Land prices reflect not only the uses of land, but the potential uses as well(Plantinga, 2002) so land values can be applied to very effective indices for deciding regional status and growing potential. The purpose of this study is to deduce determinant factors of regional land prices. Principal determinants of regional land prices are analyzed with a hedonic technique and spatial econometric models based on 2001 statistic data of Korea except large cities. The results provide the followings. 1. The spatial effect of rural regions are very little with adjacent regions. 2. The common index of land price is population density and other determinant factors are different depending on land uses.
The purposes of this study are to analyze changes in land value and land use of the surrounding area of Konkuk subway station and to suggest the direction of development of that area, which is designated as the micro planning district. KonKuk subway station which is one of nodes in subway line 2 will be completely connected to subway line 7 in 1998. Therefore, as a transfer station, the accessibility for KonKuk station would be increased very much due to the expansion of subway network system. This study analyzes land use types and land values within 200m from the four exits of the station and examines how subway station influences land use types and land values at surrounding areas. Based on the result of the current land use pattern and questionaire related to the direction for the future development of KonKuk subway area, this study suggests the effective and desired direction of development strategies in creating cultural environment appropriate for a university neighborhood.
Due to an increasing amount of high rise apartment complexes and rapid city development, traditional houses and traditional housing districts have disappeared rapidly. Recognizing importance of traditional housing value, City of Seoul initiated public supports for traditional house preservation and revitalization of traditional housing district, especially Bukchon area. The purpose of this study is to examine the effects of public support for Bukchon area by investigating land value changes. Land value changes were compared among the three periods, 1) before the municipal support initiated ($1997{\sim}1999$), 2) initial period of governmental policy and support ($2000{\sim}2003$), 3) development period in which policy has activated and governmental preservation and revitalization efforts have exercised ($2004{\sim}2007$). For the comparison of land value changes, houses in other districts in City of Seoul have been selected. As a result, land value has been changed along with land value changes in other areas in Seoul. Land values of Bukchon area appeared in the middle range in Seoul area. However, the increasing rate of land value of traditional houses and traditional housing district are much higher than that of other areas. Except for economical support and legislation for preservation and revitalization of traditional housing district, there is few factors explaining the sudden increase of land values. The result indicated the positive impacts of municipal committment and policies on development and preservation projects and suggested that governmental policy and support should be practiced continuously for gradual development for the traditional housing district.
Land-use types should be included in air pollutant diffusion model because a complex mixture of various land-use patterns with computational grid can make errors in calculation of several parameters. However, the air pollutant diffusion model has generally been treated with a uniform component with land-use type in each mesh because of the complexity of the simulation. This study presents a numerical simulation of the horizontal distribution of $O_3$dry deposition velocity during summertime in Busan metropolitan city. The calculation of the meteorological field was conducted using the land cover data. Simulation has been performed by the following two scenarios : (1) one with current land cover data, and (2) the other with only land and sea for the surface characteristics. The results from each scenario reveals considerable differences on the meteorological fields and these differences can cause changes in the calculation values of $O_3$deposition velocity.
Background: Little is known about how chemical water quality is associated with ecological stream health in relation to landuse patterns in a watershed. We evaluated spatial characteristics of water quality characteristics and the ecological health of Dongjin-River basin, Korea in relation to regional landuse pattern. The ecological health was assessed by the multi-metric model of Index of Biological Integrity (IBI), and the water chemistry data were compared with values obtained from the health model. Results: Nutrient and organic matter pollution in Dongjin-River basin, Korea was influenced by land use pattern and the major point sources, so nutrients of TN and TP increased abruptly in Site 4 (Jeongeup Stream), which is directly influenced by wastewater treatment plants along with values of electric conductivity (EC), bacterial number, and sestonic chlorophyll-a. Similar results are shown in the downstream (S7) of Dongjin River. The degradation of chemical water quality in the downstream resulted in greater impairment of the ecological health, and these were also closely associated with the landuse pattern. Forest region had low nutrients (N, P), organic matter, and ionic content (as the EC), whereas urban and agricultural regions had opposite in the parameters. Linear regression analysis of the landuse (arable land; $A_L$) on chemicals indicated that values of $A_L$ had positive linear relations with TP ($R^2=0.643$, p < 0.01), TN ($R^2=0.502$, p < 0.05), BOD ($R^2=0.739$, p < 0.01), and suspended solids (SS; ($R^2=0.866$, p < 0.01), and a negative relation with TDN:TDP ratios ($R^2=0.719$, p < 0.01). Conclusions: Chemical factors were closely associated with land use pattern in the watershed, and these factors influenced the ecological health, based on the multimetric fish IBI model. Overall, the impairments of water chemistry and the ecological health in Dongjin-River basin were mainly attributes to point-sources and land-use patterns.
As a pre-step research to make land-use planning in the region level, this study aims to analyze some probability pattern representing transition probabilities from farmland to others using the sequential detailed digital land-use maps. Kinki and Chubu regions of Japan, which have Osaka and Nagoya cities as their center places respectively, were selected as test regions in this study. The 10m grid land-use maps for four time series at every 5 year from 1977 to 1992 were used. In this study, the regions were divided into three sub-areas 10km, 20km, and 30km according to distance from center cities, respectively. The correlation coefficient (CC) between sub-areas with same distance in the two regions was calculated to analyze whether or not the two regions have common points in the pattern of land-use conversion probability from farmland to other types. The probability distribution of the converted areas which were moved to the urbanized area (residential, commercial, industrial, road, park and public facility areas) was about $40{\sim}70%$ for both all periods and sub-areas. According to distance from city centers, the probability moved to the urbanized area was about 60% at 10km area, and 40% at the 30km area, which means that the values we decreased gradually, while in the case moved to the forest and the etc areas, the values were increased slightly. The CC analysis from the paddy field and the dry field to the others separately showed that there is high correlation in the probability pattern between the two regions.
