정부와 시설물유지관리 기관에서는 공공시설의 안전성 확보와 유지관리 업무의 생산성 향상을 위해 다양한 시설물유지관리시스템을 구축하여 운영중에 있으나 대응적 유지보수 체계의 한계로 인하여 합리적인 예산수립을 위한 최적의 의사결정을 하기가 어려운 실정이다. 이러한 이유로 유지관리의 효율성 증대 및 예산 절약을 위해 공공시설에 예방적 개념의 자산관리체계를 도입해야 한다는 요구가 증대되고 있다. 자산관리는 시설물의 최적화된 관리를 위한 경영전략으로 시설물 상태에 대한 공학적, 해석적 분석을 넘어 대상물을 자산으로 인식·평가하고 가치유지 및 향상을 목표로 하며 동시에 사용자의 최대만족을 얻기 위한 전략이다. 국내에서는 이러한 시대적인 요구에 따라 자산관리에 대한 연구가 진행 중이며 본 논문에서는 자산관리정보시스템을 개발하기 위한 해외 사례조사를 통해 시스템 핵심 기능을 도출하고 이를 통해 데이터 항목 분류방안을 제시하였다.

Since 1960's Korea has undergone rapid modernization which has problem on the change of industrial society. This phenomena led the trend that tended to produce residence only in the quantity. However, supply-oriented policies for increasing the penetration rate of housing but only in the mass production of housing, the quality of life has not reached the demand of the residents. In this reason, the purpose of this study is to derive the factors of social integration plan through the public rental housing with characteristics of social housing. Therefore, the subjects of this study are social integration public rental housing in USA, Netherlands and Korea. Specially USA and Netherlands are advanced countries where public rental housing policies and design have been established long ago. In this reason, it is needed to analysis the cases and find a new method to compare with Korea's public rental housing. Accordingly it is expected that the result of case studies shows First, it is necessary to realize a community plan that continuously encourages communication and participation for social integration. Second, It should aim at a mixed community of small-income groups through private-public cooperation rather than government-led large scale public housing construction. Third, it is needed that develop various policies and systems and realize them in social integration plan.

This study aims to develop the Extended Urban Land Information System (EULIS) which can support the sustainable urban management. Although the existing Urban Land Use Information system (ULUIS) that aids the micro-level land use information is a good means for the understanding of urban spatial structure and district-level planning and management (such as urban design, redevelopment planning and district-level transportation planning, etc.), it has some limitations in supplying the information for sustainable urban management, such as environmental and traffic analysis, urban infrastructure's carrying capacity analysis, etc. The EULIS is designed to efficiently supply the information for sustainable urban management. For the successful construction of EULIS, the followings have to be considered. 1) the integration of topographic maps which contain the building's footprints and cadastral maps which contain the parcel's boundary, 2) the integration of EULIS and FM (Facility Management) system for the full utilization of information about capacity analysis of infrastructure, 3) the construction of standardized georeferencing system and spatial unit for the combined use of environment and traffic census data. This study shows 1) why EULIS is needed for the sustainable urban management and which elements are needed for the system,2) the E-R data model for the EULIS, 3) the strategies for the construction of EULIS and 4) the conclusion.

Many studies have affirmed a negative influence of fragmentation on learning and knowledge sharing in construction projects. However, the literature overlooked enablers of learning within this context. The purpose of this paper is to explore the factors that facilitate project learning and ways to negate any unbecoming effects of fragmentation. Qualitative study used to explore the enablers through interviews administered to 11 top management individuals working in different construction projects in Malaysia. The findings revealed the following factors: participation, relationships, togetherness, and roles of project leader and coordinator. The role of boundary objects was also highlighted including information technology (IT), contract and procedures, drawings, specifications, and reports. The outcome of this paper initiates the development of a model for better knowledge creation and sharing in construction projects. The significance of this model stems from its ability to connection both the characteristics of construction project and project learning theories using the enablers. It is envisaged that future work will be to confirm the model in a quantitative study.

