임차가구의 주거비용에 관한 연구 (A study on the total housing cost of households living in rental house)

  • The purposes of this study were to identify the housing maintenance cost, imputed rent fee and total housing cost of households living in rental house, to analyze the factors related to their housing maintenance cost, imputed rent fee and total housing cost and to investigate the factors contributing to total housing cost to total household income ratio. The data used for these purposes, was 97 KHPS of Daewoo Economic Research Institute. Sample size of households living in rental house, was 663. Statistics performed for the analysis were frequencies, percentiles, t-test, Lorenz cutie and Gini coefficient, Tobit analysis, OLS and Logistic analysis. The results of this study were as fellows: First, monthly cost of monthly rent & maintenance and repairs of households living in rental house with a deposit was lower than rental house, while the imputed rent fee of households living rental house with a deposit was higher than monthly rent households'And, total housing cost of households living in rental house with a deposit was higher than monthly rent households'. Second, Gini coefficient of the housing maintenance cost was 0.440, Gini coefficient of imputed rent fee was 0.362, and Gini coefficient of total housing cost was 0.291. Third, the variables related to their housing maintenance cost were family type, total household expenditure of socio-demographic characteristics and residence, type of rent, housing type of housing environmental factor. Also, the variables contributing to imputed rent fee were job type and educational attainment of household hearts, the number of family members, total household expenditure, residence, type of rent, housing type and tole number of rooms. In addition, the variables associated with total housing cost were job type and educational attainment of household head, total household income and residence, type of rent, housing type and the number of room. Finally, age, job type, educational attainment of household head, wife's employment status, the number of family members, family type, total household expenditure, residence, rent type of rent, housing type, the size of living space, and the number of room were significant variables contributing to total household cost to total household income ratio.

  • Environmental pressures from such sources an economic condition, the government and inter-institutional competition create managerial challenges. Economic pressures may be forcing dietetic dept, in hospital to utilize cost∙benefit analysis to assist them in their problem solving. Cost∙benefit analysis have been widely used in business, industry and many other fields with only limited application to foodservice. Due to the lack or this information the purposes of this study were to identify use of cost∙benefit analysis in hospital foodservice system to evaluate the economic efficiency of alternatives, and to make recommendation for operation system change. Using the cost∙benefit method, cash flows are separated into cost and benefits. For an alternative to be selected, indicators, such as NPV, benefit-cost ratio (B/C ratio) with 5% discount rate per annum. The sensitivity analysis was also conducted with difference rate 3%, 7% respectively and reduced employee payroll change. The result of this study can be summarized as follows : 1. The total cost of investment for operation system change was 390,570 thousand won and the total benefit through operation system change was 865,808 thousand won. 2. Net present value(NPV) for 5 years was 475,239 thousand won and benefit-cost ratio was 2.22. 3. In sensitivity analysis with different discount rate 3%, 7%, benefit-cost ratio was 2.25, 2.18 respectively, with total reduced employee payroll change, benefit-cost ratio was 2.86. In conclusion, total benefits were exceeded total costs. Therefore, the project of operation system change in hospital foodservice was found to be economically efficient.

Optimization of steel-concrete composite beams considering cost and environmental impact

  • In the optimized structure sizing, the optimization methods are inserted in this context in order to obtain satisfactory solutions, which can provide more economical structures, besides allowing the consideration of the factors related to the environmental impacts in the structural design. This work proposes a mathematical model for the optimization of steel-concrete composite beams aiming to minimize the monetary cost and the environmental impact, using the Harmonic Search optimization method. Discrete variables were the dimensions of the steel profiles and the thickness of the collaborating slab of the composite steel-concrete beam. The proposed model was implemented in Fortran programming language and based on improvements in the structure of the optimization method proposed by Medeiros and Kripka (2017). To prove the effectiveness and applicability of the model, as well as the Harmonic Search method, analyzes were performed with different configurations of steel-concrete composite beams, in order to provide guidelines that make the use of these systems more streamlined. In general, the Harmonic Search optimization method has proved to be efficient in the search for the optimized solutions, as well as important considerations on the optimization of the monetary and environmental costs of steel-concrete composite beams were obtained from the developed examples.

  • The objective of this research is to apply more scientific, quantitative methods and procedures of environmental investigation to the development of the natural environment and the improvement of the human environment during the establishment of a sewage treatment plant and special facilities using environmental accounting. This research was performed to develop a method of strategic environmental assessment on the operation of sewage treatment plant and reuse of shellfish seeding areas through the use of environmental accounting based on EMERGY evaluation. The result was applied to marine environment policy in order to evaluate the real wealth of the regional environment and economy for both the present phase and the proposed developed phase. Using results from the comparison of EMERGY indices between the present situation and future scenarios, cost benefit analysis was performed for three different scenarios: (I) construction of a new sewage treatment plant, (2) relocation and recovery of the shellfish seeding area, and (3) relocation and re-seeding of shellfish area and construction of a new sewage treatment plant. Cost-benefit ratios of the three scenarios are 1.88, 0.94, and 1.38, respectively.

