  • Method of remodeling builder selection for remodeling is competitive bidding. also metropolitan city, megalopolis city, city more than 50million have to do basic plan for remodeling before establishment of a housing cooperative. Purpose of basic plan is improvement of living conditions & the Quality of Life for resident. Technical Proposal Tendering in spite of being the a reasonable bidding system, institutional part, appraisal standard and the item part, consider procedure pard is performed in a similar way to the existing bidding system. so, technical proposal tendering is appropriate for future Method of builder selection of remodeling. therefore, the study purpose is a evaluation element of technical proposal tendering for apartment remodeling business The methods of study is understanding concept through review of precedent literature. The Characteristic of the Concentration Transition of Chemical Substances in Energy Saving House and Apartment House (에너지절약 주택과 일반 아파트에서의 실내 화학오염물질 농도 변화 특성)

  • Recently, much attention has been paid to the problem such as sick building syndrome, which caused by the indoor air pollutant. Volatile Organic Compounds $(VOC_s)$ and formaldehyde have been considered as one of the main reason that causes indoor air pollutant. This study is for introducing and designing thermal performance of super energy saving building by conducting $VOC_s$ and formaldehyde concentration in the 3Liter house. The results of the measurement for 10 months showed that $VOC_s$ and formaldehyde decreased until the guideline concentration. It took about 7 months, and it appeared right after new construction. However, their levels were showed higher concentration in comparison with the ordinary residential houses (apartment house). The main difference of between newly built 3Liter house and ordinary apartment is their air changes, which are 0.67/h for 3Liter house and 4.0/h for the apartment.

  • This article has an aim to study what kind of housing system our ancestors lived with during the Yi-Dynasty by analyzing the house-plan of upper-class society of that period since the house of lower-class was very insignificant as it has always been while the house of upper-class represented the period. With this study we can clearly see how we ought to go in the right direction toward the development of our Korean genuine housing by renovating and renewing those unreasonable points in our traditional housing system. It is firmly believed that we should-keep our own unique traditional lovely housing system for being destroyed by the whirl-wind of modernization and the demand of rationalism and efficiency-centered idea of the western mind. From this view point we think it is very urgent to see this matter correctly and find out the real way how we should do in order to keep our own good things for ourselves and make them preserved. This essay is divided into three parts as follows : 1. Thoughts on selecting the good housing area. 2. The aspect of housing reflected upon composing the house-plan. 3. The characteristic sentiments reflected upon the interior construction and decoration. We can find several characteristic points in the housing system of the Yi-Dynasty as follows : 1. In Korea, the thought of natural geography (Poongsu-seul), apart fro scientific view, which seems rather superstitious to us, modern young people, has been highly recommended by the people of our country from old days connected with the prosperity of our life. They also neglected about the social circumstances such as, market, transportation, and education, which are now considered as very important. They only put their concern on this natural environment which they called Poongsu. 2. In construction of house-plan, the house was not built for living with reasonable convenience, but for showing prestige of the upper-class people reflecting its social organization under the feudalism of the period. Furthermore, the most of the housework was done actually by those servants and maids of the house, and not the family themselves. The only concern for the upper-class people was to show off their authority, and so this sense of authority was revealed in the housing as well. 3. Both the outside appearance of the house and the interior decoration or the furniture are all very artistic and lovely. They were so refined and beautiful with their delicate taste which truly seem against our modern rationalism and uniformity.

The Optimization Method of Symmetrical Building Plan Using Point Group Theory (포인트그룹 이론을 이용한 대칭적 건물 평면형태의 최적대안 결정방안)

  • The symmetry is general geometric design principal in contemporary architecture shape. But, Symmetry sometimes easily causes unreasonable design. In some reason, two of symmetric units in the apartment, one side of unit have very reasonable plan and arrangement but opposite side unit nay not. For example, if the kitchen on right unit had right-handed arrangement, the symmetrical other would have left-handed kitchen arrangement. In addition to this, if each house unit has the same plan but different direction, each unit has different usage or affects the residents' life pattern. Nevertheless, Architects use only one unit plan to design public housing development by using symmetric operator (mirror, proper rotation, inversion center) at their option. This study suggests that using group theory and mathematical matrix rather than designer's discretion can solve this symmetry problem clearly. And, this study analysis the merits and demerits between each symmetrical pair of unit plan shapes by using mathematical point group theory and matrix.

Importance-Performance Analysis on Human Rights of the Disabled of Living Rehabilitation Social Worker in Housing Facilities of the Disabled (장애인거주시설 생활재활교사의 장애인 인권에 대한 중요도-실행도 분석)

  • The purpose of this study is to verify the difference of importance-performance about human right of social worker who works in housing facilities of the disabled. Based on our result, we suggest strategies to implement human rights for the disabled. We collected data from 344 social workers in Busan. We analyzed descriptive statistics, and employed T-Test and Importance-Performance Analysis. Results found the importance level was higher than the performance level of human rights for the disabled. Second, agreement of residential space open and vote right guarantees, the importance level was higher than performance level. Items, excluding ensuring religious activities, prohibiting corporal punishment, strengthening the facility monitoring system and improve facility environment and strengthen program, featured a higher performance level than the importance level. Third, based on the IPA analysis, we derived action strategies for each IPA analysis matrix. We examined 10 items, including free communication included in the first quadrant, improvement of facilities management policy in the second quadrant, prohibition of corporal punishment and strengthening of facility monitoring system in the fourth quadrants.

