Comparative Analysis on Unit Price based on Historical Cost Data Estimating for Large and Small-scale Civil Engineering Works (대·소규모 토목공사의 실적공사비 비교 분석)

  • Historical cost data estimating system has been introduced since 2004 in the construction industry. Based on contract prices of past projects, this estimating system estimates construction cost according to work types. The Korea Institute of Construction Technology (KICT) announces the historical cost data twice a year annually. The unit price of a small construction project is higher than large construction project due to the increase on production cost per work unit, equipment and labor cost, etc. However, the historical cost data estimating system is applied to project estimation uniformly regardless the construction project's size. This study compared and analyzed the historical cost data of large and small construction project to indicate the problem of historical cost date estimating system. The study derived that the unit price of a small construction project is 21.8% higher than that of large construction project.

  • Construction cost index is generally used to estimate the new project cost based on past construction data and to adjust contract cost when the price change of various articles and items of expenditure composing the contract occurs. In Korea, it is mostly used for adjustment of construction contract cost due to fluctuation of prices. However index adjustment rate which is used for adjustment of construction contract cost had some problems in calculating cost index of each expenditure item that could not reflect properly the change of construction cost. For supplementing these problems, the research of developing construction cost index has been executed. Through the precedent research, these problems were partially resolved but still remain. Therefore this research proposes method of making cost index that utilizes representative items of labor, material, and equipment by analyzing bill of quantity of road construction, through analysis and comparison of precedent study. By using this method, it is expected to solve problems which were not reflected in precedent studies.

Multi-family Residential Construction Management Practice in the U.S.

  • The Multi-family Residential is one of the most famous building types for a rental property in the US. Often times it includes multiple residential buildings and some amenity facilities, including a clubhouse or leasing office, swimming pool, dog park, and garages. Since the building type is built for rental purposes, the construction planning is phased and it makes the project complicated. Detailed planning and execution are important for successful construction management. This paper provides some management practices that are applied to one of the multi-family residential construction projects in Phoenix, AZ. The Front End Planning (FEP) process performed by both owner and contractor is the first key to a successful construction project. Specifically, the early review of phased turnover strategy, grading, fire/Americans with Disabilities Act (ADA) compliance, and Mechanical/ Electricity/Plumbing/Technology (MEPT) will provide absolute benefit to the project. Second, using a scheduling method to control short-term schedules and long-term can provide the ability to manage the issues with agility. Third, material delivery and procurement dominate the both project schedule and cost. With this COVID-19 circumstance, it is hard to expect the material, equipment, and labor forces to be delivered on time with the contracted price. Managing floats are more than important to managing construction productivity. Risk management should work to share the risks fairly. Lastly, turnover is directly linked with the profit of the project for both owner and contractor. The communication between the owner and contractor to re-schedule the proper turnover schedule is important for the phased construction project.

Systematization Design of Linear Actuator by using CAE System

  • In this paper, we introduce the design method using CAE(Computer Aided Engineering) which is profitable in the compatibility and standardization of the developed product, and the reduction of construction time and price to develop and design a machine equipment. Particularly, we select the standard model to design or develop from the large machinery to the super precision one, extract the peculiar characters of the model by the close analysis on the physical and technical part, the experiment for the characteristics of objective dimensions by analogical mathematical analysis for previous results, and can induce the design model demanded by user investigating optimal data in the design previous. We present the analogical algorithms and process method of design factors and restriction factors in the systematization design with computer. Then we analyze step functions for each systematization equipment and induce the process of technical data with actuator model.

Life cycle cost analysis and smart operation mode of ground source heat pump system

  • This paper presents an advanced life cycle cost (LCC) analysis of a ground source heat pump (GSHP) system and suggests a smart operation mode with a thermal performance test (TPT) and an energy pile system constructed on the site of the Incheon International Airport (IIA). First, an economic analysis of the GSHP system was conducted for the second passenger terminal of the IIA considering actual influencing factors such as government support and the residual value of the equipment. The analysis results showed that the economic efficiency of the GSHP system could be increased owing to several influential factors. Second, a multiple regression analysis was conducted using different independent variables in order to analyze the influence indices with regard to the LCC results. Every independent index, in this case the initial construction cost, lifespan of the equipment, discount rate and the amount of price inflation can affect the LCC results. Third, a GSHP system using an energy pile was installed on the site of the construction laboratory institute of the IIA. TPTs of W-shape and spiral-coil-type GHEs were conducted in continuous and intermittent operation modes, respectively, prior to system operation of the energy pile. A cooling GSHP system in the energy pile was operated in both the continuous and intermittent modes, and the LCC was calculated. Furthermore, the smart operation mode and LCC were analyzed considering the application of a thermal storage tank.

