영구임대아파트 자족지원시설 수요 및 설계 연구 -인천 만수주공 7단지를 사례로- (The Study on a Residents' Demands of Support Facilities for Self-sufficiency and Design of Permanent Rental Housing -With Reference to Man-soo 7 Estate in Incheon-)

  • Permanent rental housing complex is subjected to both an increase in the crime rate due to its residential population structure and social, economic isolation for insecurd income of the residents. It should be considered that the densely populated area with low-income group of the city causing many problems related with the community. This study focused on the Man-soo 7 housing estate in Incheon with the area's average scale and ratio is made as an effort to include the residents who live in the permanent rental housing area among the members of the healthy community. The result of the research suggests the method of housing improvement to establish the successful support institution for self-sufficiency of the low income inhabitants analazying the demand of the residents through a survey categorized into resident support system, public workplace and inhabitant participation.

Assessing Middle-income Residents' Attitudes about Their Urban High-rise Condominium in Contemporary American Society

  • Most research on high-rise housing has focused on low-income residences, and usually the psychological and social well-being of women and children. The validity of such findings are questionable for other populations since high-rise living has served other groups and their various needs in particular settings. Lack of knowledge and understanding about high-rises has represented an obstacle to the accurate representation of American urban reality in residential environments. The review of literature and factor analysis identified Important environmental factors. The survey was conducted in the selected downtown high-rise communities of major U.S. cities. Analyses revealed that there were unique characteristics of residents who prefer to live in this type of housing. It was also found that living in middle-income urban high-rise condominiums does not contribute significantly to the problems associated with high-rise living itself. Even though there were some deficiencies of social interaction and activities among residents, the middle-income condominiums were serving particular residents as maintenance-free and safe place imprinted by a positive image of sweet memories or sometimes by a window view presiding over downtown skyline.

저소득층의 우울증에 대한 무망감과 사회적 문제해결능력의 영향 (The Impacts of Social Problem Solving Capabilities and Hopelessness in Depression among Low-Income Residents)

  • 본 연구는 우울증에 대한 무망감 이론을 근거로 하여 저소득층의 외상과 스트레스 같은 부정적 생활 경험과 매개변인으로 제안된 무망감을 통하여 우울증이 유발되는지를 확인하고, 이 구조에서 사회적 문제해결능력의 영향을 파악하는 것이다. 연구대상은 20세 이상의 국민기초생활보장법상 수급권자와 자활후견기관과 연계된 차상위계층 175명이다. 연구결과, 저소득층의 스트레스는 무망감에 정적 영향을 미치며, 스트레스와 무망감은 우울증에 정적 영향을 나타내었다. 또한 우울증에 대한 무망감 이론을 근거로 제안된 스트레스는 무망감을 매개변인으로 우울증에 영향을 미치는 경로를 나타내었다. 이러한 구조에서 사회적 문제해결능력은 스트레스가 무망감에 미치는 영향과 무망감이 우울증에 미치는 영향을 감소하는 요인으로 밝혀졌다. 이러한 결과를 바탕으로 저소득층의 무망감과 우울증에 대한 실천개입의 강조와 정신건강증을 위한 함의들이 논의되었다.

지역주민의 우울감 경험 영향요인: 서울특별시 강서구 지역을 중심으로 (Factors Affecting the Depressive Mood Experience in Local Residents: Focusing on Gangseo-gu, Seoul)

  • Background: The purpose of this study is to promote their health by identifying factors that affect the depressive mood experience among local residents in Gangseo-gu, Seoul. Methods: This study is a cross-sectional study analyzed using data from the 2022 Community Health Survey, which is conducted annually in Korea. The subjects of the study were 916 local residents in Gangseo-gu, Seoul. Results: Through this study, the groups with a high level of depressive mood experience among local residents of Gangseo-gu were female, those with low income, those with chronic diseases, those with low subjective health level, and those who perceived their stress to be high. Conclusion: It is necessary for local medical institutions to identify those with low income in blind spots and connect them with community resources to provide necessary economic support. Additionally, regular and systematic management is needed to help local residents prevent and manage chronic diseases. There is a need to actively support local residents by providing stress management programs and various health-related education to local residents so that they can maintain and improve their health and lead healthy lives.

