  • Compared with a lot of comprehensive and alternative studies on elderly housing facilities until now, specialized studies of dimensional and detailed standards have hardly made. Therefore we intends to examine the status of bathroom planning on representative elderly housing facilities in Korea. As the methods of this study, we executed a field study into five representative elderly housing facilities in Korea. We visited each two units out of the outstanding 5 facilities and surveyed the total ten bathrooms. Then we analyzed the space planning of them and the state of bathroom commodities, and measured the bathroom equipment. In addition, we collected questionnaires about satisfaction, preference, and problems from the residents. As a result, most of the bathrooms had powder rooms and were furnished with bathtubs(4) and shower stalls(6). One or more grab bar and emergency calling system were provided but the heights of the handles were different from each bathroom. The floor material of bathroom should be installed with no-slippery material.

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.

  • Purpose: In our country, the aged population accounted for about 13% of the total population in 2018. In addition, it is expected to exceed 20% in 2026, entering an super-aged society. However, the senior welfare housing in Korea currently accommodates only 0.08% of the elderly population, and the increasing amount of the elderly population is very small. Accordingly, this study aims to analyze the causes of supply shortages and to propose directions for revitalizing the supply of welfare housing for the elderly in the private sector. Methods: First, the causes and problems of the poor supply of welfare housing for the elderly were analyzed. Next, the direction was proposed through institutional and case-by-case surveys and expert interviews. Results: It suggested directions such as legal and institutional improvement, inducing the use of REITs, preparing policies to support consumers, allocating a certain percentage of senior welfare housing for the elderly in the reconstruction project, improving awareness of monthly living expenses, and re-discussing sales permits. Implications: Experts said that the direction proposed in this study can have a positive effect on supply activation. However, there were many opinions that re-discussion on permission for sales was necessary due to the excessive impact of the inability to sell. In addition, further research is needed for specific application of the proposed direction.