  • As the new large buildings are continuously being built with the advanced technology and skills, an adequate size of electric room needs to be obtained so that engineers establish an efficient and reliable system in the electric room. Considering the current capacity, its expansion and its connecting system, the final size of it should be determined in order to bring an effective use of the building. Usually the extension of electricity capacity is on the increase after construction and it comes from the lack of scientific evaluation on the electric room. Later when the expansion of computer and important electric equipment that needs much capacity is impossible, it will cause a great deal of damage to the renting business of the building as well as becomes the unstable factors of the whole system. Therefore, it is important to have the exact method of calculating the effective size of electric room, the heart of the building, especially when the value of land price is very high. In addition, it should be calculated in an accurate way due to the diversification of the system and the compact size of the electricity equipment. However, the research on this area and the comparison and evaluation of the size after construction have not been made enough and the results of them have not been applied when calculating a new size of electric room. Accordingly, this study examines three methods prescribed in the standards of electricity installation technology through case analysis and suggests substantial data by system, capacity, and purpose.

Productivity analysis using a Fleet Management System for Construction Equipment (건설장비 플릿관리 시스템 적용시 생산성 분석)

  • With the advent of the 4th industrial revolution and the combination of IoT, there have been diverse domestic and foreign researches for the development of construction industry. Especially, in the large-scale earthwork site where many and various construction equipments are put into, the control system between construction equipments is important for the increase of productivity. Thus, after developing the fleet management system for the optimum operation of construction equipments, the problems were checked and improved for each step in the process of application at site. In order to verify the site application process of the fleet management system for the optimum operation of construction equipments, the analysis on the productivity was performed by inputting the data used for the actual site and the site data using this system and then comparing the data through simulation. The analysis was limited to excavator and dump. In the results of the analysis, the rate of work per hour was increased to the range of 4 % while the cost price was decreased to 4 %. Even though the results of the analysis could be different depending on the site applied, the results showing the increase of workload of equipments and the decrease of cost price in the complex project at earthwork site verify the increase of productivity.

A study on torque measuring technique for track drive unit of earthmoving equipment with very large capacity (대형 건설장비용 주행유닛의 토크 측정기술에 관한 연구)

  • Since a demand for an extensive range of earthmoving equipment like a hydraulic excavator with a capacity of 85tons has been asked in construction fields, a performance of its track drive unit has to be verified experimentally. Among the verification of the performances, a torque measurement is at issue, in which a torque meter is utilized widely. However, the very large scaled torque meter is necessary when a discharged torque from the track drive unit is increased significantly. In addition, the price for experimental set-up of a torque meter is too high due to its limitation of the geometry such as long length, and a break down in operation occurs frequently. In this study, to measure a high torque up to 200,000Nm, a new technique was proposed as an alternative of conventional measurement by using a torque meter. The new technique enables to measure the high torque stably in a compact space via a torque arm and two load cells. The experimental results showed a propriety of the proposed torque measuring technique for a track drive unit with very large capacity.

  • The resource-based estimating based on standard unit price of construction work was estimated by multiplying the price per standard unit of work on the amount of labor, material, equipment use time. However, limitation of the resource-based estimating way does not adequately reflect the actual transactions prices. On the subject of water tunnel excavation as a new attempt to overcome these limitations, this study analyzed productivity by work type into cutter inspection/ exchange, TBM maintenance, TBM inspection/refueling, subsequent installations, tramcar, operating change, a cave-underground reinforcement / rock reinforcement, safety / meetings and analyzed actual cost estimating and the net advance rate based on this analysis result. Actual cost estimating calculation approach presented in this study can be utilized as a useful tool to predict the actual cost estimating in the TBM water tunnels field.