건설공사 사후평가는 공공건설사업 수행성과를 평가하고 차후 유사사업 추진 시 이를 활용하여 공공건설사업 효율화에 기여하기 위한 제도이다. 건설공사를 계획하는 과정과 공사완료 후의 공사비, 공사기간, 수요, 효과 등에 대한 예측치와 실제치를 종합적으로 분석, 평가하여 시행의 효율성을 도모하는데 목적이 있다. 이를 통해 방만한 사업추진을 방지하고, 유사 건설공사의 품질 및 효율성 향상을 위한 자료로 활용하고 있다. 하지만, 건설공사 사후평가 자료를 유사 건설사업에 참조 및 활용하기 위해서는 건설공사 사후평가 결과정보에 대한 체계적인 관리가 필요하다. 따라서 본 연구는 발주청별로 실시하고 있는 건설공사 사후평가의 결과정보를 체계적으로 통합 관리하고, 활용할 수 있도록 국토교통부에서 고시한 건설공사 사후평가 시행지침을 기초로 하여 건설공사 사후평가시스템을 구축하였다. 이를 통해 공공 건설사업의 수행 시 유사 건설사업의 수요 증감, B/C 비율 등 결과정보의 참조 활용을 통해 품질 향상 및 효율적인 사업 추진이 가능한 기반을 마련하였으며, 향후 사후평가 결과정보의 체계적인 관리를 통해 종합적인 분석 및 평가 등 유용한 도구로 활용될 수 있으리라 기대된다.

In the modern, distributed and dynamic construction environment it is important to exchange information from different sources and in different data formats in order to improve the processes supported by these systems. Previous research has demonstrated that (i) a significant percentage of construction data is stored in semi-structured or unstructured data formats (ii) locating and identifying such data that are needed for the important decision making processes is a very hard and time-consuming task. In this paper, an automated methodology for the classification and retrieval of construction images in AEC/FM model based systems will be presented. Specifically, a combination of techniques from the areas of image processing, computer vision, and content-based image retrieval have been deployed to develop a method that can retrieve related construction site image data from components of a project model.

Building Information Modeling (BIM) is utilizing CAD technology in a way that ultimately ties all the components of a building together as objects imbedded with information, and has been changing the way we design and build over the last 20-30 years. In Polytechnic Institute of NYU, there are four BIM courses offered which provide students with different levels of knowledge regarding BIM Technique, BIM Standards, BIM Guideline and Roadmap for Private and Public Implementation, BIM Application in Real Projects, the Cooperation of BIM and IPD for Public Works in New York City. With advanced BIM technology, BIM's integration into the construction process and its incorporation into project delivery systems, especially Integrated Project Delivery (IPD) are the bridges between technology, industry and research. This paper presents an integrated BIM curriculum with three modules: 1) BIM functions and Bid Preparation; 2) Time-Cost Trade-off Analysis; and 3) Problems Solving in BIM/IPD Environment. In this project-based curriculum developed by the common efforts of academia, public agency and industry, the objectives are: (1) to provide the information and skills needed to successfully implement BIM into the construction phase; (2) to identify BIM's role in construction and the project delivery system; (3) to develop a module in conjunction with leading BIM into project delivery system, particularly coordination between BIM and IPD; (4) to connect technology and research into industry. The course assessment was conducted and the results indicate that it is a successful reform in construction management education.

The specialty of Construction Manager's work is largely depends on the project progress stage and the type of management work. However, at present, career management system manages only the type and duration of the construction project, disregarding specialty and competence. However, in order to select a right construction manager for the client's needs or project characteristics, career management should be subdivided and managed according to the project progress stages or the types of management. In addition, this career management plan is essential for construction managers to receive appropriate wages for their careers and competences. Therefore, this study proposes a classification system for the integration of career, work, and competency to promote effective career management.
