철도부지 상부 인공지반을 활용한 국내외 복합개발 주거지의 공간구성 특징에 관한 연구 (A Study on the Spatial Composition Characteristic in Housing Development of Domestic and Foreign through the Mixed Use Development of Railroad Site)

  • Purpose: Lately, The mixed use development on railroad site came up in government policy about securing development available land for public rental housing and social cohesion. The Purpose of this study is to analyze the spatial composition characteristic in housing development example of domestic and foreign through the mixed-use development of railway depot. Method: Site cases are as follows: Shimura Depot(Japan), Kowloon Bay Depot(Hongkong), Chai Wan Depot (Hongkong), Tsuen Wan Depot(Hongkong), Montparnasse Station(France), Euralille Depot(France), Sin Jeong Depot (Korea), Tai Wai Depot(Hongkong), Tseung Kwan O Depot(Hongkong) and Rive Gauche(France). Railway Depot caused various problems such as the lacking of the feeling of solidarity of local inhabitants and the sense of community. In the case of Hong Kong and a France development example to solve these problems, the architectural characteristics appears. Result: At first it is located facilities together such as commerce, duties, the culture. Further, the publicity of the house place is strengthened because an open space, a park are developed on the railroad site. And a variety of connection systems appear between the outside space with a house housing complex built on the artificial ground. Particularly, the development example has an approach and convenience, and it was confirmed that publicness was considerably high.

로짓 模型을 利用한 都心居住의 適住者 選定에 관한 硏究 - 大邱市를 中心으로 - (Study on the Selection of Suitable Resident for C.B.D. Living by Using the Logit Model -The Case of Taegu City-)

  • This study is for the development of C.B.D. residential land that is available in the changeable housing market and urban planning paradigm. The results are as follows. First, we developed a Logit model to analyzed the suitable resident for living downtown and we used several variables in the model such as their living place, the location of their works, in come according to sex and age, and whether they have a car or not. Second, in analysis for the suitable residents using the Logit model, the main demanders who live in C.B.D. or have a job there and the young and old were chosen, Third, it shows that the suitable residents prefer semi-C.B.D. because it has convenient accessibility to C.B.D. rater quickly (in ten minutes). They prefer apartment and Mixed-Use building. Fourth, there are much residential land in semi-C.B.D. (63.7%) so as to support enough land in ease of redevelopment. The land price is tremendously low compared to that of land for business or for C.B.D.

도심경계설정을 위한 공간통계학적 접근 (A Spatial Statistical Approach to the Delimitation of CBD)

  • 본 연구에서는 원도심의 노후화로 인해 도심 활력이 저하되고 있는 부산시 도심부를 대상으로 도심의 경계를 확인하기 위하여 공간통계학적 접근이 시도되었다. 이 과정에서 도심경계설정에 적합한 Getis-Ord $G_i^*$ 방법론과 Inverse Distance Weight(IDW)와 Fixed Distance Band(FDB) 두 가지 공간적 연관성 방법을 적용하여 도심경계를 설정하였다. 공간통계학적 방법을 이용해 도출된 도심경계 결과는 유용성과 신뢰성 확인을 위하여 선행연구의 방법과 비교 검증하였다. 검증결과 IDW 방법론의 결과는 상업 업무용 토지이용비율이 40% 이상인 선행연구의 결과와는 일치하였고, FDB 방법론의 결과는 주상혼합지역 혹은 주공혼합지역의 성격을 가지는 점이지대의 특성을 반영할 수 있었다. 특히, 본 연구에서 적용한 특성화 지수를 이용한 결과 FDB 방법론을 적용한 도심경계에서 주 상복합용 토지이용이 매우 특화되는 것으로 나타났다. 본 연구에서 제시한 방법은 향후 도시공간구조의 이해와 효율적인 도시의 관리에 도움을 줄 것으로 판단된다.

도시 주거지 학교와 공원의 주차장 입체화 사례의 형태와 이용 특성 분석 (Physical Characteristics and the Utilization of Mixed-use Schools and Parks with Parking Facilities in Urban Residential Areas)

  • According to the change of the life environment and economic growth, the more highly a city has developed, the more concentrated is the urban function. That is, a city is required for adding more infrastructure. But, both limited land resources and financial problems made it impossible to add infrastructure. So, the necessity of multi-dimensional planning of urban infrastructure was recognized. Especially, in the urban residential area, a mixed-use of the playground of a school and the empty space of a park is desired to serve the issue of insufficient parking spaces. Schools and parks are closely connected to the center of a town, and playing a central role for the town life. For this reason, they are highly demanded in urban residential areas and also expected to be effective. However, we need to consider not only parking convenience but also the safety of users in design process, because people using parks and schools include young students and the elderly. In this study, we mainly examined physical characteristics and the utilization of schools and parks with parking facilities in urban residential areas. Then, we analyzed cases through comparing and evaluating in terms of convenience and safety. and weighed up advantages and disadvantages of each through the comparison of the schools and the parks having parking facilities. The results of this study are expected to provide fundamental references for preparing design standards for such facilities.

