4D BIM based Workspace Planning Process in Building Construction Project (4D BIM 기반의 건설프로젝트 작업공간 계획 프로세스)

  • Each participant in building construction project requires their own workspace to execute their activities. In this environment, inappropriate workspace planning in construction site causes workspace conflicts which result in a loss of productivity, safety hazard and poor-quality issues. Therefore, workspace should be regarded as one of the most important resources and constraints have to be managed at construction site. However, current construction planning techniques such as Gantt chart, network diagram and critical path method have proven to be insufficient to workspace planning. This paper contains formalized process for workspace planning in 4D BIM environment to prevent workspace related problems in construction project. The proposed process in this paper represents workspace occupation status for each activity and suitable solutions for identified workspace conflicts by integrating workspace attributes and activity execution plan. Based on the result of this study, project manager will be able to prevent probable workspace conflicts and negative effect on project performance by devising appropriate workspace plan during preconstruction phase.

  • Cost of construction project have to be estimated based on drawing before execution. Cost estimate and check would be performed numerously for preparing general outline of requirements and determining the budget at conceptual planning stage, for obtaining decision on every matter related to design, specification, construction and cost at design stage, and for predicting bidding cost. Thus, importance of cost estimation cannot emphasize too much in construction. However, there are lack of standard estimation method, process, and cost analysis method, that square foot estimation method is as used as eyer, in Korea. Thus, This research present the direction for improving cost estimation and management in construction; It is demanded that establishing standard data base methodology, multi-level database model CUBE, and standard cost planning process, choosing cost estimation methodology according to objectives and cost planning process, and making more experts.

  • The number of claims and disputes among project participants has been steadily increasing last a few years and it creates numerous conflicts and problems in the domestic construction industry. One of the root causes of claims and disputes can be explained by the fact that project objectives of participants are offer different and not aligned. This research is considered as a pre-study of developing a strategy to mitigate conflicts such as claims and disputes in the domestic construction industry by utilizing Alternative Dispute Resolution (ADR) techniques. This research focused on improving standard contrast documents to establish a systematic dispute resolution process which emphasize the ADR method. To do so, several well-recognized contract documents developed by FIDIC, AIA, ECC were throughly investigated and analyzed using a benchmarking process. Result of the research propose needs of improving the domestic construction document's some clauses and the details will be further Investigated through surveys and expert's opinions.

  • Recently domestic companies have been needed to securing competitive techniques due to increasing orders of plant industries in the oversea construction market. Although domestic engineering companies have been assessed competitive in the field of detail design, their high value-added basic design have evaluated uncompetitive. To manage efficiently various contents which occurred in works of design steps, the management method must be built. In this study, we have found the contents which required to management through the definition of main works and analysis of characteristics in the step of basic design. Then, we have suggested to Contents Classification System which reflected of work flows and relations among stakeholders. Proposed Contents Classification System will help us when requiring the proper documents, drawings, sheets and other information.

  • Recently, quality inspection and defect management have been considered as one of the major issues for increasing customer satisfaction and corporate image in domestic construction industry. However, the quality inspection and defect management have not been performed systematically because of insufficient field managers, the excessive amount of documents, complicated work process and difficulty in communicating construction information. Therefore, the field manager could not perform the quality inspection and defect management work in time as well as the reliability of recorded quality and defect data was decreased. The primary objective of this study is to propose a quality inspection and defect management system using information technology which enables field managers to efficiently gather the information of defection in apartment housing. It is anticipated that the effective use of the proposed system would be able to imp개ve communication among the related participants and systematically accumulate data that might be used in similar construction projects.

  • Design build (DB) is a construction project delivery system which has become one of the favored ones and the growth of DB by the public agencies has been steadily increasing. DB can be viewed as an evolutionary project delivery system, since DB project team members collaborate on work with each other, keep seeking cost effective and innovative alternatives that meet the construction needs of the project. Thus DB outperformed others in delivery speed, cost saving, and turnover quality. In Korea, DB projects likewise have steadily increased that it is needed to analyze characteristics of DB delivery system in Korea. For that purpose, this research would offer an analysis of characteristics of DB delivery system in Korea using system dynamics model with investigating the public market trend, comparing DB performance to DBB, and analyzing questionnaire survey.

