Purpose - This study aims to suggest a developmental direction to small enterprisers who start their business. The developmental direction makes the small enterprisers more stable with providing the Business District Information System service, which offers the location and business area's information aimed at pre-enterprisers after analyzing its overcrowded index's current state and problems. Research design, data, and methodology - This research proposes the developmental direction for helping the pre-small enterprisers to have more stability through examining the Business District Information System's-operated by Small Enterprise and Market Service-overcrowded index's current state and problems. Results - This system has drawbacks about giving the start-up overcrowded index as follows: ① non-accurate consultative group for sharing the DB ② providing analysis information, not evaluation information ③ not to anticipate the changes of business types & the flow of business district and perceive the symptom data with providing predictive information. Conclusions - This system should be more publicized through the mass media for making it approachable with collecting the user's opinion and investigating customer satisfaction & the level of awareness.
This research is concerned with the social division of labor within the traditional industry district: Damyang bamboo ware industry district and Yeoju pottery industry district in South Korea, Damyang bamboo ware and Yeoju pottery are well known of the Korean traditional industry. The social division of labor in an industry district is considered as an important factor. The social division of labor helps the traditional industry to survive today. This summary shows five significant points from the major findings. First, Damyang bamoo ware industry and Yoeju pottery industry have experienced the growth stages until 1945, the stagnation in the 1960s, and the business recovery in the 1980s. Most Korean traditional industries had been radically declined under the Japanese colonization; while, Damyang bamboo ware industry and Yeoju pottery industry district have been developed during above all stages. The extended market to Japan helped the local government to establish a training center, and to provide financial aids and technical aids to crafts men. During the 1960s and 1970s, mass production of substitute goods on factory system resulted in the decrease of demand of bamboo ware and pettery. During the 1980s, these industries have slowly recovered as a result of the increased income per capita. The high rate of economic growth in the 1960s and 1970s was playing an important role in the emerging the incleased demand of the bamboo ware and pottery. Second the production-and-marketing system in a traditional industry district became diversified to adjust the demand of products. In Damyang bamboo ware industry district, the level of social division of labor was low until the high economic development period. Bamboo ware were made by a farmer in a small domestic system, The bamboo goods were mainly sold in the periodic market of bamboo ware in Damyang. In the recession period in the 1960s and 1970s, the production-and-marketing system were diversified; a manufacturing-wholesale type business and small-factory type business became established; and the wholesale business and the export traders in the district appeared. In the recovery period in the 1980s, the production-and-marketing systems were more diversified; a small-factory type business started to depend On subcontractors for a part of process of production; and a wholesale business in the district engaged in production of bamboo ware. In Yeoju pottery industry district, the social division of labor was limited until the early 1970s. A pottery was made by a crafts man in a small-business of domestic system and sold by a middle man out of Yeoju. Since the late 1970s, production-and-marketing system become being diversified as a result of the increased demand in Japan and South Korea. In the 1970s, Korean traditional craft pottery was highiy demanded in Japan. The demand encouraged people in Yoeju to become craftsmen and/or to work in the pottery related occupation. In South Korea, the rapid economic growth resulted in incline to pottery due to the development of stainless and plastic bowls and dishes. The production facilities were modernized to provide pottery at the reasonable price. A small-busineas of domestic system was transformed into a small-factory type business. The social division of labor was intensified in the pottery production-and-maketing system. The manufacturing kaoline began to be seperated from the production process of pottery. Within the district, a pottery wholesale business and a retail business started to be established in the 1980s. Third the traditional industry district was divided into "completed one" and "not-completed one" according to whether or not the district firms led the function of the social division of labor. The Damyang bamboo ware industry district is "completed one": the firm within the district is in charge of the supply of raw material, the production and the marketing. In the Damyang bamboo ware district, the social division of labor w and reorganized labor system to improve the external economics effect through intensifying the social division of labor. Lastly, the social division of labor was playing an important role in the development of traditional industry districts. The subdivision of production process and the diversification of business reduced the production cost and overcame the labor shortage through hiring low-waged workers such as family members, the old people and housewives. An enterpriser with small amount of capital easily joined into the business. The risk from business recession were dispersed. The accumulated know-how in the production and maketing provided flexiblility to produce various goods and to extend the life-cycly of a product.d the life-cycly of a product.

This paper is to understand investment's efficiency and performance of commercial real estate assets diversified by use and district. To do so, this paper divides two different commercial real estate markets(office build market and retail real estate market) in Seoul city by district into "GBD(Gangnam Business District), YBD(Yeouido Business District), and CBD(Central Business District)" and "GBD(Gangnam Business District), SBD(Shinchon Business District), and CBD(Central Business District)" respectively, configures these districts each other to structure portfolios as its portion varies based on Markowitz's Mean-Variance principle, and looks at risk-return relationship of portfolios to find out efficiency, performance, and optimal investment chosen based upon Sharpe's Performance Index. As a result, the portfolio configured by "10 to 30% of office building asset at CBD" and "70 to 90% of retail real estate asset at CBD" is shown to be the most optimal, suggesting the highest quarterly Sharpe's performance index of 2.7118~2.7776 with quarterly rate of return of 1.826%~1.838% and quarterly standard deviation of 0.573~0.589. Furthermore, it is obvious that diversified portfolio configured by use(office-retail) shows better investment performance than that by district with same type of asset(office-office or retail-retail). Finally, results driven from this research will play an important role to stimulate real estate and construction markets through enlarging ideas as to diversified investment by use and district on real estate indirect investment products.

