advance Payment Bond)를 제출하고, 입찰보증서(Tender Bond)를 반환 받으며, 계약체결을 완료한다.

  • As the field report data does not normalize, ordering organization requires different form every time and field reporters make out form as random, data and report to the ordering organization by different medium such as FAX, e-mail, paper document. Therefore, Field reporters must set and make out same information in required pattern. And ordering organization is being responsible for side works of totalizing and processing the reported data. This research suggests the electronic document unification about monthly construction progress report and construction present condition report system. In addition, it suggests electronically processing function that can handle field report business to unifying electronic documents. As using the result of this research, it will improve the work efficiency and simplify in report business.

  • To improve the cost performance of construction sites, various systems and standards are constantly being developed and implemented. Although legal requirements for these system and standard improvements have been increasing, the cost efficiency performance of construction sites remains stagnant. We have digitized documents generated through construction supervision work at 39 building construction sites and proposed a model that can support decision-making in cost efficiency evaluation. This model selects key keywords that are considered to be highly related to cost efficiency by identifying the patterns and relationships of keywords through associated rule analysis and social network analysis using keywords derived from documents. In addition, it is expected to be used as a decision-making aid to determine the cost efficiency of a specific building construction site by establishing a logistic regression model using core keywords. As a systematic database of construction supervision documents and an integrated system of massive data generated by digital technology are established in the future, the accuracy and reliability of the cost efficiency evaluation model are expected to be reinforced.

  • A construction process involves many designers, engineers, contractors, consulting engineers and government officials. Thus, it is essential to promote collaboration among such participants through of effective document exchange. There have been efforts to Improve efficiency of document exchange through Web. Also XML/EDI is recommended by its method. So the purpose of the research was to establish the data model for document information management in document exchange for construction participants using web-based XML/EDI. This research proposed a method of modeling document information for systemic management of document information that exchanged by XML/EDI in central and explained concept of application document information that stored in database. This research classified construction document according to its information relation.

  • Turnkey project, also called Design-Build project, has been expanding and diversifying its business into the Korean market. However, it has been experiencing numerous difficulties due to a large number of change orders on the public turnkey project. Change order during the construction phase impact on time deliveries, budget and quality on a turnkey project. In preparation for this, the government has to improve the awarding procedure and general conditions for turnkey projects. Contractors should also cooperate with their co-working partners and establish a standardized procedure, which provides change order control for efficient implementation on the construction site.

  • The architectural drawing, construction project specification, etc. are included in the contract of a documents. However, construction project specification, for being documentation, is not utilized to such an extent. The reason is that specification information is difficult in collecting information in relation to the architectural drawing, material finishing list and other architectural information. Therefore, an integrated model, which can be associated with other architectural information, is needed, and a DB based on this integrated model must be established in order for it to be utilized in design, construction, and management. The DB, which is established through this process, must be updated according to modification in design, and construction. Furthermore the specification must be in document on the web for reference. Consequently in this research, the structure of integrated model has been introduced, and it has made the search and preparation of the integrated model on the Internet, using the specification information DB established for the mutual reference of DB, possible. The improvements of construction project specification standards are expected by this system. Also, it will bring about Improvements upon claim prevention, and design, construction, management qualities. Furthermore, it will make the use of information more convenient in practical business such as order agency, design service and building site.