대도시 도심부의 토지이용 변화 분석: 대구광역시를 사례로 (An Analysis of Land Use Changes in Urban Center of Metropolis: The Case of Daegu City)

  • 도심은 도시의 성장과 발달 과정에서 가장 역동적인 변화가 일어나는 장소이다. 이 연구는 대구시 중구를 사례로 2000년과 2011년 개별공시지가 자료를 활용하여 토지이용 측면에서 대도시 도심부의 최근 변화를 분석하였다. 분석결과, 도심공동화 현상에도 불구하고 도심부의 주거기능은 여전히 상당한 수준이다. 주거용 토지이용이 크게 감소하지만 상업용 토지이용 역시 감소하고 있어 도심공동화에 따른 도심의 상업기능 약화를 볼 수 있다. 그러나 업무용 토지는 다소 증가하는 추세로 도심지향적인 업무기능의 구심적 입지가 지금까지는 그대로 유지되는 것으로 보인다. 토지이용 변화는 도심 중핵부보다 주변부에서 더 크게 진행되고 있어 중핵부가 주변부에 비해 토지이용이 안정적이라고 할 수 있지만, 용도에 따라서는 그 상황이 다르다. 주변부 도심에서는 주거용 토지의 감소가 뚜렷한 반면, 중핵부에서는 상업용 토지이용의 감소가 두드러진다. 주거용이나 주상복합용, 상업용 토지가 나지 및 기타 용도로 전환되면서 나지와 기타 용도의 토지이용이 증가하고 있어 적극적인 토지이용이 이루어지지 않는 도심쇠퇴의 한 단면을 보여준다. 업무용과 상업용이 주거용이나 주상복합용 토지이용에 비해 집중된 형태를 보이지만, 이들 용도의 토지이용에서도 2000~2011년 사이 평균중심점과 표준편차거리에 큰 변화는 없다. 이는 도심부의 토지이용 변화가 특정 지역에 한정되지 않고 도심부 전체적으로 진행되고 있음을 말해준다.

An Introduction of Park-Based Mixed Use District around Urban Large Parks and Green Spaces - With Special Reference to the Application of Landscape Urbanism to Mixed-Use Development -

  • The 21st century is currently undergoing an era of urban regeneration. The purpose of this research is to secure and expand the green infrastructure with zoning regulation in the context of urban regeneration. This objective also seeks a way of urban regeneration through the use of existing large parks by employing park-based mixed use districts around the periphery of large urban parks and green spaces. This research examines the limits, problems of existing single- and mixed-use zoning districts for securing of green infrastructure by book review. This research finally advocates introducing a another type of urban mixed-use districts, namely park-based mixed use district and its characteristics and functions, by using landscape ecology and landscape urbanism as a theoretical basis. The results of this research suggested that large parks and green spaces should be considered as one of patch in landscape ecology. This research also discusses the possibility that, as patches have ecotones with greater biodiversity in the peripheral areas of it, the green infrastructure can be constructed around the periphery of large urban large parks and green spaces by introducing cultural ecotone of nature's convergence with the city. As a result, the green infrastructure and high density of land use and using behaviour can be increased. Park-based mixed use districts encourage the convergence of parks and the city, with the park being used as the main function; residential, commercial, business and cultural uses etc. are partial functions. In order for the park-based mixed use districts to be designated, the size of large urban parks and green spaces, as well as location, city function and condition of the peripheral areas all need to be considered. The necessity to examine the designated width of the park-based mixed use districts and the form of the peripheral area was also discussed. This research, which is based on investigative research results, suggests that further in-depth and comprehensive analysis of the actual condition of urban large parks and peripheral areas needs to be completed. Specialists and other interested parties, analysis and investigation on related plans and designs are also needed for the institutional practice.

국내신도시 사례를 통해서 본 뉴어바니즘 도시설계요소 분석 -서울시 은평뉴타운 1구역을 중심으로- (An Analysis of New Urbanism Urban Design Factors in New Town -Case Study on Eunpyung New Town District 1 in Seoul -)

  • The design principles of new urbanism (NU) have been adopted for new towns-in town projects for inner city neighborhoods in Seoul, Korea Since 2000. Here, ten NU principles were matched to four urban design categories: streets, land use, housing and buildings, and public open spaces. These elements were analyzed for Eunpyung New Town project. Through the case, the applications and implications NU principles are explored. The principles of connectivity, quality architecture and urban design, increased density, green transportation, sustainability, and quality of life were positively and successively adopted for streets, land use, housing and buildings, and public open spaces. The principles of mixed-use and diversity and traditional neighborhood structure were only partially applied in land use, housing and buildings, and public open spaces. It should be note that the walkability principle is intended not for job-housing proximity, but for pedestrian-friendly street design.

