Technical Proposal based Bidding System Applying the Concept of the Lowest Total Combined Bid Price for Supplying Affordable Housing (최저통합환산가격 개념을 적용한 기술제안 기반 입찰제도)

  • Recently, resettlement problems of low income groups in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). There are several approaches for supplying affordable housing and one of these is the bidding system which can reduce construction cost. However, the lowest bidding system has many problems such as dumping and substandard quality. In this context, this study proposed bidding system based on technical proposal applying the concept of the lowest total combined bid price for optimization of bid price, reduction of construction cost and period, and maintenance of suitable quality. This bidding system embraces the best value and cost plus time concept on the basis of an improved lowest price bidding system. It consists of the following components: work unit based, project unit based, and period reducing technical proposals. The proposed bidding system for determining bidders are designed to evaluate the adequacy of each technical proposal in the order of the combined minimum price in an effort to effectively optimize bid prices and reduce the construction periods, as well as to maintain a minimum appropriate quality.

Quality characteristics and sensory evaluation of Fuji apple based on commodity price (상품 가격에 따른 사과의 품질 특성 및 관능 평가)

  • This study investigated the sensory attributes and quality characteristics of Fuji apples based on market commodity price to provide data for quality index of Fuji apples. Samples were purchased from the Garak market (Seoul Agro-Fisheries & Food Corporation) and divided into four groups depending on the price such as group A, B, C, D. There were no significant differences in their volume and weight among groups. In the soluble solid content and total free sugar, A and B group (high price) showed higher content than those of C and D (low price) group. And also, the A group and B, C, D group showed 386.29 mg% and 320.09~359.28 mg% in the total organic acid content, respectively. As an sensory evaluation results, A group and B group were evaluated higher score than those of C and D group in the uniformity of red color and glossiness of skin and unique apple sensory attributes using quantitative descriptive analysis. Consumer test showed similar to quantitative descriptive analysis results in the various sensory attributes. In the analysis results between quality characteristics and sensory attributes of Fuji apples, total acceptability was correlated positively with titratable acidity (r=0.58), soluble solid (r=0.89), soluble solid content/titratable acidity ratio (r=0.42), total free sugar (r=0.36) and total organic acid (r=0.38). Based on principal component analysis of apple's quality characteristics, apples were primary separated along the first principal component (pH, acidity, soluble solid content, total free sugar, organic acid), which accounted for 66.01% of total variance. In addition, principal component analysis of sensory evaluation revealed a total variance for the quantitative descriptive of 55. 65% and a total variance for the consumer test of 55.84%.

A Comparative Study on the Clothing Involvement, Price and Discount Influence of Consumer Satisfaction between Korea and the United States (패션제품 구매에 있어서 한국과 미국 소비자의 의복관여, 구매가격, 할인구매 특성이 만족에 미치는 영향 비교)

  • The purpose of this study was to compare consumers' post acquisition behavior by analyzing the influence of consumer involvement, product price and discount. The data were collected through a survey based on three stages: two pre-tests and a main survey conducted in the U.S and Korea. A total of 520 participants from each country were used. The results of this study are as follows. First, clothing involvement, price and discount had no difference, but there was relationship on discount rate between countries. In addition, there were gender differences in involvement between the countries, and Korea showed a significant relationship in price discount. In general, the involvement of both American and Korean students was high and women had higher involvement than men indicating that women showed more interest in clothing than men. The discount rate was higher in the U.S and had a wider range of discount than Korea. Second, consumer involvement and price discount affected the satisfaction of Korean students whereas only involvement affected the satisfaction of American students. This study will extend understanding of consumer satisfaction between Korea and the United States. With the results of this study, apparel marketers will be able to understand how consumer involvement, price and discount may influence consumer satisfaction and develop effective marketing strategies for their profit.

Genetic Relationship between Carcass Traits and Carcass Price of Korean Cattle

  • The objectives of this study were to estimate genetic parameters for the carcass price and carcass traits contributing to carcass grading and to investigate the influence of each carcass trait on the carcass price using multiple regression and path analyses. Data for carcass traits and carcass prices were collected from March 2003 to January 2009 on steers of Korean cattle raised at private farms. The analytical mixed animal model, including slaughter house-year-month combination, linear and quadratic slaughter age as fixed effects and random animal and residual effects, was used to estimate genetic parameters. The effects of carcass traits on the carcass price were evaluated by applying multiple regression analyses. Heritability estimates of carcass traits were $0.20{\pm}0.08$ for carcass weight (CWT), $0.33{\pm}0.10$ for back fat thickness (BFT), $0.07{\pm}0.05$ for eye-muscle area (EMA) and $0.25{\pm}0.10$ for marbling score (MS), and those of carcass prices were $0.21{\pm}0.10$ for auction price per 1 kg of carcass weight (AP) and $0.13{\pm}0.07$ for total price (CP). Genetic correlation coefficients of AP with CWT and MS were $-0.35{\pm}0.29$ and $0.99{\pm}0.04$, respectively, and those of CP with CWT and MS were $0.59{\pm}0.22$ and $0.39{\pm}0.29$ respectively. If an appropriate adjustment for temporal economic value is available, the moderate heritability estimates of AP and CP might suggest their potential use as the breeding objectives for improving the gross incomes of beef cattle farms. The large genetic correlation estimates of carcass price variables with CWT and MS implied that simultaneous selection for both CWT and MS would be also useful in enhancing income.

