건설공사단계의 자금 유동성 확보 방안에 관한 연구 (A Study on Securing the Funds Liquidity of Construction Phase)

  • During the financial crisis in the late 1990s, we witnessed the large corporations failing at one moment. It is clear that the debt-dependant size augmentation and duplicate investment, and the failure in fund liquidity adjustment were the greatest causes rather than the long-term strategic advantage. Such fact, however, has led to the introduction of advanced financial techniques and security/management of fund liquidity. In order to propose a method to secure fund liquidity at the construction level, this study considers the documentational/precedent studies on project financing among fund procurement methods. And the fund liquidity status at construction level is investigated domestically/internationally to analyze the fund flow. Finally, the actual data is used to analyze progress rate and sales rate to end with the proposal of the method to secure fund liquidity in the progression of this study.

The global standard realizing process of the Tire Production Facility and Process Line

  • The tire production facility is a large-scale construction with the complexity of a manufacturing process. The process utilities should be wide-ranging as an effective arrangement of them is highly important. All the necessary information should be clarified together with the manufacturer at the basic planning stage, and this design should be developed to comply with the local culture and regulations. It is important to carry out more advanced engineering in terms of process, cost and quality, even if it is difficult to standardize due to the cultural and geographical conditions and regulations. The key point is to reflect all the given conditions and make a clear design during the design stage, to eliminate the problems after the construction has begun. Another key point is the delivery system, which must be totally managed from the initial design stage until the construction stage by proven companies. Flexibility, quick action, and single responsibility will be the fundamental features in all the steps of the project.

  • 2000년 정부는 가계부채 증가와 미국 기준금리 인상을 대비하여 2017년부터 부동산규제를 강화하였고, 이로 인해 대형건설사 민간개발사업 수주확대는 위축될 것으로 예상된다. 해외플랜트 사업에서도 계속된 원가상승으로 부실이 이어지고 있어 대형건설사의 신용등급은 현 상태를 유지하기는 어려울 것으로 예상된다. 본 연구는 정부의 부동산정책과 국내외 적인 경제상황으로 앞으로 변화할 수 있는 문제점을 짚어보았다. 정부정책과 대내외적인 경제 환경 요소는 부동산정책, 기준금리, 부동산가격 상승률, 미분양을 연구하였고, 대형건설사 재무제표에서는 매출액, 시공능력, 민간개발사업 매출액, 영업이익, PF우발채무를 종합하여 외부 신용등급의 변화를 나타냈다. 본 연구는 실무 전문가 30명의 설문조사를 통해 위험요소가 대형건설사의 외부 신용등급에 미치는 영향을 분석하였다.

Attributes for Developing a Database for Construction Information Interface

  • Earthwork is an operation that provides space for structures, and it takes up a large portion of the construction costs in a construction project. In large-scale earthwork, numerous types of construction equipment are used in the operation. The types of equipment should be selected based on the field conditions and the construction methods. These construction vehicles are constantly changing positions during the earthwork operation. Therefore, the equipment operators require effective communication to ensure the efficiency of the earthwork operation. All equipment operators should exchange information with the other equipment operators. Information should be exchanged continuously to support decision making and increase productivity during the earthwork operation at the construction site. This paper investigates the attributes required for an information interface between construction vehicles during an earthwork operation. This paper 1) discusses the importance of an information interface for construction vehicles in order to increase productivity during an earthwork operation, 2) analyses the types of attributes that need to be communicated between construction vehicles, and 3) provides a database that has been built for attribute control. The database built for the information interface between construction vehicles will enhance communication between vehicle operators. Table I shows the typical attributes that should be shared between the excavator operator and the dump truck operator. This information needs to be shared among the operators, as it helps them to plan the earthwork operation in a more efficient manner. A database has been developed to store this information in an entity relation diagram. A user-interface display environment is also developed to provide this information to the operators in the construction vehicles. The proposed interface can help exchange information effectively and facilitate a common understanding during the earthwork operation. For example, the vehicle operators will be aware of the planned volume, excavated volume, transportation time, and transportation numbers. As a part of this study, mobile devices, such as mobile phones and google glasses, will be used as hands-on communication tools.