국내 해수담수화 플랜트 생산수 단가 추정 (Estimation of Water Production Cost from Seawater Reverse Osmosis (SWRO) Plant in Korea)

  • 기후변화를 대비하여 국내 수자원 확보를 위한 해수담수화 플랜트의 필요성이 점차 높아지고 있어 향후 해수담수화 플랜트 건설시 경제적 판단의 근간이 될 수 있는 자료의 필요성도 또한 높아졌다. 이에 본 연구에서는 국내 해수담수화 플랜트 설치가 가능한 지역, 인천, 대산, 여수, 부산, 울산, 속초시를 대상으로 생산수 단가를 추정하여, 향후 플랜트 건설시 참고 자료로 활용이 가능하도록 제안하고자 하였다. 동해바다를 취수원으로 하는 속초와 울산시 생산수 단가는 부산과 여수시의 단가와 유사하였으나, 서해바다를 취수원으로 하는 인천과 대산에 비해 취수시설 건설비용 저감으로 인하여 비교적 경제적인 생산수 단가 범위를 나타내었다. 염도 조건은 비교적 유사하여 생산수 단가에 큰 영향을 미치지 못하는 것으로 사료되나, 계절별 수온 차에 의한 영향은 역삼투막의 생산수량 차이에 의해 높게 나타날 것으로 사료되었다. 가장 크게 생산수 단가에 영향을 미치는 요소는 생애주기 분석 시 적용되는 감가상각 연수와 플랜트 용량이었으며, 인천과 대산의 경우 감가상각 연수에 따라 최대 29%, 플랜트 용량에 따라 22%까지 차이가 발생하였다. 그러나 본 연구에서 추정된 생산수 단가는 간접비 등을 고려하지 않은 것으로 국내에서 생산할 수 있는 최소한의 단가로 고려되었으며, 실질적인 공사 시에는 제시된 생산수 단가보다 증가될 것으로 사료된다.

조력에너지 기술 현황 및 경제성 분석 (Status and Feasibility Study on Tidal Energy Technology)

  • 현재 전 세계적으로 신재생에너지의 개발과 이용에 관한 연구가 활발히 진행되고 있다. 조력에너지는 다른 재생에너지의 비해 안정적인 공급이 가능한 고급 자원이다. 본 논문에서는 조력에너지 대한 세계적인 연구 및 개발 동향을 고찰하였고 시화호 조력발전소와 울돌목 조류발전소의 경제성을 분석하였다. 댐 방식 조력발전은 경제성과 기술적 신뢰성이 있으나 상당한 환경적 논쟁이 있다. 반면, 조류식 조력발전은 완전한 상용화를 이루지 못하고 있으나 환경적 폐해가 거의 없는 것으로 평가되어 댐 방식 보다 더 많은 연구가 진행되고 있다. 시화호 조력발전인 경우 발전단가는 약 67.3원/kWh, 여기에 시화호의 조성비용을 추가로 고려할 경우 254원/kWh로 계산되었다. 반면 울돌목 조류발전의 발전단가는 약 400원/kWh로 이는 조류발전 기술이 성장 단계라 장비와 건설비용이 비싸고, 또한 아직 규모의 경제성이 적용되지 못한 결과라 하겠다.

건설폐기물을 최소화한 비용 효율적 잔디 블록 기법 개발 및 평가 (Development and Cost-effective Evaluation of Grass Blocks Minimizing Construction Waste)

  • 도로 및 주차장과 같은 불투수면은 건기시 중금속과 입자상 물질을 축적하여 강우시 하천 수질을 악화시키는 원인으로 작용하며, 도시의 물순환 체계를 왜곡시킨다. 이에 정부는 최근 인도와 주차장의 불투수면을 투수가 가능한 LID 시설 중 하나인 투수 및 잔디 블록으로 대체하는 정책을 추진 중에 있다. 그러나 불투수면을 투수 및 저류가 가능한 잔디 블록으로 대체할 때 발생하는 건설폐기물은 환경을 오염시킬 뿐만 아니라 공사비용을 증가시킨다. 따라서 본 연구는 건설폐기물을 최소화 할 수 있는 비용 효율적인 주차장 시공방법을 제안하기 위해 수행되었다. 본 연구는 Lab-scale 실험을 통해 기존의 시공방법과 본 연구에서 제안하는 방법에 대한 물순환 능력 및 경제성 등의 비교분석을 수행하였다. 본 연구에서 제안하는 시공방법은 기존 아스팔트 천공, 투수기층재 및 부설층 포설 및 다짐, 노상다짐, 블록 포설, 틈새재 포설 및 다짐의 순이며, Lab-scale 실험 결과 기존 방법과 제안 기법에서 표면유출량, 침투량, 저류량 및 강우유출 지체시간은 큰 차이가 없는 것으로 분석되었다. 반면 폐기물 발생량 및 경제성 평가에서는 본 제안기법이 기존 시공법보다 약 86% 건설폐기물이 적게 발생하며, 이에 따른 비용이 약 70% 절감되는 것으로 나타났다. 본 연구에서 제안하는 시공 방법이 기존 방법과 물순환 효과는 비슷하지만, 시공절차가 용이하고 경제성이 높은 것으로 평가되었다.

