아파트 TV광고의 브랜드 이미지 평가에 관한 연구 (Study on Brand Image Evaluation for Apartment TV Advertisements)

  • In recent, the marketing competitions that stimulates the emotions of consumers are intensifying in the domestic construction industry due to the increase of unsold new apartments. However, there is a need for brand identity establishment through which more differentiated information can be delivered to the consumers, as each brand is focusing only on idealistic image advertisements of dream, future and happiness. Accordingly in this study, the top five brand apartments according to the national brand value evaluation index (BSTI, BrandStock Top Index) were selected and analyzed their TV advertisement characteristics, and its purpose is in evaluating the brand images perceived by the consumers of their TV advertisements. The significance of the results from this study is in presenting the basic information for establishing effective communication between the corporations and consumers. The survey research of this study was conducted for the students of D University, and SPSS 14.0 program was used for the statistical data analysis.

신축 공동주택 및 건축자재에서의 오염물질 방출 특성 (A Study on the Emission Characteristics of Gaseous Organic Contaminants from Building Materials and Newly Constructed Apartments)

  • We investigated the emission characteristics of gaseous organic contaminants from building materials and newly constructed apartments. The emission test for building materials was done with small chamber method, and field measurements in newly constructed apartment were carried out by Korea Standard Test Method for Indoor Air Quality. First, the emission test by small chamber showed that the TVOC emission from building materials was much higher than formaldehyde. On the other hand, as expected, considerably high concentration of both TVOC and HCHO was detected in the new apartment.

  • The purpose of this study was to identify the design characteristics of apartments built in Daegu between 1970 and late 1990s as well as the changes of such characteristics through newspaper advertisements. Newspaper advertisements were limited to apartment advertisements put in Maeil Shinmun, a new paper published in Daegu, from 1970 to 1999. 299 cases of apartment advertisements were used for analysis. The analysis criteria used included indices that suggest the situations of the times and the changes of architectural contents on the basis of the previous studies and reports on housing environment evaluation indices.

  • As the level of earthquake intensity in Korea is considered to be moderate, some structures or structural elements may be subjected to the reduced ductility demand, in contrast to the structures in high seismicity, due to the large inherent strength induced by gravity loads. New Zealand Standard(NZS) deals with these structures within the category of structures of limited ductility. This paper briefly reviews the concept of structures of limited ductility in NZS, and its applicability to Korean case. A structural wall system which is used as the structural system for typical apartments is taken as an example for the illustration.

  • 우리나라는 좁은 국토에 비하여 인구밀도가 높아 광복 이후 도시에는 아파트에 많은 인구가 살아 왔고, 최근 재개발 및 재건축으로 도시를 재정비함에 있어서도 아파트가 주된 건설 형식으로 진행 중이다. 그러나 도시화와 산업화로 이웃 간에 온정이 사라지고, 개인주의와 사생활 보호, 익명성 등으로 아파트 거주민들은 이미 범죄에 노출되어 있고, 이러한 현상이 사회적으로 큰 문제시 되었다. 미국과 영국에서는 1960년대 말부터 도시의 환경에 대한 연구를 시작하여 방어공간(Defensible Space)이론, 환경설계를 통한 범죄예방이론(CPTED)을 통하여 환경과 범죄간의 연구를 발전시켜 왔다. 우리나라에서도 최근 판교신도시 건설 및 부천시의 도시개발 계획 등에서 환경과 범죄의 관계를 반영하여 범죄가 발생하기 어려운 도시환경을 만들고자 민(民), 관(官), 학(學), 경찰(警察) 등 여러 분야에서 머리를 맞대고 연구하고 있다. 이번 연구에서는 기존의 연구와는 다른 시각으로 아파트의 형태별 범죄유형을 분석하였다. 아파트의 분류 방법 중 평면의 형식에 따른 분류로 계단실형 아파트와 편복도형 아파트를 기준으로 하고, 거주민들이 발생면(發生面)이나 빈도면(頻度面)에서 가장 많이 체감(體感)한다고 볼 수 있는 절도사건의 유형별로 비교 분석하였다. 창원시내에서 발생하여 경찰에 신고된 절도사건을 중심으로 주거침입절도, 오토바이 및 차량 등 절도, 노상에서 발생하는 날치기, 기타 등으로 분류를 하였고 창원시내 아파트 중 서로 인접하여 비슷한 지역에 위치하고 있는 비교대상 아파트 12개를 선정하여 계단실형 아파트와 편복도형 아파트를 분류하여 서로 비교, 분석하였다. 주거침입절도는 계단실형과 편복도형 아파트에서 비슷한 비율로 발생하였고, 오토바이 및 차량 등 절도는 편복 도형에서, 날치기는 계단실형 아파트에서 높은 비율로 나타났다. 특히, 다양한 여러 세대가 함께 거주하는 아파트에서는 다른 지역과 달리 오토바이 및 차량 등 절도가 많이 발생하고 있어 지상 및 지하 주차장에 대한 방범대책이 요구된다.

