도로건설사업 시공단계 성과평가 프레임워크 연구 (Analysis on Performance Assessment Framework of Construction Phase for Road Construction Projects)

  • 대규모로 진행되는 도로건설사업에서 비용 초과와 공기 지연이 지속적으로 발생하고 있지만 이를 사전에 관리하고 대비할 수 있는 성과평가 체계 연구는 미흡한 실정이다. 또한 긴 공기를 가진 도로건설사업은 시공과정에서 많은 요인들에 영향을 받기 때문에 도로만의 특성을 고려한 성과 평가를 실시하고, 추후 유사한 사업에 대비할 필요가 있다. 따라서 본 연구는 도로건설사업의 시공단계 성과평가 프레임워크를 개발하여 도로건설사업의 성과관리 방안을 제시하고자 한다. 본 연구는 각종 유관기관에서 도로건설사업 시공단계의 정보를 수집하고 속성정보에 따라 데이터베이스를 구축하였다. 또한 사업의 착공·준공시점 간 시간차에 대해 비용 표준화를 실시하였고, 성과평가를 위한 지표를 도출하여 분석을 실시하였다. 본 연구는 도로건설사업 시공과정의 절대적, 상대적 비용·일정 성과를 정량적으로 분석함으로써 성과평가 연구의 고도화 가능성과 신규 도로건설사업 계획 시 활용방안을 보여준다.

  • As construction projects have increased in size and height recently, lifting accounts for increasingly greater portion and tower cranes are used more frequently. At present, the selection and arrangement of tower crane are depend on the experience of experts. However, since the number of experts is fairly limited and a database for tower cranes regarding lifting capacity, operation properties, rent, etc has not been widely employed, tower cranes are often not effectively selected and arranged which can cause cost overruns and delays in the lifting work. To address such issues, this study attempts to perform a basic study for development of automatic arrangement algorithm of tower crane using drawing recognition. If relevant database is established and the algorithm suggested in this study is refined more systematically, even beginning level engineers will be able to plan tower crane arrangement in a way comparable to experienced experts.

  • 건축 리모델링 사업에 참여하고 있는 주체자의 업무와 역할은 기존의 신축공사와 달리 명확히 구분되어야 한다. 그러나 리모델링 공사비의 규모나 시장 참여자들 대부분이 충분한 경험과 기술을 보유하고 있지 못한 실정이며, 진행과정에서 참여주체자간의 업무와 역할이 중복되거나 간섭이 발생하고 있다. 따라서 체계적이고 성공적인 리모델링 사업을 수행하기 위한 방안이 필요하며, 이를 위해 리모델링 사업단계별 참여주체자의 업무와 역할을 정립하고자 한다.

  • 대부분의 개발 프로젝트는 목표 비용과 일정을 $40{\sim}200%$ 초과한다. 이러한 초과 현상은 계획시 업무를 과소 평가하거나 재작업을 고려하지 않음으로써 발생한다. 현재 국내에서 사용되는 대표적인 일정 계획/관리 기법(Gantt Chart, PERT/CPM 등)들은 재작업을 반영할 수 없다. 이 논문은 일정 계획시 보다 현실적인 일정 계획 값을 예측하기 위해서 재작업을 고려하는 방법을 고안하구 또한 과업의 과소평가를 방지하기 위해 수행시간의 불확실성을 확률변수로 나타내어 다루기 위해서 시뮬레이션을 수행하여 최종 완료 날짜의 예상치와 분산도를 계산하는 방법을 제안한다.

Variation Determinants in Building Construction: Ghanaian Professionals Perspective

  • Variation in construction means modification of design, changes in quality, quantity of work including the alteration of standard of materials or goods to be used in the work and the removal from site any kind of material not in accordance in the contract. In Ghana, Variation order has become major issue in the construction industry. This had resulted in cost overruns, delay and in some contracts dispute, between parties. The aim of this paper was to identify the root causes of variation; effects of variations on projects in Ghana and the means of reducing the impact of variation order. The method of the study involved literature review, primary data collection, interview and closed - ended- questionnaires. Mean Scores Method was used to rank the identified factors causing variation. Analysis Of Variance Test was use to test for the significant difference between means among the professional groups. The study revealed that most causes of variation were change of design by client and inadequate working details. Establishment of oversight project management committee and flow of information were identified as means of controlling variations during project administration.

