  • The automatic temperature control valve is used to control the flow rate of heating water in the large apartment complex and buildings. It is important to have simillar heating flow rate in the apartments, even though the apartment is top or bottom floors. To achieve those purposes, the automatic flow-temperature control valve was developed. The perfromance of this control valve is effected by the catridge shape and spring length. The flow capacity of this control valve is obtained with the different shape of catridges and with change of spring length.

  • The objective of this paper is to suggest structural design for the long-life housing apartment complex to save the construction cost. The key is to use unavailable underground space due to bearing walls or bad configuration of columns in apartments as the parking space. Therefore, the structural plan of apartment buildings considering the parking section in the underground should be designed. After analytical resutls of three cases, it is significant effect in saving construction cost.

  • Apartment building floor with a damping layer can be modeled as a sandwich plate. In order to reduce low frequency noise more efficiently due to heavy impact on such a floor, thickness of the damping layer needs to be optimized at the design stage. Modal loss factors are determined in this paper by RKU equation which is popular In sandwich plate theories. Optimum damping layer thickness determined at each mode is weighted so that several modes in the frequency range of interest can be included in a more systematic way. Furthermore, to reflect frequency-dependent characteristics of complex stiffness of the damping layer, an iteration method is proposed in finding modal frequencies.

  • As quality of life improves, apartment's residents prefer residing type that have differentiation of resident center. Accordingly, community facilities such as fitness club, swimming pool, and so on are operated in apartment complex. Community areas are important space that can induce inhabitantses' natural meeting and contact, and that can solve social problems which is started each individuals' estrangement in current through community formation between neighborhood. From this point of view, this paper investigated the essence of light and the luminous environment for community areas. This paper finally suggested well-coordinated lighting plan of community areas, derived from the measurement and analysis of luminous environment in these cases.

  • This study intend to analysis the main issue of deterioration of old housing complex for reproduction and derive the solution. Most of existing reproduction of hosing complex pushed to improve residential environment or expected rise real estate in value. For that reason, there was a limit to improve social problem of urban area behind hosing complex and surrounding area. Because government propel to make brand of city, have parking facilities and rise floor space index rather than established reproduction plan based on the aging problem of housing complex. Therefore, city need to deduct major reproduction issue to improve aging problem and prepare effective counterplan in complex and surround area by reproduction. This study progress through three steps of research. First, arrange problem of aging complex and way of response sustainably. Second, understand the importance by group toward improvement and aging problem that appear aging apartment complex through survey and opinion of expert. Third, comprehend major reproduction issue over this.

An Investigative Study on the Structural Characteristics of High-Rise Complexes in Korea (국내 고층 주상복합 건물의 구조적 특성에 관한 조사 연구)

  • Recently, the interest in a complex building increases rapidly in Korea. High-rise complex is not simply the combination of a residential apartment and a business office as previous but a building with the object of the convenience of the residents familiar with city-life style through adapting the high class life style and new residential culture to the business space, and the efficiency in using the limited building site in the town. This study presents an exploratory analysis focusing the structural system with the help of the extensive survey of the construction site in Korea, and aims a guideline for the structural design and construction of high rise complex. Through the survey, change and development in the design and the construction can be seen as the height and size of the complex grow. It is almost indispensable to design a structural system against lateral forces like earthquake or wind, which is usually measured by story drift ratio or story displacement. Improvement of the structural materials and their usages is also included for the efficiency of the structural system. Useful slab-beam system contributing to the decrease of the story height is still a concern.

A Consideration of the Present Status of Support for Community Revitalization in the Japanese UR Rental Housing Complex (일본 UR임대주택단지의 커뮤니티활성화 지원실태에 관한 고찰)

  • This study aims to analyze community support methods and specific attainments of UR rental housing complex S in Japan and examine the present state of community formation.. UR rental housing S is part of the community revitalization support project launched by UR Urban Agency for creating exchanges among residents in the rental housing complex and in this study, the community support project from February to November 2013 was considered. As community revitalization support tasks, five types of events and exchange meetings were held. While the events and exchange meetings continued, even the residents who did not join the residents' association began to make an exchange with each other and their identity as residents enhanced, which means there was a change in the sense of community. Moreover, it is thought that a good solution to maintaining the chance for the events and exchange meetings after the support project is that residents of the younger generation actively cooperate in management as the residents' association members. 5 years after the support project, the present condition of activities of complex residents was examined, but the Residents' Association was disbanded due to the aging of residents, a growth in residents and low participation rates of the younger generation. Besides, there is a complete absence of community activities in the complex now.

