A Study on Institutional Types of Residents Support Project for the Vitalization of Locating Locally Unwanted Land Uses in the Metropolitan Area

  • In this study there was the analysis of government incentives and resident support of public crematoriums, typically identified in Korea as a locally unwanted land use (LULUs), in the metropolitan area. The study looked at what government programs would be potential incentives for allowing the crematoriums to exist in metropolitan communities. Such programs were diverse, with projects focused on: enhancing resident welfare, increasing resident income, funeral facilities and management consignment, community oriented programs, education, funding, and others. Among them, it was found that residents were most in support of programs for enhancing resident welfare and increasing income among residents. In order to resolve the complexities of community support for LULUs and government incentives to shift public perception of cremation, three main policies are proposed. First, it would be necessary to compliment additional project support policies which provide medical services, resident prefered projects, and improvement of substandard housing. Second, it would be important to establish ordinances concretely identifying residential support projects based on community needs assessment. Lastly, it would be of the government's best interest to build policies for resident supported projects that reflect local conditions and the residents' demands for allowing non-preferred facilities to be built, and then to analyze the economic feasibility of these demands.

  • On account of the lack of education of Brazilian worker, this paper analyzed the characteristics of those professionals working in the production sector of timber houses. A sectoral survey was carried out with respective entrepreneurs to investigate the available professionals (career and contract types), evaluate the demands of skilled workers, and indicate solutions to improve the quality of labor qualification. Similarly, over 65% of sampled producers presented both direct-hired and outsourced workforce. For such contract ways, Civil Engineers and Architects were the main careers. Carpenters, Civil Engineers and Architects experienced on timber were the main sectoral demands. Timber Engineers have good potentials of service for this sector. The creation of courses on timber products can emerge as a key alternative to train people.

  • Today, the rapid economic growth and emerging new trends have been changed radically throughout the society and they especially have affected the changes of life-style and the diversity of residents'demands in housing life. This changes of life have brought the shift in family form from traditional type, thus new phase of nuclear family means that it makes on the whole, variable family forms such as single family, non-blood one, a generation one and so on. It therefore is time that we should not only explore current housing plans, but envisage concept of new living space to satisfy latent need of the occupants. But the forms, in spite of the diversity of user's needs and the change of life-style, of many houses as many apartment and tenement houses supplied so far have been clearly limted, and housing policy of the mass-supply causes monotonous space composition, over-occupation and non-changeability. Now, the collective houses have some limits owing to the commoness and assemblage, but they have failed to keep up with the variable and changeable life-style of residents. These problems, to put it concretely, lead to increasing needs for the number of rooms in proportion to family members, for the change of behavior using the space. We therefore need to propose the new living space. As the current plans for designing house are based on the average life-style of people, they can not cope with variable demands of the resident. For that reason, this paper will propose the manual space system as an alternative for it and the goal is to suggest new furniture system which we need to create the flexibility of living space.

Current Features of Apartment House Unit Plans towards Spatial Differentiation (공간 차별화 계획을 위한 공동주택 단위주호의 평면계획 특성 분석)

  • This study aims to analyze the current status and characteristics of apartment house unit plans towards spatial differentiation. The 172 house units from 32 housing complexes were selected for this analysis. In this study, factors of residential space plan especially in an apartment house are categorized into general characteristics on floor plan and factors for spatial floor plan. The Primary findings are as follows: (1) General characteristics on floor plan are analyzed based on space organization, area and number of bays. Among apartment houses over 40 pyeong, it seems that differentiation is well applied with various space plans available. (2) A result of an analysis on the factors for spatial floor plan shows that planning a living room with two-open-sides seems to be more common in the tower-shaped apartment blocks which are now on the increase. Moreover, many of them are adopting movable partitions to reflect resident's various demands on space plan. Among all, the extra kitchen in the balcony is planned high portion of 80.4%. And diningroom is positioned on the front side of the residential space along with a livingroom(19.2%). More frequently, dining area tends to face the living room(30.2%) according to the result. Besides dress rooms begin to be placed in each of the bedroom, once planned in one bedroom only while 18.6% of the apartment houses are placing new storages in the entrance to solve lack of storage space due to balcony extension.

  • Citizens' demand, which has been previously focused on welfare, is now expanding to include elements for higher quality of life such as employment, housing, culture, and sports. Accordingly, the government, with an aim of effectively delivering resident services that satisfy various demands, is committed to transforming the central government-oriented service system into the integrated service system based on public-private partnership. The government is also dedicated to expanding services to 8 areas including not only welfare but also healthcare, employment, housing, education, sports, culture, and tourism, which are directly related to everyday lives of residents. This project is designed to support such reforms in the citizen service delivery system in order to enhance quality of life of local residents. This study is to draw implications from analysis for implementing the citizen service integrated information system in order to reform the citizen service delivery system effectively through examinations and analyses of citizen services provided by the central government. Especially focus on public utility charges depreciation simplification citizen service. Its implications are expected to offer a real contribution for central and local Governments that want to increase the productivity of implementing eGovernment service.

