Identifying the Main Price Ranges of Online Product Category (온라인 상품 카테고리 내 주요 가격대 식별)

  • In recent, many consumers visit the online shopping malls or price comparison sites to collect the information on the product category that they are interested in. However, the volumes of the data provided by such web sites are often too enormous, and significant number of consumers have trouble in making purchase decision based on the plethora of products and sellers. In this context, modern online shopping agents need to process the retrieved information in more intelligent way before providing them to the users. This paper proposes a novel approach for identifying the main price ranges hidden in a single product category. To this end, the price of an item in the category is represented as a row vector and k-means clustering analysis is applied to the price vectors to produce the clusters that consists of the product items with similar price vectors. Then, the main price ranges of the product category can be identified from the result of clustering analysis. In general, the price is one of the most important factors in the consumers' purchase decision, and the identified main price ranges will be helpful for the online shoppers to find appropriate items effectively.

  • 전세계적으로 햄버거를 중심으로 하는 패스트푸드 산업에서 맥도날드가 모든 시장에서 1위를 차지하고 있으나, 유독 한국의 롯데리아와 필리핀의 졸리비(Jolibee)에만 뒤져 각각 그 시장에서 2위를 차지하고 있다. 본 연구에서는 이러한 롯데리아의 마케팅 역량을 형성하는 요인을 분석한 결과, 각 시기별로 빠론 의사결정, 핵심상권 유통망 구축, 조직과 고객관리, 경쟁사 대비 차별화, 고객만족등의 마케팅 노력이 핵심적인 역할을 했음을 알 수 있었다. 또한 각 브랜드 성장단계별로 미국문화의 소개 브랜드로, 한국적이며 차별적인 메뉴와 맛, 그리고 가격으로 소비자들에서 성공적으로 포지셔닝한 결과로 나타났다.

A Study on the Influence Factors of the Ratio of Assessment Value to Sale Price of Forest Land - Focused on the Sales Case of Forest Land in Gwangju, Gyeonggi-do - (임야가격의 현실화율 영향요인 연구 - 경기 광주의 임야 거래사례를 중심으로 -)

  • This study empirically analyzed the determinants of the assessment ratio (hereinafter 'AR') based on a total of 2,129 sales cases of forests in Gwangju, Gyeonggi-do. The main findings of this study through multiple regression analysis are summarized as follows. First, this study shows that regional characteristics have significantly different effects on the AR of forest land prices. Specifically, there was a significant difference in the AR depending on the location of the parcel by sub-region and the ratio of residential area, and the higher the number of development plans in progress, the more likely the officially assessed land price will be formed close to the sale price. Second, this study analyzed that location characteristics such as the proximity of the inner and outer center of the jurisdiction and traffic accessibility had a significant influence on the determination of the AR. Third, this study identified significant differences in AR depending on detailed factors such as planning management areas, production management areas, conservation areas for mountain, conservation areas for nature, and restricted development areas as land use and regulatory characteristics of forest lands. Fourth, this study found that land characteristics are a significant factor influencing the AR as an individual factor in forest land.

A Study for Applicability of Cokriging Techniques for Estimating the Real Transaction Price of Land (토지 실거래가격 추정을 위한 공동 크리깅기법의 적용가능성 연구)

  • The need for estimating the real transaction price of land is increasing in order to build foundation for transparent land transaction and fair taxation. This study looked into the applicability of cokriging combining real transaction price of land, altitude and gradient for effective price estimation on the points where the real transaction does not take place in the course of using the real transaction price of land. The real transaction price of land have been estimated using the real transaction materials of Yeongcheon, Gyeongsangbuk-do from January 2012 to June 2014, and the results have been compared with the estimation results of ordinary kriging. As a result of analyzing the mean error and root mean square error (RMSE) of the estimated price and 2,575 verification points, it was found that compared to ordinary kriging, cokriging results were more effective in terms of the real transaction price estimation and actualization. The reason that cokriging is more effective in the real transaction price estimation is because it takes account of altitude and gradient which are the forces influencing the land value.

  • The purpose of this study is to analyze the effect of the educational environment on the prices of studio apartments, known as officetels, in Korea. Since the revision of relevant laws in 2010, they have served as substitutes for residential purposes in areas suffering from housing shortage, especially where the educational environment is a significant factor. To assess the relation between the educational environment and rental rates, the hedonic price model and artificial neural networks were implemented. The national assessment of the academic performance of middle and high schools that were closest to each officetel, and the ratio of students going to special-purpose schools and private high schools were considered as independent variables. Research findings indicated that the positive effect of the dependent variable increased as the value of educational environment-related variables increased. This result could be utilized as a functional index for housing providers after considering educational environments.