근린의 토지이용과 대중교통시설 보행접근성이 통근통행에 미치는 영향 - 서울시를 대상으로 (Impacts of Neighborhood's Land Use and Transit Accessibility on Residents' Commuting Trips - A Case study of Seoul)

  • 본 연구는 서울시를 대상으로 근린의 토지이용과 대중교통시설 보행접근성이 통근통행에 미치는 영향을 분석하는데 연구의 목적이 있다. 이를 위해 본 연구에서는 2010년 수도권 가구통행실태조사 자료를 이용하여 분석을 수행하였으며, 최종적으로 34,071명의 통근통행 자료를 분석자료로 이용하였다. 분석방법은 임의절편로짓모형을 이용하였다. 분석결과 근린의 주거밀도와 토지이용혼합도가 높을수록, 그리고 거주지에서 지하철역까지 보행거리가 짧을수록 통근통행에서 승용차보다 지하철을 이용할 확률이 높아지는 것으로 나타났다. 따라서 고밀 복합개발을 유도하고 대중교통시설의 보행접근성을 높여주는 도시정책은 대중교통이용을 활성화하는데 긍정적인 영향을 미칠 것으로 생각된다. 마지막으로 대중교통을 이용한 통근통행에 영향을 미치는 지하철역의 보행권 범위를 산정한 결과 약 432~525m로 추정되었다.

서울시 역세권의 유형화에 관한 연구 (요일별 시간대별 지하철 이용인구를 중심으로) (A Study on Categorizing Subway Station Areas in Seoul by Rail Use Pattern)

  • 본 연구는 요일별 시간대별 지하철역의 이용인구를 중심으로 서울시의 역세권을 유형화한 후 이를 토대로 토지이용특성과의 연관성을 살펴보았다. 역세권 유형화를 위하여 지하철역 이용특성 자료를 이용하여 요인분석을 실시하였으며, 토지이용특성과의 연관성을 파악하기 위하여 다차원척도법을 사용하였다. 본 연구의 결과는 서울시의 지하철의 역세권이 주거, 상업 및 여가, 그리고 업무중심우위으로 분류할 수 있음을 보여주고 있다. 또한 본 연구에서는 주거/상업, 주거/업무 주거/상업/업무 등의 다기능 우위를 지닌, 즉, 복합적 이용특성을 가진 다수의 지하철역도 파악되었다. 이러한 복합적 이용기능의 특성은 최근 논의되고 있는 역세권개발과 대중교통지향형 도시개발의 논의를 활성화하는 데 기여할 것으로 기대된다. 또한 기존의 역세권 유형화 연구가 대부분 도시공간구조나 토지이용특성을 가지고 계획적 측면에서 접근한 반면에, 본 연구가 지하철역의 이용패턴을 통하여 실증적으로 역세권을 유형화하고 있다는 점에서 중요한 차이가 있다.

복합토지이용 유역의 수질 관리를 위한 미측정 용존유기탄소 농도 추정 (Development of Regression Models for Estimation of Unmeasured Dissolved Organic Carbon Concentrations in Mixed Land-use Watersheds)

  • In order to prevent water pollution caused by organic matter, Total Organic Carbon(TOC) has been adopted indicator and monitored. TOC can be divided into Dissolved Organic Carbon(DOC) and Particulate Organic Carbon(POC). POC is largely precipitated and removed during stream flow, which making DOC environmentally significant. However, there are lack of studies to define spatio-temporal distributions of DOC in stream affected by various land use. Therefore, it is necessary to estimate the past DOC concentration using other water quality indicators to evaluate status of watershed management. In this study, DOC was estimated by correlation and regression analysis using three different organic matter indicators monitored in mixed land-use watersheds. The results of correlation analysis showed that DOC has the highest correlation with TOC. Based on the results of the correlation analysis, the single- and multiple-regression models were developed using Biochemical Oxygen Demand(BOD), Chemical Oxygen Demand(COD), and TOC. The results of the prediction accuracy for three different regression models showed that the single-regression model with TOC was better than those of the other multiple-regression models. The trend analysis using extended average concentration DOC data shows that DOC tends to decrease reflecting watershed management. This study could contribute to assessment and management of organic water pollution in mixed land-use watershed by suggesting methods for assessment of unmeasured DOC concentration.
