2000년 정부는 가계부채 증가와 미국 기준금리 인상을 대비하여 2017년부터 부동산규제를 강화하였고, 이로 인해 대형건설사 민간개발사업 수주확대는 위축될 것으로 예상된다. 해외플랜트 사업에서도 계속된 원가상승으로 부실이 이어지고 있어 대형건설사의 신용등급은 현 상태를 유지하기는 어려울 것으로 예상된다. 본 연구는 정부의 부동산정책과 국내외 적인 경제상황으로 앞으로 변화할 수 있는 문제점을 짚어보았다. 정부정책과 대내외적인 경제 환경 요소는 부동산정책, 기준금리, 부동산가격 상승률, 미분양을 연구하였고, 대형건설사 재무제표에서는 매출액, 시공능력, 민간개발사업 매출액, 영업이익, PF우발채무를 종합하여 외부 신용등급의 변화를 나타냈다. 본 연구는 실무 전문가 30명의 설문조사를 통해 위험요소가 대형건설사의 외부 신용등급에 미치는 영향을 분석하였다.

Strategic alliance is a proactive management process that integrates and optimizes value-added services of each party to best achieve business objectives of all parties within the relationship. Under the current competitive global environment, strategic alliance can produce a "Win-Win" situation and thus change paradigm that has resided in the construction industry. While many studies revealed the significance of alliance relationship in the industry, its impact on project performance has rarely been analyzed. Using the data obtained from 661 construction projects in the Construction Industry Institute database (359 projects from 38 owners and 302 projects from 29 contractors), this study first diagnoses the implementation status of strategic alliance at both project and company levels. Then, its impact on project performance is quantified and discussed. The descriptive analysis performed in this study revealed that an average of 79% of owner companies and 69% of contractor companies have ever implemented strategic alliance into at least one of their projects. However, both owner and contractor companies did not always use the strategy for all or their projects. Only 33% and 30% of projects reported by owners and contractors have been completed under alliance relationship, respectively. Analyzing the alliance impact on project performance, this study also establishes that strategic alliance positively affects project performance of both owners and contractors while owners should consider and control the level of its use for their projects. Recognizing and understanding the benefits from strategic alliance will be a starting point to produce mutual success among project participants, ultimately allowing the construction industry to go forward to a sustainable industry that transfers success from one project to the other.

The purpose of this study is to suggest a defect-repair management and judgement of apartment housing for the private housing construction company. The objectives are : 1) to investigate how the defect-repair were managed and 2) to suggest the range, period of defect-repair and the proper managial size of housing company. Data were collected by the interviews from the heads of management departments of housing construction companies. Twenty-one companies selected were divided into three groups according to the amount of housing supply. Major result were as follows : 1) departments of defect-repair in housing construction company are divided into sub-system according to the size of housing supply. 2) the judgement of the range and period of defect-repair are extracted. They are, according to the order of their importance, constructional defect, functional defect, aesthetical defect and the defect in use.

When constructing buildings, planning, design, construction, using & maintenance as building life cycle. Due to industrialization in 1960s and development of new town from the late 1980s to the early 1990s, Korean housing supply rate reaches almost 100%. After construction companies confronted limit of new building construction, they recognized remodeling as a part of construction, and organized remodeling team or FM team to improve sustainable industrial area. However, since companies in Korea are lack of experience and research activities for remodeling, it makes obstacle to improvement of remodeling business. So the objective of this study is to help carry out remodeling business by suggesting the counterplan through investigation of a risk of apartment remodeling business.

The live line working is inherently dangerous as the workers have to work under the risk of electrical shock and most of works are carried out at height. The live line working need the some specific techniques and higher level safety measures such as a risk assessment to carry out works safely, but the electrical construction companies performed live-line working are usually small-sized companies. They have less capacity to have own safety management system. This study intended to conduct an in-depth analysis on the cause of electric shock accidents to provide basic data for policy proposing taking into considering the past eleven years for a long-term plan. And the aim of this study is to propose the policy about the equipment performance standards and/or worker's safety standards to revise the standards for preventing electric shock accidents, moreover, co-relation of the electrical work order form and on safety workings, especially electrical construction company/work.

The most difficult process in the construction of free-form buildings is to manufacture and construct exterior panels designed in a complex way. The façade of the free-form buildings include flat-panels, one-way curvature-panels, and bi-directional curvature panels. To construct these forms, it is necessary to go through the process of optimizing. But as for the optimizing technologies, BIM-specializing companies exclusively protect those technologies, so small construction companies have difficulty in rough estimates. Therefore, this study was aimed to provide the basic data in making the rough estimates of free-form buildings by carrying out the optimizing process for the façade of Dongdaemun Design Plaza and conducting the rough estimates according to the stage of production methods and optimization.

The history of Korea's overseas construction began in 1965, and the cumulative contract amount is about $180 billion over the last 40 years. During the period, Korea's overseas construction industry has played an important role for economic development. However, it seems that the industry is in a sea of trouble. Overseas construction orders have declined due to various reasons such as companies losing confidence, limited financing, lack of competitiveness, and so on. This paper addresses the brief history of Korea's overseas construction industry and the problems that the industry is facing. Then it suggests a few measures for the improvement of the industry.

PLM(Product Lifecycle Management) is one of innovative manufacturing paradigms which leverages e-business technologies to allow a company's product content to be developed and integrated with all company business process through the extended enterprise. In these days, most construction companies also make an effort to enhance their systems for creating, sharing and managing information to improve business efficiency through entire lifecycle of project execution. Because of different needs, business process and diverse engineering activities such as design, structural analysis, installing simulation, documents and data managements, a new paradigm for construction companies is needed to manage and share the entire workflow, and information in total project lifecycle. In this paper, we conducted user requirement and business process analysis of the construction to design architecture of C-PLM(Construction Project Lifecycle management) and implement a prototype of C-PLM systems based on commercial PDM system.

The Central African Region is known as one of the most troubled and unsafe regions in Africa. But more recently the Central African Region has been growing and developing, with many projects underway involving huge local and foreign construction companies. Despite this fact, workers in the Central African Region often encounter unsafe working conditions and must confront many kinds of hazards. Therefore, the aim of this study is to identify the safety management situation in Central African construction sites, by focusing on the countries of Rwanda and DR Congo. Through our research, it was found that the two countries studied in the Central African Region are very similar with regard to their safety management systems, with some exceptions. In addition, it was revealed that both these countries in the Central African Region had good safety performance. This study will help to illuminate the situation of safety systems on construction sites in the Central African Region, and can be used by companies advancing into the Central African Region's construction market.

Customer satisfaction and customer relationship are crucial aspect in any enterprises including housing construction projects. In general, the housing developers are facing a number of new challenges in different countries including Libya. The construction industries/housing developers need to continuously improve their products and services to meet customers' satisfaction desires and to remain in the current competitive market. This paper focuses on analysing the satisfaction factors of customers including qualityaspects of products and services in the construction projects. A framework was developed to evaluate the dynamics relationship between customer satisfaction and quality products or services, aiming to help companies' managers and policy makers to understand the needs and points of view of their customers. Apragmatic analysis was conducted to explore and analyse the customer satisfaction factors in construction industry considering different aspect of customer groups in Libya. Results indicate that there is a high demand of improvements in the contractor's performance in terms of cost, time and quality of products. It was also found that Libyan construction companies have been forced to transform their policies after on Libyan war 2011 to focus on client and customer satisfactory policies, or say centric for the purpose of improving client requirements and turn the business into more advantageous for any company.
