Evaluation of Privately Owned Public Spaces within Detached Housing Areas in Pangyo City - Focusing on the Mixed use Housing Areas (가구내부 공유외부공지의 조성실태에 관한 연구 - 서판교 점포주택지를 중심으로)

  • Detached residential housing areas are located in the west part of Pangyo City. Seven areas of them are designated for the displaced residents from their original homes by the city development, in which commercial use on the first floor is permitted. The District Plan for the areas were establishes, and one of its main goals is to secure privately owned public spaces (POPS). This research conducted a post enumeration survey on the POPS on the blocks in the seven areas, which blocks contain inner corridors between two rows of housing units. Analytical review of the survey result reveals that (1) POPS facing roads are mainly being used as parking lots or expansion-spaces for the commercial use on the first floor, (2) inner POPS forming corridors are being neglected and otherwise being used as storage areas or outdoor sub-kitchen spaces, and (3) no consideration has been taken for the continuity of the sloped corridors. Regardless of a few good practices in terms of air circulation and lighting, the POPS in the blocks prove to be limited in following the plan's original design intentions and principles.

A Study on Construction of Express Lane Applied by Bus Only Lane as Seperation Facility: Focused on Pangyo-Hannam Section of Gyeongbu Expressway (버스전용차로를 분리시설로 활용한 Express Lane 구축에 관한 연구: 경부고속도로 판교-한남 구간을 중심으로)

  • Because of short length between interchanges, traffic congestion has been caused by a lot of short trip traffic in the urban section of interregional expressway. Also, in case of expressway with Bus Only Lane, bus causes dangerous situation by conflicting between vehicles and buses in order to access from Bus Only Lane to IC. Therefore, this study aims to propose Express Lane applied by Bus Only Lane as a new lane operation in order to efficiently operate and to analyze the effectiveness on constructing Express Lane to the Pangyo-Hannam section in Gyeongbu Expressway. The study analyzes effectiveness by scenario using the micro traffic simulation tool, VISSIM 5.4. For this, the indicators which evaluate construction effect of Express Lane, are used by average delay time, average speed and total travel time. The results of the study showed the best effectiveness when Express Lane installed one, and it represented an ideal traffic condition when long distance trip traffic of the whole traffic is 25% in the study section. Therefore, the construction of Express Lane using Bus Only Lane achieves positive effectiveness on safety and expense aspect as well as uncongested flow.

The Effects of Complex Commercial Facility on the Prices of Nearby Apartments (복합상업시설이 인근 아파트 가격에 미치는 영향)

  • This study empirically analyzed the effect of complex commercial facilities on the price of nearby apartments in a Hedonic price model. The spatial range of this study was the walking area of H Department Store located in Pangyo among the second new towns suburb of Seoul, and the time range was 2020. The dependent variable was the real transaction price of the apartment, and independent variable were the characteristics of the housing, the characteristics of the complex, and the characteristics of the region. As a result of the analysis, the area of exclusive use space, the transaction floor, and the highway accessibility had a positive effect on the price of the apartment, and the elapsed year had a negative effect on the price of the apartment. However, the size of the apartment had little effect on apartment prices, and the distance from the complex commercial facilities was shown to be related to apartment prices, indicating that apartment prices declined as it moved away from the complex commercial facilities. Therefore, this is much more influential than the influence of distance from subway stations on apartment price. This confirms that the effect factors of apartment prices and the size of their influence appear differently in the new town area and the existing metropolitan area.

Crime Prevention Analysis and Design Guideline of the Elementary School in Urban Residential Blocks (주거지 내 초등학교의 범죄안전성 분석과 계획방안)

  • Recently the crime against elementary school students has been rapidly increasing. Under these circumstances, this study is to analyze the basic principles of Crime Prevention Through Environmental Design (CPTED) for the elementary school in urban residential area, and suggest some planning and design guidelines. Among 59 elementary schools in Pyongchon, Bundang, and Pangyo new towns, 11 distinctive schools were selected for analysis study. School cases were investigated comparatively from the viewpoints of visibility, securing of observers, activity support and reinforced territoriality on the basis of theoretical crime prevention concepts. The analysis adopts various methods including theoretical research, field study, observation, and examination of plan. Some of findings of this analysis are as follows. Most of schools rely on the mechanical and physical devices such as CCTV, gate control, or walls, which are considered to be quite passive measures and ineffective for the crime prevention. Other effective methods such as offering school facilities to the public or public space sharing with surrounding residents, for the protection of crimevulnerable students by public eyes. Therefore, in order to prevent crimes effectively, it is urgently required to analyze the environments around and in the school, and to improve physical conditions on the basis of CPTED principles.