A System for Evaluating the Overseas Business Capability of Small & Medium Construction Companies

  • Because of the recession of the Korean construction market, many construction companies are expediting overseas business. Despite the rapid growth of international markets, the polarization of profit with SMCCs (Small and Medium Construction Companies) and large construction companies in the international construction market has become more serious. This problem causes competition to provide the lowest prices, which makes the future of overseas business for the SMCCs uncertain. Thus, the SMCCs require a reasonable capability evaluation system for overseas business. However, the existing evaluation methods focus on large construction companies. To address this problem, this study proposes a system to evaluate the overseas business capabilities. The 27 indicators to evaluate the overseas business capabilities are derived from a literature review and are verified through expert interviews. The indicators are classified into 4 large categories, and a questionnaire-based survey of 50 Korean SMCCs is conducted to analyze the correlation between overseas business capability and the indicators. The system expects to provide the effect of the indicators on the overseas business capability and the chance to evaluate the capability for overseas business.

  • Among various joint ventures, International Construction Joint Ventures (ICJVs) have emerged as a popular approach worldwide to developing large scale projects through international participation. A model, based on economic analysis and represented by several hypotheses obtained from the analysis, will be developed. Furthermore, we will empirically test the hypotheses/model using Structural Equation Model (SEM). This research is expected to explain why there exist different organizational forms for ICJVs, and to develop a framework for choosing appropriate forms with respect to various characteristics of ICJVs.

  • 최근 건설 프로젝트가 대형화 및 복잡화됨에 따라 다수의 하도급업체들이 참여하는 형태로 진행되고 있다. 특히 하도급업체들이 자체 자원을 운용하여 공사를 수행함에 따라, 기존의 원 도급업체가 주도하는 중앙집중식 조정방식은 실효성이 저하되고 있다. 하도급업체의 자원수급이 건설공사의 공정과 일치하지 않을 경우 해당업체의 공사가 지연될 뿐만 아니라, 다른 하도급업체의 공사들과 더 나아가 건설공사의 지연을 초래한다. 이에 따라, 관련 하도급업체들이 해당 공사에 공정변경이 생길 경우에 이에 맞추어 건설공사 공정을 조정하는 새로운 건설공사 공정변경의 분산조정에 관한 연구가 필요하다. 연구자는 건설공사 공정변경의 분산조정방식 및 이를 위한 소프트웨어 에이전트를 이용한 보상협의 방법을 정의하였다. 본 연구는 현재의 건설공사 주체인 하도급업체의 자원수급의 효율성을 향상시키는 데 필요한 방법을 정의하고, 구현하고, 검증함으로서 하도급업체의 이윤추구 및 건설공사의 성공적인 수행을 함께 달성할 수 있도록 한다.

  • Recent desalination plant system are being operated by applying one of the technologies as like MSF, MED and, or RO. The production cost of pure water from sea water by the desalination plant was U$9/m$^3$ in 1960, but now has been reduced to U$1/m$^3$ at present. The Power and Desalination Plant Project in Al Cobar of Saudi Arabia gave good chance to us export the similar plant systems actively to the world market. 1Hidd IWPP Project in Bahrain, Taweelah B Extension Project in Abu Dhabi of UAE and Ras Laffan B IWPP of Qatar are the recent large scale desalination projects under construction.

  • Because LRT project is large infrastructure projects investing enormous budget and required continuous maintenance after construction, it is the global trend to perform business in terms of life-cycle from the initial construction, operation to disposal. It is very important LRT to manage interfaces efficiently and to integrate vehicle, civil, track, electricity, communications, signals, operations, facilities organically. Global companies of the railway developed countries including Europe are getting orders a large rail project and preempting the world market based on engineering technology. But, domestic LRT systems engineering is the subcontracting level to the lack of practical skills and experience. Thus, technology securement is very urgent for the independence of systems engineering technology and overseas advance based turnkey. In this paper, we are going to study applicable systems engineering technology focusing on LRT system based on international standard ISO/IEC 15288.

  • SOC(Social Overhead Capital) projects such as road, power plant, airport or telecommunication facility construction require a large scale of cost, a long period of time and management of a number of sub-contractors. So systematic and efficient management tool in SOC projects is inevitable. Information system provides a valuable tool which can integrate and manage the large volume of information for SOC projects. This study investigates and analyzes the information system of nuclear power plant construction project. Based on this study, we can suggest the direction for designing information system for SOC projects.