A Study of Institutional Improvement and Its Effects about Practical Use of Community Space in Public Rental Housing Complex (공공임대주택 커뮤니티공간 실용화를 위한 제도개선과 그 효과 고찰)

  • According to "The regulations regarding the residential construction standards", residents' common spaces are restricted by the standards on building facilities. In a typical apartment complex, residents' communal facilities are represented by a children's playground, a elderly social station, and a management office. However, these residents' communal facilities do not reflect residents' composition characteristics. Multidisciplinary research and experimentation to enable the community of housing complex are being actively conducted. In these situation, we observed institutional improvement about installing standard of community space, and analysed the tendency. The purpose of this study is to propose practical institutions to review the institutional improvement. We conducted a case study where was renovated the community space according to the new standard. As a results, the installing standard of the community space has changed in the direction to increase the autonomy of resident. These results raise the practical performance of the community space, and it has the effect of increasing the satisfaction of the residential environment. The results of this study suggest an alternative to the institutional aspects and planning aspects for community activation in housing complex.

Community Facilities in Apartment Complexes - Whether Provisions Match Residents' Preferences - (아파트 단지 내의 주민공동시설 현황과 선호 비교연구)

  • In Seoul, the capital of South Korea, developers of apartment complexes are responsible for including community facilities - senior citizen centers, child care centers, small libraries, and so forth - according to the current Regulations on the Housing Construction Standard Article 2 and 55. These standards have long required certain community facilities, depending on the number of households in each apartment complex, without fully considering whether such provisions meet that community's needs. In this study, we aimed to reveal whether the current provision of community facilities responds to local preference. We conducted surveys of residents in randomly selected ten apartment complexes in Seoul to determine residents' preferences on community facilities using the analytic hierarchy process (AHP). We then compared the survey results with these complexes' current facilities. Our findings showed mismatches between residents' preferences and provisions: outdoor sports facilities, child care centers, and small libraries were found to be strongly preferred, but not provided in some apartment complexes within the study, whereas less-preferred facilities such as senior citizen centers were provided in all complexes. Through this study, we could conclude that current standards regarding the provision of community facilities in Seoul's apartment complexes should be altered to reflect the preferences of residents in apartment complexes.

The Foul Smelling from Sewer Pipe near Large Apartment Complexes and its Countermeasures I: Characteristics of the Foul-Smelling Sewer Pipe in Residential Areas (대규모 아파트 단지주변 하수관로의 악취 발생과 대책 1: 주거지역 하수관로의 악취 발생 특성)

  • This study intends to investigate the characteristics of the foul smell of sewer pipes near large apartment complexes as complaints about offensive odors have drastically increased in urban residential areas. Targeting apartments where people actually complained about foul orders, the study result revealed that components in the smell of the water-purifier tank of the target apartment were very similar to those of sewage treatment plants and night soil treatment plants. Measuring components of odors inside the management layer of tank showed that the concentration of hydrogen sulfide was 10ppm, which is approximately 160 times the safety standard of 0.06ppm; the concentration of mercaptan was 0.9ppm, which is about 220 times the safety standard of 0.004ppm. The source materials of foul odors were discharged outside through ducts, and those households living near outlets producing bad smell complain that it gets worse depending on the air pressure or wind direction and strength, and they could not even open windows. As well, these source materials were transferred by discharge pumps to public sewer pipes outside the apartment complex. While discharge pumps starts operating, they remain on the sewer pipe and then begin to spread over to roads through small openings of manholes on the road. Then, the smell offends passers-by and residents near the road, leading to a lot of complaints. The study results suggest that, among the sources of foul odors in sewer pipes of residential areas, especially those from the water-purifier tank of large apartments, hydrogen sulfide should be the main target for follow-up treatment.
