Using time-series analysis, this study analyzed REITs in relation to construction businesses, real estate businesses, and the stock market, and derived influence factor of REITs. We used the VAR (vector auto-regression) and the VECM (vector error correction model) for the time-series analysis. This study classified three steps in the analysis. First, we performed the time-series analysis between REITs and construction KOSPI(The Korea composite stock price index) and the result showed that construction KOSPI influenced REITs. Second, we analyzed the relationship between REITs and construction commencement area of the coincident construction composite index, office index and housing price index in real estate business indexes. REITs and the housing price index influence each other, although there is no causal relationship between them. Third, we analyzed the relationship between REITs and the construction permit area of the leading construction composite index. The construction permit area is influenced by REITs, although there is no causal relationship between these two indexes, REITs influenced the stock market and housing price indexes and the construction permit area of the leading composite index in construction businesses, but exerted a relatively small influence in construction starts coincident with the composite office indexes in this study.

  • The study used GIS methods to analyze a business district consisting of traditional markets and large-scale stores, to determine the level of support needed for small enterprises in an urban area of Changwon-si, Gyeongsangnam-do. Data gathered on the area was analyzed using GIS tools such as Kernel density, Network analysis, and Huff modeling. Traditional markets are concentrated in areas where large-scale stores are located, and data analyses show that the number of consumer'use of large-scale stores (157,071) was three times that of traditional markets (59,953). One explanation for these results is that the large-scale stores are located either in densely populated areas or are adjacent to the traditional markets. Therefore, standards and regulations are needed to support small enterprise business districts. In the future, the results of this study can be used as a reference for planning and supporting traditional market business districts.

By sumarizing above results, we suggest that goverment authority should search some alternative policies rathfe than strict legal enforcements.

  • This study analyzed the efficiencies of Korean fisheries cooperative's 97 operation offices in the capital and surrounding area. We used the DEA model for checking the technical and scale efficiencies in the financial business of them. We divided the business into two parts, the productivity (efficiency for increasing deposit and loan) and profitability (efficiency for increasing the profit and reducing the risk from the loan). The results show that the additional profitability increase is very difficult because most of the offices have full technical efficiency for profitability. But additional analysis based on Slack-based Measure (SBM) DEA model shows that Kyung-Gi region can increase the profitability. SBM model analysis also gives us the possibility that customized policy can apply to each offices considering each factors affecting the productivity and profitability.

  • This study analyzes the factors that influence commercial gentrification in Seoul by using both logit model analysis and machine learning with data cumulated from 2015 to 2018 regarding 158 market areas. Logit analysis indicates that log(market area average monthly rent) and the ratio of the purchasing amount by customers aged 40 and younger to total sales in the restaurant and retail business category are statistically significant at 1%; the increase in sales per female customer aged between 30 and 39 in the restaurant and retail business category is statistically significant at 5%; and the increase in number of retailers with a business history of less than two years in the franchise business category is significant at 10%. Machine learning indicates that significant factors ordered by importance are the total retail area, the existence of an industrial complex within the market area, the existence of a traditional market within the market area, the location of subway stations within the market area, the increase of entertainment facilities such as movie theaters within the market area, average monthly rent, and the growth rate of average monthly rent. The contribution of this research is threefold. First, this study analyzes the entire commercial area of Seoul, Korea. Second, this study provides a foundation for future research on predictive indicators by empirically investigating the factors that influence commercial gentrification in Seoul. Lastly, this study introduces various methods of research by utilizing a machine learning approach.

  • This study analyzed the influencing factors for urban redevelopment projects with a relatively long project duration in the context of Seoul's increasing urbanization rate and aging. Among the business areas that have been designated since 2005 and have been approved for the management and disposal plan of the entire Seoul area, 75 business areas have been set as targets. A hedonic price model was used to analyze the project area, economic, and locational characteristics as independent variables with the project duration from designation of zones to approval of management and disposal plans as dependent variables. As a result of the analysis, the smaller the project area, the larger the area occupied per union member, the larger the land price change rate, and the smaller the KOSPI index, the shorter the required period. This study has the distinction of empirically analyzing the effect of characteristic variables considering size and economic and locational characteristics on period. It provides implications that the area of the business area, the number of union members, and economic conditions should be considered when establishing a business area.
