Suggestion for sustainable development of Korean traditional wooden Structure (Hanok)

  • Recently, the wooden structure has been revived again as an eco-friendly structure technique. It is the counterattack of the wood material, which has become more recognized as a finishing material pushed by the concrete material in the rapid growth after the Industrial Revolution. However, it is difficult to conclude that this is a tendency of the construction market in the whole country. Perhaps this is a tendency to appear more strongly in Korea. It could be seen by comparing the characteristics of the overseas construction market with Korean's and the advanced constructed case of large-scale wooden structures in overseas. National wooden buildings show own characteristics such as construction methods, materials, and member dimensions of wood structures by country, which could be seen as a result of continuously developing their own technology. However, in Korea, despite its unique wooden structure and technology (Hanok; Korean traditional housing), it has not been developed continuously and treated it only as a living building exhibit. This is evidenced by the fact that only one percent of the building is constructed with traditional wooden building technology. Therefore, there are various efforts to modernize the traditional wooden structure technology, but it still does not reach the level of advanced wooden technology abroad. The characteristics of the Korean wooden building market were analyzed in order to suggest ways to develop the Korean wood structure technology. The characteristics of Hanok construction were analyzed through quantitative criteria to define the main development tasks for Hanok development to propose the long-term development path.

캄보디아 건축 사업 진출을 위한 우선적 확보역량분석 (Analysis of Concentrate Competency for Cambodian Building Construction Projects)

  • 우리나라 해외건설 누적 수주 금액은 2012년 6월을 기준으로 5,000억 달러를 달성하였으며 더 나아가 2020년 1조 달러를 목표로 하고 있다. 또한 국내 건설기업들도 해외건설시장 진출을 목적으로 여러 전략을 구상하고 있다. 특히, 해외건설시장 진출을 위해서는 시장에 따른 경쟁력을 가져야 할 것이다. 따라서 본 연구에서는 경제 성장과 더불어 정부의 인프라 시설 확충 및 개발 부문의 투자가 증가하고 있는 캄보디아 건축시장의 진출 경쟁력 분석을 연구의 목적으로 한다. 캄보디아 건축시장 진출을 위해 사업유형별 필요 경쟁역량을 IPA기법으로 분석하였다. 분석결과 도급사업에서는 발주정보 및 글로벌 공급역량이 필요한 경쟁역량으로 나타났으며, 투자사업에서는 시장정보, 사업타당성 조사를 포함한 설계이전 단계의 역량 및 글로벌 네트워크가 필요한 경쟁역량으로 나타났다. 본 연구의 결과는 우리 건설기업들이 향후 캄보디아 건축시장 진출 시 필요한 기초자료로 활용되기를 기대한다.

공공공사 직접구매 조달품목 재분류 및 성능기준 제안 (A Suggest on the Reclassification and Performance Criteria of Construction Material in Korean Public Procurement - Based on the Law of Purchasing Policy for Market Support of Small and Medium Business -)

  • 중소기업제품 구매를 확대하여 중소기업의 경영안정을 지원하는 취지에 의해 2006년 제정된 "중소기업제품 구매촉진 및 판로 지원에 관한 법률"은 제도의 활성화를 위해 최근까지 거듭되어 개정되었다. 이에 따라 중소기업청장에 의해 지정된 설계품목에 대해 공공공사 직접구매를 의무화하였다. 그러나 120여개에 달하는 직접구매대상 품목으로 인해 품질확보 및 납기지연, 현장 자재 담당 근무자의 업무과중 등 문제가 발생하고 있다. 법의 제정 취지는 최근 정부의 대기업과 중소기업의 동반성장이라는 여건에는 부합하지만 현장에서 위법을 기반으로 근무를 하는 담당자들의 입장과 자재 품질 확보, 적기 공급, 비용상승 등을 유발하는 것으로 나타났다. 본 논문은 "공사용 자재 직접 구매제도"의 문제점 파악 및 검증을 통해 향후 효율적이고 합리적으로 적용이 될 수 있도록 기여하고자 한다.

해외사업 리스크 분석을 통한 중소 조경건설업체의 베트남 진출전략에 관한 연구 (A Study on the Entry Strategies of Small and Medium Sized Landscape Contractors to Vietnam by Risk Analysis in Overseas Projects)

  • 국내 건설경기 침체로 조경건설업체의 수익성이 저하되면서 이를 극복할 수 있는 대안이 요구되고 있으며, 조경분야에서는 해외건설시장 진출을 적극적으로 추진하고 있다. 하지만 중소 조경건설업체들은 해외진출을 위한 내부 역량과 사전 준비가 미흡하여 다양한 리스크에 직면하고 있는 실정이다. 이에 본 연구에서는 성장잠재력이 높은 베트남 건설시장을 대상으로 진출환경 및 리스크 요인을 분석하고, 중소 조경건설업체의 수주경쟁력 향상을 위한 대응방안을 마련하고자 하였다. 본 연구는 해외건설 전문가 6명을 대상으로 심층인터뷰를 수행하였으며, 베트남 진출환경 및 리스크 요인을 도출하고, 이에 대응할 수 있는 진출전략을 제시하였다. 연구결과, 첫째, 베트남은 인프라 및 주택 수요 증가에 따른 조경분야 진출기회가 확대될 것으로 예상되지만, 베트남의 사업 환경의 변화는 중소 조경건설업체의 진출가능성에 변수가 될 것으로 보인다. 둘째, 중소 조경건설업체의 베트남 진출 리스크 요인은 법과 규정, 정부재정상태, 시장변동, 행정체계, 최저임금 상승, 자금조달 및 보증, 계약, 수목 및 자재, 설계오류로 도출하였다. 셋째, 중소 조경건설업체의 베트남 진출전략은 단기 전략과 중장기 전략으로 제시되었다. 본 연구의 결과는 중소 조경건설업체의 베트남 진출을 위한 기초자료로 활용될 수 있으며, 향후 조경분야의 해외진출 활성화에 기여할 수 있다는 점에서 의의가 있다.