  • Recently, After Service(AS) management in apartment housing projects has been appeared as one of the major factors for improving customer satisfaction, and increasing competitiveness and raising image of a company in construction industry. The primary objective of this paper is to propose a web-based AS management system which enables field engineers to effectively collect AS information required from customers and effectively manage the statuses and results of AS performed. It is anticipated that the effective use of the system proposed in this paper would be able to improve communication efficiency among the AS participants, and help field engineers systematically manage and accumulate data that might be utilized as a reference in future construction projects.

  • The repetitive occurrence of similar accident is one of the biggest feature in construction disasters. Similar accident cases provide direct information for finding risk of scheduled activities and planning safety countermeasure. Many systems are developed to retrieve and use past accident cases by researchers. However, these researches have some limitations for performing too much retrieval to obtain results considering construction site conditions or not reflecting characteristics of safety planning steps or both. To overcome these limitations, this study proposes accident case retrieval system that can search similar accident cases. It also helps safety planning using information retrieval and building information modeling. The retrieval system extracts BIM objects and composes a query set combining BIM objects with site information DB. With past accident cases DB compares a query set, it seeks the most similar case. And results are provided to safety managers. Based on results of this study, safety managers can reduce excessive query generation. Furthermore, they can be easy to recognize risk of a construction site by obtaining coordinations of objects where similar accidents occurred.

An Assessment of Field Application of Elementary Technology for Reducing Construction Duration in the Apartment Housing Construction (공동주택 골조공기단축을 위한 요소기술의 현장 적용성 평가)

  • Recently, construction companies prefer to use large scale system forms to prepare for lacking of skilled workers, aging and the chances of application of pre-build&post-sale policy. In result of the effort and interest, the duration for framework of domestic high rise buildings has been accomplished to 3-4days per floor but for the apartment housing which form over 90% of the domestic construction industry, and especially the middle story RC apartments which is the main part, the duration for framework is only about 6-8days per level. This is only about 50% of the duration per level of RC residential buildings in North America. In previous researches elementary technology, which has potential of duration reduction, was proposed and this research suggest the applicability in construction sites and ways to improve it using elementary technology applied Mock-up Test. Furthermore, we analyze the productivity and T/C usage rate of the 6day-Cycle and suggest an improved model.

  • 2017년 12월 기준 우리나라에 등록된 자동차는 약 2,200만 이상으로, 그 증가율은 매년 증가하는 추세이다. 이러한 최근 차량대수 및 고자산인 외산차 보유율 증가는 자연재난에서 노출과 관련한 위험도를 증가시키는 주요인이 되며, 홍수발생 시 상당한 규모의 경제적 피해를 야기한다. 현재 국가연구개발사업으로 진행 중인 행정안전부(2017) 연구는 위험지역 내 차량의 공간적 분포와 차량유형별 침수심에 따른 취약성을 고려하여 어떠한 홍수사상으로부터 예상되는 차량 피해액을 추정하는 방법을 제시한 바 있다. 여기서는 어떠한 집계구 내에서 동일한 침수심 구간을 가지는 면(polygon)을 분석단위로 하고 있는 데, 이를 편의성 차원에서 벡터자료에 기반 한 연산과정을 수행할 경우 정의된 침수구역도(재해정보)의 고유 정보가 훼손되거나, 세분화된 침수심 구간에 따른 손상률 관계를 사용할 수 없는 문제점이 있다. 이에 본 연구에서는 격자 기반의 침수구역도와 인벤토리 지도로부터 Raster GIS 공간연산을 활용한 차량피해 산정절차를 제시하였고, 이를 신천수계 하천기본계획(경기도, 2011)에서 계획된 치수사업에 적용하여 홍수빈도별 사업시행 전후 상황에 적용하였다. 이 과정에서 침수구역도는 인벤토리 상의 집계구 면적을 고려하여 $5m{\times}5m$ 크기로 제작하였고, 동일한 격자크기로 변환된 인벤토리는 변환 전후 면적을 기준으로 할 때 거의 오차가 없는 것으로 확인되었다. 그리고 Raster 공간연산으로부터 침수편입률을 결정하는 과정에서 집계구 넘버 및 침수심 정보를 확인하기 위한 자료별 전처리 과정을 제시하였고, 여기서 집계구 넘버는 인벤토리 정보와 침수심 정보는 손상함수와 연계된다. 본 연구에서 제시한 결과는 향후 실무에서 직접 적용하는 데 활용하기 위하여 방법론과 함께 가이드라인 문서로 정리할 계획이다.
