It is necessary for us to research and analyze of Open Housing in order to change new housing system, because exiting multi family housing is lack of flexibility and easy remodeling. The purpose of this study is to supply and grasp basic planning and design data for flexibility of Open Housings in Korea. This study is based on the literature survey and actual investigation through visiting 17 open housing sites from 1995 to 2005 in Netherlands, Finland and Japan, which are main Open Housing. We analyzed the planning methods and elements for flexibility of open housing block and unit plan, and described the contents of analyses. We found a lot of planning and design methods-supplying option plan and user participation before occupation, various structural system for openness, common piping shaft location, slab-down and applying access flooring system, movable and demountable partition wall system etc. -applied to the open housings, and findings are applicable to the planning and designing works of apartment housings in Korea.

Since wall system apartment used the shear wall as main lateral resistance member, installation of openings which causing section loss of walls may cause significant problem to structure. Also, there are few studies for inducing coupling beam or slabs which are occurred by installing openings. Therefore, this study planned isolated 2-story shear walls which are reduced three half-scale specimen to find out walls behavior characteristic. The test results showed that strength reduction caused by loss of effective section of walls and different result of stiffness and energy dissipation regarding to the coupling beam and coupling slabs.

With the amendment to the Building Act in November of 2005 that offered incentives in terms of floor area ratio and number of stories to apartment buildings adopting the Rahmen structure to facilitate remodeling, the construction industry is paying more attention to PC structures. As connections between PC columns and beams require complex design, it is very difficult to install and remove forms. Since forms made of plywood for such connections are fabricated and installed on site, a significant amount of labor is required, and constructability is low. Furthermore, after concrete casting, the forms are removed in a state in which they cannot be recycled, which leads to a significant amount of construction waste. For this reason, a solution to address such issues needs to be studied. However, many researchers have focused only on the structural performance of PC structures in Korea and elsewhere, ignoring the need for research on the forms used in building PC structure connections. Therefore, this research aims to develop a form that can improve the productivity of PC structure connection construction, and compare it with conventional forms to highlight its contribution to gains in productivity and economic viability.

The importance of demolition industry is becoming lager because of reusing and recycling of construction waste in current trend to pursue for sustainable development. As considering situation of the domestic housing construction and existing house, a scale of demolition industry is expecting to be increased continually. Therefore, for sustainable development is needed forecasting and managing rightly demolition waste to be producted at demolition phase. But, The development of model for estimating demolition waste is not sufficient in the country, also, the development of computer system for managing it rightly has not yet been created. In this study developed the estimating waste units for estimating demolition waste of an apartment and a house. A regression model for quantifying demolition waste easily is developed to do simulation again after making the estimating waste units through analyzing draws. This model is developed as a computer system for increasing application and then verified the reliability through field application. this regression model can quantify a sort of 22 demolition waste easily based on the size of the floor area and a number of units. This system is expected to quantify demolition waste easily which is producted during redevelopment and remodeling of existing house.

The bearing wall apartments which occupy the majority of multi-residential apartment buildings built in Korea, are known for having limited architectural plan flexibility, posing challenges in terms of maintenance and remodeling. The economic losses and environmental issues resulting from the reconstruction of bearing wall apartments are now accumulating to the extent that they are becoming a national concern. Multi-residential apartment buildings, which are now the dominant form of residence in Korea, must accommodate diverse customer needs and changes in life style. A new concept of Rahmen structure with architectural flexibility is Green Frame. GF multi-residence housing is expected to reduce construction costs and shorten the construction schedule by overcoming the shortcomings of conventional bearing wall apartments. This goal is consistent with the national policies that target the reduction of resource and energy consumption. In addition, GF will be established as a core contributor to achieving a reduction in $CO_2$ emissions, which will enable the sustainable growth of domestic construction industry, and address the low-carbon green growth drive implemented by the government.

Green Frame was developed to embody a Green structural system that can provide long life, resource reduction, and availability of remodeling in apartment buildings. Composite precast concrete column and beam, the major structural material of Green Frame, can be installed precisely and promptly through connection of steels and concrete. The connection of Green Frame can be divided into four types, based on the method and characteristics of connection. To select an appropriate type for the site, a comparative analysis of the four types is necessary. The objective of this study is to compare the duration, cost, quality, and safety of four types. The findings of this study can be applied during the selection that appropriate composite precast concrete column reflected project characteristics in design phase.
Recently, as the remodeling market gradually substitute for new construction market and safety diagnosis for reconstruction apartment become a matter of principal Interest, it is demanded that scientific diagnosis and evaluation for existing concrete structure state. And it is increasing that the significance for reliability of data which is used for estimating the concrete compressive strength by nondestructive test. As a result, it is found that different proposal to material age and hitting angle is good to improving the reliability of presumption of concrete compressive strength in the linear hitting rebound test hammer. And for the reason that mutual relation between the compressive strength and rebound degree is highest in linear hitting rebound test hammer 25mm in all portion according to early md middle material age and hitting angle except the early material age $-45^{\circ}$, analysis showed that linear hitting rebound test hammer is more reliable than existing schmidt hammer in presumption of concrete compressive strength.
According to Tokyo protocol which suggests the prevention of global environmental pollution, Korean government establishes the standard of architectural materials emission consistency with best effort to decrease the environmental pollution. But many current architectural materials which are used for constructing and remodeling buildings are composed of a variety of chemicals. These include stimuli bad for the residents' health and safety and harmful discharged air polluting substances such as volatile organic compounds(TVOCs) and formaldehyde(HCHO) that in tern include a variety of carcinogen substances. These discharged substances are also researched into inducing 'sick building syndrome' which induces headache, dizziness, vomiting and concentration failure among residents. But the standard of architectural materials according to the Korean apartment provision is limited to emission factors: HCHO and TVOCs. So the aim of this study is to present a standard of functional material's emission consistency about TVOCs including glues and paints, and a certification grade for green building by instituting a materials standard for green building which has consideration for the residents' safety.

The Domestic housing Industry has to give consequence to the redevelopment and rebuilding of existing housings rather than the supply by developing a new building site, and now those tendencies are rapidly spreading out. Also, because apartment buildings occupies 50% over of the existing housing, its maintenance, repair, remodeling and reconstruction got to be necessary area for the slumming prevention of a residential area and the disaster prevention occurred by durability lowering of the building. It is increasing the interest for reusing and recycling of C&D waste. The government is doing efforts to diminish amount of C&D waste. But there couldn't find any efforts for developing Integrated system to manage and to estimate lightly generated amounts of C&D waste. So, this study presents a integrated computer system that can estimate easily quantity of C&D waste by using CAD draw and 3D Object.
Apartment balcony has been remodeled since the government permitted remodeling in January 2006.But extended balcony has great impact on building heat gain and loss. Therefore It has problems such as increase of heating and cooling energy. So $\underline{t}echnical$ solutions about window solar gain in summer is an urgent matter. The Purpose of this study is to evaluate energy performance of a blind in a double-skin facade in residential buildings by using EnergyPlus program. The results show that slat angles of $90^{\circ}$ is best in energy performance if we do not consider daylight. Poorly daylighted living room needs electric light and it also causes high cooling load. On the other hand, the results show that the application of blinds controlled automatically is best for energy performance when we consider daylight. Blind slat angles of $50\sim60^{\circ}$ have best performance when blinds are controlled in this angle throughout the day on a clear day in August. Blind slat angles of $0\sim30^{\circ}$ have best performance when blinds $\underline{are\;controlled}$ in this angle throughout the day on a cloudy day (more than 7 of total sky cover) in August.
