A Study of Supply Patterns and Residential Characteristics of Urban-type Housing in Seoul (도시형생활주택의 공급현황 및 거주특성 연구 - 서울시 공급사례를 중심으로 -)

  • This study investigates supply patterns and residential characteristics of the Urban-type Housing in Seoul. There have been 3,336 buildings and 71,790 housing units approved until the end of 2012. One-room apartments and small units less than 30 $m^2$ of residential area amount to 81% and 82% of total units, respectively. Major findings are as follows. First, single- and two-person households less than 30 years of age are mostly lived in the housing. Respondents are mainly professional and white-collar (43%) and service and sales workers (27%). Most of them are mid-income classes (67%), which is twice more than that of single- and two-person households in Seoul. They pay 672 thousand won in rent more than average rent of mid-income class. The rent to income ratios are 29.9% for single households and 24.5% for two-person households, which are higher than that of mid-income bracket. Third, their satisfaction level is relatively high in internal environment and access to public service facilities, but not in external environment and community service facilities. They are satisfied with security and daylight, walking and safety, access to public transport and parking space, but not with noise and vibration, natural environment, access to park and cultural and sports facilities, and most community service facilities. It is necessary to reexamine the articles of deregulation and prepare design standards while considering different housing and locational types.

  • In this study, the characteristics of locational distribution of the eminent people show their socially and economically stabilized standing in Daegu, taking the aforesaid situation as a background of the study, and the process of this study is as follows ; to examine the forming process of residential areas in the city as a theoretical supporting, to put in order on classical interpretation to formation of residential areas, and general type modem residential areas formation, and economic decision factor of land use. Therefore, this study aims to examine growth and development of eminent persons' residential areas and, at the same time, extract locational characteristics through the pattern of eminent persons' location and predict changes in the future. Furthermore, a long-term development plan of Daegu is expected to contribute to completing formation of sub-centers as well as expanding metropolis areas. Recent efforts by the city government such as the ones to attract prestigious high schools in the upper city areas are also expected to bring out balanced development of the city.

  • This study started with the aim of creating a parenting environment for raising children as a solution to the problem of low fertility. Communal housing is a type of housing where professional childcare environment and lives of family with children can be achieved in community space. It is an environment that supports the development of the child and life of family. However, there is no guidance system for planning such an environment. Therefore, this study aims to develop a pattern language for communal housing of families with children. The research method comes in two steps. First, the documents that provided pattern language and design guidelines about the environment of child and families with children were analyzed. Second, experts specialized in child education, women and family, environmental design were interviewed. As a result of analysis of characteristics of derived pattern language, convenience, safe feeling, comfortability in residential unit, movement, safe feeling, convenience in intermediate space convenience, safe feeling, control in community space were high. The pattern language of this study grafted the items that have proven to be important over a long period of time and the environmental design concepts for families with children in the community space. So it enabled differentiation from existing pattern language or design guidelines.

A Study on Time-Space Occupancy Exposure volume Index for the Mixed Traffic Streets (보차혼합도로에서 시공간노출량 지표에 관한 연구)

  • The pattern of traffic streams in residential streets is different from the ordinary roads separated by pedestrian and car lanes. Such fact makes it difficult to evaluate the new counter-measures with existing indices and methods. In this study, a unified, consistent new method is introduced as Time-Space Occupancy (TSO) concept. An application of TSO concept will suggest a TSO exposure volume index which can show the decree of danger in residential streets where vehicles, pedestrian and other traffic streams are interacted. The validity of TSO exposure volume index will be verified through the survey conducted in Seoul and the subjects will be the residents who live at various kinds of residential streets.

Determinants of Economic Segregation and Spatial Distribution of Poverty

  • Purpose - While many related prior studies have focused on the segregation by race and ethnicity, the academic interest in the separation of residence by income and social class is gradually increasing. This study aims to not only investigate spatial pattern of economic segregation and poverty rate in South Korea, but also shed light on what affect residential distribution of the poor. Research design, data, and methodology - The unit of analysis is Si-Gun-Gu municipal level entities of South Korea. Most demographic, socioeconomic, and residential variables were derived from Korean Census Data in 2015. In order to examine spatial patterns of economic segregation and poverty rate in South Korea, a series of measurements and visualization was conducted through the Geo-Segregation Analyzer and ArcGIS programs. Determinants of economic segregation and local poverty rates were investigated by regression analyses using STATA. Results - The spatial patterns of areas with high poverty rates were extremely clustered, while the distribution of areas with high economic segregation was relatively evenly distributed. Demographic, residential, and local factors appeared to affect whether the poor live in particular area or spread evenly. Conclusions - The factors that raise the poverty rate result in lower level of economic segregation, while factors that reduce the poverty rate lead to severe level of economic segregation.

