  • Construction project consists of several stages such as planning, design, construction, operation/maintain, etc. Decisions made in the planning and design stage have a significant impact on the construction and operation/maintain stages. Identifying key resources contributing to duration and cost of design alternatives is an important measure to achieve effective coordination between design and construction. This study proposes a method which finds an optimal design alternative by taking into account of resource planning, expected duration, and cost in construction stage. Base on literature review relative to the assessment of design alternatives, a method which predicts required resources, duration, and cost of the design alternative is established. Then, a method that identifies an optimal design alternative based on the preference of a certain project criteria is developed. Finally, a case study is presented.

  • The construction industry's lack of experience and expertise makes it difficult for projects to realize the full benefits of implementing modular construction. Such project performance-hindering elements are often labeled as modular challenges. The added requirement for the transportation of the finished volumetric module is one aspect of the 'module transportation logistics,' the under-researched modular challenge that can prevent projects from incurring maximum cost and productivity benefits. The typical module transportation phases include lifting, transporting, and offloading. From conducting a literature review, this paper aims to investigate the equipment commonly adopted to lift and offload the module and validate its economic efficiency by comparing it with the alternative lifting/offloading equipment used in the two case projects. The results showed that hydraulic jacks are an economic alternative to the crane for lifting/offloading the module. The increase in single-module projects with smaller budgets made crane usage economically undesirable, and this study suggested a viable option for a more economical alternative.

GFI를 활용한 건설공사 시공VE 대안평가 방법 (Alternative Evaluation Method of GFI-based Construction Value Engineering)

  • 건설 프로젝트의 VE는 크게 설계단계 VE와 시공단계 VE로 분류된다. 설계단계 VE는 정부의 법률에 의해 100억 원 이상의 공공 건설공사에 적용해야만 한다. 따라서 설계VE는 건설 프로젝트에 적극적으로 적용되고 있다. 이와는 대조적으로, 시공 VE는 제한된 특정 건설 프로젝트에 적용되고 있다. 그 이유는 시공 VE 프로세스가 실무적 요구 품질을 반영 할 수 없기 때문이다. 시공 VE는 시공 가능성에 대한 타당성 검증을 통해 긍정적인 효과를 구현할 수 있다. 이에 본 연구에서는 실무를 반영한 시공 VE의 방법을 제안하고자 한다. 제안 방법은 직관지수(G.F.I.)를 활용한 전문가 기반의 대안평가 방법이며, 제안 방법의 적용성을 검증하기 위해 실무사례에 적용하였다. 그 결과 제안된 대안평가 방법은 기존의 방법보다 적용 절차, 적용 방법 측면에서 효율성이 높은 것으로 나타났다.

  • BTL사업 형태로 발주되는 교육시설의 공사에서는 소요 공기 최소화와 임시교사 설치로 인한 별도의 비용 소모, 그리고 학기 중에 학교 사용자들이 겪는 불편사항으로 주무관청, 민간사업자 그리고 학교사용자의 갈등이 깊어지는 문제가 발생하고 있다. 본 연구에서는 이러한 당면 과제를 공법적인 측면에서 해결하고자, 기존 학교 공사에 일반적으로 적용되는 RC공법과 최근 몇 년 사이에 교육시설의 대안공법으로 주목받고 있는 모듈러 공법을 포함한 몇 개의 대안을 설정하고 교육시설의 BTL사업에 적합한 건축공법을 제안하였으며 각 대안에 소요되는 공사비를 산출하고 공사기간을 분석하여 이를 평가하였다.

  • The procedure of predicting the construction cost and selecting the best alternative is performed based on comparative review of each building case. In the case of office building, it is required continuously until design is complete, since the owner requirements are various and likely to change during the design process compared to a standardized apartment. However, since the comparison work for each alternative in practice uses only the unit construction cost, there is no correlation between the alternative and the final result, and it is difficult to quantitatively determine the effect of the determined design factor on the total construction cost. It is needed that a means to support the generation of design alternatives using similar building cases during the design phase. This paper proposes a BIM-based data replacing process to support creating and comparison of design alternatives of internal finishing for office building. When design alternatives are created through the proposed process, it is possible to compare several similar cases with current project under equivalent design circumstance. Because only some finishing properties are replaced while maintaining the shape information such as the length, height, and base constraint of the object to be replaced.