  • A new balancing method of atrial pressures balancing for the moving actuator total artificial heart(TAH) without an extra compliance chamber was developed. The asymmetric operation of the pendulous moving actuator have made it possible to compensate the left and right pump output difference by utilizing the interventricular air space as an internal compliance chamber in a pump housing. Furthermore, the balancing performance between left and right pump outputs is increased through the improvement of the flexibility of part of the polyurethane housing. However, the increase of the flexibility of the pump housing causes a little loss of the cardiac output due to the reduction of active filling property. In this paper., a good condition between the balance and pump output performance is evaluated by adjusting the air volume in the interventricular space through a series of in vitro experiments. This new pump was implanted in a sheep weighting 63kg, and it survived for 3 days and the average cardiac output during postoperative days was about 4.2 L/mim with the atrial pressures under 15 mmHg.

Analysis on the Factors affecting the Ruling on Construction Project Litigation - Focused on the Union Establishment of the Urban and Housing Redevelopment Project - (건설사업의 소송판결에 영향을 미치는 요인에 관한 연구 - 도시정비사업 조합설립인가 사건을 중심으로 -)

  • This study analyzed the factors affecting the ruling of litigation on the housing reconstruction and housing redevelopment project based on the cross analysis and logistic regression analysis. According to cross analysis result, the defensive process prerequisite group was showed significant in many variables which were past legal relation, no ownership or association member status, double lawsuit, abuse of lawsuit right·litigation trust, existence of claim-preclusion, no standing to sue·no standing to be sued, lapse of litigation period, no legal interest, no own defect of approval. On the other hand, the offensive cause of action group was found to have no significant variable. According to logistic regression result, the defensive process prerequisite group was showed significant in many variables which were past legal relation, no standing to sue·no standing to be sued, no ownership or association member status, double lawsuit, no own defect of approval, abuse of lawsuit right·litigation trust, existence of claim-preclusion. Meanwhile, the offensive cause of action group was showed significant in only one variable that was defect in relation with articles of association. Overall, it is noteworthy that the offensive cause group showed very low significant results compared with the defensive process prerequisite group.

  • This study is to suggest a social welfare policy to overcome the exclusion from the three sectors of economic life, income, labor market, housing, etc., which are the most important items of the welfare of the elderly in the life cycle. The results are as follows. First, income security policies should be comprehensively established and implemented. National institutional guarantees such as national pensions, basic pensions, and national basic living security should be sufficient. Second, housing policy must be reasonably improved. Since housing is a problem for the elderly, policies that suit the taste of the elderly should be effectively established and executed. Third, national and social agreement is needed. Geriatric welfare policies basically require social consensus. In conclusion, measures to overcome the economic exclusion of the elderly should be sought comprehensively in the long-term and various fields. There must also be an explicit agreement from the members of the society. a social welfare policy to overcome from economic exclusion should find ways to overcome the elderly's right to life.

Securing Land Rights in Myanmar Development Project : Focusing on Foreign Investment and Land System (미얀마 개발사업 추진시 토지권리 확보방안 : 외국인투자 및 토지제도를 중심으로)

  • Despite the longing for democracy of most people, Myanmar has missed opportunities for social and economic development by military dictatorship. However, since 2010, the civilian government has gained new opportunities for reform. After turning to economic reform, developed countries such as the US and EU lifted the economic sanctions that they had taken in the past. As a result, it is growing rapidly compared to neighboring countries due to attracting foreign capital, tariff benefits on export items, and expansion of industrial infrastructure. Despite the increased investment value due to economic growth and democratization, the complex and customary land system of Myanmar must be an uneasy factor in securing stable land rights when entering overseas markets. Therefore, this study sought the method of securing the land rights in the development project through the analysis of the foreign investment system in Myanmar and the investigation of joint development cases. The results of this study are as follows. First, the acquisition of land use rights at the early stage of development can be considered through the foreign investment system. Under the Foreign Investment Law and Myanmar Investment Law, the land can be used for up to 70 years, and Under the Special Economic Zone Law, the land can be used for up to 75 years. Second, in relation to land compensation, it is required to establish a detailed resettlement plan for the indigenous people as the difficulty of land acquisition is expected due to the recent democratization trend and strengthening the voice of residents. Third, land use at the operational stage can be achieved by leasing the land from developers, and this will be the most realistic plan at present. In other words, the developer can directly develop the land created under the Foreign Investment Law and the Special Economic Zone Law, or Sub-lease and transfer the land use right to a third party.

The Role of Public Developer in Urban Regeneration Projects

  • With the passing of Special Act on Promotion and Support for Urban Regeneration (will be hereafter referred to as the Urban Regeneration Special Act) in December 2013, urban regeneration projects have begun in full scale. 13 regions including Jongno District, Seoul were selected as the urban regeneration leading area in 2014 and 33 regions as urban regeneration general regions in 2015 to push ahead a nationwide urban regeneration front supported by government funds. However, it is not clear if these urban regeneration projects will be revitalized by the sole means of government's financial support. Above all, cooperation among all interested parties including the central government that is propelling urban regeneration, local governments, state corporations, private entities, and citizens is urgent. In an urban regeneration project, delegation between state and private entities is absolutely crucial. The central government and the pertinent local government must provide their support by forming new policies and repairing old institutions that are right for urban regeneration, securing the necessary subsidy, and outsourcing government-owned land development. A state corporation must play its part in every aspect that requires public character such as an overall project management of an urban regeneration project, cooperation with the local government, and infrastructure installation. The private stakeholder must share his private capital and know-hows as a construction investor and a development businessman to make possible a successful urban regeneration project. In order for these public and private entities to cooperate with one another, it is necessary to reestablish the role of a public developer and contemplate running an urban regeneration project that permeates public character through a public developer.