아파트 브랜드 선호도 요인 비교에 관한 연구 -수도권지역과 시 단위지역 중심의 선호도 비교- (The Research on the Preference Factors of Apartment Brand)

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

Survey of Korean CM Contracts for Current Status and Future Direction: Based on 1997 to 2013 Statistics

  • As domestic construction investment has been gradually reduced, expanding overseas construction is one of the most important issues for Korean construction companies. Among these issues, strategies for overseas CM services have widely been discussed, because the CM services have features of high growth potential and value-added area when compared with other construction sectors. Therefore, recent efforts focus on further development in advanced CM capabilities and expansion to overseas market. However, there has been lack of quantitative research to investigate current status and future direction of CM industry. In this sense, this research investigated what CM has achieved for the past 17years (between 1997 and 2013) and what CM should accomplish for future strategies. The purpose of this research is to statistically analyze total of 2,983 CM service contracts over the past 17 years published in KISCON (Knowledge Information System of Construction Industry) in order to examine current status of CM industry in terms of market type, contract size, commodity type, and owner's type. Based on this research, it is expected to suggest for future strategies and development directions from the CM industry perspective that could provide quantitative analyses, improve current CM statistics systems and strengthen the competitiveness in international CM market.

  • Although global construction spending has experienced slow growth due to consecutive economic crises, global contractors have consistently attempted to expand their overseas market share, leading to more intense competition among contractors in the international construction market. In this market environment, owners, clients and financial institutions require reasonable and systematic criteria to effectively assess the business capabilities of international construction firms. However, the existing evaluation methods for construction firms rarely consider overseas-focused business capabilities. To address this problem, this study proposes a quantitative approach to assessing the overseas business capabilities of international construction firms. The limitations of existing approaches are reviewed, and the capabilities required to perform overseas businesses are analyzed through expert interviews. Finally, 18 evaluation indices are suggested in four categories: technology resources, project management, experience and performance, and sustainability. The relative weight of each index is determined according to the Analytical Hierarchy Process (AHP) method, and a preliminary investigation of 11 Korean construction firms is conducted. The proposed method is expected that it will provide the rational criteria for international owners, clients, and financial institutions for decision-making and for evaluating international contractors.

분양시기 변동에 따른 공동주택 건설공사 현금흐름 예측 (The Prediction of the Apartment Construction Project Cashflow with Changing Sales Point)

  • 현재 우리나라의 공동 주택 공급은 선분양 방식을 통해 입주자를 모집하고 있다. 선분양 제도는 주택 공급에 기여한 바가 크지만 그에 따른 시장 불안정등의 단점을 나타내었고, 주택시장이 수요자 중심으로 변화하면서 이에 따른 제도차 정책이 요구되고 있다. 이러한 시장변화와 정책변화 요구에 후분양 제도화에 대한 논의가 대두되었다. 후분양 제도화는 결과적으로 공동주택 건설사업에서 주택 수요자의 분양대금 수입의 시기변화의 문제이다. 본 연구는 분양시기 변화에 따른 건설공사 현금흐름 변화를 살펴보기 위하여 현재의 사업성 분석 방법을 고찰하고 시기변화를 고려한 현금흐름 예측 툴을 제작하였다. 분양시기 변화에 따른 분양대금 유입 시기 변화로 초기 대규모 자금이 요구되는 주택건설 사업에서 금융비용의 변화가 사업성에 큰 영향을 미쳤다. 공동주택 건설사업의 안정적인 수행을 위해서는 금융비용 변동을 고려한 정밀한 현금 흐름 예측이 필요하다.

THE BUSINESS STRATEGY INNOVATIONS OF THE TOP DESIGN FIRMS IN GLOBAL DESIGN & ENGINEERING MARKET

  • The dynamic nature of the A/E/C industry, rapidly changing global market environments, and lowest cost competitive bidding make it difficult to survive in global design markets. To understand the global design markets, a case study has been undertaken. The top 150 global design firms represented in the ENR (Engineering News Record) from 1995 to 2003 are classified into three groups for the case study. First group is the firms which advanced in rank from 1995. Second group is the firms which maintained its rank from 1994 until 2003. Third group is the firms which went down in rank from 1995 until 2003. However, finding key factors and changing business strategies of successful top design firms are the fundamental goals in this paper. After examinations of case studies, this paper concludes and suggests that professionalization, M&A strategies, patrons of the government, and academic support are needed to be successful in the global design & engineering industry.

  • Recently, Korea's electric industry is in the midst of a period of profound changes in the structure and function, including the introduction of market competition in the generation sector. Therefore, it is difficult to promote long-term capacity planning and new generating capacity construction which have been driven by KEPCO so far, after the introduction of market competition, so new generating capacity construction and security of reserve margin is needed through self·regulation plan of private generation producers by market mechanism. According to the competition in the generation sector, a new paradigm is necessary to the long-term capacity planning driven by the Government. This paper analyzes the plan and the incentive level able to guide the new generation capacity construction considering the uncertainty risk in a period of introduction of competition. In addition, this paper analyzes the plan able to guide the new capacity construction by market function at the stage which market become established and Government's role to solve the anxiety about the capacity supply and demand.
