  • The purpose of this study is to analyze the changes of rural housing conditions by comparing the general housing indicators of rural area and those of urban. For those purposes, the indicators that present the housing conditions are set up, and the changes of average housing conditions are analyzed by a region : Shis(cities), Ups, Myons. For the analysis, Population and Housing Census Report and related data were used. Rural housing conditions have become better since the 1960s in the aspect of quality. They are, however, relatively much worse than those of urban areas. The gap of housing conditions between urban and rural housing is big, especially in qualitative indicators, which are housing facilities. Quantitative indicators, which are housing supply rate and ownership rate, are better than urban conditions.

On other hand the bottom showed that the calm tone YR was mostly distributed. we could know that residents wanted to show the special of rooms by using point wall. This tendency more presented in privacy room than public room. Through this study, we could evaluate that the special of residents is not presented in color plan of the housing space where age units of 30~40 are living. • As people get aged, we need to pay more attention to the elderly living condition with respect to welfare policy. The present study focuses on housing condition of elderly people living in rural area, and analyzes its determinants, periodical difference, and regional disparities, incorporating an index of minimum housing standard. This study applies multi-level logit model that has a strong statistical advantage that can take random aspects of household and regional context into account. We found that married couple household, presence of economically-active family members, higher education, specialized profession, migration and higher level of land price tend to lower the probability of residing in substandard housings. We also found that housing conditions for elderly people prove to be different by regions and it is particularly noticeable in mountainous rural areas in Gyeongsangnam-do and Gyeongsangbuk-do with the poorest elderly housing conditions. Results also implies that housing welfare policies should be implemented differently considering the target groups based on regional differences. We conclude with some additional policy implications for the elderly living in rural areas.

  • The purpose of this study is to understand the trends of urban housing in the age of modernization in Western cities since 1970's, and to provide the useful data for diversifying urban housing types in Korea. Although the housing types can be categorized in many ways according to the points of view, this study classifies 11 types by a criterion of urban composition elements. Among 11 urban housing types, one type, free-standing slab structure, has been mainly applied to Korean situation. The reason might be that the free-standing structure type is the most efficient one in terms of land use and block organization, but it results in a monotonic condition of urban housing blocks. Therefore, taking local characteristics and urban contexts in Korea into consideration, the future urban housing design should be developed in different ways of making local life styles possible in them, by adopting various types of Western urban housing precedents.

  • The aim of this study was to analyse the design characteristics of court housing. In spite of changes of housing design condition, especially density, there have been changes only in the height of housing block, not in the housing types, layout system and other design properties. Due to the situation, housing design in Korea has been criticised as too routine and monotonous one. As one of the alternatives to respond to the criticism, this study focused on the positive aspects of the court housing type, and suggested the design strategies throughout the analysis of 8 entries in the design competition of EunPyeong NewTown, which attempted to overcome the negative problems - mainly the daylighting, orientation, and privacy- of this housing type. Throughout the analysis, there suggested design strategies to respond to the problems of court housing type, which can be the basis for the court housing design in Korea.