A Study on Relationship between House Rental Price and Macroeconomic Variables (주택 전세가격과 거시경제변수간의 관계 연구)

  • In this study, we investigated the macroeconomic variables that affect housing prices thus creating a large impact on people's lives as well as the real estate market. For the study, the macroeconomic variables able to influence the House Rental Price (housing price by lease or deposit) were used for an analysis as follows: housing sales price index, household loans rate, total household savings, the number of employees and a multiple regression analysis was performed using a time series for each macroeconomic variable. As a result of the analysis, the House Rental Price was affected by all of four macroeconomic variables. The House Rental Price increased as each variable enlarged. In conclusion, this study may be useful for finding a solution for stabilizing the House Rental Price as well as for the establishment of efficient and sustainable policies for the housing market.

Effect on Consumers' Product Perceptions of National and Private Brand Clothing according to Consumer Decision-marketing Style (소비자 의상결정유형에 따른 전국상표와 자체상표의 제품 지각차이에 관한 연구)

  • The present study examined the consumer's evaluations of apparel quality and price, and the brand recognition according to the consumer's decision making styles(quality-conscious, brand-conscious, and price-conscious consumers). The two hundred and three subjects were asked to evaluate the quality and price of the two almost identical experimental blouses except for brand labels. One was the national brand, Keith and the other was the private brand, Ivy house. Also, the subjects were asked to answer if they recognize these two brands. The data were collected by self-administered questionnaire and were analyzed by frequency, percentage, one-way ANOVA, two-way ANOVA, and factor analysis. The results of the study were as floows: (1) Examining the perceptions of product qualities, generally speaking, all three types of the consumers evaluated the national brand's qualities more highly than those of the private brand. However, in-part, the price-conscious consumers evaluated some product charac-teristics more highly than those of national brand: touch of fabric, sewing, and the hemline finishing. (2) Investigating the perceptions of product prices, All three types of the consumers evaluated the price of the national brand more highly than that of the private brand. Among those, the price-conscious consumers recognized the price of the national brands most expensively. (3) Identifying the brand recognition of the two brands, the brand-conscious consumers showed the highest brand recognition and the price-conscious consumers showed the lowest brand recognition in both national and private brands, 51.9% of the total respondents identified the private brand showing comparatively high brand recognition. (4) Examining the relationship between the demographic factors and the consumer decision making styles, the monthly household income was statistically significant. Namely, 71.4% of the brand-conscious consumers have the monthly household income of 3,000,000 Won or higher which means that the higher monthly household income, the higher tendency to be brand-conscious consumers.

  • The purposes of study is to propose a new method contract price adjustment in construction projects. The research method of this study includes a case analysis and questionnaire survey. The results of this study are as follows: 1) For improvement method of contract amount adjustment, enactment for legislation pertaining to computation methods such as military's organization through total unit cost, and price flexibility computation at the point of design modification were presented. 2) Arithmetic formulas for cases in which volume is deleted or modified below the price flexibility exemption amount or in which there is no change to quantity, at the occurrence of design modification resulting from price flexibility, were proposed.

  • Energy is essential factor of production for a firm to produce goods and services. If so, what is the condition of maintaining profit of a firm when energy price is going up? In conclusion, the condition is that the rate of productivity improvement should be greater than the rate of energy price increase. To put this concretely, when the elasticity of energy price as to the productivity improvement is greater than the weight of the energy cost on to the total revenue of the firm, the firm can escape the negative effect of energy price increase. This is that, saying that once more, the firm have to reduce the energy cost or promote energy efficiency to maintain appropriate or sufficient profit when energy price is going up fast. Therefore, in this study we will analyze the effect of the oil price increase on the energy saving investment and that of energy saving investment on the energy efficiency in the field of Korean manufacturing industry. In doing so, this study could show that the effect of energy price increase on the energy efficiency of the firm and the factor of that mechanism.

Evaluation of the Regular Selling Price and Nutrient Contents of Enteral Nutrition Foods in Korea through Internet Search (인터넷 정보조사를 통한 국내 환자용 식품의 판매가격과 영양 함량 평가)

  • The purpose of this study was to examine the relationship between the regular selling price and nutrient contents of foods used for special medical purposes in Korea. This study investigated the regular selling price and nutritional composition of 114 enteral nutrition (EN) foods on the manufacturer's internet homepage. The average price of the total products was 1,156.0 won/100 mL. The price of foods used for calorie and nutrient supplementation (CNS) was significantly higher compared to that of the other EN food types (p<0.01). With respect to the nutritional content per 100 mL of the product, EN foods for CNS had significantly higher contents of energy, protein, 5 minerals, and 7 vitamins than the other EN food types. On comparing the nutritional contents of foods according to the price, the balanced nutrition foods showed significantly higher contents of energy, carbohydrate, protein, 3 minerals, and 7 vitamins in high-priced products than in low-priced foods. Summarizing these results, foods for CNS were approximately twice as expensive as the other EN foods, and the energy, protein, mineral, and vitamin contents were also high. Balanced nutrition foods had higher nutrient contents in high-priced products, which showed the relationship between the product price and nutrient content.

Inventory Models for Fresh Agriculture Products with Time-Varying Deterioration Rate

  • This paper presents inventory models for fresh agriculture products with time-varying deterioration rate. Due to the particularity of fresh agriculture products, the demand rate is a function that depends on sale price and freshness. The deterioration rate increases with time and is assumed to be a time-varying function. In the models, the inventory cycle may be constant or variable. The optimal solutions of models are discussed for different freshness and the deterioration rate. The results of experiments show that the profit depends on the freshness and deterioration rate of products. With the increasing inventory cycle, the sale price and profit increase at first and then start decreasing. Furthermore, when the inventory cycle is variable, the total profit is a binary function of the sale price and inventory cycle. There exist unique sale price and inventory cycle such that the profit is optimal. The results also show that the optimal sale price and inventory cycle depend on the freshness and the deterioration rate of fresh agriculture products.