A Study on the Improvement and Application of Environmentally-Friendly Factors at Outdoor Spaces in Apartment Complexes (공동주택단지 외부공간 친환경 요소의 적용현황 및 개선점 연구)

  • This study investigated how external environmentally-friendly factors adopted to improve the quality of outdoor spaces have been designed and used in the construction of apartment complexes. The goal of this study is to determine what areas should be improved through environmentally-friendly ways to create natural outdoor spaces in apartment complexes and enhance their availability and usefulness. For this study, 21 environmentally-friendly factors were chosen and a checklist by specific item was prepared. This study examine how these items were applied to basic planning, detail design, and construction in 4 target areas. As a result, it was found that the development of environmentally-friendly residential areas was an ultimate goal of the project during basic planning and design. All target areas focused on developing an inner greens network, eco-pond, brook, and pedestrian track as well as the growth of a variety of plants. Some differences have been observed, however, in terms of method. Furthermore, due to economic and technological problems and poor construction site conditions, green walls/green roofs/pedestrian tracks/use of rainwater have not been properly promoted. These kinds of problems must be improved through the development of environmentally-friendly construction methods and materials, the expansion of natural grounds areas, economic support, a satisfactory repair and maintenance system.

Analysis of the Hydrologic Cycle in Pangyo Watershed Using Distributed Hydrologic Model (분포형 수문모형을 이용한 판교유역 물순환 해석)

  • 본 연구에서는 WEP 모형을 통해 판교신도시 개발 전의 물순환을 해석하였다. 정밀한 해석을 위해 대상유역을 30m 크기의 정방형 격자로 구분하고 기상 조건, 지표면 조건, 하천, 토양, 지하대수층, 농업용수 이용 등 물순환에 관련된 광범위한 입력자료를 기존 측정 자료 및 관련 문헌, 현장 조사를 통해 각각 구축하였다. 물순환 해석 결과는 개발 전 모의에 대해 하천유출, 유황곡선 및 물수지, 수문요소 공간분포 분석을 통해 수행하였다. 모의 결과의 전 후처리는 WEP+(Water and Energy transfer Process model Plus)를 통해 수행되었으며, WEP+는 WEP 모형의 방대한 양의 입력자료를 효과적으로 구축하고, 다양한 시계열 및 공간분포 출력자료를 효과적으로 분석할 수 있는 인터페이스를 지닌 전 후처리 프로그램이다(한국건설기술연구원, 2007). 향후 판교신도시 개발후의 물순환 특성 변화를 평가하여 개발전후의 수문요소의 변화를 정량적으로 비교분석 함으로써 효율적인 저감 대책의 수립에 활용할 계획이다. 즉 도시개발로 인해 변화되는 지형, 토지이용, 토양, 지하대수층, 용수이용 등의 각 요소들을 모형에 적용하여 각 매개변수들이 수문순환 요소에 미치는 영향을 분석할 계획이다.

Application of the SWAT-K Model on the Pangyo Development Area (판교신도시유역의 장기유출해석을 위한 SWAT-K모형 적용)

