Development of Forecasting Model for the Initial Sale of Apartment Using Data Mining: The Case of Unsold Apartment Complex in Wirye New Town (데이터 마이닝을 이용한 아파트 초기계약 예측모형 개발: 위례 신도시 미분양 아파트 단지를 사례로)

  • This paper aims at applying the data mining such as decision tree, neural network, and logistic regression to an unsold apartment complex in Wirye new town and developing the model forecasting the result of initial sale contract by house unit. Raw data are divided into training data and test data. The order of predictability in training data is neural network, decision tree, and logistic regression. On the contrary, the results of test data show that logistic regression is the best model. This means that logistic regression has more data adaptability than neural network which is developed as the model optimized for training data. Determinants of initial sale are the location of floor, direction, the location of unit, the proximity of electricity and generator room, subscriber's residential region and the type of subscription. This suggests that using two models together is more effective in exploring determinants of initial sales. This paper contributes to the development of convergence field by expanding the scope of data mining.

Comparative Analysis of the Causal Relationship between Regions of Fluctuations in the Housing Market (주택시장 변동의 지역간 인과성 비교분석)

  • The housing market is changing continuously according to the place and time and these changes have a ripple effect across various fields. On the other hand, the amount of housing that is consumed in the region also acts as a central cause of price movement. Moreover, the cause of variations in the housing market can be separated according to the characteristics of the housing consumer. In addition, the individual characteristics of the consumer varies according to the region. As a result, a study on the regional causal relationship of the housing market is underway. Although significant research has been done on the domestic home sales market, there has been limited research on the housing charter market. Therefore, in this paper, regional causal relationship of the housing market in the Gangnam and Gangbuk area in Seoul and Gyeonggi Province was analyzed using the vector error correction model, and is segmented by housing sale market and housing jeonse market. In addition, housing sale and housing jeonse of Gangam, Ganbuk and Gyeonggi province are defined as analysis variables, and time series data is the monthly material of June 2003 to November 2015. The results of the analysis, in the case of the housing sale market, showed that fluctuations in house prices in Gangnam area have a major influence on the fluctuations in house prices in the surrounding region. Similarly, in the case of the housing jeonse market, it was found that the jeonse price of Gangnam area has a significant impact on the jeonse price of housing in the surrounding area.

  • The purpose of this study is to understand major factors of site selection of convenience stores in Busan and Gyeong-nam Region. This will be done by analyzing correlations of sale, profit and localization factors and choosing the major correlation factors out of them and carrying out regression analysis to analyze each factor's influence extent. the competition factor : It is shown that the competition factor has significant result with the sale and the profit and the effect of that is proved the biggest among all location requirements. Therefore, the competition factor is the most important factors above all. By providing recently standards and implications of site selection of stores, this study suggests a guideline for site selection not only to prep entrepreneurs and store developers but also prep entrepreneurs of retail store.

  • This study is on the trend of real estate market using text mining and big data. The data were collected through internet news posted on Naver from August 2016 to August 2017. As a result of TF-IDF analysis, the frequency was high in the order of housing, sale, household, real estate market, and region. Many words related to policies such as loan, government, countermeasures, and regulations were extracted, and the region - related words appeared the most frequently in Seoul. The combination of the words related to the region showed that the frequencies of 'Seoul - Gangnam', 'Seoul - Metropolitan area', 'Gangnam - reconstruction' and 'Seoul - reconstruction' appeared frequently. It can be seen that the people's interest and expectation about the reconstruction of Gangnam area is high.

An Economic Analysis of Black Rockfish, Sebastes schlegeli in the Marine Floating Cage Culture (조피볼락 해상가두리 양식업의 지역별·규모별 경제성 분석)

  • This study is aimed to analyze the economic performance of black rockfish aquaculture by standardizing cost structures by region and farming size. The result of survey on farming and sale condition in each region, stocking density, survival rate, juvenile price, and unit production was the highest at Yeosu and Tongyeong, Heuksando showed the lowest. While rearing period was the longest at Tongyeong, the shortest region was Yeosu and Wando. In farming cost structure by region, amount of feeing was the highest at Tongyeong and Yeosu, and the lowest was Heuksando. Cost of medicine was high in Wando and Taean region, Yeosu and Hecksando was low. In case of farm size, feed cost ratio was high in the order of medium(0.75ha), small(0.25ha) and large(1.25ha) size. Standard production cost at every farm size of Heuksando showed the lowest among these regions. Taean and Yeosu was middle, and Tongyeong and Wando was the highest. According to the income, profit rate and investment return of farm size in all regions, as the bigger farm size, the higher income and profit rate was revealed. However, in case of Wando, Taean, and Heuksando which regions has high investment return, medium farm size was higher than large size. The result of economic analysis according to various factors, economic feasibility of black rockfish aquaculture in marine floating cage was showed significant changes by rearing and market condition.

