A Study on Quantity of CO2 Emission about Remodeling Cycle at High-rise Apartment housing (초고층 공동주택 세대내 개보수 주기에 따른 이산화탄소 배출량 연구)

  • The goal of this study is to figure out the remodeling cycle at high-rise apartment housing and to analysis on quantity of $CO_2$ emission about remodeling cycle. The process of research is as follow; 1) Estimate the remodeling cycle through survey targeting residents at high-rise apartment building. 2) Simulate conditions on the high-rise apartment housing. 3) Calculate quantity of energy consumption and $CO_2$ emission 4) Derive elements that are on high level of environmental load evaluation. The main results of this study is as follow; 1) The cycle of finishing such as wallpaper is shorter than the cycle of building equipment such as elements in a toilet. 2) According to result of calculating $CO_2$ emission, fabric wallpaper and mortar are main factors that impact on the environment. The results is important to show reference points on quantitative measuring evaluation for the environmental-friendly extent.

The Development of Resident-driven Operational Manual through the Evaluation of Community Programs in Apartment Complexes (아파트 커뮤니티 프로그램 운영 평가를 통한 주민주도형 운영 매뉴얼 개발)

  • The purpose of this study is to develop an operation manual of resident-driven community program by evaluating community program operation to realize a sustainable apartment complex and vitalize a community. To achieve this purpose, 8 community experts, who are in charge of 42 complexes of 7 autonomous districts among 25 districts in Seoul were interviewed from September 2013 to December 2013. Main results of the study are as follows. 1) Operational problems and improvements are deduced from evaluating operation process of community programs. It is found that smooth cooperation of main operators including a community vitalization association, a resident representative meeting and a control office is the most important. 2) Operation guideline for representative programs are suggested based on analysis of operational characteristics of 3 types of community programs; communication, recycling and environment management, according to program operation elements; material element, programming element, human element and finance element. 3) An operation manual of resident-oriented community program is presented after considering evaluation of operation processes and analysis of 3 types of operational elements of community programs.

A Study on the Residents′ Post Occupancy Evaluation of the Environment-Friendly Housing Certification (주거환경 우수주택 인증단지의 거주 후 평가에 관한 연구)

  • The importance of environment has been increased recently, and it has affected architectural area especially no less than any other area. This study performed POE on the housing sectors, which have been approved as ‘The Environment-Friendly Housing Certification (KOEAM 2000)’, to evaluate the recognition and value of the residents. The study employed survey method and the items of questionnaire are based on the detailed criteria of the ‘The Environment-Friendly Housing Certification (KOEAM 2000)’. Through the analysis of investigated substance, this study compared the differences between the quantitative satisfaction and the qualitative satisfaction of the residents, and investigated the differences between the degree of satisfaction and the degree of importance, and the preference to the evaluation criteria. As a result, it is deduced that the qualitative aspects rather than the quantitative aspects affects the satisfaction of residents more in some criteria. It is also investigated that the awareness and requirements level of residents varies according to the demographics, and the differences between the evaluation criteria of the residents and the certification system is also deduced. Through this analysis, this study tried to find the supplemental points of the certification system which pursue the sustainable development and accommodate the requirements of residents.

A Study on the Extraction of Assessment Items of the Sustainability in the Multifamily Housing (공동주택 지속가능성 평가항목 선정에 관한 연구)

  • The environmental problems aren't only restricted in single area or country, but also related in all around the world. Various approaches have been tried to protect and utilize properly the environment. Especially, building area has been attempted to provide the model which could explain the degree of environmental influence and technology development criteria to lessen the environmental impact in building life cycle. The environmental impact in the building life cycle can be overally explained with sustainability. Sustainability can be utilized to establish the target level of building to environmental influence. This paper aimed at extracting items to evaluate the building sustainability, divided into social, economic and environmental aspects. First, 93-items is extracted from 3 areas through existing literature review. Second, the 93-items would be controlled and reviewed into 21 items, which are five social aspect items, two economic aspect items and twelve environmental items, because 93 items can not properly be applied and evaluated. And, it provided the model to combine the extracted items of each area. In social aspect, the outdoor noise is more affect than any other items. In environmental aspect, the item of surface-to-volume is more affect than any other items.

Development of a Self-Diagnostic Measurement Index for ISO 26000 Social Responsibility

  • On November 1, 2010, the release of ISO 26000 was announced. ISO 26000 does not require 3rd party verification. But even though it is a standard that is voluntarily adopted, because the international standard for social responsibility can be applied as a trade barrier or business condition between countries, it cannot be ignored. So it is clear that we need to be alerted and prepared for this. This paper offers to help with such needs through organizations by developing an index that organizations can use to understand their current situation and diagnose themselves. This paper conducts a comparative analysis between the 7 core subjects and issues of ISO 26000, the existing indexes used by national institutions and the guideline for sustainable management report, the GRI, with the goal of developing a self-diagnostic index that organizations can utilize in order to diagnose their level of social responsibility. It is divided into the 7 core subjects with 181 measurement issues. There are 7 quantitative issues and 164 qualitative issues. The core subjects, excluding governance, are each alloted 14 points, while governance is alloted with 16 points, for a total score of 100 points. This paper is significant in that it is the first index to make self-diagnostic possible.