Occurrence of Phthalates in Indoor Dust from Children's Facilities and Apartments in Seoul

  • The aim of the study was to assess the levels in typical central borough of phthalate exposure by monitoring children's facilities (19 kindergartens and 21 elementary schools) and households (17 old apartments and 22 new apartments) via sampling indoor floor dust. A vacuum cleaner specifically prepared for sampling dust was attached to a filter of a vacuum cleaner dust collecting container. During the sample preparation process, containers made of glass were used and analysis was performed using GC-MSD. The mean concentration of DEHP was $412{\mu}g/g$, DnBP was $24{\mu}g/g$, and BBzP was $10{\mu}g/g$ dust. The indoor characteristics including floor, wall materials, years after construction, water leakage history for the past three years, and ventilation were also examined to categorize phthalate esters from the dust samples. From the flooring and wallpaper materials of kindergartens and elementary schools, DEHP in the dust sample appeared at a statistically significant level (p<0.05) when PVC materials were present. DEHP in the indoor dust also increased significantly (p<0.01) during the construction period. The daily intake of DEHP measured from indoor dust was 0.08~$19.7{\mu}g/kg/day$ for children and 0.02~$1.1{\mu}g/kg/day$ for adults (women). The results clearly revealed that phthalate exposure is greater in children than in adults (women) due to the indoor dust.

초고층 주상복합 건물의 개발사업 단계에 따른 주변지역 아파트가격의 변화에 관한 연구 (A Study on the Changes of the Apartment price in Accordance with Project process of Super high-rise mixed use buildings)

  • High-rising buildings are a sort of solution to recent cities. Till now real estate development was concentrated in new development on vacant lots, and it resulted urban sprawl. Generally large cities are confronted with the exodus of industry and population from city. High-rising buildings solve many problems associated with this problem. The purpose of this research is to identify the effect of super high-rise mixed use building project process on apartment price. For this study, the hypothesis is that price of apartments is influenced by project process of super high-rise mixed use building. The study concerned 4 variations of project process that is building permits stage, sale stage, construction starting stage and stage of moving into building. The target projects of buildings are selected by number of floor(over 40 floors) and construction time. And 48 apartment complex are selected around super high-rise mixed use building. This study uses hedonic price function to analysis effect of project process of super high-rise mixed use building. A price of apartments is defined as a dependent variable. Characteristics of residence, complex, district and super high-rise building are defined as independent variables. The results are as follows; first, there is no error in price model of this study. Second, it is found that apartment price was influenced negatively by building permit stage and sale stage of super high-rise mixed use building. But that was influenced positively by construction starting stage and stage of moving into building of that. Third, as the project process of super high-rise mixed use building was proceeded, price of apartments was increased.

