For this reasons. it is always in the face of uncertainty. To promote the reconstructing project successfully. we need to make risk management process to get rid of uncertain factors which occur in forwarding the reconstructing project This study has for its objects. First, suggest the best way of risk analysis to manage risk factors systematically and efficiently recognized in The Apartment reconstruction protect. Second, furnish basic data to build the risk managing system of The apartment reconstructing project.

공동주택 재건축사업은 조합의 비전문성에 의한 사업지연, 사업주체들간의 분쟁, 그리고 비용상승과 같은 많은 문제점을 가지고 있으며, 사업시행절차가 복잡하고 사업기간이 길며, 많은 사업주체들이 참여하기 때문에 항상 불확실성에 직면하고 있다. 따라서 성공적으로 재건축사업을 추진하기 위해선 재건축사업의 추진과정에서 발생하는 불확실한 요인들을 제거 할 수 있는 리스크 관리 프로세스의 구축이 필요하다. 본 연구는 공동주택 재건축 사업에서 인지되는 리스크 요인을 체계적이고 효율적으로 관리할 수 있는 리스크 분석방법을 제안하고자 한다. 본 연구에서 제안한 리스크 분석방법은 객관적이고 체계적인 기초자료가 부재한 상태에서 담당자들의 경험에 의존하여 이루어졌던 공동주택 재건축사업에서의 리스크 관리를 객관적으로 수행할 수 있는 기초자료로서의 활용성이 기대된다.
