  • Modern cities are exposed to various dangers due to advanced technologies and advanced technologies. As a result, the desire for citizen's safety is increasing day by day, and the sense of insecurity is reaching extreme. In order to respond to the paradigm of the era for safety, the government has stipulated that crisis management manuals are prepared and operated according to the type of disaster. In this research, before preparing and managing crisis management manuals, we classify the types of disasters that can occur in A local authority, establish priorities of types of disasters to be managed with priority, We will try to utilize it as a basic material for the creation and management of.

건설업체 경영상태 변동에 대한 특성 분석 (Analyzing on the Fluctuation Characteristics of Management Condition of Construction Company)

  • 본 논문에서는 블랙-숄츠 옵션가격결정이론을 토대로 개발된 KMV 모형을 활용하여 건설업체 예상부도확률(Expected Default Frequency; EDF)을 측정하여 건설업체 경영상태 변동 특성을 건설업체 규모별로 비교분석하는 것을 목적으로 한다. 이를 위해 본 논문에서는 시공능력평가순위 50위권 내에서 국내에 상장된 건설업체 중 28개 업체를 선정하여 상위 14개 업체, 하위 14개 업체로 구분하여 분석에 활용하였다. KMV 모형을 통해 예상부도확률을 측정하기 위해서는 자산가치와 자산가치변동성, 채무불이행점(Default Point)을 먼저 산출하고 이를 기초로 부도거리(Distance to Default)를 측정하여 최종적으로 예상부도확률을 측정하였다. 또한 본 논문에서는 예상부도확률을 2001년 1분기부터 2010년 4분기까지 분기별로 측정하였다. 분석결과 선험적으로 인지하고 있듯이, 대규모 회사가 중소규모 회사보다 재무적으로 건전함을 확인할 수 있었다. 중소규모 회사의 경우 경영상태 변화 추이가 경기변동과는 매우 둔감하게 나타났다. 즉 상대적으로 규모가 작은 회사는 열악한 재무환경이 지속적으로 유지됨을 확인할 수 있었다. 또한 대규모 회사의 경우 전반적으로 중소규모 회사보다 재무적으로 안정적이었지만 경기에 매우 민감하게 반응하는 것으로 나타났다. 이에 따라 급격한 경기변동이 발생했을 때 중소규모 회사보다 체감적으로 재무상황이 급격히 나빠지는 것을 확인할 수 있었다.

  • As the seriousness of the climate crisis is emphasized, movements to solve it are becoming active. In Korea, efforts to reduce environmental impacts across all industries are being strengthened through the Framework Act on Low Carbon Green Growth. The construction industry predicts the environmental impact of buildings during the entire life cycle, but in the construction process, there is a difference in energy usage depending on the amount of input, and it is difficult to predict the environmental impact if data cannot be collected. Therefore, this study evaluated the environmental impact of energy usage in the apartment construction process as part of the study on predicting and reducing the environmental impact of the construction process of the construction site. To this end, the environmental effects of buildings were set as global warming, resource consumption, and ozone layer effects, and the environmental effects of the actual energy use in the case were evaluated. In addition, based on the evaluation results, the characteristics of the input energy usage were compared and analyzed.

  • Analytical Hierarchy Process (AHP) is a famous method amongst Multi Criteria Decision Making (MCDM), set up by Saaty in 1980. AHP can be determined as a methodology of hierarchical analysis following reasonable decision making with make simpler a difficult crisis. Decision making in systems of Safety management concerned multipart challenges. AHP is process for get better the composite decisions understanding with analyzes of the problem in a structure of hierarchy. The integration all of applicable decision criteria, their pair wise judgment permits the decision maker to establish the trade-offs amongst objectives. In recent years, Malaysian's economy and infrastructure development have significantly and rapidly risen. The construction industry continues to play a major role in this development as many construction activities have been carried out to meet the high demands of the expansive market. However, the construction industry has faced a wide range of challenges, one of which is the frequent occurrences of accidents at the workplace. An effective safety program can substantially reduce accidents because it can help management to build up safer means of operations and create safe working environments for the workers. Furthermore, by having an effective safety programs, good safety culture can be embedded in organization because it can encourage mutual cooperation between management and workers in the operations of the programs and decisions that affect their safety and health. The focus of this research is development methodology of Analytics Hierarchy Process (AHP) in construction safety factors and investigates the levels of some effective elements in SMS in Malaysian construction industries.

  • 최근 국내 건설시장은 내수시장의 침체와 포화상태로 인해 위기를 겪고 있다. 이와 같은 위기를 기회로 수많은 건설업체들은 해외로 눈길을 돌리고 있다. 이미 1965년 이후 해외진출은 시작되었지만, 현재까지의 진출 특성을 살펴보면, 플랜트에 치우친 공사수주와 정부의 근시안적인 전략 마련으로 인해 장기적인 시장 확보가 불가능한 상태이다. 본 논문은 이와 같은 국내건설업체의 해외건설시장 진출 특성을 분석하여 문제점을 도출하고, 이 문제점을 해결하기 위해 SWOT 분석을 통하여 새로운 전략을 제안하고자 한다.