수도권 권역별 특성이 인구이동에 미치는 영향 분석 (Analysing the Influence of Regional Characteristics on the Migration of Population in the Seoul Metropolitan Area)

  • 연구목적: 본 연구의 목적은 우리나라 수도권을 대상으로 권역별 특성이 인구이동에 미치는 영향을 분석하는 것이다. 연구방법: 이를 위해 수도권의 66개 기초지자체는 2010~2016년 인구이동자료 분석을 통해 3개의 권역으로 구분하고, 단계적 회귀분석기법을 적용하여 권역 내부의 인구이동 결정요인과 권역 간 인구이동 결정요인을 파악하였다. 연구결과: 주요 분석결과로 수도권 전 지역에서의 인구이동에서는 지역의 아파트 수 증가율, 단독·다세대주택 증가율, 고용자 수 증가율, 제조업체 증가율, 지식·문화·여가산업 증가율, GRDP증가율, 지하철역 신규개통이 중요하다는 것이 확인되었다. 특히 아파트 수 증가율, 지식·문화·여가산업 증가율, GRDP 증가율, 지하철 역 신규개통은 인구유입을 늘리는데 긍정적으로 작용하였다. 결론: 권역별로 지식·문화·여가산업 증가율이 1권역의 인구유입에 크게 기여했으며, 2권역에서는 지하철역 신규개통과 GRDP증가율이 주요 요인인 것으로 나타났다. 아파트 수 증가율과 지하철역 증가율은 3권역에서 주요 요인으로 작용하였다.

거주기간 증가에 따른 신축 공동주택의 실내오염도 변화추이 (Tendency of the indoor pollutants along with increased dwelling period at new apartments)

  • 신축공동주택의 실내공기질에 영향을 미치는 휘발성유기화합물 및 카보닐화합물의 농도와 입주 후 거주기간에 따른 오염도 변화추이를 파악하고자 입주 후 신축 공동주택 120세대를 대상으로 실내공기 오염도를 조사하였다. 신축 공동주택 입주 후 TVOC (Total Volatile Organic Compounds; TVOCs)평균농도는 $688.61{\mu}g/m^3$으로 나타났으며, 포름알데히드, 톨루엔, m, p-자일렌, 아세톤, 에틸벤젠이 $158.56{\mu}g/m^3$, $146.58{\mu}g/m^3$, $69.28{\mu}g/m^3$, $63.80{\mu}g/m^3$, $29.65{\mu}g/m^3$의 순으로 높게 나타났다. 또한, 대부분의 실내오염물질들은 입주 후 거주기간이 증가함에 따라 평균농도가 감소하는 경향을 나타내었으나, d-리모넨의 경우 입주 후 2개월에서 10개월까지 지속적으로 증가하는 것으로 나타났다. 또한, 톨루엔, 에틸벤젠, m, p, o-자일렌 등의 주요오염물질이 전체 VOCs에서 차지하는 비율은 38.8%로 나타났으며, 거주기간에 증가함에 따라 구성비율이 감소하는 것으로 나타났다.

아파트 공실공간의 평면변화에 관한 연구 (A Study on the Plan Change of a public Room in an Apartment)

  • This study is mainly intended to understand on the plan change of a public room in the apartment. This study is summarized as follows; First how the plane type of an apartment public room in the Capital region has been changed since 1970's in which industrialization has seriously started. Second according to the adjoining types how the features of an apartment plan would be divided into some categories. Third how usable area and public area in an apartment has been changed, The scop of this study is limited to the national standard houses of which usable area is 40-85m2(12.1-25.7pyong) built in Seoul and five new cities from 1970's to the half of 1990's The study is based on documents of 1378 samples extracted classified and analysed the plan in the chronical order. The analysis scope is confined to family's public rooms in an apartment such as a living room a dining room and a kitchen. In conclusion the public rooms such as a living room a dining room, and a kitchen become stereotyped with no specific difference in Korean apartments. Especially LDK type, L/DK type is the most general plan in Korean apartments, and the demand of that type is continuously increasing lately.