  • This study presents determinants of resettlement considering population, economy, residential environment, policy characteristic, proposes implications for increase of resettlement. The research method deducted determinants of resettlement by union groups using logistic regression, union members are divided to more 10 years group and under 10 years group focused on real estate ownership duration. The analysis results are summarized as follows. More 10 years group has higher age, neighborship, satisfaction about pre-sale price, inside region in redevelopment promotion project, satisfaction about increase of real estate price, the higher resettlement decision probability. Under 10 years group has higher satisfaction about increase of real estate price, satisfaction about pre-sale price, satisfaction about floor area ratio incentive, the higher resettlement decision probability. the political implications must be customized financial support considering economic situations and increase of asset value by real estate ownership duration.

A Study on Spatial Structure Changes of General Merchandise Retail in Daejeon Metropolitan City (대전광역시 종합소매업의 공간구조 변화에 관한 연구)

  • The purposes of this study are to describe the changes of retail environment and general merchandise retail structure in Daejeon Metropolitan City since e distribution market open. At the interval of five years (1996~2001) the rapid increase of large-scale discount stores have had a profound impacts on the retail structure and the spatial retail structure. The results of this study are summarized as follows. First, the proportion of general merchandise retail has increased in the retail structure. Second, each business type of general merchandise retail has taken different growth pattern, which has been distributed differently. Third, the establishment of general merchandise retail is on the decrease, the annual sale of general merchandise retail is one increase. Moreover the hightest sale region is changed from old-town to new-town. Many more variables like assortment of goods according to the locality should be reflected in the following spatial retail structure research.

A Study on Policy of Distribution Improvement of Fishery Products in Busan (부산수산물의 유통개선정책에 관한 연구)

  • In 2006, the share of fisheries distribution in Busan amounted to 1.9 million ton, which was 41 percent of the whole country. In details, coastal fishery 334 thousand ton(14% of the whole country), deep sea fishery 452 thousand ton(82%), import fishery 964 thousand ton(70%), export fishery 157 thousand ton(43%) were distributed in Busan region, respectively. According to distribution share, import(50%), deep sea fishery(24%), coastal fishery(18%), export(8%) are main category of fisheries distribution in Busan. After the institutional changes in 1997, that is, from monopoly to the competitive systems are implemented, the share of sales volume through a home trust market decreased gradually since 2000. Especially, the share of direct sales in farming fisheries sector amounted to 73.8 percent of total production volume, 80.7 percent of production value in 2005. Furthermore, the share of fisheries sale through e-commerce is increasing owing to the growth of IT and competitive price of its products. and the sale share of large discount store is also on the 10% more increase. Hereafter these structure changes of fisheries distribution in Busan will be more intensified. Effect of Generation Age as a Determinant of National Housing Price (국민주택 가격결정요인으로서 세대연령의 효과)

  • In order to discuss the implications for demographic changes due to an aging society, this study sought to verify the effect of generational age with a focus on the case of the national housing scale transaction in Seoul Seocho-gu. For the result, variance and linear regression analysis, and when the analysis showed a significant correlation between age and transaction price, and corrected the trading region and year, it was also confirmed that the higher the age in most regions, the lower the trading price tendency. Based on the results of this analysis, efforts to improve the adequacy and fairness of pricing in trading cases, and the direction of policy change due to the aging of the population were discussed, and on the basis of this, we even proposed measures for the support of the policy authorities. In addition, the management condition of individual communal houses was an important factor in the sale and the lack of utilization of Internet-based platforms was expected to be the cause of the low price sale. However, due to the use of 2nd order data on real trading cases, the direction of subsequent research was presented together with respect to the limitations of not being able to control a wider variety of individual characteristics.

A Research on the Preference of Men's Suit (성인 남자의 수트 디자인 선호도 조사)

  • The purpose of this research is to offer basic data for the study of men's suit by investigating the preference of design and form for men's suits. For data collection, a questionnaire was composed stymie of suits, form of lapel and vent of suits etc‥‥ The subjects of this research were male aged 20-59 and resided in Seoul and the capital region. The results of the research are summarized as the following: 1. Most men tend to prefer a set of suits rather than combination and formal style rather than casual or character style. And most of men like a little enough fittiness of suits. 2. Most men tend to prefer single-breasted jacket rather than double-breasted one. they also tend to prefer notched lapel and no vent jacket, especially men who work in sale, office and an independent enterprise. 3. Men who aged 20-40 tend to prefer classical pants, and one who aged 50 like wide pants. They also tend to prefer pants with pleats rather than one with darts. 4. Most men tend to prefer plain cloth rather than check, stripe pattem, and they tend to select blue and black color as their suits.