  • Despite very good reputation that Korean construction industrial firms had enjoyed until early 1990's in overseas markets, their participation abroad drastically declined after the delivery of two(2) million unit-housing project in the early 1990's and the foreign currency crisis that took place in the late 1990's. The revival of booming construction industry in domestic market is far beyond the expectation due to the long recession of the construction economy and government's severe restriction against real estate development. Under such crucial circumstances, the construction industrial firms' strategy to survive is the more active business promotion in overseas markets. However, the Korean construction industrial firms have to abandon the labor intensive strategy, through that they have enjoyed until the early 1990's, and turn to management oriented strategy which may be a new prosperous horizon and a new challenge as well, because the labor cost of newly developing countries is much more competitive. The aim of this study is to suggest how to cope with current market situations through a chronological survey based on the cost data prevailed during four decades from the 1960's until the 1990's in overseas markets.

  • Since its introduction in mid 1990s, Financial Crisis in Korea, knowledge management (KM) has been considered as a new, optimal way of corporate management style. And a large number of researches, either theoretically or empirically, were carried out in order to find out what the key success factors will be in common. However, though key success factors are extracted, it can hardly be a successful project if those are not well matched for the unique industry characteristics, still more in construction industry. Even we can find some KM precedents in construction industry, it can hardly be revealed how far they exerted themselves in order to match key factors with industry characteristics. Hence, at the dawn of implementing KM, this research work will scrutinize key success factors (KSFs) derived from previous studies and funnel those KSFs into construction domain. Then rearranged KSFs will be proposed with each key issues. Therefore, this article can contribute to setting strategies for KM in construction sector.

TOTAL RISK INDEX FOR ASSESSING RISK LEVELS OF OVERSEAS CONSTRUCTION PROJECTS

  • International construction projects typically manifest difficult, complex, and varied types of risk exposures; because of this, there is a need for accurate evaluation of risk-integrated performances during the timeframe of project execution. Given the financial crisis currently affecting the world economy recession, risk management has become a more crucial part for the success of international project management. However, the majority of risk management approaches, particularly for overseas projects, are focused primarily on simple forms of checklists, formalization of risk variables affecting project performance for a specific phase, or more complicated computational methods that restricting practical utilization in real-world projects; moreover, these methods lack the conceptual basis to broadly visualize the level of risk over all phases of a project. This study suggests an efficient, yet simple risk-integrated total index to successfully assess the risk levels of overseas construction projects. To this end, this paper first investigates the life cycles and key processes of decision-making for a given project and then derives formulas to represent the total risk index (TRI) along the key decision-making processes. In addition, the study examines the relationships between TRI and performance levels based on the analysis of 126 real-world project samples. Validations using the proposed TRI showed a high correlation to project performance, signifying the usefulness of the proposed approach for construction firms when investigating the level of risks and key areas for management focus.

글로벌 금융위기 전후 금융시장 변동이 주택시장에 미치는 영향 분석 (An Analysis on the Influence of the Financial Market Fluctuations on the Housing Market before and after the Global Financial Crisis)

  • 서브프라임 금융위기가 전세계적으로 확산되면서 한국은 금융시장뿐만 아니라 건설경기까지 침체되었다. 실제로 건설산업연구원 발표자료에 따르면 건설경기종합 BSI 추이가 2006년 12월의 80p에서 지속적으로 하락하여 2008년 11월 기준 14.6p까지 추락하였으며 특히 주택부분의 침체수준이 가장 심각하다고 하였다. 이러한 관점에서 본 논문은 글로벌 금융위기 전후 주식, 채권 등 금융시장 변화가 지역별 주택시장에 미치는 영향을 벡터오차수정모형을 통해 분석하는 것을 목적으로 한다. 이를 위해 본 논문에서는 서울시 강남 및 강북지역 아파트 매매가격지수, 주가 및 회사채수익률을 분석변수로 활용하였다. 본 연구에서는 서브프라임 금융위기 발생 이전인 2000년 1월부터 2007년 12월까지를 Model 1로, 2008년 1월부터 최근 2015년 10월까지를 Model 2로 구분하여 비교분석하였다. 분석결과 경기상승기에는 강남지역 주택시장은 KOSPI와 더불어 매력적인 투자시장으로 자리매김하는 것으로 나타났으나, 경기하락시에는 전반적인 거시경제흐름에 따라 움직이는 것으로 판단된다. 금융시장 변동에 대하여 강북지역 주택시장은 다른 움직임을 나타냈다. 저금리 효과는 경기하락시에 부동산시장 자체적인 시장 리스크가 존재하기 때문에 제한적인 것으로 판단된다.

  • Domestic architect office from a period of high growth from the 1970s to the '80s has been established as some of the large corporations or publicly traded corporation. 1997 IMF has pointed out there is a lot of need for improvement activities in accordance with the construction recession since the 2008 global financial crisis. In order to address these causes, the company's continuous efficient operation for accurate efficiency and competitiveness analysis was required. Leverage financial ratio indicators Study Using Data Envelopment Analysis Data Envelopment Analysis (DEA) model, how to find a benchmark for the improvement of the efficiency of inefficient enterprises in various sectors being. In this study, a comparison of the conventional DEA model and the DEA-AR model is used to analyze the efficiency and domestic architect office is to improve the management efficiency.