호주 멜버른 지역의 저소득층 노인주거 사례 연구 (A Case Study of the Housing for Low Income Elderly in Melbourne, Australia)

  • Housing is a central place fur elderly and it can be influenced to the quality of life for them. Most low income elderly has much problems on their housing. It needs to be developed for more various ones which considered in the way of their economic and physical conditions. This case study was aimed to supply (or a basic data for developing a housing for tow income elderly through the analysis of elderly housing of Melbourne in Australia. This study evaluated two types of government housing and five types of community housing available to elderly People on low income allowing them to live independently. Results of the research were as follows. 1) High rise apartment living was differentiated from other housing types. Such accommodation had drawbacks, for example it made the elderly difficult to get along with neighbours. 2) Community housing had more various types of housing than government housing and was aimed at encouraging community interaction between residents. Some community housing residents joined the management of the housing committee. As a result, it made the elderly very confident and promoted a good relationship between them and young generations. 3) The strength of community housing was that the elderly could choose the place to live within the community which was familiar to them. 4) The managers in broth government housing and community housing had many roles as adviser and mediator for residents as well as managing the complex. 5) A policy of housing for low income elderly is changing now from management by government appointees to one governed by the community 6) Most elderly prefer to live close to facilities such as medical and shopping centers and convenient transportation and wished to remain in their familiar community as long as possible.

주거복지정책 유형별 주거비 부담수준 결정요인 분석 - 공공임대주택 거주가구와 주거급여 수급가구의 비교연구 - (Determinants of Housing-Cost Burden among Subsidized Households - A Comparative Study between Public Housing Residents and Housing Choice Voucher Recipients -)

  • The government has implemented housing welfare policy to ease low-income households' housing-cost burden and improve their quality of life. However, public housing residents and housing choice voucher recipients still show a high level of housing-cost burden. In this regard, this study aims to provide policy implications for current housing welfare policy by analyzing and comparing the factors that determine both subsidized and unsubsidized households' housing-cost burden. For the empirical analysis, this study uses "2017 Korea Housing Survey" and divides groups into public housing residents, housing choice voucher recipients, and unsubsidized low-income renters. We compared the level of housing-cost burden by employing t-test and chi-squared analyses and the factors affecting the housing-cost burden by employing logistic regression analyses between the three groups. According to the empirical analysis, the housing cost is the most burdensome for the housing choice voucher recipients group, followed by the unsubsidized low-income renters and public housing residents. In addition, the factors affecting housing-cost burden are different between the three groups. In case of public housing residents, housing characteristics usually affect the housing-cost burden. For housing choice voucher recipients and unsubsidized low-income renters, both housing and household characteristics influence the housing-cost burden. Looking at the detailed factors, except for the housing tenure and regional average rents that are common factors for all groups, the amount of deposit is an important factor for public housing residents, and household employment status is an important factor for both housing choice voucher recipients and unsubsidized low-income renters. The policy implications of this study are as follows: First, it is necessary to review the blind spot of the current housing welfare policy. Second, a comprehensive review of the housing choice voucher program is required. Third, it is necessary to make policy efforts to ease the level of housing-cost burden for renters. Fourth, a program is needed for those public housing residents who need a deposit support. Fifth, there should be further assistance with public housing for the poorest people.