The purpose of this study is to build promotive measures and to develop alternative policies of DG(Distributed Generation) by finding and analysing effects of four business environment factors related to DEPB(District Electricity Power Business) on boosting DG. In this study, four business environment factors, which are the electric power industry restructuring, electricity tariff and pricing structure, regulations for DEPB, and conflicts of stake-holding groups, are considered as independent variables. And promotion factors of DG including small CHP(Combined Heat and Power) generation, which is outcome of DEPB, are considered as dependent variables. But dependent variables including booming of new renewable energy generation due to green energy pricing incentives, the electric power industry restructuring, and electricity tariff and pricing policies were separatively considered. In this study, some policies were proposed reflecting research results of empirical demonstrative analysis, previous studies, overseas cases, etc.

Frequent closures among self-employed individuals lead to national economic losses. Given the high closure rates in the restaurant industry, predicting changes in this sector is crucial for business survival. While research on factors affecting restaurant industry survival is active, studies predicting commercial district changes are lacking. Thus, this study focuses on forecasting such alterations, designing a deep learning model for Seoul's administrative district commercial district changes. It collects 2023 and 2022 second-quarter variables related to these changes, converting yearly fluctuations into percentages for augmentation. The proposed deep learning model aims to predict commercial district changes. Future policies, considering this study, could support restaurant industry growth and economic development.

Objectives: This study was conducted to assess the trend of work-related accident rate in the past 10 years (2002~2011) in Gusan district, Ministry of Employment and Labor, Korea. Methods: To analyze the change of work-related accident rate in the past 10 years in Gunsan District, we analyzed the work-related accident and disease by the type of business, business scale and analyzing the victim's age and job period using workplace information management system(PKMS) in the Ministry of Employment and Labor. Results: The average rate of work-related accidents in Gunsan district was 0.96% in the past 10 years and it was a little higher than that of national average 0.75%. The rates of work-related accidents tended to decrease from 1.11% in 2002, to 1.09% in 2006, and to 0.79% in 2011. Mortality (per 10,000) rates also tended to decrease in the years 2002, 2006, and 2011 as 3.07, 2.46, and 1.53. By the type of business, the average rate of work-related accidents in the past 10 years was the highest in agriculture as 1.77%, followed by forestry farming at 1.76%. By the business scale, the average rate of work-related accidents was the highest in the group of under 5 employees as 2.05% and it was the lowest in the group of more than 300 employees as 0.50%. The ratio of work-related accidents in the 30's age group was decreased from 41.7% in 2002 to 25.2% in 2011 and the ratio for the 50's age group was increased from 28.6% in 2002 to 49.5% in 2011. Conclusions: Although the rate of work-related accident was decreased in the past 10 years, the polarization of work-related accidents rated by the business scale and age groups show a significant difference. So it is needed that the planning and implementing of work-related accidents prevention policies.
Purpose: We would like to identify the appropriate size of stores in the commercial district suitable for the era of low growth. In addition, it is intended to present alternatives to prevent gentrification along with measures to revitalize commercial districts according to the selection of appropriate stores. Research design, data and methodology: The importance and commercial district usage patterns were identified through surveys by consumers and sellers. the demand and size of the commercial area were calculated based on the floating population and resident registration population. In addition, based on this, through metric analysis, the importance of the business district activation plan and what important matters can prevent gentrification were analyzed. Result: In this the study, 555 stores are currently operating in the target area, but it is seen as a commercial district with a scale that can operate 136 stores and 938 stores. In addition, it was analyzed that the Commercial Lease Protection Act needs to be strengthened to prevent gentrification. Conclusions: Due to the nature of small and medium-sized cities in Korea, commercial districts that have once lost their resilience must take much effort to find vitality. It is believed that local commercial districts will have resilience when diagnosis and recovery measures are adequately presented.

The purpose of this study was to understand the timing of Gentrification by the study through the analysis of licensing data for food service businesses under the correlation with regional policies and systems. In addition, by analyzing the change in location patterns of the food service business in the district unit plan zones, the cause, development patterns and regional differences were identified. Starting with the Seoul hanok declaration in 2008, the approval of the food service business began to increase, and the floating population increased with the restoration of the Suseong Valley in 2012, and the concentration of food service business increased significantly on the waterway (Jahamun-ro 7-gil). Since the designation of Ikseon-dong as an urban environment readjustment zone in 2004, the approval of new food service business has been very low until around 2014, when the cooperative establishment committee is dissolved, and as the district unit plan for the preservation of hanok and regional management is being established, the number of new permits has exploded to date and restaurants in hanok conservation zones has been active.

This paper takes the Pingjiang historical and cultural district of Suzhou city as an example, collects 1439 visitor review data from Ctrip.com with the help of Python technology, and uses web text analysis to conduct research on high-frequency words, semantic networks and emotional tendencies to comprehensively assess the tourist perception of the Grand Canal heritage. The study found that: natural and humanistic landscape, historical and cultural accumulation, and the style of Jiangnan Canal are fully reflected in the tourists' perception of Pingjiang historical and cultural district; tourists hold strong positive emotion towards Pingjiang Road, however, there is still more room for renovation and improvement of the historical and cultural district. Finally, countermeasure suggestions for improving the tourist perception of the Grand Canal heritage are given in terms of protection first, cultural integration and innovative utilization.