  • The report of the Korean Board of Audit and Inspection(BAI) on May 2007 indicates the problems of Life Cycle Cost (LCC) analysis and evaluation in the Design-Build(Turn-Key) and alternative bidding system. The point which the report indicates is that the cost estimation system for LCC analysis has nothing in common each other and there's no consistency among the repair cycle and ratio per facilities parts. For solving these problems, BAI demands the establishment of the guidelines for LCC analysis and evaluation from the competent authority Korean Ministry of Construction And Transportation(MOCT). The objective of this study is to develop the improvement directions for LCC analysis and evaluation which are suitable to the public construction projects especially for the Design-Build and alternative bidding system in Korea. For this study, the LCC related raws and regulations, LCC analysis guidelines of public cooperations, actual condition of LCC analysis and evaluation which include, the elements of LCC, the estimation rules of the initial cost and the maintenance cost, the analysis standards of time value of money, etc. are investigated to provide the improvement directions for LCC analysis and evaluation.

Comparison of Asset Management Approaches to Optimize Navigable Waterway Infrastructure

  • An estimated investment gap of $176 billion needs to be filled over the next ten years to improve America's inland waterway transportation systems. Many of these infrastructure systems are now beyond their original 50-year design life and are often behind in maintenance due to funding constraints. Therefore, long-term maintenance strategies (i.e., asset management (AM) strategies) are needed to optimize investments across these waterway systems to improve their condition. Two common AM strategies include policy-driven maintenance and performance-driven maintenance. Currently, limited research exists on selecting the optimal AM approach for managing inland waterway transportation assets. Therefore, the goal of this study is to provide a decision model that can be used to select the optimal alternative between the two AM approaches by considering key uncertainties such as asset condition, asset test results, and asset failure. We achieve this goal by addressing the decision problem as a single-criterion problem, which calculates each alternative's expected value and certain equivalence using allocated monetary values to determine the recommended alternative for optimally maintaining navigable waterways. The decision model considers estimated and predicted values based on the current state of the infrastructure. This research concludes that the performance-based approach is the optimal alternative based on the expected value obtained from the analysis. This research sets the stage for further studies on fiscal constraints that will effectively optimize these assets condition.

웰 빌딩 스탠다드를 활용한 기존 건축물의 건강성능평가 연구 - 그린리모델링 적용 건축물을 대상으로 - (Research on Health Performance Evaluation of Existing Buildings using WELL Building Standard - for Green Remodeling applied Buildings -)

  • The purpose of this research is to evaluate the health performance of existing buildings which completed green remodeling using the WELL Building Standard developed by Delos in the USA. The features and the level of improvement in health were examined and the results were as follows. As a result of comprehensive evaluation of the health performance of the target building, the health performance after green remodeling improvement was improved by 17.3% compared to before green remodeling. As a result of applying the alternatives for improving health performance, improvements were 22.9% by Alternative 1, 28.8% by Alternative 2, and 28.7% by Alternative 3. If the improvement ratio with respect to the construction cost were compared, Alternative 1 was the best followed by Alternative 2. Finally, the cost effectiveness of improving health performance against construction cost were best in the order of self-closing door installation, airtight seal, and pest inspections.

  • The problem of imbalance between supply and demand of fine aggregates in the southeastern region due to the decrease in collection of EEZ(Exclusive Economic Zone) sea sand has been raised. In this paper, the possibility of securing alternative aggregate as a means to solve the problem of fine aggregate shortage in the southeast region was analyzed. As a result of the analysis, the alternative aggregate is easy to manufacture and its quality can be secured. And, it is suitable to use as an aggregate with less environmental burden. In addition, institutional improvement measures are needed for effective utilization and recycling of alternative aggregates.

  • In recent decades, infrastructural development has exploded, particularly in the coastal region of Saudi Arabia. The rising demand of most consumed aggregate in construction can be effectively compensated by the alternative material like scoria which lavishly exists in the western region. Scoria is characterized as lightweight aggregate beneficially used to develop lightweight concrete (LWC) - a potential alternative of normal weight concrete (NWC) ensuring reduction in the structural element's size, increase in building height, comparatively lighter foundation, etc. Hence, the goal of this study is to incorporate scoria-based structural lightweight concrete and evaluate its impact on superstructure and foundation design beside contributing to the economy of construction. Fresh, mechanical, and rheological properties of the novel LWC have been investigated. The structural analyses employ the NWC as well as LWC based structures under seismic and wind loadings. The commercial finite element package - ETABS was employed to find out the change in structural responses and foundations. The cost estimation and SWOT analysis for superstructure and foundation have also been carried out. It was revealed that the developed LWC enabled a more flexible structural design. Notable reduction in the steel and concrete prices of LWC might be possible in the low-rise building. It is postulated that the cost-effective and eco-friendly LWC will promote the usage of scoria as an effective alternative in Saudi Arabia and GCC countries for structurally viable LWC construction.
