Housing Values and Satisfaction among University Students in Gwangju and the Chonnam Area (광주.전남지역 대학생의 주거가치와 주거 만족도)

  • The purpose of this study is to gather baseline data on perceived housing values and satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 1000 university students from Gwangju and the Chonnam area from 2007 October 8th to 30th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, cluster analysis, t-test, $x^2-test$ and one-way ANOVA. The main findings are as follows: Firstly, in relation to perceived house values, students identified three factors as important: pursuit of convenience, disposition toward individuality-orientation and consciousness of others. The respondents regarded convenience as very important, especially in regard to one's safety, health and location of amenities. Secondly, cluster analysis based on perceived house value revealed passive and energetic types. Students in the energetic type exhibited a tendency to prefer convenience, independence, and consciousness of others. Finally in terms of housing satisfaction, the respondents identified four factors as important: house quality, neighborhood environment, local socio-psychological environment, and location. Housing satisfaction was higher among students who lived in large or new houses, shared the same house with their family, and had a room all to themselves. Accoding to these findings, university students important value safety, health and environmental-friendliness in a house and they find location important. Therefore, future houses should reflect these wants.

  • The ultimate objective of this research is to develop the technologies for the construction of 100-year housing as the first task for improving housing environments. The technological development of 100-year housing makes it possible to advance construction technologies and part development, to develop long-life housing with durability and Flexibility responding to customers' needs for future living space. At first, for this purpose, the applications according to the types of the Standard Model of Long-life Housing are proposed to respond to the life-cycle of near-future demographic and social structure, and the construction of the Mock-up House execute based on the location selected during the 2nd year and the basic plan. Then the Standard Model of Long-life Housing are advanced and proposed through evaluating the field applicability of the Mock-Up House.

Preference on the locations of Future House in Metropolitan Area, In Case of Taegu-si and Its Neighboring Areas (대도시권 지역의 미래 주택입지 선호도, 대구광역시권을 사례로)

  • This study analyzes the decision-making processes for university students to choose the location of their future houses in metropolitan area. Based on their intuitive judgment, the university students prefer the general criteria, transportation, facility, education and society, and economy in order. The Kendall coefficient of concordance W which determines the association among the rankings of the students' judgement on the importance of the general criteria is so low. It means that the students highly disagree their rankings of the importance of the general criteria. The rankings of the importance of the criteria like as transportation and education society are concentrated on a mean value, but those of the criteria like natural environment and economy are relatively dispersed. The students prefer the area between the center of Taegu-si center and its outskirts, the outskirts of Taegu-si, and the center of Taegu'si in order as an alternative location of their future house. From the specific criteria like the price of land and house, the student's preferences on the alternative locations of future house are varied as compared with those of the general criteria. According to a sensitivity analysis, the student's preference on the center of Taegu-si is increased, but that on the the outskirts of Taegu-si is decreased as the importance of facility and transportation factor is increased. On the contrary, the student's preference on the outskirts of Taegu-si is increased, but that on the center of Taegu-si is decreased as the importance of natural environments is increased.

  • The purpose of this study is to grasp actual status and needs of leisure of middle age. The questionnaire survey is used, the subjects are middle age from 40$\~$50's living in seoul. The questionnaire consists of leisure conscious, leisure actual condition, leisure satisfaction and need. Frequency, percent, average, $x^2_test$ and ANOVA are used for data analysis. The results of this study are as following; First, leisure is necessary to elevate quality of life in terms of spiritual, psychological stability and physical health. Second, the subjects are not satisfied with current leisure for unsufficiency of leisure time, cost, facility and program. Third, present leisure behavior characteristics are restrictive and passive. In the near future, however, they showed desire to engage in fivers forms of leisure including active and participant leisure. Fourth, even though current main areas for leisure activity are in their house, they are more likely to change from in the house to around and near there house.

  • This study aims to analysis of determinants of the residents satisfaction of purchased rental housing and currently being implemented policy of supporting low-income families are empirically evaluated through the residential evaluation of purchased rental housing residents. Purchased rental housing users are possible to live in currently residing community consistently, have advantages for fewer problems of the phenomenon of social isolation, exclusion and preventing slumism of low-income families, are expected to increase in the future. First of all, the characteristics of residential environment, housing expenses and a head of household were examined for the residential environment evaluation of the residents of purchased rental housing, on the basis of this, the characteristics of internal and external house and residential location are examined each for the determinants of the residential environment satisfaction of purchased rental housing. The variables that affect residential satisfaction according to residential location are public facilities, educational facilities and welfare facilities respectively. In particular, the higher the satisfaction of access to welfare facilities, the higher the satisfaction of residential location of purchased rental housing was analyzed. The variables affecting the residential satisfaction according to the internal and external characteristics of house are significant in window status, cracking, heating facilities, housing scale and management.

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

A Study on the Method of Feasibility Study for Remodeling Apartment House (공동주택 리모델링 사업성 평가방법에 관한 연구)

The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • The purpose of this study was to investigate the characteristics of leisure behavior of the five-day workweek company employees for developing leisure facilities in residential environment. The questionnaire survey was used. The subjects of questionnaire survey were 247 staffs of 4 banks. The questionnaire consisted of leisure time, the cost of leisure, consciousness of leisure, actual condition and need of leisure activities and spaces, leisure satisfaction and limitation on leisure. Frequency, percentage, and mean, correlation, $x^2-test$, and factor analysis were used for data analysis. The major results were as follows. 1) Leisure is necessary to strengthen the unity of family and cultivate the sentiment. 2) The degree of satisfaction of leisure facilities was lower than neutral. The satisfaction of leisure facilities related with cost, time of leisure, information of leisure facilities and program, and leisure environment. 3) Present leisure behavioral characteristics were restrictive and passive. However, the subjects showed hopes to increase their leisure activities and to engage in diverse forms of leisure in the future. Also, they showed an increased desired ratios in participating in each leisure activities. 4) In terms of location, they needed leisure facilities which was closer to their house.