The Spatial Pattern and Residential Characteristics of Aging Population in the Seoul Metropolitan Region (수도권 고령인구의 공간 분포와 주거 특성)

  • This paper investigates both the changing spatial patterns of aging population during 1985 to 2010 and their interrelationship with the residential features of elderly households in 2010. The aging level of a region is classified into three different ones such as aging region (7~14%), aged region (14~20%) and super-aged region (over 20%). Residential features of elderly households are examined by such variables as housing type, housing ownership, and house age. Aging process has started from peripheral regions distanced away from Seoul. There are strong tendency that aging households reside in single unit house owned by oneself over 20 years-old aged houses, which shows more strong patterns toward peripheral regions in SMR.

  • This study aimed at acknowledging characteristics of space usage and suggesting orientation of space planning and furniture designing that meet various residents' demands correlating with residential area, furniture and family members by doing fact finding of volume of the furniture in medium/small sized apartment. The contents of the study are "experience of functional remodeling," "a number of bedrooms correlating with a number of family" and "furniture arrangement of each space and characteristics of space utilization" based on forty six cases. Followings are results of the study. 1) It was acknowledged that the function of space relating to family members largely depends on furniture arrangement correlating with age of children. It is needed that flexible planning of residential area to meets growing children and various family demands. 2) Functional remodeling requires furniture rearrangement attended with the remodeling. Thus, it is required that ideas in more simple and efficient furniture designing and consideration of construction environment embracing that ideas. 3) It can be acknowledged that the most demanding matter to enjoy satisfied and comfortable life in residential area is the matter of storage area. It is also understandable that the matter can be worse by time going by and the change of living pattern. Therefore, it is required that the consideration of enough storage area compatible with its function of the room and the planning of built-in furniture for storage.

  • The purpose of this study is to fined out the characteristics of using & change of the residential space according to the children age and family life cycle. The results of this study are as follows: The first, as children grow up, children's activity space changed from living room to the private room, and housing condition was related to the frequency of each activity. The second, as children grow up, family's sleeping pattern changed, and this change effected the number of private rooms for sleeping and the use of the extra room. The third, changes of the using of dwelling space come out several pattern, increasing bedroom number through reconstruction, exchange of An-band and children room, parents' sleeping space move to living room, and change the function of rooms. The change pattern of the correspondence to the housing needs differed from each family life cycle stage.

  • In the present study, preliminary investigation were carried out by analysis of energy system(heat and electricity) based on phosphoric acid fuel-cell of 50 kW for eco-apartment houses. Analysis model were consisted of fuel cell energy system, secondary energy unit and residential building of 5 stories with 20 and 40 households. And the investigation results reviewed under load pattern of heat and electric power of the apartment houses. The results showed mismatch between the needed heat load pattern and output of fuel cell energy system. The mismatch rate were assessed about 10-180% of heat load for apartment houses with season. We found that secondary energy unit are needed in order to supply insufficient heat.

  • Recently, exposed concrete designs have been placed everywhere due to increased interest in indoor residential environments. In addition, in order to overcome the disadvantages of litracon, which was developed by mixing optical fiber, LEFC(Light Emotion Friendly Concrete) was developed in Korea, which improved unit price and constructivity by inserting hard acrylic rods. LEFC, using foaming agent and lightweight aggregate for light weighting, has disadvantages that decrease mechanical properties, and thus improved mechanical properties by using ultra-high performance concrete. Also, due to the characteristics of UHPC materials, it showed excellent self-consolidating performance. Considering these characteristics, a LEFC mold with pattern design was developed. The LEFC blocks were built so that pattern shapes could be seen and these were applied on-site to Sewoon plaza, located in Seoul.