Uniformity and leveled distributions of soil chemicals across paddy fields are critical to manage optimal crop yields, reduce environmental risks and efficiently use water in rice cultivation. In this study, an investigation of spatial distributions on soil chemical properties was conducted to evaluate the effect of land leveling on mitigation of soil chemical property heterogeneity from a remodeled paddy field. The spatial variabilities of chemical properties were analyzed by geostatistical analyses; semivariograms and kriged simulations. The soil samples were taken from a 1 ha paddy field before and after land leveling with sufficient water. The study site was located at Bon-ri site of Dalseong and river sediments were dredged from Nakdong river basins. The sediments were buried into the paddy field after 50 cm of top soils at the paddy field were removed. The top soils were recovered after the sediments were piled up. In order to obtain the most accurate spatial field information, the soil samples were taken at every 5 m by 5 m grid point and total number of samples was 100 before and after land leveling with sufficient water. Soil pH increased from 6.59 to 6.85. Geostatistical analyses showed that chemical distributions had a high spatial dependence within a paddy field. The parameters of semivariogram analysis showed similar trends across the properties except pH comparing results from before and after land leveling. These properties had smaller "sill" values and greater "range" values after land leveling than ones from before land leveling. These results can be interpreted as land leveling induced more homogeneous distributions of soil chemical properties. The homogeneous distributions were confirmed by kriged simulations and distribution maps. As a conclusion, land leveling with sufficient water may induce better managements of fertilizer and water use in rice cultivation at disturbed paddy fields.
The economic feasibility analysis including benefit-cost ratio and internal rate of return of a land consolidation and on-farm development project was mainly depended upon the direct benefits and costs arising during project life. Therefore the projects were neglected in allocating the government's financial funds and loans on account of the low economic rate of return of the project. Accordingly the extended benefit-cost analysis method should be introduced and adapted to cover not only the benefit s such as non-market values of environmental and food security fun ct ions of the project but also market values of the project outputs. The main purposes of this study are (1) to prepare a guide line for economic feasibility analysis based on the IBRD and ADB guidelines, (2) to estimate the benefits from productivity increase, labor saving, savings of O&M cost of farm mechanization and project facilities, savings of farmer's burden for their public health, increasing environmental and public functional value of paddy fields, improving food security condition and formation of peaceful and uncontroversial rural society by implementing the land consolidation and on-farm development, (3) to introduce the newly adapted analytical method as the extended benefit cost analysis which could make possible to be included the values of non-market goods such as the food security and the environmental public function of paddy fields. To carry out this study, the existing publications on the guidelines for economic agricultural projects were reviewed and consultation was made with a For the post evaluation study of the land consolidation and on-farm development project, field survey in Jigok and other comparative area were made to get available information. According to the project completion report, Jigok land consolidation and on-farm development project has 55ha of benefit area out of 69ha of gross area. The project was started in November 11th, 2000 and completed october 30th, 2001. The total project costs were amounted to 2,548 million won and the annual project benefits were estimated at 335million won evaluated by domestic market prices. The ERR(Economic Rate of Return) and SRR(Social Rate of Return) of the project based on the shadow pricing system were estimated at 4.4% and 16% respectively. On the other hand, the ERR and SRR based on the domestic market value system were amounted to 6.37% and 14.62%. In conclusion, Korean land consolidation and on-farm development projects have not carried out from the view point of economic rate of return under shadow pricing system but from the view point of domestic pricing system. For the future feasibility studies on land consolidation projects have to be carried out including the non-market values as environmental and food security function of the projects.
This paper shows that the value of land can vary based on the future availability of the land. According to the Korean principles of land appraisal by the Ministry of Land, Infrastructure, and Transport (MOLIT), the value of a piece of land is derived mainly from the latter's fertility level or local environment. In practice, however, the values of lands may vary even though their fertility level is invariant. This paper investigates a fundamental question for many professional appraisers who argue that appraisal practices are different from the principles of appraisal. It highlights the appraisal practices for agricultural and forestry lands, which have similar agricultural productivity levels or environmental conditions. It is shown in this paper that even though the fertility level of lands is invariant, the values of lands may vary based on their locations. Therefore, this can complement the principles of land appraisal. In this paper, real cases in local areas in Gapyeong County, Kyounggi province are investigated. It can be seen from the cases in the local areas that two agricultural lands may have different values based on their locations even though they have almost similar fertility levels (e.g., their physical distance from each other is less than 0.5 km but their values differ by around 19%). This paper thus argues that the value of a piece of land can be determined by its availability.

Soil physical and chemical properties at three layers such as top (0-10 cm), middle (10-20 cm) and bottom (20-30 cm) layers under three different vegetation types were studied. Soil samples were collected from Acacia forest, vegetable and fallow lands of Chittagong university campus, Chittagong, Bangladesh. Results showed that sand was the dominant soil particle followed by clay and silt fractions in all soil depths under different vegetation types. Soils of fallow land showed the highest values of bulk density while forest soils had the lowest values at three depths. Acacia forest soil having lowest values of dispersion ratio (DR) is less vulnerable while fallow soil with highest DR values is more vulnerable to soil erosion. The lower pH value at all soil layers in three ecosystems represented that soils under study are acidic in nature. Contents of organic matter, total nitrogen, exchangeable cations (Ca2+, Mg2+, K+ and Na+) and cation exchange capacity (CEC) were observed higher in Acacia forest soils compared to vegetable and fallow soils. Only soils of vegetable land had higher level of available phosphorus in three layers than that of other two land covers. The study also revealed that different soil properties were observed in three different vegetation types might be due to variation in vegetation and agronomic practices.
