  • The purpose of this study is to suggest the characteristics and actual state of energy consumption by the analysis of energy consumption data in an office building. This study examines and analyzes daily and monthly energy consumption of an office building located in Seoul, Korea regarding type of load and business classification within a building. The results are as follows. 1) Energy consumption of office building for each type of load show similar consumption patterns, regardless of seasons such as cooling period and heating period. 2) Out of all annual energy consumption, consumption for lighting took about $43\;\%,$ general electric Power about $23\;\%,$ emergency power $25\;\%,$ computer center $5\;\%$ and cooling power $4\;\%,$ showing that the consumption for lighting was highest, and the percentage of energy consumption for cooling power for operation of cooling facilities took the lowest percentage. 3) Annual gas consumption used for heating and hot water supply were $38,\;36\;\%$ for officetel and office respectively, and $26\;\%$ for arcade. 4) Electricity consumptions used for cooling power for each use of building, office and officetel recorded in July and August of cooling seasons. Even though it shows different patterns for each month, energy consumption showed unique pattern throughout the cooling seasons.

  • This study aims to verify the effects of the apartment office managers' servant leadership on the residents' satisfactions and housing management company contract renewal ratio, and to examine whether the number of apartment units and the apartments' average size have the moderating effects upon the relationship between servant leadership and the residents's satisfaction and housing management company contract renewal ratio. For the purpose of testing the hypotheses, the questionnaire survey was conducted targeting 1,000 apartment office staffs and 8,000 apartment residents of 200 apartment complex in the region of Ulsan, Kyungnam, and Busan, and the statistical analyses were carried out for the useful questionnaires of 961 apartment office staffs and 7,119 apartment residents. The main results are as follows: First, the higher the office managers servant leadership is, the higher the residents' satisfactions. Second, the number of apartment units and the average size have moderating effects on the relationship between the office managers' servant leadership and housing management company contract renewal ratio. • In a dynamic business environment, the enterprise mobility solution for a mobile office (EMS) has been adopted to increase the competitive edge of organizations. By using an EMS, performance is expected to be enhanced. However, the related literature has paid little interest to the impact of system quality in an EMS on the information quality produced by the system. On the basis of socio-technical theory, we posited that the system quality in an EMS influences information quality. In addition, we investigated the relationships between the above two qualities, use and job performance by considering task mobility and task inter-dependence as control variables. Survey respondents were from many industries using EMSs. The result of structural equation modeling shows that system quality positively affects information quality, and other relationships in the model are proven statistically significant. We also found that system quality has stronger impacts on use and job performance than information quality does in EMS. However, system quality does not affect use in case both task mobility and task inter-dependence exist. The theoretical and practical implications of the result are discussed in the paper.

  • The objective of this study is to explore the perceptions of justice regarding the implementation of flexible work arrangements, as well as to analyze the effects of such arrangements on job satisfaction and organizational effectiveness. The present study posits three key aspects, namely distributive justice, procedural justice, and interactional justice, which are hypothesized to influence individuals' impression of justice in relation to flexible work systems. To investigate the influence of job types on an R&D organization, specifically comparing R&D employees and office management employees, a dataset of 190 R&D employees and 50 office management employees was collected. The findings of the investigation provide empirical evidence that distributive justice has a significant impact on the level of job satisfaction among employees in both research and development (R&D) and office administration roles. Moreover, the influence of work satisfaction on organizational performance is noteworthy, particularly with regard to factors such as job dedication, organizational citizenship behavior, and knowledge sharing. The aforementioned findings offer significant insights for research and development (R&D) firms that have incorporated flexible work arrangements. These insights underscore the significance of emphasizing specific justice perceptions in order to augment job satisfaction and overall performance within the organization.

  • The amendment of regulation affecting the Governing Body of NFFC (National Federation of Fisheries Cooperatives) has been known to the public in May 2008. Its essential points are as follow: 1) the President of NFFC shall be a non-standing officer. 2) the Full-Time Directors shall have the authority to deal with all subjects except for those especially reserved for the General Meeting or Board of Directors, while minimizing the authority of NFFC President. By providing this amendment, the government seeks to make the Governing body becomes professionalized and the management functions carried out by full-time professional board members. However, the amendment seems to pay no attention to the co-operative's identity and principles. In this context, five issues will be discussed: 1) Strengthening the separation between ownership and control of NFFC. 2) Weakening the authority of General Meeting. 3) The bounds of Audit Committee. 4) Consolidating the management control of the Full-Time Directors. 5) The loss of NFFC's Identity, followed by a summary and conclusion.