  • A "Housing Performance Grade Indication System" that is bound to present the grade in housing designs has been executed since January 2006 in order to build sustainable housing and supply high quality housing. Thus, users are able to select their housing based on certain comparisons in housing performances, and providers can be exactly evaluated using precise standards according to the execution of this system. The objective of this study is to propose a guideline in designs according to the grade of housing as a reasonable decision making tool in order to obtain a high grade in housing performance grades under the execution of the "Housing Performance Grade Indication System". In order to perform this goal, this study examines the performance evaluation item and evaluation guidelines in the "Housing Performance Grade Indication System" and analyzes relative systems and guidelines executed in the present time to investigate certain relativeness for this system. The housing performance evaluation item can be classified four different categories according to the characteristics of evaluation guidelines. Then, the system of a design guideline is configured to propose a reasonable design guideline according to the grade of housing performances. It is evident that the design guideline proposed in this paper will support the reasonable decision making to obtain a high grade in housing performances for the designer and constructor in the process of a housing project.

A Research on Housing Plan Competitions Promoted by Daily Cho-Sun Company in Japanese Colonial Period (1939년 조선일보 주최 조선주택설계도안 현상모집에 관한 고찰)

  • This study examines the details and characteristics of prizewinning plans of Cho-Sun housing plan competition promoted by Daily Cho-Sun Company during Japanese colonial period. The main features of Cho-Sun housing plan competition were that the competition held with an application of popular newspaper readers and a judging committee was composed of only Korean architects, especially Park, Gil-Ryong as the president of the board of examiners. Cho-Sun housing plan competition put ideological factors for the improvement of living as like advancing to the cultured(modem) life, respecting for family life, respecting for privacy of family members and so on. First of all, the competition suggested the direction of the improvement of dwelling spaces which focused on making harmonious home life. This study found common characteristics of prizewinning plans of Cho-Sun housing plan competition as the result. First, Cho-Sun housing plan competition introduced a centralized house plan as a model of the improvement of small-sized houses. Second, architectural orders of western or Japanese style mingled with ones of korean traditional style in prizewinning plans as entrance hall, western style reception room(parlour), maid's room, bathroom for example. And a manner of seating using chairs was brought into the style of living which would be assumed in the prizewinning plans. Third, traditional way of composing dwelling spaces was maintained, receiving the characteristics of dwelling spaces of japanese style simultaneously, which central corridor was put at the heart of house for improving arrangement of rooms and flow lines. Fourth, lavatory and bathroom were placed inside of the house.

How to Improve the Environments of Detached Housing Areas with Moderate-quality Infrastructure Effectively in a Case of Daegu City (대구시 기반시설양호 주택지의 주민의식과 환경 개선 방향)

  • A regional planning is central to addressing various urban problems surrounding the detached housing areas of a metropolitan city of Daegu. The problems are related with decrease in population, socio-economic issues of redevelopment and a sustainable society, the various housing market and housing rights, and a need to explore a desirable alternative to enhance the civil needs when renovating General Residential Zone. The aim of this paper is to look into a possible method of residents led environmental improvement by surveying the residents' consciousness in low-density residential areas. The residents wish to have a residential parking permit program to be set up in place and financial support for old independent houses and finally for lampposts and CCTV to be installed by the administrative assistants. The 75.7 per cent residents who inhabit in the low-density residential areas wish that a residential environmental improvement plan is required and the population at 65.9 per cent could consider a need for the citizens to participate in the residential improvement. 70.3 per cent answered that a consultative group of inhabitants is needed to be built, while 40.5 per cent expressed that they would like to participate in that group in case the group is set up. The possibility of productive residential improvement via resident participation in the low-density residential areas is high, as long as small various environmental improvement projects are created, a resident-consultative group formed, and finally a residential improvement plan is addressed in a comprehensive way.

  • Technical improvement and the growth of the Internet environment make the market segmental of the manufacturing industry. These social trends have had an effect on the housing market, and the housing market changed from the supplier-oriented to the consumer-oriented. In recent years the occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems. It couldn't satisfy the dwellers' various needs and couldn't reflect overall expected life span either. In order to realize the sustainable building & environment, the research for the open housing system is actively performed. Finally the custom-built apartment which imported the concept of the open housing is constructed. But after running the custom-built apartment, several problems are revealed. Therefore the purpose of this study is to analyze the problems and then suggest the improving methods for a custom-built apartment.

  • The purpose of this study is to analyze the planning concept and spatial characteristics of the multi-housing units in prize-wining works of design competition since 2007. Literature review and content analysis were used for this study and 199units over $59m^2$ were analyzed to review the planning concept, spatial composition and layout. The results of this study were as follows; 1)The planning concept of these units were divided into three aspects; that is, eco-friendly, rational and sustainable unit plan by means of functional, environmental-friendly and future-oriented aspects. 2)Most unit plans had 3LDK+2bath and 4Bay types including family room as a public space. This results shows that family-room and bathroom has recently become more important than number of rooms in multi-housing units planning. 2)In terms of the spatial composition of LDK and Master Bed room, LDK area become large, open type and master-zone were showed 'bed room+dress and powder room+bath' type. 3)The entrance has a intermediated space as a balcony or a former space and the privacy of LDK space was protected from the entrance. This study has a significant moaning on grasping current trend in Korean multi-housing and to provide Information for future direction on housing-unit design.
