Comparative investigation of the costs and performances of torsional irregularity structures under seismic loading according to TEC

  • The poor seismic performance of reinforced concrete buildings during the latest earthquakes has become a serious issue in the building industry in Turkey. This case, designing new buildings without structural irregularities against earthquake loads reveals to be quite significant. This study mainly is focused on the effects of different torsional irregularities on construction costs and earthquakes performance of reinforced concrete buildings. In that respect, structural torsional irregularities are investigated based on the Turkish Earthquake Code. The study consists of major eight main parametric models. In this models consist of totally 49 models together with the variations in the number of storey. With this purpose, the earthquake performances and construction costs (especially steel quantities) of reinforced concrete buildings which having different structural torsional irregularities were obtained with the help of Sta4-CAD program. Each model has been analyzed by both the methods of equivalent earthquake loading and dynamic analysis. The obtained results reveal that the model-1 which has lower torsional irregularity coefficient shows the best earthquake performance owing to its regular plan geometry. Also, economical comparisons on costs of the torsional irregularity are performed, and results-recommendations are given.

  • Modular construction is combined with manufacturing production process and conventional construction industry technique. Considering characteristic of modular construction production process, manufacturing facilities require indirect costs for utilities, equipment, and overall maintenance, which can affect modular units pricing. However, current modular construction cost classification is inadvertent to reflect the manufacturing overhead costs, because it is generally added as a percentage to sum of labor, material and equipment as it called in single cost pool used. This process is easy to estimate the total construction cost at the project starting points, but it brings on misunderstanding of project profit estimations by "cross subsidization phenomenon". To prevent this situation, in this research aims to provide modular construction overhead cost handling process at the detailed indirect cost calculation for manufacturing stage using Activity-Based Costing as one of the powerful method for overhead costs estimation and allocation. Using this research results, modular construction cost estimators have more detailed cost information of modular units and prevent to misallocate indirect costs. Also, it can be utilized to aid the understanding of the company's profit structure.

  • The purpose of this study is to analyze elemental maintenance costs for educational buildings. The adapted research method selected three school buildings in Seoul as BTL projects. On the basis of the selected case, the study suggested a model to establish a system for each parts and to estimate analyzed maintenance costs through that system. According to the analysis, the study proposed a partial maintenance costs standard and analyzed proper maintenance costs. The results of this study are as follows 1) The system is divided into 8 large-groups and 24 small-groups for the analysis elemental maintenance costs. 2) The average rations followed by analysis of partial maintenance costs of the three school buildings are as followings, the total maintenance costs are analyzed 3,992 million won and each part of average rations is exterior of building 10.9%, interior of building 41.58%, electricity & fire fighting facility 14.22%, water supply & healthy facility 11.39%, heating & water supply facility 12.93%, landscape 6.3%, civil engineering works 2.69%.

  • A significant factor in construction work is cost. At early- and advanced-stage design, costs should be calculated to derive realistic cost estimates according to unit price calculation. Based on these estimates, the economic feasibility of construction work is assessed, and whether to proceed is determined. Through the Korea Institute of Civil Engineering and Building Technology, the construction cost index has been calculated by indirect methods after both the producer price index and construction market labor have been reprocessed to easily adjust the price changes of construction costs in Korea, and the Institute has announced it since 2004. As of January 2000, however, the construction cost index was released, and this has a time constraint on the correction and use of past construction cost data to the present moment. Variables were calculated to compute a rough construction cost that utilized past construction costs through surveys of the producer price index and the construction market labor force consisting of the construction cost index. After significant independent variables among the many variables were selected through correlation analysis, the construction cost index from 1970 to 1999 was calculated and presented through multiple regression analysis. This study therefore has prominent significance in terms of proposing a method of calculating rough construction costs that utilize construction costs that pre-date the 2000s.

  • Recently as people's values are changing from development into quality of life, the needs of environmentally friendly construction are gradually increasing, also popular discontent about the construction pollution such as the noise and vibration cause by construction machinery is increasing. Even though it is impossible to eliminate construction pollution fully, it is necessary to make efforts to reduce construction pollution to a minimum. The first step solving these matters is that the necessary sum of expense must be secured as the environmental budgeting method regarding Environmental management costs. To provide an efficient budgeting method, a interview with the person in charge of environment management was conducted. and the environmental management costs were analyzed through the historical data.

A Comparison of Construction Cost Estimation Using Multiple Regression Analysis and Neural Network in Elementary School Project

  • In the early stages of a construction project, the most important thing is to predict construction costs in a rational way. For this reason, many studies have been performed on the estimation of construction costs for apartment housing and office buildings at early stage using artificial intelligence, statistics, and the like. In this study, cost data held by a provincial Office of Education on elementary schools constructed from 2004 to 2007 were used to compare the multiple regression model with an artificial neural network model. A total of 96 historical data were classified into 76 historical data for constructing models and 20 historical data for comparing the constructed regression model with the artificial neural network model. The results of an analysis of predicted construction costs were that the error rate of the artificial neural network model is lower than that of the multiple regression model.

  • The shield TBM method can eliminate environmental hazards such as noise and vibration, and is environmentally friendly and allows safe tunnel construction even in soft ground conditions, but there are many restrictions on its application due to its high construction costs compared to the NATM. Therefore, in order to increase the applicability of the shield TBM method, it is necessary to ensure economic efficiency by reducing construction costs, and it is very important to reduce segment construction costs, which account for the largest proportion of shield TBM tunnel construction costs at about 35 to 40%. As part of this, this paper considers the changes in segment stress during tunnel construction and operation, tunnel external load conditions, etc. through analysis of long-term measurement data of shield TBMs in Japan, which has abundant experience in shield TBM construction, and compares and analyzes the differences between predicted values at the design stage and measured values during operation. Through this, we study improvements to ensure segment economic efficiency at the shield TBM design stage.

  • This article proposes a method to assess construction safety risk during the construction phase based on accident loss costs. Risk assessments for hazardous construction work are required by law, but they lack quantitative criteria. To address this, a survey estimated loss costs due to fatalities in the construction industry, finding labor loss cost and delay reimbursement cost to be the largest factors. The proposed method uses algorithm to calculate expected accidents and risk levels based on project characteristics, work methods, personnel, and environment data. This method is expected to enhance the reliability and usability of risk assessments during the construction phase of construction projects.
