  • In an aging society, as the number of people with disabilities increases concerns are raised about the quality of life of these people and their access to a safe environment becomes important. The purpose of this study is to find out the value of accessibility as an attribute of housing. To estimate the value of accessible, barrier-free housing, this study uses the Contingent Valuation Method (CVM) and analyzes the factors which affect the Willingness To Pay (WTP) of survey respondents by using Survival Analysis. In addition, the importance and satisfaction of barrier-free facilities in the dwellings of survey respondents was investigated. Since aging could be an important factor in influencing the need for accessibility, this study surveyed two age groups, one group (212 respondents) of people below the age of 65 and the other (162 respondents) of people above 65. The results of this study show that respondents would pay on average 2.67% more for being barrier-free when answering an open-ended question and 3.87% more for barrier-free housing when using the double referendum model. This is the increase in value that the respondents perceive as a consequence of removing all the architectural barriers from a dwelling. On average, elderly respondents would pay 2.99% of housing price for accessible features compared to 4.40% of the younger group. However, if the elderly who have willingness to pay for accessibility, the value the older group put on barrier-free housing was higher than the value perceived by the younger group. Factors that influence the WTP are importance of barrier-free facilities, education level and housing type. The value of dwellings without barriers estimated in this study shows the potential size and value of this kind of housing market to the housing development sector.

  • The proportion of single-person households has been steadily increasing, and the young account for the highest proportion at 35.9% among all single-person households. However, research on young single-person households has been relatively recent. Research on single-person households has mostly focused on all single-person households or elderly single-person households, and comparative research between different age groups is lacking. Therefore, this study categorizes all single-person households into young, middle-aged, and elderly groups to investigate the differences in the factors that affect their residential satisfaction and to analyze how these residential environment factors affect life satisfaction through the mediating effect of residential satisfaction. The 2020 Seoul Survey Urban Policy Index Survey data were analyzed using a structural equation model to investigate the impact of each factor. First, a finding is that various residential environment factors directly affect residential satisfaction and life satisfaction. Next, it was found that residential satisfaction directly affects life satisfaction in the models of young and middle-aged single-person households. Through this, it was confirmed that there are differences in residential environment factors that affect residential satisfaction and that residential satisfaction plays an important mediating role. Finally, it was found that the factors that affect the residential and life satisfaction of young single-person households are more diverse compared to other age groups. This study provides policy implications that age group differences should be considered first in order to improve the residential and life satisfaction of single-person households. In particular, for young single-person households, it is necessary to consider more diverse alternatives to improve their residential and life satisfaction.

This paper deals with the estimation indicator system for environmentally friendliness of residential areas. An interview survey was carried out for resident groups by the type of housing. 'Environmentally friendly residential site' is defined as 'A site of sustainable development with low undesirable impact on environment, friendliness to natural environments such as green areas and waters, and amenity, health & hygiene of residents' Totally, nineteen individual indicators, six categories and three principles(Low Impact, High Contact, Amenity & Health) were proposed as estimation indicator system. Residents showed high importance on principle of 'amenity & health'. Individual indicators such as 'garbage segregated collection', 'secure green areas' and 'cleanness of water and air' showed high weighting value by each principles. Satisfaction level of residents for individual indicators, such as 'garbage segregated collection', 'common gardens', and 'cleanness of residential areas', were comparatively high. By the result of factor analysis, the proposed model for indicator system was valid.

  • This study aims to suggest ways to improve sustainability on housing complexes. This study sampled eight housing projects in Seoul and GyeongGi-Do in Korea, which were completed in June 2007 and June 2008. Then, are retention and maintenance on "constructed greens for ecological environment" including "green structures substitutes retaining walls", "green roofs", and "green walls." Study methods are field investigations of the sampled sites, and Post Occupancy Analysis. Major findings were; 1) "constructed greens" are not well retained in more sites and and this implies the GBCS(Green Building Certification System) does not meet its objectives well, 2) User showed lower user satisfaction to "constructed greens". User satisfaction concerning "green structures substitute retaining walls" was higher than the satisfaction on the other constructed green type. Satisfaction Assessment Criteria lower 1han average were "level of quality", "meet the design objectives", "vegetation management status", "vegetation maintenance". 3) User satisfaction was strongly correlated on the level of quality factor of "constructed green". In addition, tue other factors are the significant correlations between the satisfactions. The present GBCS has inadequate assessment standards for maintenance, which lead to lower the entire satisfaction. Therefore, periodic recertification system, education and information providing for the managing personals, and incentives for good maintenance or disincentive for poor maintenance of the "constructed greens" are suggested to improve the GBCS.

Accordingly, this study aimed to discover the effect of the buffer green space, which was established to minimize environmental influences of the residential environment, on residential life satisfaction. For this purpose, a survey was conducted on residents in Myeongji Residential Area where the buffer green space was installed, to examine the factors of the buffer green space and to analyze its causal relation with residential life satisfaction. The SPSS(statistical package for social science) 21 program was used for analysis and factorial analysis, correlation analysis and multiple regression analysis were executed. As a result, the roles of the buffer green space in Myeong-ji Residential Area included residential comfort, disaster protection, green space usability and environmental ecological property. In the overall accrued factorial contribution rate, residential comfort was very high with 40.54% out of total 62.48%. In addition, the residential comfort and green area usability had a higher correlation with residential life satisfaction. However, the significant level of disaster protection and environmental ecological property were 0.725 and 0.898, respectively, which were not significant as a preference factor in multiple regression analysis. Accordingly, the buffer green space for improving residential comfort and green space usability was confirmed to enhance residential life satisfaction.

  • Objectives: WHO insisted on that we should study about association between residential environment and health status and make 'health city' concept as practical motto. This study analyzed about that how community environment affected their health. Methods: We surveyed residential environment satisfaction and health status of a apartment complex residents. We transformed Chun's index about housing environment study and social capital index of WHO and used as community health survey. We analyzed the association between health status and related factor by using principal compound analysis and logistic regression analysis. Results: We found out that the perceived health status 1 years ago was highly related to the residential environment and also extracted five residential environment component (APT maintenance, House, APT complex, Neighbor, APT building) by principal component analysis. After residential environment component, demographic and socioeconomic variable were controlled, the high satisfaction group of APT complex and neighbor relationship was in lower risk of perceived health status 1 years ago than the low satisfaction group. Conclusions: Recently, the importance of residential environment and neighborhood is shaped as community capacity. Therefore, social relationship and residential environment should be the core variable for health promotion of community. After all, we should know the relationship of residential environment and perceived health status 1 years ago. This helps the concept of health city clearly.