  • 수도권 지역의 신도시 개발에 따른 유역의 도시화와 인구 증가는 유역의 피복상태를 변화시키고, 생태계에 영향을 미치는 수문학적 과정과 하천수질의 변화를 초래하게 된다. 지표면의 침투, 침루 및 토양함수량을 변화시키고, 차단저류량과 요지저류량(depression storage) 등을 변화시킴으로서 유출량과 수질을 변화시키게 되는 것이다. 이와 같은 수문학적과정을 평가하기 위해서는 수문모형을 사용하는데 본 연구에서는 미국 농림부에서 개발한 SWAT모형을 이용하였다. SWAT-K모형은 SWAT(Soil and Water Assessment Tool) 모형에 인위적, 자연적인 물순환 구조변화와 지표수-지하수 연계 해석 등을 개선하여, 강우 증발산 토양수분 지표수 지하수 등의 시, 공간적 분포를 정량적으로 산정하는 장기유출 해석 모형이다. 또한, 본 모형의 적용을 위하여 GIS를 이용한 공간정보를 처리하여 수문모형의 매개변수를 결정하는 방법이 널리 사용되고 있는데, 본 연구에서는 ArcView GIS를 이용하여 입력자료를 구축하였다. 대상유역은 판교유역으로서 신도시 개발이 한창 진행되고 있는 지역으로서, 개발 과정에 따라 수문특성, 유출특성, 수질변화 특성 등이 계속하여 변화되고 있으며, 개발이 완전히 종료된 이후의 특성을 예측할 필요가 있는 유역이다. 본 연구에서는 SWAT-K모형을 이용하여 판교 신도시 개발에 따른 장기유출량을 예측하였고 모델의 매개변수를 최적화하였으며, 그 결과 본 모델이 장기 유출량 해석 및 판교유역의 수문변화를 평가하는데 유용하게 적용될 수 있을 것으로 판단되었다.

  • 본 연구에서는 판교신도시 개발에 따른 도시화에 의한 수문 수질 영향을 평가하기 위한 목적으로 2004년 8월부터 운중천과 금토천 유역에 대해 수문관측망을 구성하여 시험유역으로 운영하고 있다. 판교시험유역은 매송2교를 최종 출구점으로 하는 운중천 유역으로서 도시화 진행이 예상되는 운중천 본류 구간과 달리 비슷한 유역면적의 지류인 금토천 구간은 비교적 자연상태로 유지될 예정이기 때문에 향후 두 하천구간에서의 수문현상을 비교 분석하기에 적합한 장점을 가지고 있다. 현재 운중천 상류의 운중저수지 지점과 하류의 판교교 지점, 금토천 상류의 내동교 지점과 하류의 삼평교 지점, 그리고 두 하천이 합류되어 탄천과 합류하기전의 매송2교 지점에 4개의 하천수위관측소(판교교, 삼평교, 매송2교, 내동교), 3개의 우량관측소(매송, 내동, 운중), 그리고 운중지 저수위 및 용수로 수위관측소 등 총 8개 지점에 대하여 초음파 수위계 5개, 압력식 수위계 5개, 전도형 강우계 3개가 설치되어 운영중이다. 2005년도부터는 유량 측정과 동시에 유사량 및 수온, pH 등의 수질 항목들에 대해서도 정기적인 측정을 하고 있으며, 2007년 갈수시와 홍수시에 총 62회에 걸친 유량 측정을 통해 지점별 수위-유량 관계를 도출하고, $7{\sim}8$월 홍수시에는 시간별 시료도 수집하여 강우시의 실시간 유사량 및 수질 변화도 함께 검토하였다.

A Study on the Limits and Improvement Methods of Korean Indie Game Development Policy (국내 인디게임 육성정책의 한계 및 개선방안에 관한 연구)

  • The Indie Game market is emerging as a niche for game startups. We analyzed policy cases related to indie games in local governments, and the private sector to suggest ways to improve the Indie Game market. As a result, the problems of Indie Game-related policies resulted in lack of market research and success case analysis, lack of manpower training program, accelerator program, and public-private cooperation project. To build an Indie Game ecosystem, we proposed the necessity of establishing an effective promotion system through cooperation between the local government and the state.

Case Study of Repair Works on Surge Suppression Device for Booster Pumping Station (가압펌프장의 수격완화설비에 대한 보수·보강 사례)

  • When the pumps are started or stopped for the operation or tripped due to the power failure, the hydraulic transients occur as a result of the sudden change in velocity. The field tests on the waterhammer were carried out for Pangyo booster pumping station in which had six booster pumps and two in-line pumps with the motor of output 1,700 kW, respectively. The booster pumping station was equipped with the pump control valve as the main surge suppression device, and the surge relief valve as auxiliary one. But the pump control valve had not early controlled in the planned closing mode, the slamming occurred to the valve of which abruptly closed during the large reverse flow. Because the positive pressure wave caused by the pump failure was superposed on the slam surge, the upsurge increased so extremely that the pump control valve was damaged. After the air chambers were additionally installed in the booster pumping station, it was preyed that the water supply system acquire the safety and reliability on the pressure surge.