An Enhanced TACT Technique for Finish Work of High-rise Residential Buildings

  • Execution of the finish work for high-rise residential construction occurs when a mixture of work progresses simultaneously at each floor or sector and is carried on by highly-specialized subcontractor teams. Therefore, the finish work plan requires an effective scheduling method that interfaces between the work and the teams. In order to address these issues, the TACT technique is utilized in Korea. This technique is based on Line-of-Balance and Lean construction. However, according to recent case studies, finish work using TACT technique was frequently delayed with cost overruns because the work was performed without a detailed schedule control plan outlining the relationship between architecture and mechanical, electrical, and plumbing work. This paper describes the enhanced-TACT technique which provides a detailed work flow chart and TACT work template. With improved TACT technique, this paper will contribute to improved cash flow and reduced cycle time and provide quality improvement through work continuity.

Identifying Wastes in Construction Process and Implementing the Last Planner System in India

  • Most of the Indian contractors are not well equipped to handle the growing demand of infrastructure development; hence construction projects frequently run in to time and cost overruns, disputes and quality issues. This study aims to improve the construction industry in India by implementing lean principles to eliminate non-value adding activities (wastes). The purpose of this study is to 1) identify the wastes and their sources affecting the construction process, and 2) to identify problems and document lessons by applying a Last Planner System (LPS) to a sample project. First, the researchers identified that Delays, Rework, and Interruptions were the most critical wastes affecting the construction process and Poor management control, Poor Planning and Shortage of Resources were the major sources of the above mentioned wastes. Second, the researchers report the Percent of Planned Complete (PPC) analysis results and experienced problems after implementation of LPS at the sample project. It was observed that much more improvement could have been achieved if there was consensus between the owners and the contractor on the implementation of the LPS in its entirety. Some of the problems experienced in the implementation of the LPS like lack of scheduling, resource and material shortage were found to be similar to those in developed countries.

A Design for Six Sigma: A Robust Tool in Systems Engineering Process

  • While systems engineering has been widely applied to complex system development, some evidences are reported about major budget and schedule overruns in systems engineering applied. On the other hand, many organizations have been deploying Design for Six Sigma (DFSS) to build Six Sigma momentums in the area of design and development for their products and processes. To explore the possibility of having a DFSS complement systems engineering process, this process reviews the systems engineering with their categories of effort and DFSS with its methodologies. A comparison of the systems engineering process and DFSS indicates that DFSS can be a complement to systems engineering for delivering higher quality products to customers faster at a lower cost. We suggest a simplified framework of systems engineering process, that is, PADOV which was derived from the generic systems engineering process which has been applied to the development of T-50 advanced supersonic trainer aircraft by Korea Aerospace Industries (KAI) with technical assistance of Lockheed Martin. We demonstrated that each phase of PADOV framework is comprehensively matched to the pertinent categories of systems engineering effort from various standards.

3D WALK-THROUGH ENVIRONMENTAL MODEL FOR VISUALIZATION OF INTERIOR CONSTRUCTION PROGRESS MONITORING

  • Many schedule delays and cost overruns in interior construction are caused by a lack of understanding in detailed and complicated interior works. To minimize these potential impacts in interior construction, a systematic approach for project managers to detect discrepancies at early stages and take corrective action through use of visualized data is required. This systematic implementation is still challenging: monitoring is time-consuming due to the significant amount of as-built data that needs to be collected and evaluated; and current interior construction progress reports have visual limitations in providing spatial context and in representing the complexities of interior components. To overcome these issues, this research focuses on visualization and computer vision techniques representing interior construction progress with photographs. The as-planned 3D models and as-built photographs are visualized in a 3D walk-through model. Within such an environment, the as-built interior construction elements are detected through computer vision techniques to automatically extract the progress data linked with Building Information Modeling (BIM). This allows a comparison between the as-planned model and as-built elements to be used for the representation of interior construction progress by superimposing over a 3D environment. This paper presents the process of representing and detecting interior construction components and the results for an ongoing construction project. This paper discusses implementation and future potential enhancement of these techniques in construction.

Cutting-edge Technologies to Achieve a Higher Level of Modular Construction - Literature Review

  • Cost overruns, schedule delays, and a shortage of skilled labor are common problems the construction industry is currently experiencing. Modularization and standardization strategies have the potential to resolve the various problems mentioned above and have been applied for various construction applications for a long time. However, the level of modularization remains low, and modular construction projects have not been getting the full benefits. Thus, this review investigated the cutting-edge technologies currently being utilized to develop the modular construction field. For this paper, qualified research papers were identified using predetermined keywords from previous related research papers. Identified literature was then filtered and analyzed. According to the included reviews, several technologies are being developed for modular construction. For example, automated design and monitoring systems for modularization were developed. In addition, research labs are utilizing robotic arms for modular construction to achieve a high level of completion in the construction industry, as is seen in the manufacturing industry. Despite these efforts, more research and development are necessary because some automation technologies still require manual activities. Thus, there is great potential for further development of modularization techniques, and further research is recommended to achieve high levels of modularization.