  • 최근 1인 가구의 급격한 증가로 인해 자취방을 찾는 인구가 늘어나고 있다. 그에 따라 수많은 자취방이 등장했으며 매우 다양한 가격과 조건으로 자취방들이 형성되고 있다. 이에 따라 사용자에게 만족되는 조건과 가격을 만족하는 자취방을 추천하기란 어려운 일이다. 따라서 본 논문에서는 개인화 요인과 협업 필터링 방법을 이용하여 사용자에게 보다 적합한 자취방을 추천하는 시스템을 제안한다.

깔짚 연속사용시 동절기 육계 사양관리 요령

  • 필자가 담당하고 있는 충청지역에서 지난 여름과 가을에 걸쳐 조사한 바에 의하면 육계사육시 깔짚으로 왕겨를 사용하는 농가가 85% 정도였으며 이들 왕겨를 깔짚으로 사용하는 농장의 68% 정도가 깔짚을 최소 2회 이상 연속 사용하고 있는 것으로 나타났다. 나머지 8%의 농장이 톱밥을 사용하고 있었으며 톱밥을 깔짚으로 사용하는 농장의 99%가 2회 이상 깔짚을 재사용하고 있었다. 일부 농장의 4%는 왕겨와 볏짚을 혼합 사용하는 농장이 있었으며 왕겨와 볏짚을 혼합해서 사용하는 농장의 50% 정도가 깔짚을 재사용하고 있었다. 볏짚만 사용하는 농장도 있었으나 깔짚을 재사용하지는 않았다. 육계사육에서 깔짚을 연속 사용하는 이유는 현실적으로 뚜렷하게 대두되고 있는 상황이지만 그에 대한 변화된 사양관리는 뚜렷하게 정립된 내용이 없어서 사육성적이 문제가 되고 있다. 특히 올 겨울에는 유류가격 인상으로 인한 환기량이 감소될 우려가 있고 병아리 가격이 생산비 이하로 형성되면서 병아리 품질문제가 발생할 수 있으며 깔짚 연속 사용으로 인한 계사내부 환경불량 등 세 가지 요인에 의해 질병발생이 높아질 것으로 예상되고 생산성이 극도로 나빠질 것으로 우려된다. 따라서 필자는 올 겨울에 깔짚을 연속사용 할 때 어떤 방법으로 사육을 해야 정상적인 사육성적이 나올 수 있을 것인지 몇 가지 주요 핵심사항만 본고를 통해서 점검함으로써 여러분의 사육성적 향상에 도움이 되고자 한다.

A Study on the Determinants of Land Price in Detailed Parts of Eastern District Gyeongseong in the 1920's (1920년대 경성 동부지역 내 세부 권역별 토지가격 결정 요인 연구)

  • Upon examining land prices in the eastern district of Gyeongseong, it was observed that there were variations in land prices between the northern and southern areas, with the central part being densely populated with modern facilities such as hospitals, schools, and research institutions. As a result, the eastern district of Gyeongseong was further divided into specific sub-areas, namely the northeastern and southeastern, for a more detailed analysis of the land market in each area. In the northeastern area, factors such as distance from the central area and proximity to planned roads were found to have an impact on land prices. On the other hand, in the southeastern area, the distance between the main road, whice were IHyun Road and Jongro, was identified as a significant influencer of land prices. Therefore, the northeastern area exhibited characteristics of a hinterland, influenced by the concentration of major facilities in the central area, while the southeastern area had a strong commercial orientation, largely shaped by the influence of Jongro as a bustling commercial district. This study is significant in that it sheds light on certain aspects of the modern land market by demonstrating that factors such as accessibility to roads and anchor facilities, as well as the segmentation of the land market, were also influential in the land market a century ago.

The Empirical Study on the Effects of Repurchase Intention on Airbnb: The Role of Emotions and Key Components of Airbnb (Airbnb 고객들의 재구매 의도에 관한 실증 연구: 감정과 Airbnb 특성 요인의 역할)

  • This study investigates key factors influencing customers' repurchase intention in the context of Airbnb. Positive and negative emotions formed after customer's first-hand experience are identified as vital antecedents in determining consumer's repurchase intention. This study posits authentic experience, amenities, and price fairness as the key characteristics of Airbnb. It clarifies the role of subjective norms and trend-seeking tendency in repurchase decisions. The proposed research model was analyzed for 306 customers with experience in using Airbnb via structural equation model. The analysis results showed that both positive and negative emotions have a significant effect on customer's repurchase intention. The results clarified the role of Airbnb's characteristic components on repurchase decisions. Finally, subjective norms and trend-seeking tendency had no significant impact on customer's repurchase intention. The results of this study are expected to help establish effective strategies for customer experience and marketing to achieve sustainable growth of Airbnb.