한국과 미국 공공 임대아파트 거주자의 이동과 단지 내 활동 - 서울 SH공사 아파트와 미네소타 주 PHA 아파트의 비교를 중심으로 - (The Comparison of Residents' Movement and Activities of Public Rental Apartments in Korea and the United States - Focused on the Comparison of SH Apartments and PHA Apartments -)

  • The purpose of this research is to compare residents' movement and activities in SH apartment in Yangcheon-Gu, Seoul (SH apartment) and PHA apartment in St. Paul, Minnesota (PHA apartment) in order to improve the quality of rental housing environment. This study had surveyed 418 residents of SH apartments in Korea and used the secondary data gathered from 1,462 residents of PHA apartments in the United States. The results of this study are as follows: The criteria of Korean residents in SH apartments when choosing their residences are lower rent payment and shorter waiting time. They seemed to have no other options than public rental housing. On the contrary, American residents in PHA apartment had more option to choose from. Therefore, Korea needs to offer more variety types of residents that can be lead to better satisfaction of low income classes. Most of the SH apartments residents has lived for long-term, in the average of more than 6 years, and wanted to live continually at their current dwelling. PHA residents showed similar tendency. However, long term residency may lead to permanent occupation of the public rental apartment by the same family. Hence, a system which can provide equal residency opportunities to all low-income classes need to be developed. Residents of SH apartment were satisfied with the personal activities but were not satisfied with group activities among residents or regarding resident meetings. However, residents of PHA apartments were more satisfied with their management because there is more in-housing-complex activity programs. Therefore, more activity program for a resident should be developed after analysing programs of different apartments and current conditions in Korea. There were some noticeable divergences among residents, based on their age, term of residence and physical, emotional and mental problem, when evaluating in-housing-complex's programs. Thus, these factors are also need to be considered when planning and examining evaluation about the management of rental apartments.

임대아파트 유형별 유지관리비와 거주자의 리모델링 의식비교 (The Comparison of Maintenance Cost and Residents′Consciousness of Remodeling by Rental Apartment Types)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the characteristics of maintenance cost and the residents'consciousness of remodeling by rental apartment types. The results of this study were as follows; The annual maintenance cost of permanent rental apartment was 14,249 won/$\textrm{m}^2$$.$yr, that of fifty years period rental apartment was 13,372 won/$\textrm{m}^2$$.$yr. In the case of remodeling in deteriorated heating system, the principal decision factor of choice was showed “economics” as priority. Residents in rental apartment preferred remodeling to reconstruction, and unit heating system to central heating system.

도심 주거지에서의 주거환경 만족도와 선호성향에 관한 연구 (A Study on Residential Satisfaction and Preferences of Urban Core Residents)

  • This study intends to analyze residential satisfaction and preference of residents of urban core area. The main findings of this study are follows: First, the residents show high satisfaction levels for accessibility and availability of various facilities. However, they express relatively low levels of satisfaction for safety and amenities. Second, the satisfaction levels of female, housewives, and higher income earners are higher than the rest of residents. Third, more than half of core residents still want to live in the core area. This result implies the possibilities of residential development in the core area.

  • This study aims to analyze characteristics of residents' housing life-style targeting Gatdui area and Daean area where the housing environment improvement project is carried out in the form of rehabilitation housing renewal program of old residence of the downtown area in Kyungju. This is in order to examine realistic problems of the method of residential improvement project, where residents' voluntary participation and preferences are low for low-income residents by seeking the methods of rehabilitation which correspond with the fundamental objective of the housing environment improvement project for low-income residents in urban areas. Based on the survey, we analyzed residents' satisfaction level with the current way of living and preferred ways of living and the planar pattern of houses in surveyed areas, and examined the housing environment improvement methods for residents living in the urban slam areas and perception of subjects. Survey analysis used statistics program SPSS14.0. As a result, of it, it was found that residents in surveyed areas were relatively satisfied with the current way of living but in the preferred housing life-style, they were demanding some change. This paper is significant in that it aims at change in paradigm of improvement of residential areas through renewal of urban deteriorated residence that characteristics of changing living space are compromised depending on living habitude left, and changing life style, and it proposes the directions of the housing environment improvement plan in the future.