경지정리사업의 확장편익-비용분석 - 충남서산시 지곡지구를 중심으로 - (An Extended Benefit-Cost Analysis of Land Consolidation and On-farm Development Project -With Respect to Jigok Land Consolidation and On-farm Development Project in Seosan, Chungnam Province, Korea-)

  • The economic feasibility analysis including benefit-cost ratio and internal rate of return of a land consolidation and on-farm development project was mainly depended upon the direct benefits and costs arising during project life. Therefore the projects were neglected in allocating the government's financial funds and loans on account of the low economic rate of return of the project. Accordingly the extended benefit-cost analysis method should be introduced and adapted to cover not only the benefit s such as non-market values of environmental and food security fun ct ions of the project but also market values of the project outputs. The main purposes of this study are (1) to prepare a guide line for economic feasibility analysis based on the IBRD and ADB guidelines, (2) to estimate the benefits from productivity increase, labor saving, savings of O&M cost of farm mechanization and project facilities, savings of farmer's burden for their public health, increasing environmental and public functional value of paddy fields, improving food security condition and formation of peaceful and uncontroversial rural society by implementing the land consolidation and on-farm development, (3) to introduce the newly adapted analytical method as the extended benefit cost analysis which could make possible to be included the values of non-market goods such as the food security and the environmental public function of paddy fields. To carry out this study, the existing publications on the guidelines for economic agricultural projects were reviewed and consultation was made with a For the post evaluation study of the land consolidation and on-farm development project, field survey in Jigok and other comparative area were made to get available information. According to the project completion report, Jigok land consolidation and on-farm development project has 55ha of benefit area out of 69ha of gross area. The project was started in November 11th, 2000 and completed october 30th, 2001. The total project costs were amounted to 2,548 million won and the annual project benefits were estimated at 335million won evaluated by domestic market prices. The ERR(Economic Rate of Return) and SRR(Social Rate of Return) of the project based on the shadow pricing system were estimated at 4.4% and 16% respectively. On the other hand, the ERR and SRR based on the domestic market value system were amounted to 6.37% and 14.62%. In conclusion, Korean land consolidation and on-farm development projects have not carried out from the view point of economic rate of return under shadow pricing system but from the view point of domestic pricing system. For the future feasibility studies on land consolidation projects have to be carried out including the non-market values as environmental and food security function of the projects.

  • 도시의 환경문제 해결과 관리방안으로 자연기반해법(Nature based Solution, NbS)이 대두되면서 도시지역의 녹지 확보 및 관리가 강조되고 있다. 개발 압력이 높은 도시지역은 녹지의 파편화 및 단절로 도시녹지의 연속성 확보를 위한 계획적 접근이 필요하다. 그러나 현행 제도에서 녹지축은 구체적인 녹지와 연결이 필요한 경로의 위치를 제공하지 못하고, 개별 녹지조성사업과 연계되지 못해 연속성 관점에서 일관된 녹지관리 체계로 활용성이 낮다. 따라서 본 연구는 NDMI (Normalized Difference Moisture Index), 불투수율, 녹지조성비용의 정보를 기반으로 연결경로를 도출할 수 있는 방안을 구상하고 수원시에 시범 적용하여 확인하였다. 본 연구에서 제안하는 방법을 통해 기존의 녹지축보다 비용효율성이 높은 구체적인 연결경로의 도출 가능성을 확인하였으며, 계획적 활용 방안에 대해서 논의하였다.

석면해체공사의 적정 단가 산정 (Making Formular to calculate Reasonable Unit Cost for Asbestos Removal)

  • Unit cost for asbestos removal work which have been made out at government contract award for recent three years has been reviewed and shown with table. And the cost have been compared with ones made out by two agencies, American asbestos removal specialists, government ministry for making out comparison tables. First, legal and practical work status survey have been made to determine reasonability of introducing separate contract-awarding system, as a part of ensuring reasonable unit work cost. And then, two different status have been compared and there in introduction possibility of separate contract-awarding system, it is found out. In interior removal work case, it is thought that 50% by owner, 60% unit work cost by the expert of which removal specialist think as reasonable unit cost. the results for exterior and spray work method are shown with almost same context. Impact factors for determining unit work cost such as project mount, project kind, contract-awarding method, subcontract method have been compared with parties. Removal specialist and expert group have almost same ideas for project amount which has been hightestly weighed but owner's recognition has partially lower than specialists idea. There are almost no difference of recognition between three(3) parties for project kind. Idea comparison of reasonable unit work cost for asbestos removal work between three concerned parties has been analyzed and found out that expert group do unit work cost, 65% of which removal specialists estimate, in interior tex removal. And there is almost no difference between them in exterior roof slate removal. But there is considerable difference between them that owner estimates 50% unit cost of specialist one while expert group estimate 50% of specialist idea of unit removal cost.