A Basic Study on the Features of Public Open Space Plan in Establishing Residential Complexes -A Case Study of the Public Open Space Plan in Tama New Town, Japan- (주거단지 조성에 있어서의 공공녹지계획의 특징에 관한 기초연구 -일본 타마 뉴타운의 공공녹지체계를 사례로-)

  • In order to address housing issues, alleviate the concentration of urban populations, and resolve other issues regarding residential spaces, large residential complexes have been developed in Korea since the 1970s. The changes to the residential culture due to such development projects propagated rapidly, making the apartment complexes the most representative form of housing in Korea. In developing such large-scale complexes, plans for public open spaces, which play an important role in formulating the quality of residential environment, have been mostly the same, only utilizing the spaces remaining after planning other types of spaces. The current study looks at the case of Tama New Town development project, a Japanese new town development project that has a similar public open space system in large scale residential complex development projects in Korea. In doing so, the current study aims to identify the features of public open space plans. In the conclusion, the study first finds that various public open spaces must be reviewed and introduced in term of predicting social demands. Second, the study suggests the policy-makers should actively introduce pedestrian paths as a public open space. Third, the study deduces the planning implications of applying the principle of original landscape preservation.

Evaluation of Stiffness Ratio of Wooden Mortise and Tenon Joint on Vertical Loading (수직 하중에 따른 목재 짜맞춤 접합부의 강성도 평가)

  • Recently, interest in wooden construction have been growing by increasing needs and demands for eco-friendly and traditional wooden building(Hanok). Especially, Hanok has the technical development in manufacturing the mortise-tenon joint without fasteners(precut), so it could be called to modernization, industrialization and popularization. But the structural design and analysis of the structure were not regulated and had the difficulty to consider the variation of wooden member and to conduct the difficulty in the structural analysis and the design of the joint. In this study, the stiffness ratio of wooden mortise and tenon joint was evaluated according to the vertical loading, lintel and loading speed. The joint was distinguished in semi-rigid joint regardless of their factors. The stiffness ratio was 0.40 in vertical loading, 0.50 without vertical loading and 0.44 in horizontal loading with high speed. This study would be utilized to the structural analysis and design with structural analysis and design program.

  • In this paper, a multi-agent control system for DC-coupled photovoltaic (PV), fuel cell (FC), ultracapacitor(UC) and battery hybrid power system is studied for commercial buildings & apartment buildings microgrid. In this proposed system, the PV system provides electric energy to the electrolyzer to produce hydrogen for future use and transfer to the load side, if possible. Whenever the PV system cannot completely meet load demands, the FC system provides power to meet the remaining load. A multi-agent system based-power management and control algorithm is proposed for the hybrid power system by taking into account the characteristics of each power source. The main works of this paper are hybridization of alternate energy sources with FC systems using long and short storage strategies to build the multi-agent control system with pragmatic design, and a dynamic model proposed for a PV/FC/UC/battery bank hybrid power generation system. A dynamic simulation model for the hybrid power system has been developed using Matlab/Simulink, SimPowerSystems and Stateflow. Simulation results are also presented to demonstrate the effectiveness of the proposed multi-agent control and management system for building microgrid.

  • Urban parks and open spaces provide the community residents with the most easily accessible source for outdoor recreation, contributing also to the improvement of quality of natural environment in urban area. The demands of urban residents' for more and better green area are ever-increasing. However, the level of most urban open spaces which are easily accessible for residents are not satisfactory to meet the residents' demand in availability and in quality as well. Most existing urban open spaces are simply built of green areas only or have been developed in almost identical design with little consideration for individual uniqueness of the site. When developing neighbourhood parks in urban housing complexes, for example, little consideration is being given to topographical conditions, interrelation with the adjacent green area, or viability of the urban ecosystem. In many cases, urban park development projects are being done with serious negligence of natural properties of the site, by even destroying existing healthy woodlands. for instance. The objectives of this study are; -To survey on the domestic and the overseas cases of regulatory systems, development status and planning methods for urban open space. -To identify underlying issues of residental park developments in urban housing projects and establish appropriate improvement measures thereof, by studing and analyzing current-use data of developed urban parks and management status thereof. -To establish improved standards for urban open space planning, by integrating above surveys and studies, and recommendation for revision of related legislation is also presented to implement these standards.

The Study on Parking Lots Management according to Off-Street Parking Lots Characteristics : Focusing on Residential Development District (노외주차장 특성이 주차장 운영여부에 미치는 영향분석 : 택지사업지구를 중심으로)

  • Automobiles and parking lots have greatly been increased by the continuous development of new towns and residential districts. There were not enough parking lots; and although there were off-street parking lots available for sale, they were not easily sold. Through a parking regulation, local governments can require parking spaces for more than a certain rate in developing areas. Despite local governments should require parking spaces within the parking demand and regulation, they did not investigate parking demands. Off-street parking spaces are not easy to sell because they don't consider the parking demand. In this study, we analyzed the factors that affect the parking management in order to increase sales of the off-street parking. The factors were "the characteristics of the parking lots", "the accessibility of the off-street parking", and "the traffic environment around off-street parking." We have derived suggestions for these factors. In addition, this study has derived nine variables affecting the parking operation in these three factors, and suggested a logistic regression model and the influence of each factors. According to the analysis, "parking signs" were the most influential. Next were "land uses" and "lanes on road".
